    I wanted to take a moment to mention a local business that we booked and briefly stayed at last…read moreweek and to paint a realistic picture of our experiences. I've been coming to Provincetown for close to 30 years now and have stayed virtually everywhere, from camping to 5-star luxury and everywhere in between. This year I was very excited to be able to book our annual Bear Week weeklong stay at Captain Jack's Wharf, a place I have ALWAYS wanted to stay at. We got in touch with the management company way back in February this year and booked one of the upper cabins for our trip last week. The pictures looked like the ultimate beach side bohemian getaway. The reviews were mostly positive. But what we eventually experienced was a nightmare and I wanted to share what occurred so hopefully others will read this and know the full story of what they should expect. We got to CJs around 5pm last Saturday and were greeted by the property manager in a Covid Mask and a speedo about an hour later. No office, no place to check in. Both my boyfriend and dog wanted a place to lay down after our 4-hour drive from Boston. When we did meet with the property manager, we were just pointed upstairs to our cabin with a "You're up there" and he walked away. When I asked about keys for our room, we got this answer "Are you crazy...No one locks their cabins here!" to which I prefaced, that I know there are plenty of sticky fingers in town and we weren't just going to leave our valuables unlocked every day. We were then told "there's probably a lock up there", and there was...a rusted padlock with the key rusted into it laying on a table. This was not a great first impression at all. We headed up the rickety stairs and entered our cabin. Sand all over the floor, spiderwebs in the bathroom, but we knew it was going to be rustic. However, as we started to get settled in, we realized the extreme problem that was to come.... the heat. Our cabin came with one broken window fan and inoperable skylights that were rusted shut, and windows that wouldn't open (one did open but came off its track). The weather outside last week as you remember was HOT... it was in the high 80s, and it was equally as hot if not hotter in the room. We knew there wasn't going to be A/C and to be prepared we brought three tower fans with us. After running extension cords to turn them on due to the one working outlet in the room, we noted the room wasn't getting any cooler...conversely it was blowing hot air on us. It was VERY similar to what it's like in a hot pizza restaurant in a heat wave. Our dream vacation on the water quickly turned to a literal hell. As night neared it didn't get better. The bed was a mattress on top of a wood platform, the pillows may have been there for a decade. We both were lucky if we slept an hour that night. But the worst part was the rapid decline our dog was going through, she couldn't settle, she couldn't sleep, she wasn't drinking or eating, and when she finally did have some ice water, she gagged and puked. We realized we had to get out of there. Sunday morning the temperature inside our room reached 92 degrees (there was a thermometer on the wall) We tried to call the property manager multiple times to tell him we were leaving but he never answered our calls. We lasted less than 24 hours at Captain Jack's and luckily escaped to the Crown Pointe for the rest of the week after spending another $3000. Yes, our cost for Captain Jack's was $3000 for the week (the same as a week at the 5-star Crown Pointe) which we had to pay with checks. Because of this we can't dispute it with our credit card company, we most likely will count it as a loss. But I wanted to share this story with the greater Provincetown community as a cautionary tale about Captain Jack's Wharf. I know it's iconic, I know it's rustic and bohemian. But I also know now it's terribly managed, extraordinarily uncomfortable, and ultimately unsafe for humans and pets alike.

    INFESTED!!! STAY AT YOUR OWN RISK. Three days into our week…read morelong stay we could no longer ignore the welts and incessant itching. The room we stayed in was completely INFESTED with FLEAS or some other insect in the beds and couch. We let management know and were ignored for a full day. Two days later we were promised we would either be moved or the room would be bombed - neither ended up happening. We left our stay early. Getting home was no fun - we had to meticulously isolate and wash all things infested from our time at this place. We WERE NOT reimbursed for our stay and no one would respond to our complaints. This place likes to present itself as bohemian, good vibes, a local hotel; it is nothing of the sort. The unit we stayed in is owned by a company in New York out to make a buck - zero hospitality or humanity. AGAIN, DO NOT STAY HERE UNLESS YOU WANT TO BRING AN INFESTATION HOME WITH YOU!

    I would say this is "reliable property management - even from afar"…read more As a California resident, it was critical for me to find a trustworthy team to manage my quad-plex property in Quincy, Massachusetts. My experience with Howzer has been quite positive, and I find their services to be dependable. (Phew.) One standout individual from the team was Cyn, who provided exceptional support during a period of anxiety about securing good tenants for the three vacant units. She not only eased my concerns but also successfully found excellent tenants--one of whom has even developed a friendship with my cousin, who lives in the other unit. The only minor issue I've encountered--an occasional visit from a neighborhood cat on our porch (as seen in the attached picture)--is clearly beyond Howzer's control. This slight inconvenience did make me think about lowering the rating, but upon reflection, it seems unfair to hold them accountable for this. So: if you're searching for someone to effectively balance proficiency with a genuine care for clients--even from a distance--Howzer Property Management gets my vote. (I've used a couple companies in California and those don't compare; I don't mean this as an insult but the customer service at Howzer made me feel like I slipped back in time and got very high touch customer service at Nordstrom's in the 1980's.)
