When our aging community consisting of over 200 units, first engaged with PMP as our management company, the initial presentation was highly persuasive. The President's sales pitch highlighted the company's strengths, promising efficient service and dedicated management. However, the reality we experienced was starkly different. Over the course of two years, our community has seen an alarming turnover rate, with approximately seven different managers assigned to us leading to disruption in the continuity of service and leading to a lack of familiarity with the community's specific needs and concerns. Financial management is a critical aspect, and we faced significant challenges in this area. Despite an agreed monthly fee, we encountered numerous ancillary charges that amounted to as high as two-thirds of our regular payment. These additional costs were not anticipated during the initial discussions, emphasizing the importance of scrutinizing contract details and understanding all potential charges. Additionally, receiving accurate financial reports in a timely manner is of utmost importance; this was not consistent. While there are undoubtedly competent individuals within the company, there were also notable shortcomings. For instance, an employee who I had previously praised for her community service skills struggled with a basic request to organize files on the company's gateway. This incident underscores the importance of comprehensive training and support for all staff members to ensure they can meet diverse client needs. In summary, our experience with PMP has been a lesson in the importance of due diligence. While the allure of a compelling sales pitch is tempting, it's vital to investigate further, seek references, and ensure all aspects of the service agreement are clear and agreeable. This approach can help prevent future frustrations and ensure a more harmonious relationship with your property management company. read more

I've dealt with many HOAs over the years, but this one has truly been the most disappointing. The management here is extremely unresponsive, and in my experience, several staff members have been consistently rude and dismissive toward homeowners. It's clear that there's a double standard -- they are courteous only to board members, likely to protect their own positions, while disregarding the concerns of the people they are supposed to serve. Repeatedly, I've been told that someone from management will call me back, but I never receive any follow-up. It feels as though the priority is simply to collect dues and fees without providing the level of service or respect that homeowners deserve. Unfortunately, I believe this lack of accountability reflects directly on ownership. A respectful and responsible owner would never allow staff to treat residents this way. As long as the board members are kept happy, there seems to be no incentive for change -- leaving the rest of us ignored and unheard. As the saying goes: "Take care of the dog, and you can rob the entire herd of sheep." That's exactly how this situation feels. I strongly urge the board and property owner to reconsider who is representing them -- because right now, it's damaging trust and the community as a whole. read more

It was a brand new gated community & we watched our home as well as the 300+ homes being built with much anticipation of a beautiful future. Lisa Armstrong is effective! She is an outstanding manager for us here at The Towers in Laguna Woods Village. It's a challenging job as she has to work within Board of Director guidelines, while trying to keep our 300+ residents happy. Her first days were in the middle of the pandemic. Yet she managed to get vaccines on site, outstanding dining service to our individual condo units and reconfigure staff to take great care of us so we all remained healthy. Now that we're on the other side of this, she's taking on things we've been requesting for years: Resident Art Studio, Dog Park, more relevant activities and the ping pong table in the lobby where it's set up all the time! 15 years plus working with management companies and have never quite experienced a manager like Adam Orozsco. The professionalism that Adam provides along with caring for all across the board is a personal trait that is not easy to find. When working with Adam no matter the situation he provides answers and solutions in a timely manner. Adam's knowledge about associations, laws, legals, rules etc is amazing. We all know that situations can sometimes take time to sort through, Adam is so helpful in helping the board and homeowners understand the process. I live in the Mark3 townhomes and recently I have had a problem with the parking company and have had to get PMP management involved. our representative is Adam Orozco, and he has been amazing. When I have had to call him or email him he answers my calls and emails within a short while. I never have to keep calling him or emailing him 10 times like the last management company we had. what a joke. besides having a career in HR, property managment ranks right up there as far as people not giving a s***. Why do we pay these people? So frustrating. They have a portal, so they don't have to deal with anyone directly, then, they don't even answer that. Called 5 x to ask a question, and nobody still replies. Just left a vm. for the 'supervisor' and I'm sure I won't get a call back. Have no idea what these people do all day, but they seem to be lazy and rude. read more
