The apartments themselves are so spacious, especially the closets. When I have friends over, they almost always compliment how much closet space we have. I'm really impressed with maintenance. I often see the hallway lights being cleaned and changed. I've also experienced the small but mighty improvements around the complex such as the signage updates& lighting around the complex. The ground keepers do a great job of keeping up the cleanliness. I often see them vacuuming and wiping common surfaces down. Management is available, kind, professional and very easy to communicate with. I know a combination of single people, families & retirees that live here and everyone is respectful of each other. The location of the complex is amazing too with it being close to a park, Aldi, Target, Costco and others.

Upon vacating, I was charged for damage that existed before I even moved in -- including water staining on ceilings from a prior leak, a closet shelf that was already breaking at move-in, and normal wear on a stovetop.These charges were significantly beyond my deposit.My roommate and I did a before move out inspection where most items being charged were not brought up to us. We are very clean people and kept the apartment in very good condition but Mission Trails does not seem to want to abide by the law and wants to charge residents beyond what is allowed to not have to pay for repairs and cleaning at their own expense. None of these were things they are charging for are things my roommate or I caused, and none of them go beyond ordinary wear and tear that California law says landlords are responsible for, not tenants. If you're considering renting here, I'd recommend doing a very thorough written and photographic move-in inspection, keeping copies of everything, and understanding your rights under CA Civil Code §1950.5 before you sign anything. I wouldn't have needed any of this if the move-out process had been handled fairly and lawfully. Maybe just don't live here and save yourself the hassle.

Over the years, we've dealt with: A cockroach infestation that lasted several months inside our apartment before it was finally resolved Frequent management changes with little communication or accountability Laundry machines that only supply hot water, which has damaged and shrunk many of our clothing items Animal urine in the elevator that can be left for days, while feces typically get cleaned up only after someone reports it, sometimes within a few hours Multiple thieves and homeless people have come into the building; we live near an alley with several homeless encampments, which adds to security concerns Stolen packages--one thief was caught on camera, but management refused to help contact the person or assist in recovering packages citing company policy Water shut-offs nearly every week due to outdated plumbing, often with little or no notice While rent wasn't always paid on time, when it was late, we were threatened with losing our additional parking spot Most recently, our parking stall was reassigned without clear or honest communication. We were told to move temporarily for security camera installation, only to be told afterward that the change was permanent -- with no formal notice and no explanation why we were singled out. After nearly five years of living here and trying to be cooperative tenants, we feel completely disregarded. This situation was the final straw. We are actively seeking to move and cannot recommend this property to prospective renters.

I've really enjoyed my time living here, I just recently renewed my lease. Yes, the elevators do…read morebreak down often but there are multiple elevators in the building, so one or two being down for a week really isn't a big deal in my opinion. Plus they always send us alerts right away and put up signs. I also got pretty lucky with quiet immediate neighbors which is always a risk you take with apartment living. I had a maintenance situation where my toilet overflowed. It happened at almost midnight, but I called the emergency maintenance line and he was at my door in less than an hour. The water damage was extensive, so I had to vacate my apartment for a month while they did repairs. They gave me multiple relocation options to choose from while this happened, and kept me updated on when I could move back in. For the price, location, and unit size I think this place is great. It's also pretty much the only place downtown that includes a parking spot in the rent cost. We probably compensate for it by having paid laundry in shared laundry rooms, but there's two laundry rooms in each building so I have never had an issue with not being able to do laundry. I have lived in multiple rentals in San Diego and this one has been my favorite.

The check bounced, but it turns out that's because they voided the check without telling me and had returned the refund electronically instead. Still unhappy about it because they ignored my emails for a full week, and only responded when I mentioned that I might seek legal counsel if they didn't reply. They told me that felt threatening, which is kind of ridiculous. Of course there are potential consequences to ignoring inquiries about a bad check. That was a simple, politely stated fact, not a threat. In their initial reply to my last review, please note they stated they've addressed complaints immediately upon becoming aware of them. This is not true. Some of the time they respond promptly, but when I was facing about a pack a day of second hand smoke coming through the walls into my unit, they ignored my many attempts to contact them for a full business week, and the problem did not start to improve for 6 weeks. Didn't improve enough until 2 months, and by then I had decided to transfer units when my lease was up. My lungs still have not felt normal since then, and again, my cat developed asthma after this, which may be part of what killed him. And as evidenced above, they ignored me for a full week after 3 separate emails on this matter.

I personally like that there isn't a pool, gym etc. because then I am not paying for something that I may or may not use. The front office is very nice and quick with any questions. The maintenance team is visibly around every day and answers trouble calls quickly, even calling to see what a good time for you is. My car never got broken into, and I always saw patrol officers driving around the property. The grounds are well kept, and the community is well lit at night. There are no hidden fees, and they did not raise my rent when I renewed. Some "CONS" is the neighbors above me had a toddler and I could hear them walking/running around their apartment. I could also hear their washer or maybe their dishwasher running at night. I never complained because I just didn't let it bother me. I saw one homeless person one time around the BBQs, but he wasn't harming anyone. Someone else parked in my parking spot one time. If you are on the first floor, the windows are a little too "see through" at night with the lights on, so I bought blackout curtains and put them up. If there are multiple dogs in the turf area at once, you may hear them barking at each other for a short amount of time. Some mornings or night I would smell Marijuana in the area. Overall, I loved my time here!

Maria kept us in the loop of our status and guide us through the application and documentation process. The Quarry office closes on the weekend and with our busy schedule, we could only see it on the weekends. Maria made it happen and we were able to see it on Saturday. During the move in process, Maria greeted us and PERSONALLY handed us the keys and a welcome packet. She also made sure everything was in working order before we moved in. We have not seen a property manager who is this efficient and involved in San Diego. There was an incident where the maintenance guys blocked our car and we contacted Maria about it. She PERSONALLY walked out of the office, looked for them, and told them to move. Maria is wonderful and we are glad she is our property manager. The neighborhood is quiet and lovely. There's a beautiful park across the street. This area is close to downtown La Mesa.

Someone else took over after that who was okay but constantly stressed it seemed and then Jaime came around. She's of no assistance, doesn't care - does the basics and must go home. No compassion for people at all. If you have a situation with a neighbor or animals pooping in your yard- no response. When prior office staff was there I would get acknowledgment of thank you letting me know or something or anything!! IF she gives you a response- don't expect a nice one. When I emailed prior landlords I would get it addressed instantly. When I was late on rent- I would say something and give a date of payment! Never evicted!! I communicated but just know that doesn't mean anything for them. I would over hear the endless complaints about how many apartments did not communicate with the office and I would question why but I get it. It's Jaime. It's her. I thought communication was appreciated to find out it's not so damned if you do or damned if you don't with them. I loved my apartment, I loved how close it was to everything, I loved maintance and how helpful they were, I felt safe with my kids.
