That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. They were nice at first and seemingly helpful, though it felt like very pushy salesmanship with bad flavor. Later, Nicholas was extremely rude and unprofessional when we decided to move forward with a different property not managed by them. Owners, do not use them, they removed the listing before we confirmed we wanted to rent the property; we did send in an application, though of course we sent in applications with multiple properties, as you do when considering searching for a home where you want to feel safe and comfortable with your family. We never made any obligation to rent, and never made a deposit. A listing should not be removed until a lease is signed and a deposit made; this should be normal operations for any respected property manager. Nicholas proceeded to tell us we didn't keep our word about renting the property, which is absurd since we never said we were moving forward after the application, not to mention he never communicated whether we were approved or not. His communication after the initial salesmanship was terrible. He challenged our integrity, which was very unprofessional, and also his claim was false. He proceeded to act as any rude salesman from there on out. There are plenty of great salesman out there whom I respect, but he acted like a disgruntled child when we told him no. Stay away from PMI Chevy Chase and Nicholas Lazarchick and choose a different company.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

Our real estate agent recommended AW Management to prepare and manage the home for rental while we lived on the west coast. It was a great recommendation, and a recommendation we would pass on to anyone intending to hire a property management. AW Management and Josh Andrews were fantastic. In preparation for the rental, Josh recommended repainting several rooms as well as replacing the kitchen appliances and countertop. He was absolutely correct, and we rented our home within a month of vacating the home. We rented the home for three years from California. Josh was responsive to the renter whenever a problem arose, including fixing a water leak from the second floor bathroom that had bedeviled us for years. Over the years we extensively  landscaped our large backyard. AW Management ensured that the yard was well tended and maintained with no prodding by us. Whenever a large expense was required, AW Management called us for approval. Lastly, AW Management's website allowed us to monitor easily expenses and income for our tax filings. We sold our home this past summer. Thanks to AW Management's efforts managing the property we needed only a few cosmetic touchups recommended by the realtor. We strongly recommend AW Management and Josh Andrew.

I am 10 months into a mess caused by a pipe bursting then the contractor breaking the radiator. I had to wait over a month for them to begin to address the issue (my wood floors literally warped into a hill), they gave me an inaccurate timeline for me having to temporarily move out of my apartment, then the work completed was both substandard and incomplete. Despite not having the time to address this, they did have time to send me a letter informing me my rent would be increasing. I had to follow up with them multiple times for them to address the issues. They had a contractor come out to look at the issues then they had no follow up with me but again had time to update my rent in their systems. Also, the difference between property managers is stark. We used to have a property manager who would follow up and communicate with residents. However, now our property manager hides in his office and does not follow up. I have had to be the one to follow up with him about scheduling contractors and adding promised rent credits to my account. Prior to this issue, I thought BMC was pretty good, but I only had minor maintenance issues where their maintenance team handled the issue. I love my apartment and my neighbors so I am hoping they will finally be able to fix my floors and walls and I can go back to not having to communicate with the management team.
