My wife and I as Entrepreneurs we keep and Office In Downtown Los Angeles while our main home is 100 miles away from DTLA. So we need a place to stay a few nights a week while in Downtown LA. We thought about checking out the Piero Apartments during our shopping process. We met Michael and AJ at the leasing office. We got a few other offers at the others apartments complex in the area, But what really sold us into coming back to the Piero was the Great Personal Attention and how much they care about their Current and Future residents. They go the Extra mile for you, they do what ever they can to make sure you feel at home and have everything you need while living there. Every person we encountered in the front office was rude and was not at all interested in our questions or concerns about our apartment. My friend and I have just received confirmation of the rental of a wonderful two bedroom apartment in this complex. Honestly, without help of the office manager Melanie Fann , we would not have been able to find the most suitable option for us so easily and quickly. She made a very clear and understandable tour of the building, showed all the amenities that the complex provides. I wish i had read the post about pursuing a case in small claims court as I had a very similar experience to another review. I am so glad that I no longer live at the Piero. I waited a long time to write this review to see if management would ever contact me back but they didn't. To start off, the refrigerator didn't work from before we even moved in. The leasing agent assured me that everything would be cleaned, replaced, and painted prior to move in. Well, come the day of move in and of course none of this happened. Huge cracks in the walls, a huge dent from a door slam, and worst of all yes, the refrigerator was not working. It took three calls to maintenance before it was finally fixed. Then, came noisy neighbors at 12am...every single Wednesday, Thursday, and Friday the people above us would play music till 4am. Building security did nothing about it. When I finally contacted management they claimed it was never reported to them and there's no records of my complaints... well ultimately, when my lease was over I decided to move out... theee weeks go by and no deposit. I sent management a letter saying that since 3 weeks have gone by I am legally entitled to my full deposit... which they never sent... finally a month later I get part of our deposit.... for how much? $100... they claimed EVERYTHING that was a problem before we moved in that we actually created (the holes by the door, the holes in the wall, the scratched fridge) I sent photos and the original documentation that reported all of these things...and no response.... I mentioned again that legally they were required to send me the full deposit because they had missed their deadline... no response... I hope other people do not make the same mistake I did and move in here... Oh, and elevators were down when I moved in and when I moved out...and plenty of times in between... luckily I was one floor above ground and had a friend with a truck help me move stuff (wish I still had the pictures of him standing on top of the truck while my roommate and I passed things down to him from over the rail). I see Michael responded now... he didn't respond when I emailed him several times directly months ago. No, Michael, I will not stop by your office to talk. I want my full deposit back which you are legally supposed to give me. Unfortunately, I didn't know about going through small claims court and hiring a lawyer would be more expensive than my deposit which I'm sure management is aware of and this is how they get away with it. read more

I will start with the Community Consultant Very professional and knowledgeable. This man went out of his way to show me the community when I had no appointment scheduled and he was very busy. This shows he cares about his job and his place of employment. Since I have moved in AJ has been helpful and diligent with any questions or concerns I may have about the community. The Piero is the best move I have made when it comes to comfort living. Very clean and organized community and the whole staff is incredible. 5 stars for AJ for always being there for us!!! I was a little wary about moving to downtown, but I've been extremely satisfied with the Piero thus far. The property is well maintained and maintenance definitely do work to keep both sides of the property looking as amazing as possible. I also like that security is 24/7 and makes themselves visible outside as well to help deter the riffraff. I've only had one issue- my AC wasn't working but I told the manager, Michael C., and he quickly got maintenance on it to fix it within just a couple of days. Huge shout out to Michael for always being on top of communication to help fix things asap! read more

I have moved out of the apartment after my contract. I spent $200 cleaning the apartment and handed down a spotless apartment so that I get my security deposit back ($600). No damages at all. They sent me a check for only $250. Of the remaining $350, they have taken away $200 to clean the carpet and the apartment again. And $150 for final water and gas charges - which is fine. But keeping back $200 for a professionally cleaned apartment is daylight robbery. Management is only focussed on fleecing people of their money here. Don't live here if you want to work with a reasonable management company. read more

New resident at the Piero II. Grateful to have been assisted by Brittany and Joel, in the Leasing Department; truly genuinely amicable and helpful staff. They both attended me and addressed all of my concerns making the process from the application to the move in extremely easy and pleasant. The building itself is maintained in great shape, even during the Covid crisis. My unit looks close being brand new, a real sense of living at vacation resort in Downtown. It has been about a month since I've moved into the Piero and I absolutely love it! The leasing agent who helped was Inga Silo :) It was a lease take over thus I had many questions and concerns. She was always extremely helpful and always sounded happy to help. She also was very quick with her responses via e-mail and also kept me updated every step of the application process. I applied for the apartment on a Tuesday and had been approved/received the keys by Sunday. Everything went smoothly. The apartment had everything I was looking for. A balcony with a view of DTLA, washer/dryer in the apartment, walk-in closet, and a nice kitchen. I also love all of the community amenities this apartment offers. Love the pool with amazing views of DTLA, the two extremely clean 24-hour gyms, the bbq areas with a view, and the library/study lounges. I do know there also is a movie room and karaoke room which I have yet to check out. I also love how they put events together to bring the community together. They have food truck Wednesdays, free boxing classes on Saturday, and various movie showing days. I do not have any complaints regarding parking/ security of the parking garages. The area seems safe and there is always street parking for guests. The security of having packages delivered to the apartment is also amazing. Most packages, I believe except USPS, are delivered to the leasing office to avoid any thefts etc. :) There are also many new community stores that are opening up nearby which makes it nice and convenient as they are within walking distance from the apartment. Starbucks, Chipotle, and even a new grocery store right are all right across the street from the apartment. That feeling of waking up, doing morning cardio at the gym, and walking downstairs to get Starbucks is so amazing:) The only complaint I have so far is that I was unaware that there is a $50 charge to pay for your rent online. Having no time to go to the bank, I went ahead and paid the convenience fee :( but overall, everything at Piero is awesome and I am enjoying every bit of living here. The maintenance department is nonexistent. The one elevator in the entire complex has been broken since 3/19 to 3/24 and still isn't working. That's 7 flights of stairs for groceries, coming & going everyone! "Waiting for parts" what kind of excuse it that?!? No public building should ever "tolerate" an excuse like that! Where is the managment to rally for the tenants? The hot tub has been broken for over 4 months, the steam room & saunas for the ladies was broken for over a month and now the elevator?!? These apartments appear really nice on the outside, but living here was a nightmare. Bullet points for the quick and dirty, more details beneath each: - elevators constantly out of service I had to haul all of my furniture down four flights of stairs on move out day (September 2017) as both elevators in the main building were down. - forget about getting your deposit back As other reviewers have noted, it is Piero's policy to retain their tenants' full deposit, even if they leave the apartment in the condition they found it in. I even tried to challenge them and they refused to refund a cent. - horrible, loud neighbors The apartment beneath me had parties in the middle of the week. One night, I was awoken every hour. This happened several times over the course of weeks and management did little, if anything, to stop them. The apartments are full of partying students and random tourists since some of the rooms are rented out as a hotel (Search for Sunshine Suites at The Piero in Google if you want proof). - the "security" The night I was up every hour, security tried to stop them, to no avail. It was a miracle to even find anyone there. The security desk is usually vacant. But when they are there, the security guys are pretty friendly. - "guest parking" The complex boasts guest parking, but there is usually none left after 6:00 and the meters are all usually taken, especially on the weekends. To be fair, the views were nice and the location is basically perfect if you want to live downtown. But there are better apartment complexes in the area in the same price range that you should investigate before getting trapped into a lease here. read more

A year ago before Covid I was relocating to Los Angeles and applied for an apartment at the Piero. I wasn't able to move then but always thought that the staff was super nice. Now I live here:) This is about the application and move in process. First would like to say Melanie was on top of everything from day one. I had a very short period of time to find a place and I called at 11:03 am and explained my situation and they let me come in at 12PM. She toured me around the building and showed me the available apartments and I immediately chose the apartment I wanted. She told me everything I needed to know even if the bad about being close to a hospital and hearing the ambulance sirens. She was upfront about everything. Everyone in the office was perfectly welcoming to me. I read reviews about them being unhelpful once you move in and I have to say I haven't experienced any of that. From Security to the office staff. Now to Joel. He did such an amazing job showing me where everything is in the building and during the apartment walkthrough. He also noted items that o wouldn't have thought to look at. He was so thorough with his walkthrough. Such a pleasant attitude. I have to say that they are very strict on their move in policies so make sure you have everything in order for your move. (I.e deposits, gas and electric, renters insurance) word of advice, get your renters insurance a few days in advance because those companies seem to be backed up and you need that to move in. The building is beautiful but it's a bit of a maze. I'm still trying to find my way around. I've read a ton of reviews and that may be their experiences but I'm not seeing a lot of what was posted. I do not mind updating this in a few months but I get the feeling I'm going to love it here. One note though. You can hear the people above you if they are obsessively walking hard, but to be honest, that's apartment living. If it gets to be out of hand, I will let the office know but for now, it's been a few days and I'm loving it. Love the fact that Melanie called to check on me a few days later to make sure everything was ok. So those reviews that mention that once you sign a lease they don't care.... I LOVE reading honest reviews when I'm looking for information about something so hear goes mine! When I started apartment hunting online Piero instantly caught my eye with all the amenities and the fact that I didn't want to be smack dab in the middle of downtown, the location was suitable. It was so difficult to reach other complexes by phone and after I put in an interest request with Piero online I almost immediately got a call back from a very pleasant Melanie. Our first conversation was very inviting and friendly and informative about all that Piero had to offer. I came to tour the very next day and Melanie was just as delightful a tour guide as she was on the phone. I was very impressed, nonetheless I still took the time to tour other apartment buildings. I wasn't in a rush with my move and Melanie did not make feel pressured to apply rather she was very patient and gave me time to decide on the best move for me. After over a month of figuring things out, I finally settled my mind on a top floor corner unit with a peaceful balcony facing the courtyard. BIG Shout out to Joel and Brittany as well for helping me on days Melanie was out the office. They were both pure delights and the enthusiasm of the whole office really helped me to keep coming back on several tours in search of my perfect apartment through the course of almost two months. In the end I honestly couldn't be happier. All my needs were met and any small hiccups I had while moving in were immediately addressed and ironed out with no issues. I even got a super cute welcome gift!! The security guards are very friendly and helpful. Maintenance staff as well. I won't say I wasn't somewhat skeptical reading some negative reviews but I decided to trust the fact that the new management team is actively trying to make the Piero the best is can possibly be. And although I haven't been here that long yet I can honestly say I feel they are doing a very good job at it. Even though it's near downtown the environment is very well kept and clean as well as secure and it feels extremely safe. DO NOT MOVE OR LIVE AT THESE APARTMENTS AVOID AT ALL COSTS. I lived here for one year with a roommate, and it was the most stressful/scary living situation I have ever put myself in. 1. The unit next door to us was an Airbnb unit that was constantly bringing bad people. They would play loud music all night and smoke all day. Was difficult to keep our windows open. 2. Paper thin walls - you can hear the entire conversation of your neighbors the walls are so thin. 3. Loud parties - there have been multiple parties. One lasted until 4am and we had called security who is unhelpful. Called security 5 times throughout the night. Finally police came to end the party at 4am. Probably close to 75 people in the apartment above us and they were screaming and it sounded like fighting. Could not sleep at all. 4. Rude management/rude security - when you call management to ask for anything they are extremely dismissive and unhelpful. You can tell they sound as if you calling is an inconvenience for them instead of being helpful to ensure good customer service for the residents. Security has been very condescending to residents as well and like to act like they have all this power. When we called multiple times for security they hang up our calls. 5. Sketchy garage - people will constantly follow you in the garage or wait at the garage for someone with a clicker to let them in. On multiple occasions while walking to the elevator alone (I'm a woman) I had been verbally harassed by groups of men. I was scared to be down there alone. One night when I came home from work two men saw me and started walking towards the elevator since I would be able to let them in. I immediately was frightened and chose to quickly walk up another staircase. When I got to my floor the men had followed me up to my floor and saw me about to enter a locked door you need a key to get through. They called at me to hold the door but I quickly went through and shut it behind me. Women be ware there are some sketchy men here. 6. Opened mail - I have come across 2 occasions where mail in my mail box was tampered with. I receive a prescription through the mail and noticed this package was completely opened. I also had a gift card sent to me through mail and found that when it arrived the top of the envelope was slit and the card was missing. Also the package room is a joke. Residents should not have to call the leasing office to make an appointment to pick up their packages. I had called to make an appointment and been told it's too late and I have to wait until tomorrow even though the office was open for another hour. Ridiculous. When we moved in the agent said they would get Amazon hub lockers and never did. It's a joke. 7. Saw a homeless man charging his phone in a hallway 8. Vending machines are constantly broken. People constantly breaking them to steal. 9. Someone trying to get into apartment - on 3 occasions I was sitting in the dining room and saw the front door knob wiggle as if someone was trying to get in. I had my boyfriend open the door one time to see who was trying to get in and the people just acted surprised and said wrong apartment. 10. Construction at the building next door has been going on forever. Do not expect to work well from home with these noises. 11. I like Joel he was the only nice person in the office. read more

Nice building from what I could see. The rental agent, Manuela or however you spell her name was very rude and borderline discriminatory when she met me face to face and saw that I was African American. Over the phone she was extremely accommodating sharing what units she had available and boast of the amenities. She encouraged me to stop by. As soon as she saw me (20 minutes or less later); the units she mentioned over the phone was mysteriously taken. I still requested a tour. She hesitated and it was quite obvious she did not want to give me a full tour. Walking back to the office, Manuela felt compelled to say I needed to make $10k per month in order to qualify for the rental. She also said oh and you can't have bad credit or any evictions. It wasn't like she was providing information; more like alluding to the lateral. My good friends mother who is white wanted me to report her / Piero to Fair Housing and I probably will. read more

The piero (Review 2 of 2) This past week my boyfriend and I came into the lobby walking the dogs and the two security guards who we interacted with prior commented "the two fagots are coming again". My boyfriend and I continued walking and ignored their comments as we didn't feel safe interacting with them because we live here and they know where we live and we don't want to be harassed. Just today (November 4th 2019) we went down to collect our mail and were given only two packages when we were expecting four (as we had confirmations that they had been delivered and Francis (maintence manager) signed for them). We left the mail office, called the merchant we had ordered things from as one of the things we were waiting on was time sensitive, and were informed the packages were delivered to The Piero and that Francis had in fact signed for them. My boyfriend and I went back to the mail room and after asking them to check again four or five times were given the two missing packages. When we asked why we were not given them before we were told "they were just delivered" (it was 6:30pm however the confirmation from the merchant and UPS said delivery was made on Saturday November 2nd 2019). While walking back to our apartment, my boyfriend and I were discussing how they can miss these things and a security guard (Giovanni) walking behind us and started laughing at us antagonistically. Again we choose to continue walking as it was dark, we were outside, and didn't want to have any interaction with Giovanni. At this point my boyfriend went to the leasing office to complain as I went back to our apartment because all of these situations have caused me an extreme amount of anxiety and migraines because of the living conditions and staff that we are FORCED to interact with again and again while continuously being discriminated against, brushed away, and treated as if we don't matter. In the month we have lived here we have had to meet with the head of maintence, head of leasing, head of security, and the assistant community manager while still having to put up with the unacceptable interaction with the security/maintence staff/leasing office. On top of all of this AJ (leasing office staff) asks us sarcastically every time he gets a chance "is the raccoon back", "any new issues", "is the apartment to hot or to cold", "does your key work" (as my boyfriends key that was given to us 3 times did not work for over a week). My boyfriend and I also sent an email on October 17th 2019 to Jaimi (who we were told to contact with issues) addressing ALL of the issues at the time and we have yet to receive any form of reply to our email. My boyfriend went to the leasing office on October 23rd 2019 to ask about guest parking and Jaimi asked him "why we needed to meet with somebody from their management team" and "what do you want to get out of this?". My boyfriend told me that he told Jaimi to simply address the issues and find solutions since we are paying almost $2,500 a month to live here yet feel unsafe, discriminated against, and attacked by the very staff that is supposed to be providing security. At this point we don't know what to do as we have signed a lease for 18 months. Not only have we had all of these issues but we have found out after a month of living here that there are not that many permanent residence as most of the people that stay here are from Air-BNB. It is extremely upsetting that we should have to deal with ANY of these issues but more issues continue to arise and we continuously are treated poorly and brushed aside. Where do I even begin. To start, if you do not read this entire paragraph, the major takeaway will be to STAY AWAY from this complex. I lived here for a year and the experience was interesting to say the least, and I mean interesting in a bad way. My roommate and I received our keys on move-in morning only to find that our apartment was not ready, and there were still people inside of it cleaning it THAT MORNING as we opened the door. We had movers with us (and obviously on a time limit with them) so we just told the cleaners to leave. The floors were never finished. We were given the WORST two parking spots in the entire garage, when many others were available. The spots were next to the trash dumpsters, and consequently I quickly got a mite infestation and had to pay over $400 dollars to have my car cleaned. After complaining, we were reluctantly given two new spots away from the trash. What else what else... I do not recommend living near the pool. Loud parties every day of the week as well as people sneaking in at night to skinny dip. There was allegedly a "strict" rule about getting an amenity pass to enter the pool area, but people who did not live in the apartment were ALWAYS taking over the pool area. They CLAIM to not allow air bnb's at all, but there were MULTIPLE units listed on air bnb of units in the building. And we all use the internet, it would be pretty easy for management to figure this out, yet the manager claimed she hadn't seen that before! Fire alarms consistently go off at absolutely inconvenient hours. Oh, and not to mention there was a MURDER that took place in the building during our time living there, but this was not addressed by management at all. I'm sure there's more I could add to this review, but overall our experience was disappointing to say the least. Upsides - security was very nice and friendly, and the maintenance was timely. But.... Pros: The location is good. Security guys, maintenance, and leasing office staffs are nice, responsive, and professional. The apt throws some events occasionally. Cons: 1. The elevators are very slow and break down often. It is too old and they need to change. 2. Some residents have no common sense. They smoke weed or pipe in the common area such as the gym, elevators, and hallway. 3. I started cleaning up my room 2 weeks before moving out, but somehow they still charged me $150 for cleaning. No breakdown of the fee. I guess no matter how clean it is, it's a flat rate. 4. The residential service is poor. You need to fight for your right as some staffs are dishonest, incompetent, and indifferent. When I first moved in, the outlet for the refrigerator was not working. I submitted a service request and called them and explained the situation. They said I need to wait because there are other requests. I argued that the room should be ready to move in the outlet was supposed to work on the day I moved in and you failed that. They fixed it immediately. One time when I got home, I saw the master key for my room hanging on my doorknob. I guess after a city inspection, they forgot about the key. It took 3-4 days for the residential service to realize the key is missing. Bad. But what's worse is that they called me and said the key for my room is broken, so they need to change my doorknob. I asked her to show the broken key and she said they threw it away. I told them the key is with me and the manager called me and said there was a miscommunication. They lie and are not professional enough to admit their mistakes unless you have some evidence. It's a nice apt, but you sometimes need to earn what you deserve. read more

Lived here for a year. Made me completely disappointed. Loud traffic. Resident service only had one person in charge. Always tell me they can't find my package and I have to go back and forth to make them double check bc they always forget to mark the package. Lights in the hall way are broken all the time. Manager promised us that we can change parking spots later when we move in, but change their words after. Only time being efficient is when they ask you to pay rent. One of the security guy is rude and not helpful. Made both my boyfriend and me so angry. Gym is small. Have some stupid policy that you have to inform them 30 days before you move out, but never told you until the day you move out. The hall way smells like weed all the time. So many things to complain. But none to appreciate about. Pay for this much rent you can get way more better service at other places like Orsini/Wilshire Vermont/Visconti. All my fiends lived here move out after the first contract and I saw people moving out all the time. It is just not a pleasant place to live in. Driving by this complex I always was thinking about moving in that place, but had a chance to take a look. Now, when my office is moved to DTLA I have a freedom to choose a new place to live, and that's what I decide. I called couple days ago, and had a pleasure to speak with Inga. Lucky me, they had exactly what I was looking for. Nice amd neat apartment with a great view on the top floor. I arrived and Inga met me outside and we went straight to the business, we take a look at the apartment and I really like it. The rest was on a paperwork. The Piero Apartments has a great location. The architecture is beautiful to say the least. They also have great amenities; however, due to the ongoing COVID-19 pandemic, a lot are closed, which is understandable. My wife and I looked at the other properties managed by GHP, and The Piero was hands-down one of the best kept. Melanie F. from the Leasing Office is the best! From unit selection, reviewing lease terms and move-in, Melanie went above and beyond throughout the entire process. Whenever Melanie was not available, Mahan M., the community manager, was always available to address any questions or concerns. Melanie and Mahan's response was always prompt and concise. During move-in day, the security team was very helpful. Moving into a new place is always stressful, but Melanie, Mahan, and the rest of the team made the transition as easy and smooth as possible. I had scheduled my new internet service provider (through AerioConnect, also suggested by Melanie, which I highly recommend for anyone moving in. They are very affordable, customer service is amazing, and their technicians are there on time) to come and install the internet on move-in day. I was not there to let them in, but Melanie assisted and let the technician into my unit without issue! Melanie helped us pick the best unit for our price range, and we couldn't have been more happier! I highly recommend Melanie if you decide to look at The Piero Apartments. First Yelp review and it is for the staff at Piero: Made an appointment and nobody came. The women in the leasing office is a racist and gave no respect for me and my friends. She refused to give us a tour of the apartment because our social status does not fit the community. She refused to give us some documents of Piero and wanted me and my friends to share one document. Instead of telling us the benefits of living at Piero, she questioned our ability to pay all the time during the tour after we ensured her that we had the ability to pay. I won't live here even they offered me free of charge. There are better apartments in L.A. and I ensure you or your fellow colleagues that I will have a better choice that will fit my "social status" and my "income status". DO NOT SIGN A LEASE HERE Where to start.... unfortunately I have lived here and all of these things happened multiple times. From Security to Resident Services to the Leasing office, there is an inherent vibe of not giving a crap about residents once you sign a lease and they get you in the door. Really wish there was a zero star option, because they don't even deserve that for how much you pay. Counting down the days until my lease is over in 6 weeks, but I've heard too many stories about the nightmare of getting out and trying to get a security deposit. - Constant trash and mess in the hallways - Vomit in the hallways - Don't bother calling resident services or maintenance because they will never handle it. There is still vomit in the carpet in the hallway outside my apartment from 4 months ago. - Broken parking garage door that literally almost fell on my car and would have smashed in the windshield had I not come to a screeching hault. When I called them to fix it, security took their time, and I was an hour late to work. Not to mention when I got home, their solution for the situation was a piece of rope tied to hold open the door. Which would leave it open to fall on another car, or allow anyone to enter the building. - Weekly fire alarms pulled that security let's run on end. Piercing loud at all hours of the night. - Constant parties in the pool and common areas that security let's run into the night, even on a Sunday night - Towing cars from PAID for resident spots - Missing or "lost in transit" packages that resident services won't be responsible for - Any time you need to reach out to leasing or resident services, they will never pick up the phone so don't bother. - Any time I had maintenance requests for things that were urgent (for example a leak in my kitchen sink that would flood the floor), it would take minimum 3 days for anyone to attend to it. - Despite the community banning pets, there are multiple dogs that owners don't clean up after. Dog poop is always in the stairwells. - There have been multiple break-ins into the building, so safety is definitely a concern here. - Although they "ban Airbnb", there are multiple units on my floor, and I'm sure more throughout the building, that rent out to vacationers who are loud and disrespectful. - And as I'm writing this, no joke, the fire alarm went off yet again. I'm urging you DO NOT live here! And they will probably try to comment some half ass apology below, but please don't ignore this long list, and others' reviews below. read more

Can't ever get a hold of my leasing agent. After several emails and many un answered questions and phone calls I've decided to withdraw my application. So the holding deposit is a complete loss ( which is mandatory to apply) What you learn AFTER you pay the holding fee is there's not only a deposit but a move in fee, amenities fee, additional fee for a parking spot ( I would have never applied had I known that) Don't get roped into the allure of the amenities and nice pictures. I'd rather take the 300$ loss than be stuck dealing with people like this for 18 months. The entire place is a scam BEWARE!! read more

I have been living here for years(4 or 5), last time I had problem was my stuff were stolen couple times on my parking spot, poor management didn't do anything about it. This time is RAT, I reported reported reported multiple times, but still seeing rats running on my patio handrail almost every-night, I wonder how serious rat infestation is. I'm so scared of rats, I cannot open my patio door. Some residents saw rats in trash and posted a reminder there, now every time throwing trash is a scary experience to me, I have to kick the door make loud noise before open it. Sometimes when I hear some noises, I fear its rat getting into my unit. If you are okay with rats, it's a good place to live, if you are like me, it's really scary/annoying to live in a complex seeing rats running all the time, and don't know when the problem would be solved. read more
