I have been living here for two months now and it has not been enjoyable to say the least. The resident services team does not call back after leaving voice messages, they rarely answer the phone, and they choose which emails they want to respond to. I have had service requests marked as completed and they never were. I had to resubmit the same service requests and provide photos to prove it was not done. It took maintenance a total of 4 times to come to my apartment to fix the kitchen faucet. The carpet was dirty and had to be cleaned when I moved in. The blinds were dirty and a few broken from the previous tenant. The worst issue of all is an upstairs neighbor who loves to play loud music and base at all hours of the day and night. I have been woken up multiple times by the music. I have sent the community manager videos of the music and nothing has been done. Their solution was that I can transfer units. Moving is a hassle within itself and I did it less than two months ago. That should not be my solution. If you want to live in a quiet community where the property manager and service team follows through, this is not it. I have been dealing with this loud neighbor since I moved in. The property manager Josh gave me his work cell number to contact him when the noise occurs and he himself does not respond. I have recently contacted GHP corporate office and spoke with A woman by the name of Tai. I'm waiting to get a call back. I will update my review with more information as it comes. read more

The Piero (Review 1 of 2) My boyfriend and I moved into The Piero Apartments in Los Angeles California (616 St. Paul Ave Los Angeles CA, 90017) on October 12th 2019. The FIRST night we moved in, the apartment was over 90 degrees because the heater had been running as Jaimi (the leasing marketer) turned it on earlier that day thinking it was the air conditioner. My boyfriend and I spent over two hours watching YouTube videos and researching online how to use the air conditioner since the thermostat is extremely outdated. When my boyfriend and I called the 24/7 tenant service number (as it was close to midnight) we were hung up on TWICE and were told by the security guard who answered the phone that he was not going to call maintence because he didn't think anybody would come. We then went down to the front desk at around 2am when this was all going on and instead of helping us the security guards grabbed their phones and started recording us laughing, telling us to 'deal with it'. My boyfriend tried to explain that we have two service dogs that were in the apartment and we were told to open the windows. When my boyfriend asked what his name was, so that we could let the management know about who we interacted with, the security guard told us to call him 'black guy with a beard'. We were COMPLETELY disgusted by this comment because it sounded very discriminatory and we have never interacted with anyone who has communicated like that with us. The day after while unpacking around 8pm a raccoon walked INTO our apartment from the balcony where our unit is located. Immediately we called security, assuming this would be an urgent issue, but were again told to 'deal with it' for now and that they couldn't do anything. The following day we met with the Daniel (head of security) and Jaimi to address these issues and were given a phone number for animal control. Daniel and Jaimi told us to call that number next time we saw the raccoon because it was not the managements job to handle things like that. That night we were on our balcony with our dogs and the raccoon AGAIN came back. We called the phone number we were given by Daniel and Jaimi but found out that that phone number only works until 7pm. It is now OVER a month later and we still have the raccoon coming back. This is not only a concern for us and our dogs because it is a health issue as raccoon can have rabies and other diseases. We have not been able to use our patio at night as we are afraid the raccoon could attack us, the dogs, or guests that we have over. Another issue we have run into is with maintence. Our dishwasher was spilling water all over the kitchen floor and under the sink. My boyfriend went downstairs and told Jaimi and was ensured somebody would come to fix it. Somebody from the apartment staff came knocking on the door and when my boyfriend opened the door the maintence guy rudely walked in without asking/greeting, took a photo of the water, and asked what happened. My boyfriend explained he tried running the dishwasher and that it was simply leaking all over the floor. The maintence guy turned around and left and when my boyfriend was asking him when someone would be there to fix it he was ignored as the maintence walked down the hall. When someone finally did come to fix the dishwasher (5 DAYS LATER) they used OUR kitchen towels to clean up their mess and left the towels wadded up on the floor. IF YOU KNOW ANYONE WHO CAN HELP PLEASE LET US KNOW BECAUSE WE DO NOT KNOW WHAT TO DO ANY LONGER. read more

It's a bittersweet feeling knowing that we are finally moving to a bigger apartment, but that means we're also going to be saying goodbye to our home for two years. Everyone at the Piero has been nothing but accommodating to us from the day we signed our first lease back in 2018, during our stay, and up to the day I turned in my notice to vacate my unit. We couldn't ask for more. Talking about going above and beyond, the people at the resident services team, especially Frances, are always providing superior customer service. Even after I sent the notice to vacate, she made it a point that I go over my options with Mahan first before I make a decision. And, even if we have decided to go a different route, I will forever cherish the excellence and the care our family was provided here during our stay. Thank you to the entire Piero team. By her being empathetic to my needs, I felt as if we had connected, building a leasing relationship I could trust. I could see myself actually living in a community such as this. Horrible place, people partying all the time and management says they cannot do much and will only issue noise violation after repeated complaints. Lots of shady people renting appartments here, who are unconscientious towards neighbor and who do not care about drumming their loud music or having parties on the balcony. The Place is run down and has become a budget apartment which attracts correspondingly. Apartments above the garage door will hear the garage opening and closing during all hours of the day and night. Fire alarms are going off in the middle of the night. Good neighbors are leaving and bad apples are moving in. read more

The entire 5th floor is smeared with dog shit and dog piss as soon as you exit the elevator you a treated to a warm pile of dog piss. My second day here a giant pile of dog poop was 2 feet from my door I called maintenance for a week straight clean the mess and never got a call back. I've lived at The Piero for 3 months now and I couldn't be happier. I was scrambling to find a place when I stumbled across The Piero back in February. Ryan helped me tour multiple units on several different days until we found one that I was happy with. Ryan made the application and move-in processes SO easy! Amazing staff through out the whole complex. Security through the building 24/7 really makes you feel safe. The leasing office really cared about us moving in and when we were moving in really made it feel like home. Ok so we visited here, the apartment we were in was pretty run down. The plaster walls were nicked and scuffed. There was a hole in the bathroom cabinet, the transition between floors was missing. I'm not exaggerating when I say that Tim gave the most comprehensive tour of any leasing agent I saw that day. Overall, my time at the Piero has been very enjoyable. I have lived in The Piero Apartments for 2 years now and I've loved it. I won't say I haven't had my fair share of trouble, but in my experience every issue I have had or brought up has been handled well by Mahan and Liz. All my work orders have been complete within 72hrs and sometime even the same day I submit the request by the maintenance team. I want shout out Roger in maintenance, he's always willing to help and very professional. To be honest, many residents have complained to me about certain problems that I have never faced and couldn't imagine why that would happen since anytime I walk into office for help, I get met with staff that are very willing to help. Things have changed here since the Covid pandemic, but it isn't outlandish. It is understandable that all the amenities be closed to prevent larger gatherings of people to guarantee we are following the Covid regulations. I would have said that the one star will be for the amenities but now that they are all closed, they did not even deserve this one star. It was a headache living in this building, but it is now a nightmare to get them out of my life. I moved in end of January 2020 coming from France because I needed to be close enough of my uni (Loyola) and one of my friend was leasing over here. Now that I am thinking even my move in did not go smoothly it was quiet the opposite. It got postponed several times but that's another story. So when the pandemic hit, as several people I started to experience hardship in April (I still am). I knew that I was going to struggle in the months coming to pay my rent. I contacted them to let them know my situation and to try to look for a solution together. I have been told to send an email to their assistance's service, which I did. I have NEVER received any answer from them. Then I settled a meeting with the community manager to talk about my financial issues. She did not propose me any kind of help, even when I told her I won't have any choice but to leave. I was struggling and with all what was happening in LA ( stay at home order, police brutality...) and the lack of compassion from the management and of respect I decided to move out and I gave notice in May. Under the California law landlords have to make their best efforts to mitigate the damages when there is an early lease's termination . In other words, they have to do everything they can to re rent the unit or to find a solution with the tenant especially now with the pandemic. They did not list the apartment on their website in May, June, July and August. When I asked for a solution for me to be able to stay at the apartment they never replied either. Which show that they did not care to mitigate their damages. In September I received emails from their collection specialist that told me I will have to pay a certain amount to terminate my lease. I told her that I don't have this money but if it is possible to have an installment plan. She replied if I want to terminate the lease I will have to pay it in full. I asked help to one of my family member to pay this amount. We contacted the collection specialist in order to pay the amount TWICE she NEVER REPLIED. I received today a new email from the same specialist which is now asking for a huge amount, three times the one she proposed 2 month ago. In other words, they did not keep their words from the first offer to terminate the lease and want now more money ! They are very dishonest, don't keep their words and use the law only when it is in their favor. The management of this complex was already very poor at handling things while I was living there but it is no better when you already left. I have met someone that used to live there and faced similar issues. Not to mention the several problems while I was living there, homeless people sleeping over, not enforcing the mask rule I mean the employees were not wearing the mask themselves so... Alarm on almost every nights, police officers and firefighters coming back and forth all the times. This complex is nothing but safe. One security guard got bitten almost to death, apparently there was a murder as well. DON'T RENT FROM THIS COMPLEX NEVER EVER! You will pay a tremendous amount to be treated like shit, not having the service you are paying, it is not safe and they will give you hard time when you already gone. DON'T EVER TRUST THEM. The place you live in should be safe and comfortable. 3 years in, and this is by far the worst apartment I have ever stayed in. Let me count the ways: - Break-ins (the area isn't safe) - Mismanagement - Resident services / maintenance There are perhaps 1-2 competent people in leasing, but resident services / maintenance is horrid with a combined IQ of less than -15. They advertise themselves as a luxury apartment community, but given the issues I've had, their focus should be more on fixing "basic" amenities like safety and plumbing before advertising "luxury." Of the many "luxurious" amenities, you will find yourself with: *A place with an attempted break in (of course, with management talking zero responsibility) *A place lacking heat/hot water for more than 24 hours *A toilet that gets clogged and you have to call several times to get it fixed *Packages that are delayed or lost on multiple occasions *No parking spot because your original one was assigned to another tenant, leaving you without a spot for weeks To get anything done within a reasonable amount of time, you will have will to expend a great deal of your own time, energy and sanity to get on their back and make sure it's done. Frankly, this isn't news to management / resident services, as I've more than once tried to resolve the issues in person. I have tried to understand and confirm that there are proper communication channels and processes in place to ensure that maintenance issues don't take days to resolve. However, other than stating that there are "huddles" on Friday mornings where they discuss issues, nothing ever gets done. I don't ever get a follow-up as to what happens during these "huddles" and the repeated issues never get resolved. Clearly something or someone if falling short of providing basic (forget luxury) service. If you want to rent one of their "luxurious" apartments, I will be glad to have you take over my place. read more

Hi y'all got to give a shout out to my man AJ the leasing agent at the Piero. I moved in back in August, and he made the leasing process pretty smooth. He showed me all the options available at the time, and saved the best for last. I got approved very quickly and was updated throughout the process. I have to say I've been here 3 months and I enjoy it all the amenities. I'm at the sauna almost everyday and the gym. They have a window at the gym that looks into the pool, keeps you motivated during the summer months haha! Got to give another shout out to my guy Giovanni with security. He always takes care of my guests and the community feels safe with him patrolling all the time. Another shout out to my dude Roger with maintenance who always takes care of me. Please read: I have been harassed by my neighbor Kelly or Karen (I honestly don't know her name) since I have moved in. She bangs on my walls, yells from her balcony, exposed her breasts while heavily intoxicated, threatened to fight me, harassed all my family friends that I have had over since I moved in. She follows me around and polices everyone. I fear for my life to even walk out of my door and to come up to my apartment. This has caused me severe emotional anxiety and depression. Management was alerted and hopefully it gets better. I will not be renewing my lease here. My tour guide AJ never mentioned the kind of person I would be moving next to. After my six month stay at the Piero. My experience has never been positive dealing with the actual human beings that work at this complex. For some reason when you work for a place with a lot of money you believe you're better than the tenants that are paying the bills that fuel the monster. I'm a personal trainer and entertainment company owner that works very hard for his paycheck that would appreciate at least some sort of compassion when working with the staff. After I post these next pictures you tell me if my apartment isn't worth being "move-in ready" I spent over $100 just for paint, another hundred dollars just for tools and spent hours restoring walls with the exact type of texture that they stressed. They even purposely made a specific color tone that is almost impossible to find which is called the Piero formula that normally isn't allowed to be purchased but I found by asking certain staff and doing my own research. You tell me if this is in a company that is trying to take your deposit? I hired another company for about $100 to shampoo and completely clean the entire apartment which left the carpet smelling fresh and spotless upon move out. This attitude of being superior and above the tenants at the Piero is intolerable and trickles down into every part of their staff. Usually the medical students and more privileged tenants don't mind because they are too scared to speak up or don't have the time. So if you value your living situation and don't mind him taking your entire deposit you could live there for however long you want and be taken advantage of. I'm sorry PIERO you are by far the worst apartment I've ever lived in no matter what luxury amenity you could think of to put in your building. your place is a fiery wreck as far as customer service. Lived at the piero for 6 months, it was the worst experience ever! Throughout the 6 months of living there I've experienced horrific things, the swat and bomb squad were called to the building for potential bomb at 4 am , some residents were forced to evacuate. Also there was multiple car break-ins in the parking structure, there was homeless people inside the parking structures and inside the stairways I would run into human urine and human feces, there would be strong odors of marijuana through out the halls, there was a lot of airbnbs even though the building does not allow it. Live in this place if you're OK with your identity + mail + credit cards stolen ALL THE TIME. There's *NO ID / signature required to pick up packages so anyone could have taken someone else's packages. I've had my Amex credit card delivered and stolen THREE TIMES over the past month, incurring in over $10k of fraud charges. The delivery was shown as 'delivered' and 'received in person' by Piero, but someone else picked up the package before I got to it. The mailroom here is a mess. Things are piled everywhere, very disorganized and pretty much impossible to find, especially around holiday season. There's no one delegated to manage the mail room, besides a leasing rep that is often times with another customer and *not compensated to take care of you. Piero's poor mailroom management is assisting identity theft and mail theft. If stolen mail continues to take place, I will be filing to press charges at Piero for Accomplice Liability to theft. read more

- An oasis in downtown LA - I resided at the piero 2 building for a period of six-months. I move around to a new city / apartment every six months. That said, I can give the ups and downs on the piero. The room was plenty large enough for a single tenant. The decor is like that of a fancy hotel. Appliances are stainless and the cabinets look relatively fresh. The bedroom is comfortable and provides access to the porch. In addition, the washer and drier are located in the bedroom (in a separate closet). There is an additional walk in closet in the bedroom. Parking is enclosed, and the garage has 3 layers of security (garage gate, elevator gate, key required for elevator) .. Necessary in downtown. In the entire 6months of living there my car was neither scratched nor vandalized. Guest parking requires a security checkin. Outside of the unit one can avoid meter parking by locating street parking on 4th and Bixel. The staff is extremely attentive (easily the best that I've dealt with (having lived in 5 apartments spread out throughout the country). David was always friendly and replied to emails promptly. Leon handled lease questions in a timely manner. Jessica served as an excellent representation of piero hospitality. The fitness center is amazing complete with sauna and steam. The views are also worth exercising for. The pool sells the apartment in terms of the view. Tenants are typically of a higher caliber: including doctors, lawyers, and only the privileged few USC students. There is a hospital One block away + ___The downs :::___ The views are amazing but having rented a 3rd floor inside unit I had a great view of the courtyard wall. + the apartment was always cool even during the days of 90+ degree heat Guest parking is limited To non existent. It's better to just give up and park on the street. That said, if you park at the meter expect a ticket if you haven't moved your car by 8:01am. The units were somewhat noisy. I always was able to hear footsteps and thumping living with units above and below. The central air handler is located in the bedroom and is also rather loud when it cycles. The amazing pool is located in piero 1. There is a footbridge but often I would cross St Paul ave. Traffic to and traffic from downtown. You will get that at any apartment downtown... The homeless nearby are plentiful but friendly and stick to Themselves. ___Overall___ I wish I did not have to leave. I would consider staying at The Piero apartments again if I chose to move to downtown LA. I am moving out solely due to work and for no other reason. read more

Serious safety issue at this properties. While I was living there, burglary crimes happened to me and neighbors in 2017 to 2018. The management was rude and never helped. My neighbor two laptop computers were stolen and Police came to the property. My home had burglary crime too. The complex Piero II looks nice outside, but safety is a big issue. No one was in a long Hallway in this large complex during the day. It was very quiet. No security guard to patrol and protect tenants personal properties. It gave bad people a chance to enter tenants' home and steal. read more

Wow, What a Great experience and excellent customer service. I was living at the Piero 1 and 2 in Downtown Los Angeles over 6 years go. My wife and I as Entrepreneurs we keep and Office In Downtown Los Angeles while our main home is 100 miles away from DTLA. So we need a place to stay a few nights a week while in Downtown LA. We thought about checking out the Piero Apartments during our shopping process. We met Michael and AJ at the leasing office. We got a few other offers at the others apartments complex in the area, But what really sold us into coming back to the Piero was the Great Personal Attention and how much they care about their Current and Future residents.
