I used Shawn Reed for two inspections for two homes I was considering purchasing. I thought that he was a thorough inspector at the time of the inspection because he was referred by my even more unreliable and incompetent real estate agent. But seeing as this was my first time buying a home, I didn't know any better but now I know that he wasn't worth ONE dime that I paid him. In being in the home for one year, there are MANY MANY things that should have been caught in the inspection that weren't. For example, my outside faucet doesn't work (have to hire someone to get that to work), holes in my attic where animals have been able to come in and destroy my property, foundational issues that have costs me THOUSANDS of dollars to repair, and SO much more. Had he given me a more thorough inspection and reasonable evaluation of the costs that I would incur, I would have NEVER bought this home. This man is a fraud. I called about five different places for quotes and although they were all closely priced Pre closing inspection had a better warranty and a more thorough review.
