Sometimes life happens and you're not financially prepared for it. A relative recently came to my family for assistance and while we helped with what we can, it simply wasn't enough. He is a disabled Veteran, therefore haven't been in the work force for some time. He applied with a few companies and got turned down. I've been receiving unsolicited mail from this company, even though I'm on the Do Not Contact list for years. The mail itself is worrisome because PHLoans does not identify themselves on the envelope. They don't allow for a veteran to refuse their mailer by using a return address. I reached out to them several times last year to get off of their contact list, and while each time I was told it was done, I still receive unrefusable marketing. I finally reached out to BBB to ask to help. Again, they said they'd remove me... and here we are almost a year later... still getting mail. I opened a second case with BBB and again, same message. So now I want to make a visible request to this organization on behalf of other veterans out there being barraged with constant flyers just because we got a VA loan... Please change your practices to use a return address on your flyers so one has the proper USPS recourse to REFUSE and RETURN TO SENDER. If the company refuses to do this it means they don't give a sh!t about veterans or harassing them, they just want their money. read more

I interviewed several different agents and his aggressive marketing program to all agents in Orange County and relocation agents in other states helped make my decision easy. My parents from Bakersfield contacted me to help them find a lender for their friends who were looking to buying their first home. All my emails were answered either the same day or the next and when necessary they called me to discuss certain things that sometimes got lost in email translation. After working so closely with them, I understand they are basically the middle man between the homeowner and the underwriters. They advocate for you with the underwriters (who in my opinion are a real pain in the ass!) and do everything they can to make things go as smoothly as possible. Property Investors need to stay away from Pacific Home Loans. PHL claims to be "Investor Friendly" but they certainly are not. I lost a very good investment property because they were overwhelmed with applications and could not process them on a timely manner because they did not have enough support staff (through their own admission). I had both a closing deadline and rental agreement deadline that PHL was very aware of and kept reassuring me they could meet. PHL told me they would not pull the trigger on the appraisal unless we were close to closing. I paid for the appraisal ($650) and an inspection fee ($425). I was told 1 week before closing that I was denied because of income inconsistency. I asked them what business does not have income inconsistencies? PHL told me that they had another program they could put me in, at an additional fee of over $2,000. Of course, it was too late to explore another program. I reached out to Dean Lob, PHL VP, a couple of times for answers, but he never returned my call. Communication with the loan processing staff was abysmal. I even overheard a senior account manager chide the processing staff that they did not get back to her for over 4 days on a question she had regarding my loan. The bottom line is the purchase did not go through due to funding and I ended up losing 50% of my deposit (earnest money) along with a very nice rental property. read more

I had a horrible experience refinancing with this company. It took 95 days to close. There were missteps the entire way. Horrible communication and transparency. I was offered no recourse throughout the entire process. The notary they assigned was unprofessional. They offered a refund of that fee. Its been months of me following up with responses like, "the check is in the mail" or "I will have a response to you by the end of the day". Once Shawn got my signature, he never responded to any other inquires. The next guy didnt seem to know what a refinance was before he was fired. The next person then took 65 additional days to close and for an entire month I didnt hear a thing. I had to constantly inquire into the status and was constantly misslead. I will NEVER do business with these guys again! read more

They talk a good story, but fall short on keeping their client informed. As a 100% disable Vet, I had expected more. They are unable to keep the loan going in a timely fashion and closing dates become later and later. They are processing a VA re-fi but so far they have come up short. For lack of on time communications with status and constantly falling behind, I would say I am disappointed. The loan now has finally closed, but later that the promised Jul 25 date. I believe they are medioacre at best and would not consider using them again. They are unable to keep up with the business they are generating. read more

Shawn Nevin is unprofessional and this company is absolutely awful. My sister recommended them, they came through for her with the purchase of her house. In 3 years I had Shawn Nevin do my refinance. The first time it did not go smooth, I could tell my loan was not his priority. Recently I refinanced again, went back to shawn thinking this time would be different, was anxious to secure a rate thought Fed would raise rates - well - shame on me. Communication is horrible and the way they operate is irresponsible. Here is a summary of what happened: I was told the loan would close the of 4th of July, so do not pay the mortgage. I didn't. The week before the 4th I was never contacted as to when docs would be ready, I realized the payoff would not occur until after the mortgage late date. I paid the mortgage because I am always on time. After the 5th I finally got a hold of PHL, and was told since I had paid my mortgage they needed a new payoff docs wouldn't be ready until July 18. The interesting thing was Shawn told me I shouldn't have paid the mortgage, he would have paid the late fee and it would not show on my credit until 30 days late. What??!! Really? Is that ethical? Advising a client to pay their mortgage late? Was I really supposed to assume and rely on him to pay my late fee? Who does that? I finally signed loan docs August 7th after waiting and having to call them, prod them to get my docs to me. I was the only one looking after my loan, the only one who cared to close it. It was a stressful experience and took a lot of my personal time to babysit them through the process. When I signed the notary was incredibly unprofessional - texting throughout and trying to have me sign without reading because "here are copies you can read later". So glad it's over. Do not do business with this company! I know I never will. read more

Took over 4 months to get the refinance completed, communicating with them is a chore, Chris is incompetent, always an excuse as to why things are not getting done, and CHECK YOUR PAPERWORK SEVERAL TIMES!!! They slid in a new Closing Disclosure at signing which was more that $2,000 different than what I previously signed. They use the 'Veteran Friendly' status to get more business but could care less! I used Shawn Nevin to refinance my 5 year fixed FHA loan into a conventional 30 year fixed. I called at least five other mortgage companies. Most companies told me I did not have the equity and the loan was not feasible. I spoke with Shawn who actually reviewed my property profile, values, credit, etc. He took the time to explain the potential difficulties foreseen on closing my loan, but also assured me he was highly optimistic about getting the loan done. We were told on separate occasions to not make a payment, but due to the process, the loan didn't come through as soon as expected. We made payments on the 14th of two different months. Beyond disappointed with this mortgage company. My husband called Pacific Home Loans after receiving a letter of advertisement for refinancing. He originally spoke with Shawn the CEO about setting our refi with cash out. From there it was a complete disaster from being interrogated to investigated about our living situation to being asked if he foraged my signature on documents. Ridiculous. Due to the great rate and lost time dealing with the underwriter we continued the process with the company to keep our low rate and just refinance. We were told our loan would close by a certain date and to not pay that month's mortgage. A week later our loan still hadn't closed and we were told that we had to make that month's mortgage, however after several emails and calls our mortgage closed on time. Stressful experience. If I was not in the midst of finishing nursing school and saw the red flags from the beginning I would of gone with a different company.
