The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

    Very disappointed with this community management association. They completely fail at doing basic…read moreparts of their job. After snowfall, the roads and common areas were left fully covered in snow and ice, with no one sent to clean it. It was unsafe, especially for families with kids. What's frustrating is that they have no problem increasing fees every year, but when it comes to actually maintaining the community, they disappear. Snow removal and safety are basic responsibilities, not extras. Residents are paying more and getting less. Poor management, lack of accountability, and no concern for resident safety. I would not recommend this association to anyone.

When I attempted to notify the police and his father of the code ordinance violations (the building itself as a tenancy when he is rarely conscious there -- as a foul tobacco-spitting night janitor at RMU who needs to sleep ten hours a day), I somehow got committed to a mental hospital to an involuntary psyche commitment, and he and his best buddies Scott and Katie Zanella had a good laugh about it -- since Scott works for Howard Hanna, sold Mike this house, handles all the software so my email never goes to the right people, and even invited him specifically to their daughter's graduation party last sunmer. As for me, I missed my daughter's graduation ceremony as the police hauled me away when I showed them the house. Without an actionable step to prove I was "a danger" to my ex husband, the 302 was not even legal. But then again, who cares about that in North Fayette when child predator Anthony Saveikis's local magistrate sign still hangs (county ordinance violation), so no one can quite tell just who the local judge was who signed that last order.

I also had a good relationship with a service person I wanted to continue to do business with and they've allowed that to continue and have supplied other service professionals as well. They also do quarterly inspections to the landlord is always in the loop about the condition of the property to help avoid being blindsided when someone either moves out or when the lease is renewed. When we moved in, the house was already dirty and had multiple damages that we documented and reported during the move-in process. Despite this, when we moved out they kept our security deposit and claimed we were responsible for those same pre-existing damages. Their reasoning was that because we did not specifically request that the issues be repaired, we became liable for them. This makes the entire move-in inspection process pointless, even though it is required in their own contract to document existing problems. Maintenance was also a major issue. Our refrigerator was not working properly from the beginning, and we were told appliances were "not their responsibility." When it finally stopped working completely, they refused to fix it promptly and we had to live out of coolers for almost two weeks. Communication was another ongoing problem. Emails and messages often went unanswered, and it was extremely difficult to get clear responses about repairs or concerns. Overall, this company was very slow to address maintenance issues, poor at communication, and ultimately kept our deposit for damages that were present before we moved in. I would strongly caution anyone considering renting from them to document everything very carefully and think twice before signing a lease.

I just closed on my dream home (!), but there was a house before this that fell through after inspection. Due to her extensive knowledge of contracting, Dawn was able to give realistic estimates of the repairs needed, and, most importantly, she helped me make the decision to walk away from a house I had lots of hope for but would have ultimately ended up being a miserable money pit. I'm so grateful for that perspective, and also for the fact that I generally never felt any pressure to make a decision before I was ready, buy a house outside of my means, etc. etc. I'm so lucky to have worked with Dawn and would recommend her to anyone!!

When I just moved to my apartment in mid-August 2022, a power outage happened specifically to my suite, leaving me totally in the dark. I called customer service the next day, and the lady who answered my phone was straight to the point, told me it was a serious matter, reported the incident, and a technician came to my apartment and fixed the circuit that afternoon. The lady's name is Bethany, and she is the best thing about Lobos Management that I encountered so far. Aside from Bethany, there was also another customer service lady who guided me through the payment site, and I believe I left Lobos Management a 5-star because of that. Now let's go to the bad: Bad: There are two really bad things about Lobos Management that I encountered so far. The first is the emergency customer service line. Emergency service line: As I mentioned above, an outage happened to my suite an evening in mid-August. My intuition was to first call the emergency customer service line to see if they could resolve my issue. However, the Indian customer service member was ingenuine, irresponsible, and non-functional. He told me in the phone call that he would contact a technician, and did not call me back to give me an update after 2 hours of waiting. I stayed up until 2 am that day just to keep waiting outside in the hallway and call him again and again continuously for 6 hours just to ask for an update on the status of my case, but he just kept being so ambiguous and slippery with his response that I could not formulate any expectation on when my case could be at least reviewed. To be fair, I knew that night the company could be short-staffed and that my case could not be processed that night. I even told him that I could accept the possibility that my outage could not be resolved that night but I need him to say it just so I could at least know I could go to bed without a technician knocking on my door at 5 am, but he just kept on being ambiguous and saying sorry. I later gave up hope and went to bed. As expected, he never called me back, and I had to call day-time customer service the next day to resolve the issue. I actually experienced another incident where that specific emergency line was useless, but I just don't want to waste my time listing it out.

Communication overall was minimal to nonexistent. Calls would always go unanswered. Emails were typically short, rude, and generally unhelpful. Maintenance was another major problem. The house was poorly maintained and cheaply patched which lead to multiple major issues including hot water tank replacement, roof leaking, water damage, etc... my maintenance requests were often ignored or forgotten. including one that caused my water bill to spike over $700. Then when contacted about it, they seemed to have no record of the maintenance request or the worker that came to check out the issue to never return to fix it. It felt completely disorganized and unsafe for them to have no idea who had been to the house, when they came, or what work (if any) had been done. and when the issue was finally resolved, it took another three months for them to reimburse it. There were also instances that felt completely unprofessional & unethical. Especially when money was involved. I had a minor automatic payment issue, something I wasn't even aware of. Instead of contacting me about it, I came home to a court summons taped to my door. No warning, no communication, nothing. When I finally reached someone about it, the issue was fixed in minutes. Their explanation: "Sometimes if there's a money issue, they just send it to the lawyers." To me, that was unnecessarily aggressive and incredibly scummy. Overall, this company showed a pattern of poor communication, disorganization, unreliability, and unprofessional behavior. I would strongly recommend looking elsewhere for property management.

This morning I received a call from a woman stating she got my message, and we began to discuss the home. She asked about my dog and I told her he is a 4.5 year old Pit/black Lab mix. She state it was state law that they could not accept that breed. I told her it not a state law, maybe your agency doesn't accept them but it's not state law nor did you put that in your add. She became very rude and not happy that I later asked for what specific law states that I can not rent with my dog. I stated that I've viewed and applied to several location and brought my dog along and this places didn't mine specifically 201 Stanwix..... she then called me a liar..... She became very nasty and hung up on me. This is not how you conduct yourself when you are a business that deals with people. I have never dealt with such nasty rude and disrespectful people. If she would have just said it's their company policy then fine. That's reasonable whether I agree or not that's an reasonable and professional response but telling me it's the law, which I'm well aware it's not is just stupid. I was looking for an entire house with yard for my dog instead of a luxury building but I guess I'll stick to places that treat people with respect.

Leah was really helpful and kind which is rare especially when you learn about how bad other property managers are in the same area as this property. Leah was really patient with us as we tried really hard to find other girls to join our house but it always fell through with some of these girls. Leah recommended the 4 bedroom side to us and even went out of her way to show that side of the house to 2 of the girls since I was really busy with a final for a class. Leah has been nothing but kind and respectful. She wasn't up our butts about paying for the deposit and she was really understanding when we had an issue with finding people. I'm glad this company took over for the property that we found instead of the prior one due to how it feels so frat like and how the property management is changing it. I highly recommend this company if you're looking for a place and heard bad things about other property management.

    BEWARE OF DESANTIS PROPERTY MANAGEMENT COMPANY…read more As a loyal customer since DeSantis Property Management took over from F. David Sylvester many years ago, I have watched the quality-of-service decline substantially. Here are just a few examples of my experience: I was charged more than $1,200 for snow removal on three separate occasions when the work was never performed nor needed. It took numerous phone calls and a significant amount of time before the company finally acknowledged the error. DeSantis charged a $100 monthly pet fee. However, when I terminated their services, they retained the accumulated pet fee funds, even though those funds were intended to cover pet-related damages to the owner's property. The company appears to rely on a single contractor rather than obtaining competitive bids. In my experience, the pricing was substantially higher than expected and the quality of work was questionable. For example, I was charged twice to clean the same gutter within six days, with what I considered to be an inadequate explanation as to why. My assigned property manager frequently failed to respond to phone calls and emails in a timely manner, if at all. When I raised these concerns with the owner on several occasions, the lack of responsiveness was largely dismissed as normal because employees were often "in the field." If you decide to sell your property, DeSantis requires the use of its exclusive listing service. Unfortunately, the listing broker assigned to my property was often unresponsive to phone calls and emails and failed to provide timely updates. Out of frustration, I ultimately removed the property from the market, only to be charged a $500 fee just for asking for updates and other related questions. When questioned the owner stated we had to do a lot of work on this. After terminating my contract, tenants informed me that DeSantis was often unresponsive to repair requests. When work was eventually performed by the company's designated contractor, the property was reportedly left in poor condition, requiring the tenants to clean up the mess themselves. It also seems there are so many incompetents working there and you can never get a straight answer from anyone. In Conclusion: As a customer of DeSantis Property Management since its earliest days, I can no longer recommend the company. Based on my experience, the level of service, responsiveness, and overall value provided has fallen well below what I believe property owners should expect from a professional management company. After so many years as a customer you would expect a much higher level of service.

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

It's also located to several closeby places that I frequent such as fast food restaurants, a Giant Eagle, etc. As for the apartments themselves, I was pretty happy! You don't pay for water, and the management staff there is pretty friendly and know me by name. They're always available for a quick chat. No problems with leaks, and any maintenance issues are addressed by the next day! They constantly are improving their facilities be it roofing, paving the roads, salting the roads, painting the walls, etc. It's not luxury, but it's very homey and a great place to stay. Not expensive at all for someone right out of college. The walls from the living room to the hall are a bit thin, so you can hear quite a bit in the living room, but once you go to the bedroom you hear nothing at all. I did encounter a rodent one time that had climbed through the vents to pop up under my stove crack, which scared the hell out of me. But Chris the property manager promptly got pest control and helped deal with it! Bugs and roaches are pretty much nonexistent, which was a nice surprise. The best thing that I appreciated however is that after 1 year of living there with a lease, you get a more flexible lease that allows you to give a 30 day notice to vacate after which you can leave after paying 1 more extra month of rent. This was extremely helpful to me as I will be moving to another city soon, and I was somewhat worried about it. All in all, it's clean, management knows what they're doing, and the employees at this apartment really work with you. I highly recommend living here be you a single young worker, a student, or a family!

The office staff is extremely nice and helpful. The apartments are move in ready, so I didn't have many maintenance issues but when I did, they were addressed immediately. I would highly recommend this place based on personnel, grounds, and location.
