Despite claiming they do not allow certain breeds, I see all the time these breeds walking around - Pit bull etc. I do not really care about this but they should not make a point of it, if they are not going to enforce this. This seems to be the pattern of follow-through managing. What gets me is the complete and utter laziness of the office that is impossible to get a hold of and they have a very, couldn't-care-less ,response to everything. Theft is a big issue- my daughter's electric bike/scooter was stolen a couple days ago - out of locked secure parking garage. I believe it will be on camera but nobody cares- staff, security. They were not bothered and will not even look at cameras and a police report was filed. If you have this kind of attitude and lack of doing anything, I think it will make theft problems worse because isn't that what criminals rely on. The hallways and elevator are very dirty and need more cleaning. When the sun is on the faux grass, the stench of dog urine is thick in the air. This needs to be sanitized more often. It's awesome , If you like club music blasting at random hours vibrating your walls and it takes like 6 calls to have something done. It looks nice when you look at the apartments overall but when you get to the nitty gritty, it is not so great. Rent is astronomical so it should and could be better living here. read more

This is the first negative review I have ever written, and unfortunately it comes after a very disappointing experience with the management team at Promenade. My mother and I have been residents within the Irvine apartments community for the past two years. We have always paid our rent on time, respected the property, and maintained a positive relationship with the staff and maintenance team. We were simply trying to relocate to another community closer to our friends and family. During the application process, we were told over the phone that we could come to the office and receive assistance with submitting my mother's application. When we visited the office, a misunderstanding occurred with one of the employees. Rather than helping resolve the issue, I felt that my concerns were dismissed. I later spoke with Community Manager Kayla, who assured me that everything would be handled and encouraged us to submit the application. Based on that conversation, my mother and I returned, completed the required paperwork, and submitted all requested documents and fees. To our surprise, our application was canceled the following day. At first, I chose not to escalate the matter because I believed it may have been a misunderstanding or a difficult day for the staff involved. However, several months later, when I attempted to apply again, the application was canceled a second time. I then contacted Kayla's supervisor, Frederick, to explain the situation and request a fair review of what occurred. My concern is not simply that the application was denied, but that there was a lack of communication, transparency, and professionalism throughout the process. As a long-term resident of an Irvine community, I expected concerns to be addressed objectively and respectfully. Instead, I felt that my mother's and my applications were dismissed. My mother had recently undergone surgery, and this experience added unnecessary stress during an already difficult time. I hope management reviews this matter carefully and ensures that future applicants are treated with fairness, professionalism, and clear communication. read more

This was captured at 4:40am in the morning. These guys been here couple of years I think because I remember calling about them more than a year ago. Not sure how they are allowed to continue doing this in the community or why the courtesy patrol never shows up (for such a massive community they don't even have a single dedicated onsite security person) The management of the apartment is just extremely poor and the living conditions has deteriorated significantly bc of people like this are allowed to disturb your life with zero consequences. Now my whole week is ruined bc it will take me days to adjust back to my normal sleeping hours. It's really pathetic that after paying all that $$$$ only to experience such a horrible living conditions. i hope future tenants don't get fooled by nice exteriors. I do want to say big SHOUTOUT to maintenance every time I need a repair it's taken care of in timely manner! I've lived at Promenade Apartment Homes for four years and overall it's been a wonderful experience. The community is beautiful, the pool area feels like a resort, the café is such a convenient touch, and the location truly can't be beat. The only downside during my four years at Promenade was a break-in to my storage unit, and I felt there was very little concern shown by Irvine Company corporate about the stolen property. Aside from that incident, everything else has been positive and I've really enjoyed living here. read more

I was visiting my girlfriend at Promenade by Irvine Company when my truck was towed without any warning or notice, despite the fact that cars are parked in that same area all the time. Instead of giving a warning or making any attempt to communicate, management's first response was to tow the vehicle and leave me dealing with the cost and inconvenience of getting it back. What makes this even more frustrating is seeing what management chooses to prioritize. I've watched my girlfriend bring up issue after issue to management and nothing ever seems to get done about it. Concerns about the property and problems within the community seem to go nowhere, but somehow towing a vehicle gets handled immediately. It's hard to ignore how quickly action happens when it ends up costing someone money. I previously lived at the Royce apartments and never experienced anything remotely like this there. Management communicated with residents, handled situations reasonably, and treated people with respect instead of immediately resorting to towing. I would highly recommend the Royce apartments based on that experience. For a company that advertises luxury living, this experience left a terrible impression. The priorities seem completely backwards, and it feels like enforcing penalties is more important than actually addressing the concerns of the people who live there. If this is how residents and their guests are treated, people should seriously consider other options before choosing this community. read more

Toured the property and it was an incredibly frustrating and disappointing experience, here's why. The app for starters. There's no one to assist you in person. We walked over 1 hour to look at 3 units on this property. None of which I actually wanted to see for our needs, but that's where they sent us (even after we called the main center again). They were dark due to the high, small windows sparsely placed. Most people don't expect a view and that's great because you won't get one here. Parking was packed. Everyone I encountered that worked there couldn't seem to find a reason to smile. On site Residents Services was kinda snooty when we asked for help. The pool has a security guard outside the gate. Not sure why that's necessary but it's not my vibe. Be aware of small things one over looks like inside storage and the layout. It was a really weird use of square footage in all the units I went to and furniture placement seemed awkward. Not only is the tour smart phone/app access only (which is classist by the way), access to your own apartment is as well. God forbid your phone dies like ours did. Give me a good old fashioned hard copy key. Anywho, I'm sure this place works for a lot of people but I'm not one of them. read more

I had a terrible experience with the Irvine Company. Firstly, I was rushed to make a decision on an apartment from abroad, barely having any of my valid questions and concerns answered. After making the mistake of even applying for a unit at the Promenade, I got a denial right away on an extremely rude phone call, without even having the chance to send bank statements. These people are obnoxious, racist and arrogant. On the basis of what? 70% of their building is empty, there's incredibly noise construction going on that won't be ready for at least a year. DO NOT recommend this building nor the Irvine Spectrum company overall. read more

Recently I had a friend at another Irvine community experience a malfunctioning AC. While the GM had a plethora of priorities just mentioning it to him passing resulted in accelerated action, impeccable follow through and an above average resolution time. I wish Yelp allowed negative stars, because that's exactly what the Irvine Company Apartments deserve. Sure, the "aesthetic" and so-called "amenities" might reel you in at first but renter beware. If you want your mail and packages stolen repeatedly, your rent hiked every year, and completely unhelpful on-site staff, then by all means, move in. Otherwise, stay far away. The first time my mail was stolen, it was my car title. Our mailbox is supposed to be locked, and I'm signed up for notifications that tell me exactly what's being delivered. The summary showed everything except the title. I ended up filing a police report and paying for a replacement. And of course, Irvine Company Apartments shrugged and did nothing. It didn't stop there. More packages stolen multiple times. When I went to speak with a Customer Relations Representative, they actually tried to blame the delivery companies for not using the locked boxes. How about taking some responsibility? Why are the package rooms wide open all the time for anyone to walk in? Only residents and delivery drivers should have access. And yes, there are cameras, but apparently the only way to see footage is to file a police report. I've filed several. Not a single follow-up from them. But honestly, the absolute worst part of living here is how incompetent the Customer Relations Representatives (CRR) are. I moved in with my partner, who renewed our lease for another year so I wouldn't have to move again. We signed everything, added parking spaces and storage, and paid. Then one day, I find a nasty note on my car: "Move your car before it's TOWED!" I go to the office to figure out what's going on, turns out the CRR never updated our lease and gave our parking spots to someone else. So not only are they unhelpful, they can't even do their basic jobs. Had I known how awful it would be living here, I would've gladly packed up and left within the first two months. And let's not forget the rent increases: expect an extra $300-$400 tacked on whenever they feel like it read more

I lived here for about 2 years and this is probably one of the best places I have lived in my life hands down. This complex is well-kept, clean, safe, quiet, and luxurious. I had a 4th floor apartment with big windows, lots of sunlight, and never had any complaints, it was perfect. There are so many amenities to use - the saltwater pools and jacuzzis, beautiful fitness center with weights, machines, and a yoga studio, cafe + market on site with great coffee, food, and snacks. Literally paradise here. Erica was absolutely amazing and has been so sweet and helpful whenever I needed help with anything. The maintenance team is also quick to repair anything! read more

I've been living here for about five and a half years now, and it's been a great experience overall. Honestly, I've had zero issues, which feels pretty rare these days. For context, I'm in a 3rd-floor corner unit--never had a problem with upstairs or downstairs neighbors, maybe just lucky! The neighbors have always been chill, even as they come and go over the years. The location is super convenient with shops right across the street, excellent pools, and a neighborhood market I really should take advantage of more often. There are also some great walking trails nearby for when you want to get outside and get some fresh air. Looking forward to a few more years here! read more

The apartments are nice however, the people in the office are absolutely useless and the most unhelpful lazy people that must really dislike their jobs. They never answer the phone, It takes days to respond to emails and that's even if they respond. The amenities aren't anything special and if you plan to use the pool on the weekends, expect to have to sign in and get a wristband by security and your only allowed two guest! Every year the rent increases by a few hundred dollars but yet they can't seem to maintain the cleanliness of the buildings. Oh and don't forget the endless fire alarms going off! read more

I've lived here for almost 4 years now and recently moved from Building 1 to Building 8. This review is about one of the amazing Maintenance Technicians Isela Amaro. Technicians are assigned to different buildings so I never really knew her until I moved to Bldg 8. Not only is she incredibly knowledgeable and can fix almost anything; but she goes above and beyond when she is in my apartment and sees something else that may need to be fixed. She was here today on a work order for my sink but noticed my door slammed very loudly (i never knew they could be adjusted) and asked if I wanted it to close quieter. She also replaced my AC filter because I have a dog and it needs replacing more often. She is also just a lovely human being who will always say hello and wave when I'm walking my dog. read more

I wish I could give absolutely no stars. This property is a joke altogether. The Irvine Company are liars, theives and crooks. Resident Services are complete morons and have no care whatsoever about integrity or ethics. From the time I moved in I've had issues from shared circuits for major appliances (electrical code violations) to no GFCI outlets in the bathroom or the kitchens which makes the units at risk to fires. You cannot use general appliances in their units, including coffee pots, blow dryers, air fryers, tea kettles, etc. all without tripping the breaker (due to shared circuits) indicating a poorly built and maintained property. Which is wild considering this is supposed to be a new property. When I alerted Resident Services about this issue, initially the maintenance team dispatched an electrician to my unit which was no help, I'm sure the electrician was someone paid off by The Irvine Company. I was even denied a copy of the electrician report after my service was "completed" and "nothing was wrong". Then I was dismissed completely by Resident Services and told that I couldn't speak to corporate legal teams or anyone short of an email correspondence with someone in operations. I was then told the breaker tripping was expected behavior and "for safety" which is a lie because if that were so why call an electrician in the first place. Sneaky and disceptive behavior, make it make sense. No integrity whatsoever! Resident Services do not follow through on commitments and will lie straight to your face, calls won't be returned, emails will be ignored. The units have pests and bugs, you regularly see oriental flying cockroaches and large arachnids (daddy long legs) inside units and within corridors to apartments. My washing machine and dryer both experienced additional circuit issues and The Irvine Company refuse to acknowledge or address these principal issue, merely sweeping issues under the rug or band aiding problems. Emergency maintenance requests are not available and the AI submission robot is absolutely useless. I even asked to be let out of my lease to facilitate the win-win on both sides however they wanted over 6K even though I hadn't been in the unit 30-days, so I guess to social media and reviews I go. Beware the manipulative, deceitful, and downright horrible conditions of The Irvine Company and the Promenade location. Do yourself a favor and go with another property, the worst of Irvine is here. Save yourself the trouble and go with Greystar. read more

Isela, a maintenance technician, is wonderful. She is friendly, courteous, helpful, professional, and certainly knows how to get things done. My kitchen sink drain pipe was leaking badly, and she had it repaired very quickly. Additionally, my HVAC condensate drain pipe was clogged, resulting in a bothersome noise in the bathroom sink. She went right to work on that and had it cleared in a short time. I have lived here for five years and have had very few maintenance issues. But if I need to request maintenance again, I would be very pleased to see Isela answering the call. read more

I really wanted to keep my review for Irvine Company but I'm honestly so tired of Promenade RSO. We went month to month due to personal reasons and are already getting an increase less than a year. They want to charge us almost 70% more than what our original rent was. All our floor plans in the community are about $400 less than what they offered us for a renewal offer. I feel like they just have zero compassion. I've rented from Irvine company at other communities and have never been treated like this. The renewal offer and month to month increase came a week after we had issues with their cafe on site screaming at us because our service dog was in there. Feels like retaliation and very disappointing with how they treat their residents here. read more

This team is beyond incompetent. I've lived at multiple apartment complexes over the past ten years and I've never interacted with a resident team that is this incompetent. The property manager is nowhere to be found and can only be met through a booked appointment. As others have stated here, Building 9 is infested with ants. There are thousands of ants coming out of the floors, baseboards, and walls. The day I moved in there were dead ants all over the apartment and a few hours after move in they all started to come out of every crack across the apartment. All of my furniture, the floors, countertops are all covered in ants. I set out bait traps that are designed to draw more out and take 1-3 days to kill the nest. The leasing office sent pest control on Day 2 WITHOUT me signing the pest control release and entered while I was not in the unit. Pest control sprayed the chemicals all over the ant bait completely making the bait void and not solving the issue. We're on day 5 now and the ants are already coming back. The brand new apartment now has dead ants and pest chemical oil all over the floors and baseboards. I asked to speak to a manager at the resident office and was told that I had to make an appointment. We made an appointment for two days out and it was then cancelled due to "unforeseen circumstances" via voicemail. I asked for the cleaning crew to come out to the unit to properly clean the new unit of the dead ants and pesticide. I waited until 5:30pm for cleaning at which point the resident services team left a voicemail telling me that cleaning couldn't come due to the chemicals from pest control and they would come the following day. The cleaning crew has yet to come to the unit and it's been 3 days since they were originally scheduled to come out. I've never experienced this type of disorganization and incompetence from a resident team. read more

In my opinion, the Promenade Apartment is the ideal living choice in Irvine. I've been thoroughly enjoying the luxurious lifestyle offered here, including the stunning pools, modern and spacious gym, and diverse breakfast options available at the on-site cafe. The most import thing I have been impressed is the maintenance service, the engineers are very kindly and super professional that I feel like they can fix everything from Whirlpool or LG. Isela Amaro, whom I see regularly around the apartment complex and always greet with a friendly hello, paid me a visit to help me with an issue I was having with my Whirlpool dishwasher. She quickly identified the cause of the problem and she resolved it efficiently and professionally. Her passion for work was truly impressive. Now that I'm writing, let me tell you guys a few things about the advantages and disadvantages of this apartment to people who are looking for it in Irvine. 1. Quietness and Transportation convenience The apartment complex is a mere 15-minute drive from John Wayne Airport and only half a mile from 405, offering convenient access to the freeway. Despite its proximity to the highway, you'll be pleasantly surprised by the absence of freeway noise. After a long drive, you'll appreciate the ease of getting home with just one traffic light and one stop sign along the way. Additionally, Interstate 5 is only five minutes away, and you'll spot Costco just before approaching the freeway entrance. In addition, If you like Laguna Beach, it's the one of the closest apartment in Irvine. 2. Whole Foods It's a five-minute walk down the lush, wooded, lyrical trails that take you to Whole Foods. It's actually across the street from the intersection. Being able to walk through an Amazon return is also an unexpected convenience. If you're serious about price when you're buying groceries, get an apartment near Walmart or Costco (even, 5-minute drive away), value organic farming and family health, and find reasonable prices, then Whole Foods is your best bet. If you don't want to cook and feel burdened by restaurants being a bit expensive, you can scale up your favorite food (I recommend fried chicken) at Whole Foods' food court, and some bartenders recommend different draft beers and always keep my name in mind to say hello. Great note, this isn't a review of Whole Foods. 3. Safety For added security, electronic key tags are required to access various areas within the apartment complex. You'll need to use your key tag at the main apartment building entrance, indoor parking lot on each floor (with remote detection), swimming pool, gym, and delivery locker areas(parcel pending). Mail is securely delivered to the designated mail rooms located within each building, while parcels are handled through the three Parcel Pending rooms. This setup ensures that both your mail and packages are well-protected, giving you peace of mind that they won't be lost or misplaced. 4. Real Hardwood style floor If you're sensitive to dust so prefer hardwood-style flooring, this apartment might be the perfect choice for you. Notably, every first-floor unit features full hardwood floors, including in the master bedrooms. From the second floor onwards, you'll find carpets exclusively in the master bedrooms, while other areas maintain the hardwood style. Out of the 15 Irvine Company apartments I toured, this was the only one that offered hardwood flooring throughout the entire unit. That unique feature ultimately led me to choose this apartment and sign the lease. 5. Promenade The Promenade is the promenade. When choosing an Irvine Company apartment, it's worth considering the nearby promenade. The adjacent walkway is very long, tree-lined, and well-maintained, making it a popular spot for families with children and dog owners to take leisurely strolls. This evening, I plan to go for a walk around 7:30, and I'm already looking forward to experiencing the beautiful California sunset and potentially encountering rabbits along the way. The promenade connects to the Los Olivos Apartments, and in December, you'll be delighted to pass by houses adorned with festive Christmas decorations. 6. Model home This is the only Irvine Company apartment I'm aware of that features a model home. The exceptional quality and design of the model house are so impressive that it makes one feel inclined to sign a lease immediately. Given the popularity of this apartment complex, it would be wise to sign a lease promptly if you've had the chance to tour the model home and are satisfied with what you've seen. In fact, I once hesitated for a single day when considering a unit with a full pool view and during that time, someone else secured the unit before I could make my decision. read more

What's worse, they never sent me an access code to register. They didn't bother to resend the code or even check in about the situation--they just called the towing company, and the car was gone overnight. Been living here for about 7 months and honestly is the best place I've ever lived. I read these other reviews and was nervous I was missing something when touring, but it's honestly great for us. Samuel with maintenance is great! Just fixed our dryer quickly and was super nice. I will say that if you do have issues (which we haven't had often which is why we might love it), the front office basically never picks up the phone and you have to walk there to speak with anyone. They are really understaffed it seems like. Additionally, they just apparently covertly checked if we had bidets while changing our air filters which is pretty weird. They then lied and said that our bidets have caused leaks below us (impossible as ours connect outside of the wall and do not leak inside of our bathroom. Called multiple plumbers who confirmed that this couldn't happen) and that we need to remove them, but I found out they sent this same thing to everyone who had a bidet. Feels a bit dishonest to do that and should have just asked us to remove. Other than that, love it here and the maintanence team is great as well as all the people involved with keeping the plants / grass / facilities clean and taken care of. read more

The maintenance team here is top notch! I just moved here and they've been amazing. Isela helped me out with my lock. My washer started acting up right before she arrived and she also helped fix that although that wasn't on the work order. Also helped fix my front door from slamming without asking - didn't even know that could be adjusted! Isela went above and beyond Reason for the 4 stars is because unfortunately I'm still having some pest issues. But overall my experience with the staff and living here has been good. read more

We've had a few issues during our time here, and every single time, Mehdi has gone above and beyond to help us. He is extremely professional, patient, polite, and friendly, with an excellent attitude. Mehdi always ensures the job is done perfectly and doesn't stop until we're 100% satisfied. Honestly, his service has exceeded our expectations--especially compared to other buildings we've lived in before. The team responds very quickly--usually within 24 hours of submitting a request online--and they're always kind and respectful. Major kudos and huge thanks to Isela Amaro for promptly responding to our maintenance call to fix and replace the pipe under the leaking sink in the kitchen. In addition, she also cleaned / removed sediments in the pipe-filters in the washing machine. This is not the first time we've called Isela (specifically her!).
