This review is specifically for Dianne Gulyas. Dianne has been amazing for the past two years that I have lived at the Atlas property. She has made exchanging roommates such an ease when both times were hectic for us. She has guided us through the process and answered any questions we had in a very quick manner. She is extremely professional. Whenever we submitted a service request, she has been quick to follow up and have the maintenance crew respond to us in a quick manner no matter the severity of the issue. I am very glad that Dianne is patient with us as we have had a few requests that I felt bad for annoying her with (she never showed any signs of frustration by the way). Her customer service is heavily valued in our household and continues to help us to this day. As for the maintenance crew, they have all been great and amazing. I had an issue with a leaky faucet and asked the gentleman about tips about removing some calcium debris. He recommended a product but ended up taking care of it himself. For the first time renters: I am a young adult who's very new to the renting process and felt like it was important to document my experience here . After touring places the last couple of weeks with several different management companies, so far my favorite experience has been with Priority One Real Estate - I loved the way they have it so you can go individually check out their properties. This made it so when my husband and I saw a listing we could rush over after filling out a form online in five minutes. They were also quicker to respond than any other agency we've contacted, which is nice when you're trying to move in a rush. And though we're still waiting to see if the building we applied for will go through, it's important to mention that Dianne has been very patient with all of my questions about forms and how it works, and again, very quick with responses. I was discouraged by the lack of response and unorganized manner of other management companies we were trying to work with, so I was grateful to get same day clarification and feel like their employees are truly on your team when trying to get into a new space. Even if we don't get our current application through, we're hoping to ultimately rent through their company because of the professionalism and kindness! read more

Be weary of their lack of communication. I've opened tickets in their portal, followed their protocol in opening tickets for repairs and they would mark the ticket as "complete" when nothing was done to fix the issue. I've called Marc Cohen multiple times on multiple occasions and have not received a call back on any of those occasions. Also, prior to moving in, I've asked Marc to provide us with a walk-through of the property but he stated "I will need to get paid extra to do that" -- The whole experience dealing with this company has been absolutely frustrating. Dianne Gulyas was also a headache to deal with. She attempted to enter the property without giving any kind of heads up. No text, no call, just showed up at the door with a spare key in her hand to check the laundry door knob lock. She attempted to enter but didn't realize I work from home so I stopped her from entering and demanded to know who she was and why she is trying to enter the property. I've been a tenant of Priority One Real Estate since last June, having been a home owner for 10+ years I was looking for a rental without a ton of notice. I found a property via one of the man rental apps. It was easy to stop by and visit the home without an agent, and I immediately felt the home would be great for myself and my two young kids. 100% agree with others about Dianne Gulyas and the firm in general. They took my $500 completely unjustified. We found a rental through Zillow that was managed by Priority one. They showed us the house, we liked it and asked to sign the contract. Dianne sent us the contract and the next morning she wrote to me "You have to sign during today". Three hour later and around noon she wrote to me "You did not respond to me so the house is back on Zillow" She did that despite I paid the deposit and it wasnt even close to the end of business. Marc rented our our home in 2019 and he was fairly incompetent. Convinced us to rent our home to someone with a dog when we did not want pets. After 6 months, the tenant broke the 1 year lease and moved out. Marc did absolutely NOTHING to try and go after the tenant. I did weeks of research, found out the tenant moved back to Palm Desert. I wrote a letter to the tenant demanding full payment or that I would pursue legal action. The tenant then wrote a check for $12,000 which Marc still took 7% of and I kept the tenants security deposit. By the way, Marc only works "bankers hours" so if you need any service after hours or on the weekends, good luck read more

The team at Priority One is wonderfully responsive and attentive to tenant needs. I was stressed about moving and found a beautiful home listed through them - the entire process was crazy fast with their state of the art technology and websites. The application process is comprehensive, but it was worth every minute. Once I got access they were helpful and quick to respond to questions about appliance hookups and landscaping, and the online portals for rent and maintenance are fantastic. Additionally, the neighbors were blown away by how the property has been "spruced up" since Priority One took over. This Review is about Property director *DIANNE GULYAS* (RENTERS BEWARE, KNOW YOUR RIGHTS UNDER CA CIVIL CODE 1950.6) I am a disabled Veteran looking for a place to live so My Wife and I submitted our application ($100 fee in total) We attempted to call her on multiple occasions during working hours. She never answered or returned our calls. The very next Morning after paying for our applications, she emails us to tell us we weren't selected. We requested our refund that is owed to us under CA law as they did not complete our screening process. At first Dianne replied through email Refusing to give us a refund. She refused until I stated CA Civil code 1950.6 sections D-H. Then all of a sudden she changed her mind and gave us a $50 refund. I am still attempting to contact her regarding my other $50. If Dianne does not return our money my wife and I will sadly have to take Legal action. She is heavily tarnishing the business image of Priority One Real Estate. It seems she is stealing other's money in hopes that people do not know the law. Dianne Gulyas is the most unprofessional property director my wife and I have ever encountered. read more

Renter's Beware! Unfortunately, our experience with Priority One Property Management Services was not a memorable one. Our interaction was almost entirely with Dianne, however, in the entire rental period of 2 year and 4 mos, I'm not sure if we ever met her in person. Generally, that would be a good thing, however her company was so disconnected from the property that they did not do their job properly and never followed up on anything. Up until the final couple months, we really had only minor issues but that had more to do with the fact that we tend to handle problems ourselves and not bring a property manager in unless the problem is serious. The only time we requested a handyman come out was in the first 6 months. The fence was in very poor shape especially the backyard gate. In order to open it, you basically had to pick it up otherwise it would drag against the cement and proceed to fall apart. The handyman came out on 2 separate occasions to fix the problem, but always claimed he would be back and never repaired the problem. He even left his saw stands onsite which remained for the entire rental. I ended up patch fixing the gate but because the wood was pretty broken up, it required constant maintenance throughout our rental. Another issue that was never addressed was payment of the landscaping bill, throughout the rental, we would receive bills every couple months from the landscaper. I mentioned the issue to Dianne on multiple occasions but the bills continued to mount throughout our rental. Bi-weekly landscaping service was part of the lease and was an included expense in our monthly rent. Fortunately, the landscaper continued to come despite not getting paid by the property management company. The real problem was when the owner decided to evict us because he determined it was a lucrative time to sell the property. Despite the challenges of Covid-19, we were fortunate to find another rental and were able to move-out within their desired timeline. On the 21st day after move-out, we received our letter from Priority One, which we assumed would include a good portion of our security deposit being returned. Instead, it was an unsigned letter from them requesting over $1600. It included 3 invoices. The first looked like a legitimate invoice for $500 from an actual handyman. The next two were completely fabricated. The first was supposedly from another handyman, but only included his name was dated on 8/6/2019 (over a year before our move-out), and the 2nd was simply from the owner for a huge amount with no detailed breakdown of cost using the same generic Quickbooks invoice template as the 2nd invoice. It also mostly re-listed items that were already on the first two invoices. I've had a couple of email interactions with Dianne since receiving the letter, and have not received a call back despite leaving a voicemail message. In those interactions, she revealed "The Owner of your property took over possession of the home after you moved out since the home is being sold. He hired the contractors and completed many of the repair items himself. We did not take part in the repair process. " She also claimed that we never submitted a MIMO when we moved in. Fortunately, I don't ever delete old email. I was able to forward her the email communication which included the MIMO and several condition pictures which were taken in the first 2 weeks of our rental, some clearly pointing out pre-existing items that were later billed for by the handyman after move-out. It amazes me that a property management company would produce such an unprofessional disposition after move-out. Including an unnamed/unsigned letter despite being written on the company's letterhead, and some clearly fabricated invoices including one dated in June 2019 despite work that was supposedly performed in November 2020. My questions were answered when I drove by the property today in Poway and noticed the fresh Priority One For Sale sign proudly displayed in front. Getting the listing from the owner was more important than protecting the renter. I can only assume the owner created the disposition without Priority One even reviewing it which would clearly explain the blunders and lack of Dianne's name or signature on the letter. If you're a property owner, this may be the type of property manager you want, but if you are a renter BEWARE!!!! I now know what their Priority One really is! Wish me luck as I take Priority One to Small Claims court. Please read a few of the other 1 Star reviews for this company that have been drowned out by a sea of generic positive ones before making a decision on considering this company for future business. read more

Dealing with Marc was such a horrible experience. My husband and I first contacted him when we were looking for our first apartment back in 2012 and lived in the property that Priority One managed for over three years. Because the property was in one of the less affluent neighborhoods he managed, he always treated us in a condescending manner and sometimes when things needed to be fixed he would not get back to us. Our apartment flooded for a third time, ruining many of our belongings and leaving a disgusting sewage mess to be cleaned up. When I contacted him, he pretty much told us it was our loss and responsibility, despite the fact that I had let him know previously that there were issues with the plumbing line. We finally got fed up and moved out. And now, he refuses to refund us our deposit despite us leaving the apartment in excellent condition. Him and the landowner are in a dispute and have placed us in the middle of it. We never received a letter letting us know that the property was changing management and when I called him today he said "You are getting nothing from me". Oh and also, he knowledgeably enabled section 8 fraud for over a year. Not a very ethical person if you ask me. See you in court Marc. Giving them one star because zero is not an option. read more

Dianne is the BEST! Being a homeowner for most of my adult life, I experienced a bit of a culture shock when our family moved to San Diego and decided to rent rather then buy. The property manager, Dianne, has gone above and beyond to help us navigate the nuances of a renter's life and has been tremendously patient with all of my rare but random questions. She is amazingly professional with just enough personal to always make me feel comfortable and well cared for but not overstepping. During the rare circumstances that we need something fixed that is beyond our skill set, she is on top of it! She is very conscientiousness of our busy schedule and goes above and beyond to make sure everything gets done right the first time around. We recently needed an appliance replaced and she did a wonderful job advocating for our family to get the appliance that we wanted while also being able to keep it within a price point that was comfortable with the owners. The property that we rented from this management company had us clean and replace everything, and then went ahead and charged us cleaning and replacement fees for everything. Not to mention they charged us extra "trash" fees for apparently throwing things away that we never did. We were one of the only tenets in the building that weren't white, which made us feel like they'd not fairly and properly return our deposit, but we hoped that since we paid for carpet cleaning services and bug spraying services (even though the company who performed the service told us it was unnecessary and he hated when rental places made people do that), that we would get at least most of the deposit back. And somehow we got blamed and charged for the dumpster overfilling? A claim I don't even know how they associated with us. Needless to say, this is why people can't stand renting and landlords more and more these days. read more

I really wanted to take the time to review this property company, as I know that it's beyond difficult to find a reputable property management company for renters in SD. I only stayed with them for a year, however, from start to finish, the process was flawless. Dianne is very responsive and I loved that they had the function where you can view the unit by a key box independently, especially when you working typical 9-5 hours. The application was super easy and I found out the results the next day. My stay renting from one of the properties was amazing and I seriously had no issues, whatsoever. Literally none. Even the move out process was simple and easy! The only reason I left was due to moving closer to my job in North County. This was the worst experience I've had applying to a unit. We were told it was first come, first serve, and that we were the first to apply for a particular unit but they wouldn't process the application until after the viewing. No management was there to show the unit, the tenants showed the unit, and they were late to let us in. The move-in date was changed several times. We viewed the unit on Saturday, and called on Monday only to find out someone else had applied a few days prior to us (even though they lied and said we were the first to apply). We knew we would be approved for this unit (we were approved for another more expensive unit the week prior), so we turned down two other places for this unit since we were told we were the first to apply. When we called Monday morning and were told that someone else applied, she then got testy with us on the phone due to our reaction. If you are looking for an impersonal rental process and to be lied to, this place is for you. I'm tired of being lied to and swindled by leasing consultants and large property management companies. UPDATE: We got an email from this company today threatening a lawsuit against me for SLANDER?! Are you kidding me? Slander is the action or crime of making a false spoken statement damaging to a person's reputation. I left a REVIEW on a public forum regarding the experience I had, nothing I stated was false. I can't control what others say or post, but nothing I said was false. Sorry, but I think I live in America, and I am pretty sure I have freedom of speech. I have a right to leave a bad review for bad service on a public forum. If you want good reviews, provide better service. We are HONEST, hard-working people trying to get by. Priority one real estate took over in the summer of 2018 after they were hired by family to take care of the business. Ever since they took over everything has gone downhill. Maintenance has been working on my bathroom off and on since 2018 and been having backup sewage problems off and on. They painted my bathroom back in 2018 and it's starting to peel again. They they recently put in a small window about a month ago and now they're at it again with replacing sewer pipes under the apartment. When will this end! That's what happens when they don't hire the right people to do the job that they were hired to do. read more

Recently applied for a rental property managed by Priority One and was denied. Dianne Gulyas refused to return multiple calls in attempts to find out why. She did eventually respond to emails but was very short and dismissive. She laid the entire blame on the owner of the property and their selection process, however, she clearly did not attempt to gather very important facts about my/our qualifications that could have impacted their decision. Worst application experience I've ever been a part of...and a slap in the face that we paid $80 for the experience. I can live with the fact that we didn't get the property...but the lack of respect and dignity shown to us is grossly unprofessional. He was very dedicated to finding the right tenants and has diligently maintained a relationship with the tenants to ensure they are keeping my condo in great condition and he quickly, less than 24 hours, ensures that all repairs are completed to keep the tenants happy. Judge for yourself. I am a tenant of a property this company manages. I called with a maintenance emergency (Refrigerator Leaking) causing water damage to the kitchen and adjacent room. After I missed the technician by (get this) one minute. (I have phone records to prove this) The technician said he had to reschedule due to a commitment to his wife which I completely understood. I called Mr. Marc Cohen informing him that the technician was not willing to come back and needed to reschedule. I ask Mr. Marc Cohen what else could be done, afraid that the food would spoil due to the heat. He said he could not do anything about it, he could not force the technician to come back. Which I informed him I understood and ask if anyone else could be called, he said NO. Also informing me the technician was going to charge him $35 dollars for being there no more than one minute. Which I informed Mr. Marc Cohen I had no problem paying for it as well as paying for another technician to come out and fix the problem today. I reminded him that my food would spoil which he then stated "what do you want me to do" then he went on to let me know I could vacate the property if I was not happy with what he was telling me. That is when I asked who now owned Panda Realty which he informed me he owned it. Linda Bell previous owner of Panda Realty had such exceptional customer service to her tenants, treated us as one of her clients. I have never had such HORRIBLE customer service specially coming from an owner. He could care less about the tenant, but I am sure the owner of the home I rent would not be so happy to know that if the management team does not want to help you out they are willing to let you go. This property that I rent is a much older home needs a lot of maintenance, in the year that I have lived there I have never called for anything. I pay my rent on time, get along well with my neighbors, taken care of any minor repairs without charging the management team.
