I recently moved to the Gold Coast after living in River North for a few years. When I went looking for a new place I wasn't really sure of what I wanted and I needed help narrowing it down. To echo what Andrea wrote, definitely not luxo living, but a step up from vintage. Tim is a great guy and an asset to the building.. They do let you pay your rent online for 1.20 (by check) which is really handy. Also maintenance came within a day, the one time I had to call them. The pool is great in the summer if not packed (throw your towel on a chair early in the morning) and the workout room has a flat screen. read more

My roommate and I lived in the 434 w diversey building. Overall, our interactions with the management were fine, they were pretty responsive when we had issues. However, the actual unit was not well maintained. The floors were not level and made the entire apartment look slanted. The heaters didn't always work and when they did they would leak and make very loud noises. The walls were covered in about 30 layers of paint as though they just continued to repaint the walls after each resident moved out. The laundry room only accepts coins and is across the courtyard which is extremely inconvenient. Overall, my roommate and I could not last more than 11 months in this apartment and both moved out early. read more

I lived at 1120 N La Salle for two years. My apartment was a good size and I loved the location. No issues with noisy neighbors or anything. The maintenance staff is very good and they fixed things extremely quickly in the apartment when their were issues. Almost everyone I worked with within PPM was always helpful as well. However, the lady in charge of managing our building did not quickly respond to emails or questions and was short and often unhelpful when we had questions or issues arose. That did get frustrating, especially because my work hours limited me from ever being able to talk to her in person. Elevators are also a major issue... breakdown a lot and are quite slow/old. I currently live at 596 W Hawthorne and it is terrible. There is very poor building management. When I first moved in I had roaches and had to pay an exterminator myself to get rid of them. I also had to pay to get my shower drain unclogged as the super said he would fix it and never got around to it. On top of that, I have had broken cabinets for months now with the promise that they would be fixed but of course, they are still broken. Units are pretty small and not updated. Overall, PPM is not a terrible company but I would not recommend living in this building. You are probably wondering why the 3 stars after the things I have described above. I have never once had an issue with office management while living in a Planned Property Management building and they have done their best to accommodate me. When I first moved into 596 Hawthorne, I wanted to switch units and they allowed me to within a week of my request at no extra charge. They also promptly respond to e-mails and voicemails. read more

Home is a special thing. PPM has made my home for the last five plus years. They have gone above and beyond the call of duty to make living in Chicago effortless! Time with my parents in Seattle means closure with here at 350 West Oakdale. I honestly can't imagine living anywhere else. The amount of space, the view from my windows, and the location of the building; have made this a splendid home. Plan Property Management has not only been understanding of my move but has treated me with great respect and care! I know it sounds corny, but they clearly understand the meaning of family. And let's face it, that's the business they're in and they do it very well! I intend to continue going out of my way, as they have for me, in gratitude for providing excellent service and a quality property. I will miss my Plan Property Management home! read more

1000 N Lasalle -  I actually wouldn't live here again if they gave me free rent. I HIGHLY HIGHLY HIGHLY recommend you do not use PPM.  They are an absolute joke when it comes to being organized.  There is a serious disconnect between the office workers and the "bookkeeping" people at corporate.  They do not communicate very well at all.  No excuses.  Another horrible thing about PPM is that they actually follow the Chicago Heat Ordinance (unlike every other company) and won't turn the AC on when it gets warm.  The other companies ask their tenants if they want it on or not so that they can keep them all happy.  PPM clearly doesn't care AT ALL. read more

My daughter lives at 1111 Dearborn and I feel she is great hands. Lumi and her team here are great. When we visited this weekend we noticed a slight leek , a slow drain and a burnt out bulb - we called Lumi in the office and work was completed the same day. Lumi followed up today to confirm all repairs were complete. we are very satisfied. read more

I lived at a PPM property a few years ago and loved it. I only moved out to live in other neighborhoods in Chicago and unfortunately did not live in PPM properties. I am finally coming back to a PPM apartment because nothing else compares! I met with Jeff Malas this weekend and he was very helpful. He was able to show me a few properties that were exactly what I was looking for. I really appreciate that he listened to what I was looking for and didn't waste my time showing me properties that were outside of my budget or not what I was looking for. I found an apartment I love and Jeff was willing to work with me on the move in date. I will be recommending PPM to any friends looking to move in Chicago and will definitely be recommending they meet with Jeff! read more

I stayed at PPM 1000 N LaSalle till July 2015 for a tenure of an year. Overall, it was ok. Helpful managers, apartment was in good condition with running hot water. Cleanliness was not that good in the building with elevators smelling particularly bad on rainy days. Important Checks: I was told a utility bill of $75 and Electricity bill of $25 for my 1 BR and square footage. I have paid $40 on average on electricity and $100 (may be more) on average on utility each month. At the end, when I left my apartment, I had a very bitter taste from management. They didn't allow me an extension till 7 AM next day of the month. I had to rent a U-Haul, put it in a parking lot, stay overnight in a hotel and move the next day. It was a lot of extra painful effort that could have been avoided with a little cooperation. Please be aware when you rent from here. Most probably you will end up in the same situation. read more

I've been living at 55 W Chestnut for about half a year. I have a few pros and cons: Pros: The apartment is generally good for the price. The building is not new, but the maintenance is OK. The building is generally clean except the gate to the garbage cans. The business center and the yard is nice. The building manager, Laura, is very helpful. Some staff are friendly (but not all of them). There is free Wi-Fi in the building. Most of the time, the Wi-Fi is fast. But the Wi-Fi also constantly breaks down. Cons: 1. Sometimes there are people having party at the yard late at night or even after mid-night. They are loud but the building staff never stop them. 2. The building is not very bike-friendly. The bike cage is at the basement. We have to take the elevator to the basement, which is not convenient. But the more inconvenient thing is that some doormen require us not to take the front door to enter the building. The side door we are asked to enter is very inconvenient for bikes as we have to go through several heavy but narrow gates and we still have to take the elevator to the basement. 3. It seems that the management company does not provide professional training for their staff. When I first moved in, I found some problems with the blinds and requested service. My wife has a nice and expensive blanket on the carpet by the window as she likes to sit by the window. When the two maintenance staff came in, we were not home. The two staff just step on the blanket to work on the blinds. When my wife came home and saw the big and dirty footprints on the blanket, she was pissed off and asked them to step out. One of the staff apologized. However, the other guy not just didn't apologize, but also argued with her. Since then, whenever we meet that guy in the building, he always shows us a hateful face. Another evident some staff here are not professionally-trained is that although most doormen here are friendly and helpful, some of them are not. read more

My husband and I lived in a PPM studio in Lakeview for a year. The only reason we left was because we wanted a one bedroom. We had a great experience with PPM from the start. Dina was our agent and she drove us around to 3 places that were in our price range. She was really friendly and patient with us. There was no security deposit, we just had to pay two months rent up front - one for our first month there and one for our last month - so nice! It was a small living space but we were able to make it a home. Carlos is the building engineer there and he is as good as it gets!! He always had a friendly "hello" for us and he always responded to our maintenence requests immediately. The only problem we had was that our bathtub would clog about every 3 months. The building was always clean. There were two elevators and sometimes they would not work but it wasn't often. They do have an exterminator come in and they made us clear out our kitchen cabinets so he could spray but after that one time they would send postcards asking if we wanted it done again and we would decline (I hate using chemicals in our home!). The washers and dryer always worked and the laundry room was always clean. read more

My first review was removed because I didn't list specifics, so here we go: I moved into 350 W. Oakdale in April. My experience has been horrible from the beginning: 1. On move-in day, even with a scheduled move-in time, no one was available to open the garage and let my moving van in. I frantically called the building engineer and corporate office with no luck. I eventually found someone by chance wandering the first floor. 2. There are no fans so the bathroom is constantly wet. Towels and floor rugs never seem to get dry. 3. The electric sucks. My outlets are constantly going out - including the one I plug my fridge in to. 4. Management is NEVER available. I almost always have to call the corporate office to get someone to talk to me. 5. BUGS. Like spiders, ROACHES and weird things I've never even seen before, (Thanks goodness I have kitties). 6. Smells. I'll come home from work and my apartment will smell like spoiled food even if there's no trash or food anywhere out in the apartment. 7. Did I mention COCKROACHES?!?! Overall, the building is in poor shape with the management taking little action to make it any better. Save yourself the agony and continue searching for a different apartment. Hopefully this is specific enough. read more

Lived at 1111 n Dearborn, building was a good deal for the price, not great but you get what you pay for. Elevators were terribly slow, only complaint. If it weren't for the great service I would never have found a place. I have lived in 55 W Chestnut over 4 years. I moved in since 2010 when the property was still under D&K's management. Laura, the leasing manager, she is a very nice person to deal with. She execute the requests efficiently and accurately. This place is only 1 mile away from my work place, it is very convenient for me to commute. Pros, 1.Nice office staff. 2.Efficient package room. Jack sort all the packages in his best speed everyday. 3.Clean & Maintenance Staff. Building is very clean, even it was build in 1963. Everything can get fixed in a very short time. Cons, 1.Noise. Very loud noise from the fire trucks and ambulances. So far this building still has steel, single layer windows, It does not keep temperature and resist noise. 2.Narrow parking space. There is NO line on the garage's floor, some drivers who has bad driving skills can easily hit your car. I experienced once and the culprit was trying to not admit his fault and had very negative attitude to me and the office. Finally police engaged and solved the problem. Expect door dent and digs, you should better have "door shox" if you really love your car. read more

I love PPM! I've lived at 3130 N LSD and have been there for over 3 years with my fur babies! PPM does this awesome things for me and my dogs they can live at any dog friendly apartment rent free! They also have a dog party in the summer like a really big party with a doggie food truck, food for the pups and us, prizes and More! They don't stop there they also throw one at Howloween and bring in complimentary Santa Paws and Easter Bunny! The property is clean, safe and a maintenance team that is on the ball. Dan was an absolute joy to work with he is their marketing director and heart and soul of the company! He actually leased me my first place! Thanks PPM for taking care of me and my fur babies they are my everything! We LOVE You! read more

While I'm no longer living there, I certainly appreciate that the company took the time to follow up on the problems I expressed in my review. I moved into 350 W. Oakdale recently after leasing with an independent landlord for the past few years. I have to say, so far the experience has been very good. The leasing agent was wonderful during the search process. When I moved into my apartment, it was cleaned thoroughly, had brand new windows, and brand new carpet. They changed the locks as well, and the building engineer has been quick to respond to all of my minor maintenance requests thus far (such as getting an extra set of keys for the unit). Yes, the elevators are old and were a bit slow on move-in day, when tons of people were moving in and out. I haven't had any issues with them for day-to-day use. They're not packed for the morning commute or when I get home from work. You may have to add an extra 2 minutes to your commute time, but it's not the end of the world. The location is amazing and I love the lake view from my apartment. For a clean, safe, decent sized unit in this part of town, I think PPM is a good bet. read more

I am moving into 750 N Rush in a little under two weeks and this will be my second time using PPM and specifically with the incredible Kelly Meuiners help! I cannot say enough about PPM, however, specifically through the eyes of Kelly. Three years ago she helped me and my best friend move into a great two bedroom on 1120 N LaSalle. It had come down to the end of our search and we were striking out everywhere, then we met Kelly and she walked us through every property and found us the perfect unit! She was so patient, helpful, and really understood what both of us were looking for. Not to mention we are not the easiest ladies to please :) but we had the best year living there and then I relocated to Boston for work. I am now moving back three years later and originally started my search for my next apartment in Chicago without Kelly and PPM. Silly me though because after about a week or so of frustration with my search, I reached out to Kelly and she had some amazing units over to me in an hour. Not only did Kelly help me find the perfect unit with less than 2.5 weeks till move in day, she went the extra mile every step of the way to make sure I had a great feel for the apt. I am very particular, so not being able to see a unit before I move in would typically be a nightmare. However, that just goes to show how helpful Kelly and PPM have been, I can truly say I am confident and thrilled with my apartment decision regardless of having seen it in person! That also requires a lot of trust in Kelly/PPM which is easy to have, they are an amazing team. Many thanks to Kelly and I cannot wait to move into this next PPM apartment! read more

I lived at 3130 N. Lake Shore Dr. for about 8 months before I relocated for work. Honestly, if you're looking for a Lakeview or Gold Coast apartment and don't really know where to start, GO HERE. Seriously, from what I've experienced in my own building and from what I've heard echoed from friends in others, they really do treat their tenants like gold. And if you have dogs, they treat them like gold, too. I came home from work a few weeks ago to the office staff handing out pizza to everyone in my building. Around Christmastime, they bring in a Santa so everyone's dogs can get pictures with him. Yes, free pictures with Santa FOR YOUR DOGS. And here's the thing: you'd think that with these little perks that management might be trying to make up for some problems with the building, but there really aren't any. My building was kept in the best condition possible. The lobby and hallways were cleaned every, single day. The office and maintenance staff are always there to chat and are so friendly and helpful. If I ever move back to Chicago, I'd either move back into the same building or find another through PPM. read more

2727 North Clark Location The management office is very accommodating to any issues. There is always someone to get in touch with if you have a problem. Easy online rent payment but wish we could still do automatic payments each month. We lucked out with our maintenance provider for our building, Rudy, who is there within a day for any repair- big or small. A great experience living on a ppm property and hope it continues. read more

We have lived in the building at 1111 N Dearborn for about two months and love it! Michelle helped us get into our apartment smoothly and stress free (as stress free as moving can be). She was very professional and such a sweetheart. She made us feel comfortable and welcome in the new building. The security men are all very nice and do a great job. This review would be a 5 star if our windows didn't leak every time it rains and if the elevators were faster and always in working order. They have told us that they will be fixing the windows, but not until spring, which is kind of a disappointment. The place is great otherwise, it's clean and very friendly - it definitely feels like home. read more

We are currently living at the 1000 N LaSalle location and so far have really enjoyed our stay here. We recently moved from the northern suburbs and found this place on such short notice. The apartment we initially wanted to move into, we just didn't feel safe. We talked to Bob at PPM and he was able to fit us in at the tail end of the day to show us this property. Bob was very friendly and really down to earth. Jenna the property manager at the 1000 location is friendly and was really helpful when we were moving in. I enjoy people are willing to make conversation with new residents and ask how everything was. The security is top notch and friendly as well. Although we have only been here for 3 months, the front door staff has been friendly to the both of us. I only know Michael & Venus by name, and unfortunately I haven't had the chance to get the other names of the front door staff. Venus is probably the most who I interact with on a daily basis and she's friendly and will engage in conversation with you. I enjoy Michael's sense of humor and his politeness. The one thing I really enjoy about the building is the fact they keep it really clean and smelling nice. Which is surprising as there are a lot of dogs that live in our building and it has the potential to smell bad. Also the halls are kept clean and I always see Nathan sweeping up all the debris (leaves and dirt) every morning and weekend afternoon. It seems like they really pay attention to detail when it comes with their property. Location is also a defining factor for this property. Steps away from the Clark/Division Redline & Chicago Brown/Purple line. Plus the 156 bus stop is right there to take you to Union Station. No need for a car (but they also have parking at this property). read more

I haven't actually lived in the building, but have been exchanging emails with the manager of the 55 W. Chestnut building, so this review is directly because of my impressions of Laura Vander Heyden. Her service has been absolutely phenomenal! I was in the area so I decided to take a look at the building, to my surprise I just walked in for an apartment tour and Laura so readily toured me around the apartment even without have an official appointment. She was very kind, and knew almost all the other tenants that would walk through, and make small conversations with them and that left a really awesome impression on me. After that day I exchanged emails with her constantly working out different options and what were available. This is my first time looking into moving out, and she was very accommodating of that. She answered every email almost IMMEDIATELY even on her days off! I was not expecting such fast and reliable service as someone who only MIGHT be a potential tenant. So thank you, Laura for everything you've done for me and the building! You rock! read more

This is a review for 55 W Chestnut St I have lived for almost two years. Here're the reasons why I'd like to renew my lease: (1) Convenient Public Transportation CTA Red line (Chicago) is just a block away, and Brown line is also not far away. Many buses heading for both north-south & east-west directions. (2) Easy Access to Shopping For grocery, there're multiple choices ranging from Walmart Express to Whole Foods Market. Just five minutes walk to the Michigan Avenue and three subway stations to the Loop. All brands you like can be easily found here. (3)Building Management One great thing is that this apartment is equipped with a business center: free new computers, printers and scanners for residents to use 7/24. All staff (doorman, maintenance and leasing office) response quickly to your request. Additionally, a new package delivery system has been adapted recently, which makes the pick-up process more safe and efficient. Not a fancy or luxury place, but a well maintained apartment of high price/value ratio, with all these wonderful surrounding conveniences =) read more

PPM acquired my building at 55 West Chestnut just after renewing my lease. While I was skeptical of the change at first, I was pleasantly impressed with how they handled the transition and the improvements they made to the property since. First and foremost, they recruited and retained some of the best building staff. Laura in the office knows everything that goes on in the building and can address concerns without missing a beat. She is a great resource to have on site. Jack, the head of our front security is phenomenal. He's always there to greet you with a welcome smile and a pleasant attitude. Lastly, Chip and his crew of building engineers and maintenance individuals. Within weeks of taking over the building, Chip knew it like the back of his hand, and was already making improvements. Secondly, they are a great management company for young professionals in the city. They strive to provide opportunities to appreciate their tenants and for residents to get to know each other better. From holiday parties to shared community spaces across buildings, there's always a crowd to find. PPM has taken a great building and made it better. read more

I toured with PPM on 2 separate occasions during the past month, searching for apartments in the Gold Coast as well as in Lakeview. Overall, working with the leasing agents was good as they listened closely to my requirements and criteria. Unfortunately there was quite a bit of confusion when it came to nailing down a time when my leasing agent was available. Too much back and forth and it seems like having agents manage their own schedules would make much more sense. My main issue with PPM is the apparent value for money that comes with their buildings. Although their large selection of buildings across Chicago makes looking with them convenient, I did not feel that any of their units represented excellent value. At best, their units and buildings are in decent shape. Many, however, were shabby, with strange, small layouts. Most buildings in Lakeview in particular looked dingy and smelled unpleasant. Also, on two occasions, apartments for which heat is controlled by the management, were well above 90 degrees inside and the vents in the wall were broken and would not close. Despite the OK customer service and large selection, I would recommend foregoing showings with PPM. read more

Stayed at 1120 N La Salle for 2 years and it was not a pleasant experience. My room is super cold during winter and melting hot during summer. Lesson learnt is never pick a room facing West-North. Plus sometimes during summer, when the truck come to collect trashes, we can even smell it from our room (our room is a few floors above the trash room) Noise level is 2*, there's no sound proof at all. I could hear literally everything happen upstairs and next door, Friday is the worst especially when neighbors finish party and coming home at 3am. We kept the room clean at all time (as I hate bugs so much) and always save electricity/gas/water but the bills (especially AUM) somehow always racked up. I discovered that it might be something wrong with the meter for sure. There was one month I wasn't at my apartment as I was traveling(and nobody else stay there) but AUM charged me 94$ for that month. Ridiculous! Service is terrible, when I still stayed here, I received emails everyday from different agents asking if they can come and show my apartment for visitors. At first I was ok with it but It's super annoying as they want to come many time per week, it makes me feel like I dont even live there anymore and it's just a showroom. And there's no way that I can end my lease earlier, i would love to move out a year ago and paid fine but I was not allow too, the only way is to sublease to someone else btw, and of course I don't want to put anyone in my situation. Gym is not working, especially the treadmill machine, be careful when operate its. After all, the apartment is livable but doesn't worth it. I paid 1442$ per month for a studio and not even included electricity internet or utilities (gas water sewage). read more

My wife and I were moving up from Atlanta and were overwhelmed by all the different options and places to stay. When we contacted PPM they were so helpful in finding options that fit our needs. Bogdan was our representative and was welcoming from the moment we met him. He gave us genuine advice on places we'd want and he found us the perfect spot in Lakeview. He was also able to accommodate our need to move in by the First and make sure the apartment was ready to go. Now we have a beautiful view in an awesome neighborhood! This review is for 1111 N. Dearborn Apartments because I see it doesn't have its own page! I lived here when I first moved to Chicago and I'd recommend not doing so. The apartments themselves are fine, however the elevators would literally stop on the wrong floor or open to a cement wall, not to mention half the time they weren't even working. I sent a length note to PPM and to the building manager about my safety concerns and no one even replied to me, which was disappointing. Location is great and the doormen/women are very nice however otherwise, this place needs a major facelift and they are charging much more than it's worth. read more

I was texting back and forth with this company about studio rentals and decided to get a realtor because I have no time. Once I notified them that I got a realtor, they stopped responding to my texts. It's the day before I fly out to view appointments and they told my realtor they cannot show us any places because they don't work with brokers. I'm buying a two bedroom next year and will not be working with this company for that purchase. Sorry sis. read more

I've been living in a PPM building, 1133 N Dearborn St, for almost 3 months. I've been particularly impressed with their maintenance service to date. While I've had a few irritating issues, mostly plumbing related, someone has been able to come up very promptly to fix them, in most cases within minutes. I'm grateful for this level of service. My apartment is also well appointed with a breathtaking view. There are issues, including problems with the elevators, but overall I've been enjoying my apartment and the "managed" care I've received. read more
