We rented a local condo through Perdido Sand Realty, Inc. (PSRI). During our lease Hurricane Sally hit the area and several of the complexes and subdivisions PSRI oversee. We found PSRI's response exceptionally timely with their staff arriving almost immediately after the storm passed ready to begin mitigation of the grounds including the interior of our unit. Property managers often receive bad reviews; that should not be the case for PSRI. They are a well run operation that prides itself on their service. This property management company has consistently failed to meet even the most basic expectations of effective HOA management. Rather than taking proactive steps to improve the community, they appear more focused on placing signs throughout the property while neglecting the issues that truly impact property values, appearance, and homeowner satisfaction. The lack of attention to curb appeal is evident throughout the community. Landscaping is poorly maintained, common areas are neglected, parking lot and roadway markings are left faded and unrepaired, concrete surfaces are not properly cleaned, and overall property presentation continues to decline. These are fundamental responsibilities of a management company, yet they remain largely unaddressed. Equally concerning is the company's unwillingness to enforce the rules and regulations that are in place. Homeowners and tenants are expected to follow community standards, but those standards are meaningless when management fails to consistently enforce them. A property management company should be protecting the interests of the HOA and its members, not ignoring violations and allowing standards to deteriorate. What is most frustrating is that many homeowners and tenants have taken it upon themselves to perform maintenance and improvement tasks that should be coordinated and managed by the property management company. When residents are doing the work that management is being paid to oversee, it raises serious questions about accountability and competence. If you are an HOA board considering management options, I strongly encourage you to look elsewhere. A management company should actively work to preserve property values, improve community appearance, enforce governing documents fairly, and represent the best interests of homeowners. Unfortunately, this company has demonstrated little commitment to any of those responsibilities. The community deserves a management company that takes pride in its work, stands behind the rules and regulations, maintains the property to a high standard, and actively works to make the neighborhood a more desirable place to live. Disclaimer: this review is geared towards the actual service with Perdido Sand and not the property we stayed at. That experience was better than dealing with the actual realty, and at best would still get 2-3 stars. Perhaps myself and my roommates did not have an expensive enough property to earn the top-priority communication from the realty staff; with that we tried to contact them on multiple occasions in reference to our lease/property only to get a short worded reply days later if any at all. My roommate set up moving into the apartment so I cannot speak to that, however checking out was an entirely different process. While I acknowledge that I signed a lease the moving out expectations were incredibly high. While I could have done some of the checklist on my own the expectation was to basically replace every filter in the apartment, as well as pay for top line services to clean it through. With my lifestyle it simply wasn't practical to get all of this done, and we were charged almost $800 after the fact for them. Quite honestly the property was not sparkling clean when we got there, which makes this price tag just seem ridiculous. While we thought signing off on the checklists and moving out would be the end of it the realty also waited a month before finally notifying us that our security deposit was finally ready to be picked up. As a courtesy it would have been nice to know when to expect the checks would be ready, fortunately I was financially able to move into a new place but not knowing when we were getting $1700 back is a little nerve-racking. From those around me as well as looking at other reviews: Beth is not the most cooperative individual. I respect that you have a business to run and there are things that we can do on our part; however you are a point of contact so a timely and professional response is highly appreciated. A friend had proper documentation for her pet to live within a property that Perdido Sand owned, and yet Beth still talked ill of her to another individual. Again, I understand there are rules and regulations to follow but to me that is just unprofessional. As a first time tenant through a realty this was an incredibly unpleasant experience. Personally I have enjoyed leasing through owners directly, even when going through realty's in Pensacola when we had to move I can't say any of them were pleasant. The short of it... SEEK REALTOR ELSEWHERE! I began using Perdido Sand Realty in 2011 to oversea my investment property. Up until 2020 my experience with them had been rather nice. When my tenant moved out earlier this year I decided it was time to sell. The tenant left the house with several thousand dollars in damage. Aside from withholding their security and pet deposits, Perdido Sand Realty did nothing else to help me to recover money. In fact, Perdido Sand, specifically Ted and Beth, do not return calls or respond to my email requests for assistance and or documentation needed to proceed with a small claims suit. They wash there hand of you the second business is concluded. As for the sale of the home, I was assigned to a realtor named Michael. Michael is not only unknowledgeable when it comes to selling homes, but also has a hot temper and poor attitude. Michael literally cost me thousands of dollars with his piss poor advisements. There are plenty of realtors in town. I would certainly recommend looking elsewhere before signing with these clowns. Good luck! read more

I do not recommend using this company as far as Property Management goes I am an owner of a condo at Harbour Pointe Condominiums and Ted the manager verbally attacked me on the phone to where I feel threatened in my own home. Do not rent from Perdido Sands Reality! Last summer my AC stopped working in Aug. It took 3 weeks for PSR to get someone out to fix it. Over 100 degrees in my condo; I could not sleep at night. I was concerned for my privacy and safety as a young woman renting from them. One day I was alone in my condo, and napping in my room. Next thing I know, I hear a group of men unlocking my door and coming inside. PS Reality did NOT notify me in advance that construction workers had access to my private condo, OR that work was to be done on my unit that day. I could have been indecent! I feared from that day on who had my door code and a key to my unit. Michael is a monster. He would berate me and talk to me like a child on the phone. I am so relieved that my business with them is over. They are abusive, money hungry, and toxic people to do business with. read more

Manager showed us a house that already had 2 approved applications in on. We drove all the way from Navarre to look at this house that we were ready to rent on the spot, never said anything until after showing me the house. As we walk out others were pulling up to view. Really?? Why not tell me that before I drove all that way for nothing! Not to mention he was rude during the showing. read more

I'm going to have to say, truly one of the worst businesses I've ever had to come across. Whether talking on the phone, filing a discrepancy, or just trying to find out why your mail isn't being sent to your residence anymore because they blocked it bc you're about to move, these guys show zero costumer service and care! I had mistakenly left some home made items there when I moved out and of course they just threw them away. I would have really appreciated if they at least gotten in contact with me to see if anything was of important. Lastly, the first man you meet when coming through the door is the most disrespectful agent. When signing my lease, a tenant came in to talk about how his sprinklers weren't working right and the man just laughed at him and said deal with it. I hoped to never have to deal with him, but alas he is the first man to answer the phone any time you call. There are many realty places around here I pensacola. Nobody deserves to go to perdido sand realty. Especially you military, you don't deserve to be treated like thIs. Just go somewhere else.... read more
