IF YOU'RE CONSIDERING MOVING HERE -- SAVE YOUR TIME AND DON'T. This was one of the most frustrating and poorly managed apartment tours I've ever experienced. We scheduled a tour expecting a professional, seamless showing, but immediately ran into issues--the app required to access units didn't even work. Doors wouldn't open. For a property charging around $4,000 in rent, the fact that basic access technology is not available is honestly unacceptable. The property itself is a nightmare to navigate. It feels like a poorly designed labyrinth with no clear flow, making it unnecessarily stressful just to get around. The elevators were another disaster--slow, outdated, and barely functioning. We spent more time waiting on elevators than actually viewing anything. To make matters worse, the entire place felt run down and neglected, lacking the level of maintenance you'd expect at this price point. The touring process was just as bad. There's zero personalization--you're given four random units with no say. It felt lazy, impersonal, and disorganized. We didn't even complete the tour. After struggling with a non-working app just to access a unit, we left. That alone says everything. For the $4K monthly price they're asking, this place should be near flawless--not dysfunctional. She consistently goes above and beyond to help whenever she's available, and she does it with genuine kindness and professionalism every single time. I'm updating my original review because, unfortunately, some of the major issues I previously raised have been meaningfully resolved, despite the generic response from management claiming they "addressed them as soon as they became aware." Let me be clear: these are not isolated or minor inconveniences -- they are chronic problems that directly impact day-to-day living. I expect basic things to work, for rules to be applied fairly, and for management to be proactive -- not just responsive with copy-paste replies. Unfortunately, Westview Apartments has failed across the board, and the issues I've raised continue to be ignored. Everyone is so kind and helpful, but Ebony and Jez in particular were always such a pleasure to get to interact with. They were incredibly accommodating and down to earth. I've lived in my apartment (unit 23531) for about a year now and I can honestly say both the space, and the property, are some of the best that I've every lived at (Irvine Company, or otherwise!) The Unit: fifth floor, looking out over the ravine (loads of wildlife sightings, with no impact to you or your space), you honestly feel like you're in your own little slice of heaven away from the "urban" parts of Irvine. The vaulted ceilings are super classy, and keep the apartment at the perfect temp year round. I think I've turn the AC/heater on twice since I've been in. Double balcony gives you a hosting space and a private space, and my neighbors have been nothing short of quiet and respectful. South-West facing windows, so loads of natural light, and yet my "direct sun" plants are thriving! I'm honestly so sad to be leaving this space, it may be the definition of perfect. The Community: this onsite team is bar none - their professionalism, kindness, and stick-with-it-ness are honestly so refreshing. They've gone out of their way to make me feel like more than a "tenant" and more like a member of their community. They make sure that you are well taken care of, that issues are communicated in a timely manner, and are very respectful of your time and space. I've not once had to call maintenance, but my neighbors that I've befriended have reported that they are extremely responsive and kind as well. Ample amounts of guest parking, and they're very respectful, so no seeing the same car in the same spot for months at a time. I've never had a package mis-delivered (and goodness knows I love to shop Amazon) and if they're not brought directly to my door they're safe and secure in the Parcel Pending. I also get my dry cleaning picked up and delivered through their service which is an AMAZING perk I dont see talked about enough. The Amenities: SO well maintained! The gym (open 24/7) is so far above what I'd expect from an apartment gym, and the weights and community items dont tend to walk away like they have at other gyms. The pools are sparkling, the grounds are well kept, and overall it's a safe and fun area to spend time. Grilling, gaming, relaxing, hosting, I've done it all at Westview's amenities and never once been worried that folks wouldn't have a terrific time. If you're thinking about moving to an Irvine Company Apartment, and a solid unit to boot, I cannot recommend this space enough. read more

Improve responsiveness and professionalism in management. Mold and water damage need to be addressed promptly, with clear documentation and regular updates to residents. Just spoke with Jez in the Leasing Office regarding an issue and couldn't have been more pleased with the response. She was attentive and very concerned about the circumstances of the issue and how they could help. Jez asked pertinent questions and indicated that the issue would be looked into right away in order to determine a resolution. I moved from my home to Westview in 2019. It had been years since I lived in an apartment and was concerned about not feeling like I had a home. The design and upgrades of my apartment and complex make me feel like i am living in a resort and a home. The customer service by Hannahans and Ebony in the leasing office is always above and beyond. I rarely write reviews, but tonight's incident compelled me to share my experience. First, I want to give a huge shoutout to Ebony at the leasing office for always being professional, dedicated, and helpful. If this review had a rating just for her, she'd get five stars. Unfortunately, the rest of my experience tonight warrants nothing more than one star. My complaint is about KELLY (or Katie) from courtesy patrol. I called her multiple times regarding an issue, and from the moment I mentioned the problem at 11:34 PM, she gave a generic response: "We'll take care of that." When I followed up about 30 minutes later, she didn't even remember my initial call. This time, she assured me that someone would be knocking on my door soon. It's now 12:57 AM, and no one has shown up. Well done, Miss KELLY! Tomorrow, I will be visiting the resident office to speak with a manager about how "responsive" you are. If you ever need assistance and Kelly (Katie) picks up the phone, don't hold your breath--your request will likely go unresolved, and you might want to start considering other options. read more

No Stars. The leasing office pick and choose who they tell about guest occupying common spaces. They walked up to me and said that I couldn't have guest with me. However immediately across from me were large crowds of people with alcohol, and spaces roped off for their special guest. I mean crowds of 6-12. I had 3 adults with me..the 3rd stays at the complex. Shouldn't the rules apply to everyone? How embarrassing and racist. Speaking of racist - the leasing office does not walk the community. Here is how I know. There was a disturbing book in the business center (think tank) for just over a month titled "Hitlers Army", in which I had to walk the book into the leasing office. With self guided tours, you might want to remove yourselves from behind the desk and scope out your property as you never know what could be sitting around. I shouldn't have to do your job! Dear Sir/Madam, I am writing to file a formal complaint regarding an incident that occurred just outside the leasing office while I was waiting for a delivery food. Specifically, I wish to address the discriminatory treatment and misconduct exhibited by one of your leasing office staff members, Mr. "Will." On 4/26/2024, I was waiting outside the leasing office with my elderly and disabled dog, who was being transported in a wagon due to his inability to walk independently. Despite this, Mr. "Will" made discriminatory remarks, suggesting that my dog was at risk of being attacked by a dog in his office therefore he requested me to go back to my home right now. And he followed us until we walked toward our home. Why don't you make the dog in the office to make sure do not attack disabled dog in a wagon outside of the building instead of ask us to go back home? His remarks were unjust and created a discriminatory environment for myself and my family. Furthermore, Mr. "Will" displayed a lack of understanding and competence in handling multicultural issues. His insistence that we leave the premises due to the potential actions of another dog was unwarranted and discriminatory. I understand that the initial conversation may have been initiated due to my dog being unleashed while he had a pee, and I take full responsibility for this oversight. However, Mr. "Will's" advice or direction following this incident was disappointing. It is evident to me, as a grown adult, that his claim of wanting to protect us by asking us to go back home was dishonest. I would like to clarify that according to the law, if my dog is in my wagon, he is not required to be leashed. Therefore, at the moment when I put my dog into my wagon, I am not obligated to leash him, and I am not required to go back home, especially when ordered by a leasing office member like "Will." It is imperative to address this issue promptly and take appropriate disciplinary action against Mr. "Will." Such behavior is unacceptable and does not reflect the values of inclusivity and respect that should be upheld within your organization. Additionally, I request that training be provided to all leasing office staff to ensure they are equipped to handle diverse situations with professionalism and respect. I urge you to thoroughly investigate this matter and take corrective action to prevent similar incidents in the future. I've been here for over 5 years and couldn't imagine living anywhere else. We just renewed our lease and decided to upgrade from a studio to a 1 bedroom with a den. Everyone in the office (Will, Jeremiah, and Nathan) are amazing and beyond helpful! Even the maintenance people (David) are so nice and go above and beyond! The grounds of the complex are gorgeous, great gym, really nice pools and overall great location. Couldn't imagine living anywhere else right now. :) read more

Two stars for the selfish residents who do not pick up after their dog shits! It is a beautiful community in the front but when you visit, try checking out the back part of the community. It's like a dog poop exhibition along the way. Little yards and dog park always so nasty! The staffs in the leasing office are very nice and very helpful for everything else I would give the staffs in the leasing office 5 stars for their customer service. They always very responsive and go above and beyond when I needed help. But when it comes to the dog poop... A LOT of dog poops along the walk ways in the back where my unit at, they have no solution to it. People step on the poops, car ran over the poop. There are poopy foot prints and tire marks everywhere which is very embarrassing when I have visitors, also very disgusting and unhealthy. read more

I recently went in to inquire about changing my storage unit since the one we currently have is across the property. Westview charged us, after we moved out, $500 for laminate floor repairs and replacement. We only saw some light scratches in the photo proof that was sent to us. It was just normal wear and tear. We tried to dispute the charge but Westview is refusing to remove or reduce the charge. Before we moved out, we also did a pre-move out inspection, no issues were found; We were told to be only responsible for carpet cleaning and apartment cleaning fee. It was so unethical to rip good tenants off during this difficult time. I'll file a small claim lawsuit to get my hard earned money back. read more

I've been living here for 14 months now and thought I should update my review! I still love this place and hope to never leave. Now that it is filling up more people are here and not everyone is respectful enough to abide by the rules of cleaning up after their pets or sharing the outside space by bringing big crowds with parties. These are issues all apartment residents have to deal with but management does a great job of reminding folks of the rules. We have a great shuttle that takes you to the Irvine Spectrum and that's a huge plus to not have to drive or park there. Walking is very safe here even late at night. The Irvine Police do a great job of patrolling and talking to the residents when they see you out. We are adjacent to the Park and the Village (also Irvine Company Properties) and we can join a lot of their activities like movies on the Great Lawn and food truck nights. Maintenance is amazing here and fix anything you need in record time. The leasing office staff as well as the property manager are always available and genuinely want to make things better if there is an issue. I love it here. read more

The absolute WORST experience with the leasing and resident service office!! Loved it in the beginning, but as time went by, there is nothing good to say about this community. Lack of communication and cooperation from RSO (resident service office), they never seem to have an answer for anything! Where should we start? No guests are allowed let me rephrase if you have guests they must check in with the "leasing office" to get "permission" if it's for an X certain amount of days. Nathan always use to haggle us and call and leave us voicemails regarding a pet we never had because our "neighbors claimed" to see us taking a pet out and not picking up after their waste, first of all I am terribly allergic to dogs and cats, I have no time for them, pets are not for everyone especially us who are always working as nurses!!! Amanda at the RSO office literately made comments and accused us of "stealing" and said we have you on camera, what did we steal? You mean someone stole our amazon and multiple packages from us for the past 4 years living here????? Don't make accusations when you can't even show us the proof on "camera" you allegedly accused us of! There is always someone new, even managers get swapped out, that's Irvine company for you, can never keep their employees(hence I am sure no one is actually happy). During covid, everything was shut off we understand, but they still upped our rent at renewal time by almost 8% and that is a huge chunk of money and difference! They said "we're trying to make up for the loss from covid" Okay what loss?!?!? Loss of your commissions that you didn't get people to sign a new lease or renew their leases?! Because you sure did raise our rent cost by an extreme amount and all you can tell your residences "check back prices may change everyday" Parking is a nightmare, you get ONE assigned spot and for a married couple, or roommates, you don't get an extra spot, it cost EXTRA! and they have some ridiculous "waitlist" for an extra spot but here over 4 years and never have they reached out stating a spot has opened up for the additional cost! Literately this community INCLUDING Irvine Company are terrible! Money hungry scavengers! They DO NOT care about the residents, only people who renew or sign a brand new lease for their own compensation called "COMMISSION"! We also referred a couple of our friends and during covid they said the referral bonus was on hold due to covid, well covid is still going on and we may never see our referral compensation! What can I say about maintenance? Most are nice and polite, there is one younger gentleman with glasses, he came to our unit to repair our laundry machine and told us "this is a very basic machine, you can only wash couple outfits at a time" So basically you admitted to us that your community "Irvine Company" has provided us with poo like cheap laundry machines?!? For the amount of money we pay for rent, can't provide a decent machine that only washes 3-4 outfits PER LOAD?! Ridiculous! Can't and do not have anything good to say about Westview nor their terrible team! We are out in the summer and it CANNOT COME SOONER!!!! read more

I've lived here for a month now and my experience has generally been pretty positive, I love my place and the common amenities like the gym and pool. One thing I wanted to point out to prospective residents though is that receiving deliveries or doordash can get a little tricky as the entire community is gated, and other residents can have some sticky fingers when it comes to taking things that aren't theirs. For example today a doordash driver placed my order by the elevator and it was exactly 5 minutes before I was able to reach that area, by which time it had already disappeared. Also Amazon sent a delivery to the wrong unit but sadly whoever got my boxes did not want to return them to my unit :( both deliveries had picture proof too. I hope most of the residents here are more well meaning but two such experiences in one day left me a little sad. So just keep in mind that deliveries will be tricky and most likely you'll have to set up meeting in person. read more

Infestation Infestation Infestation!!! If you enjoy living with armies of ants, spiders flea nests and being bitten by these pests then Westview at Irvine Spectrum is the "apartment home" for you. Do not get me started on the "community manager" Stephanie who simply can not manage. Stephanie told me the whole Spectrum area and Westview was built on an anthill and it is virtually impossible to get rid of them. I told her I would move out early because of this and this so called "manager" could NOT make any moves until hearing from the corporate office. PATHETIC!!! This review is for Reyna! She's super friendly and absolutely the best! Yesterday we accidentally dropped the filter from our vacuum cleaner to the trash chute. We called for help, and later Reyna came so we went to the trash bin in the garage level trying to search for it but found nothing. So I gave up the hope of finding it and went back home, until a few minutes later, magic happened: Reyna came back with our lost filter!! It was stuck on the trash chute at1st floor (we live on the 3rd) Today she came again for maintenance request with bathroom drain. Not only did she fix it, but she cleaned it immaculately!!! We have really enjoyed living here; we moved in around August of 2021 and have been very happy with our apartment - the price for the location is very reasonable considering other Irvine Company apartments nearby! It is a low key community with great and clean amenities, quiet neighbors and great staff. It is not as crowded or as large as the nearby Irvine Company communities which is why we like it so much. The pool, gym and study rooms are very useful and inviting - they are incredibly well maintained as well. Apartment maintenance requests are very quickly and efficiently handled and the staff is generally very responsive to any issues that are brought up. read more

We found Westview Apartments on Google and immediately fell in love! We took the self tour option and it was easy to follow. This place feels like a vacation! When it came down to finalizing our rental agreements, we had the pleasure of meeting Ebony and the other receptionist. Ebony was extremely helpful and interactive with us. Lots of fruit flies, especially during summer months, they get in the refrigerator, look under the crisper and you will see a significant amount of dead fruit flies. RSO has no clue on how to set up Pest control. Loud noise most of the day and night as the property faces the freeway and a street where racing is a huge problem, prepare to hear revving fart engines all night, all day, everyday. Annoying young adults in their 20's smoking in their units, the smell goes through the vents. And the people working at RSO are rude, especially Jeremiah. read more
