Mark at Pillar did my home inspection. He noted an HVAC unit would need replacement roughly costing $6,000 - 8,000. It actually cost over $15,000 and I did not replace it with a high end unit. Once we closed and moved into our home, a wooden window crumbled from rot when cleaning it. We had three bathroom air vents that were not connected. This too was not caught. I called to inquire about it and I was shunned off with a statement to read the fine print in the contract. These are just a few issues we had. Well moved in with a good report on the roof. Then it started to leak. Not happy to say the least.

I purchased a home last year and the realtor recommended Pillar to Post. I assumed they were decent and we were short of time, so I decided to go with them. One of the issues I was concerned about was the roof, since I could tell it was getting old. I asked John if it was a problem, but he said 'no, it's got 10 to 15 years left'. I asked the next door neighbor, who's been here for 23 years, if the roof had ever been changed and she said that it had not. The house is 33 years old and the roof looks that old, too, so it's unlikely that it's still got 10 or 15 years left on it, unless shingles have a 50 year life. Another issue is GFCI. He recommended GFCI for the kitchen, but what's the most obviously location for GFCI? The bathroom- which didn't have it and was not even mentioned. I read someone else's reviews and started wondering if I'd received the same service. I guess I need an honest opinion from someone who's not influenced by the sell of the home. read more

We just lost the sale of our house as a result of the inspection by Pillar and Post. Their report range from several minor things (a light bulb just blew in one light fixture), to completely inaccurate things (two areas on our roof were written as if there were major problems but when two roofing companies came to do the repairs, they could find absolutely nothing and instead claimed the roof was in excellent shape and very well installed), and minor repairs which we have or will repair that were not described as simple. As a result, naive buyers were reluctant to buy our house. None of the inspectors explained to the buyers, who were there as were we during the inspection, what had been found and that the repairs were simple and common. If I were selling my home, I would NOT allow Pillar and Post in the front door, for fear of losing a sale again! read more

We have had Pillar to Post inspect two different homes for us in Williamsburg. Within a year we decided to sell, the buyers used different inspection companies. In both cases the buyers' inspectors found major issues such as, split roof joists, wood rot around exterior windows, mildew in the crawl space, a split floor joist etc. We ended up paying for all the repairs. I have been a real estate agent in the Williamsburg area since 2003. After some unhappy experiences with other inspectors I started using Pillar To Post exclusively Sometime around 2004. Since that time I've used them well over 100 times for buyer home inspections and also pre-listing seller inspections. Bar none they are the most thorough inspector around. Some people feel that they're too thorough. But if I am representing a buyer that's what I would want. I think a lot of consumers have the wrong expectations about a home inspection. If you're buying a home that's 20 years old it's not going to be perfect or brand new. If that's what you want then you should buy a new home. To me the inspections are about big systems issues. Roof, structure, heating and air, electrical, plumbing. It really doesn't matter if there's one bad GFI outlet. That's a $20 item. If you're looking for the best inspector in the area I would choose Pillar To Post. read more

Inspector (John Lynch) found a few items which were helpful to address/settle prior to closing. However, I was disappointed to discover shortly after moving into the house that the irrigation system (inspected by PillartoPost with no discrepancies) has a dead zone because of a busted underground line between two sprinklers. After discovering this, I inspected the rest of the system and identified another large leak at a sprinkler head that appears to be a cracked line as well. Additionally, I was very disappointed with the infrared inspection. I was hesitant to pay the extra cost for the inspection, but the website made it sound very thorough and I figured any interior wall leak or electrical issue could be very costly. The inspector used the infrared device for ~5 minutes and explained to me that he mainly looks under the upstairs bathrooms because that where the bulk of the issues occur...under plumbing areas. When I asked if he used it while inspecting the crawlspace under the house (we have 3 downstairs baths) he said, "no...it's too expensive to take under the house. Mind you, it's the size of a handheld barcode scanner...not very cumbersome. Don't pay for the infrared if you expect all your walls, floors and ceilings to be thoroughly inspected. I would not recommend Pillar to Post...not as thorough as others I've used and more expensive. read more
