The condo above me is requesting that the hot water line to their laundry be connected. It has not been connected since the condos were built back in the 1980s, so this is clearly not an emergency. If it was, this might be a different story. I was informed by PMP Management that the only cost that will be covered for the repair to my ceiling is the drywall patch and that repainting would be at my expense. Anything more would have to be approved by my HOA. PMP was notified by email on 10/7/2024 that repairs could be made through my ceiling as soon as I received written confirmation from them that ALL expenses would be covered, including painting. They said they would need to get HOA approval. That's the last I heard. Until this afternoon when I received a threatening voicemail from Michelle Anderson. See transcript of her voicemail attached. I had an issue with a clogged drainage pipe, and our property manager Kelly was able to get a vendor to come and fix it within 48 hours of my informing her about it. And this was on a weekend too. And more specifically, on the weekend So Cal was expected to get hit with a tropical storm which made it all the more urgent. So big thanks to Kelly for getting it done in the clutch. read more

As a service vendor for multiple property management firms, I can confirm that PMP is one of the best. We have been working with Lia Dalhover and she has always responded by the end of the same day or latest within 24 hours. The reason for one star. The company sent Ms. L A . to the tower of Laguna Woods village as a general manager. And she is racist, stubborn, and incompetent. My name is Steven Chang, and I am one of the tower's owners. The happening started from my suite had water leaking from the ceiling air conditioner drainage. The building engineer E.P. and I had a different opinion about the reason to cause the leaking. I asked an outside certified company to check it out. THEIR CONCLUSION IS THE SYSTEM IS UNREPAIRABLE. The 50 years old system is rust buildup and deteriorating. There even has a big hole in the drainage pipe can be seen in the photo. ( attached are their letter and two photos) I Brough the letter and photos to L.A., trying to tell her we have a big problem with our 50-year-old system. The first word that came out of her mouth was, LET'S GO TO THE COURT. I brought up the issue to alert her know we have a significant air condition system problem. And I have a different opinion about the reason causing it. I need her to look into it. Why go to court for this kind of thing??? She summoned the engineer E. p. to present his side of the opinion. She never gave me any chance to argue his point of view. When I tried to explain my side of the opinion. She threatened me if I didn't shut up; she would call SECURITY TO ESCROW ME OUT OF THE BUILDING. I am one of the tower owners, and she is hired by us to help us. Now she is the queen, and I should be kicked out of my residence if I dare speak out my opinion. Head engineer E.P. is another side of the story. He told me that even if I get the state, county, and city inspector to support my opinion regarding the tower issues, he will make the final decision. At the end of the meeting, I asked L.A. at least to take a look at the letter and the photos. Her reply was E.P. has been here for forty years. He knows everything,I don't need to read the stuff you brought over. During the meeting, they brought four maintenance crews to give me the pressure. I didn't even get a chance to talk. At this point, I just realized L.a. is a racist. The first Covid vaccine shot was performed in the tower. Many people were in the line for a shot. L.A. came to say hello one by one from the head of the line, but by our turn, she just overlooked my wife, and I jumped to the party next to us. She didn't even look at us. I attended two zoom meetings during the pandemic; Even I raised my hand trying to speak until the end of the meeting. I never get a chance to talk. A few times I met her in the corridor, she always pretended she didn't see me as I was air. All these things brought me to the conclusion that she is a racist. I have been in this country for over forty years; this is the only time I have felt discrimination. Let's compare the 2023 assessment rate increase to judge how well she manages the tower. The Laguna woods Village contains three groups. Co-op, the third, and the tower. The co-op and the third are managed by a different company. Only the tower is operated by PMP. The co-op group increased by 5%, the third increased by 0.6%, but the tower increased by more than 10%. From here, we can see how well she managed the tower. I have dealt with a number of associations over the years and none of them could even compare to this company. They are reliable, accommodating and timely, such a huge help! I have to mention one person in particular, Nathan Straiter who went above and beyond to assist me. For two months Nathan not only remembered me and my request but also vouched for me and assisted all along the way of getting a parking permit. He personally reached out to the parking surveillance company on my behalf and even continued to follow up with me to make sure my permit was finalized. I have never had to work with an HOA until four years ago when I became a condo owner. At the time, Faire Harbour was managed by First Residential and my window approval came through in a week. Now it is managed by PMP. I called PMP in April to discuss a wood rot problem on the window trim. It is illegal and unadvisable, plus impossible to reuse rotten wood. It would need to be replaced and was approved in May. Still no reimbursement check - it's in the mail I was told. The wood trim was installed on May 15th, which I called many times to alert PMP. It looks awful and is still unpainted. On August 18th it will be estimated and needs to be approved. It is not pretty and our patio looks like a construction site. Who would like their patio to look like this? I also wanted a parking sticker, requested in May. I just now have the application in August. I have attended board meetings and have been told that they will look into it. Then why do I call? First impressions go a long way on the receiving end. Countless excuses, phone calls by my husband and me has not solved these problems but my payment is always on time! I have been told that we are not the only complex that they have to deal with! How does that make a customer feel? I feel that I am not getting satisfactory or exceptional service. One star is for the nice receptionist that answers the phone. read more

The homeowners in our San Clemente HOA have been very disappointed with PMP Irvine management company. We find it difficult to reach them with phone calls or e-mails. Issues and concerns of the simplest situations go on for months with their representative constantly addressing concerns at the monthly meetings with her favorite comment "We'll look into that." Even requesting a parking sticker with all required paperwork submitted months ago can't seem to be handled. How time consuming can that possibly be?This is ridiculous! And managements excuse is that they are short handed and/or that the manager is new. As a senior manager (in this. case Kelly Davidson) might consider stepping in and getting the new person caught up with her new job before giving her responsibility for ours and numerous others communities. I would not consider using this company if you value your home. read more

We have recently moved from San Diego to Mission Viejo at Mallorca Condominiums. The property is managed by PMP management and the property manager is Jared Campbell. At the time that we moved in to our new home, PMP management started to fix the roofs of all units starting from ours. The third party contractors started the work where an unfortunate incident (an industrial torch used on the roof set fire to a n old chimney on the roof). Just imagine that my family just moved a new house and the roof and the living room is on fire. After a fire department demolished a portion of our living room, my wife and I were so devastated on how we should deal with this unwanted disaster. I called the PMP management office and they transferred me to our property manager Jared. First he gave me his mobile number and then he assured me and my family that he will do everything possible to get us back to normal. And he did. Jared stayed with us 24/7 by responding to our text messages immediately, helping us to go through this situation knowing that we our HOA is 100% behind us. It was not easy to go through the odd schedule of different contractors and servicemen but at least Jared made sure that we get the best service possible. They cleaned up the living room, isolated the area, rebuilt the ceiling and took care of flooring in 28 days. It was a difficult situation for us but Jared and team made it much more tolerable. Now, Jared is working with the roofing company so we can get paid for the personal property damages (furniture, rugs, etc.) that we lost due to the fire damage. I hope this part of the process goes as smooth as the rebuild process. read more
