Ran water tests, remarked on electrical panel & electrical outlets, tested dishwasher and stove, and checked on the A/C unit. My realtor was there looking around as well. I would point out my concerns to him during inspection and he would just brush it away. Sewer inspection? It was impacted so he couldn't get the scope in. Wayne clearly said he can come back after seller hydrojet the impacted pipe. My realtor and I both heard him saying that. After the hydrojet was done, I called Wayne to have him come back to finish his job. He said "no, the sewer inspection was already done. If I come out, I will have to charge you again". You charged me $240 for less than 5 min job? That didn't even view the pipes? Lol Attic inspection? He didn't even go up the attic. Rather he would just take a pics while standing on the ladder, and said it was inspected lol. I had the attic inspected again by other professionals and was told that there were rodent droppings everywhere. I texted Wayne about the rodent findings and his response was "It will not be included in a home inspectors report. Because we are not licensed to identify that". YOU COULD HAVE INFORMED ME!!!! That is ur fucking job as an inspector!!!! Also He's just BS-ing about this issue because he didn't see the droppings. Why? Because he didn't even set a foot up in the attic. How do I know this? Because there are droppings literally right next to the attic entrance. The quote I got for cleaning the attic and getting rid of the rodents was $6,800. If he had mentioned it to me, I could've asked for credits from the sellers. My realtor called Wayne multiple times regarding this matter, but Wayne is keep avoiding our phone calls. Jerry was punctual but he rushed through the inspection - 1-1/2 hours for a 3200 sq ft single family residence - and missed items that should have been called out. When I mentioned some of them, including whether he tested the airflow with a meter from the HVAC vents as there is only one HVAC unit and it's a 2 story home, he replied that when he tested the heat and air, it worked fine but he never tested the amount of airflow out of the vents. He also failed to check if glass french doors were tempered or if they had the proper glazing. Previous inspections I have had with licensed inspectors that were actually less expensive than him, have always covered these things. It was a very disappointing experience.
