At that time I also got for quotes to redo my whole roof. At the time the house was built the building code did not require cement tile roofs to have wood boards under the tile and that's one of the reason I had leaks throughout the time I bought the house new. I wanted to have wooden boards and underlayment added under the tile and than replace the existing tile. Miguel , owner of Royalty roofing and three other companies gave me a quote for the exact same work. Miguel's quote was the lowest with two others being twice Miguel's quote. I then decided to hold off on the work since Miguel has already came out and did the repair work. It's now two years later, my wife and I decided to go ahead and do the repair but now adding new tiles instead of keeping the existing ones. I contact Miguel for a new quote with new tiles. I was surprised that his quotes with new tile was roughly the same price I received from other roofers quotes I received a couple years ago for just adding the wood boards and underlayment. WE signed a contract and the work was completed in about 2 1/2 weeks. Miguel's crew came at 8 am everyday and worked diligently each and everyday. Miguel was always around or just call alway to answer any questions. He very responsive to your needs and easy to talk to. We were also having our house painted after the roof work and he offered to come back after the painting was completed to inspect and replace and tiles that might have been broken by the painters. He also left us half a dozen tiles to keep in case tiles get broken in the future. He also added new rain gutters which I didn't ask for but at his price I just felt lucky to get them. Gutters alone cost between $2000 to $3000 . I do highly recommend him to anyone who wants their roof repaired or replaced. One of my neighbors hired him along with me. He is licensed contractor and had an A+ rating with the BBB.

Pacific Coast Roofing did an excellent job replacing our roof. We also had 2 skylights installed…read moreand 3 sun tubes put in. The carpenters were very careful in the installations, they sectioned off the area under the skylights and sun tubes with plastic so the dust and debris did not get into our furniture or floor. The walls of the skylights were textured, primed and painted. The roofers completed the roof in one day. They were careful not to break any plants and they cleaned up the yard and surrounding area. They left it cleaner than they found it because in addition to picking up roof debris, they also cleaned up leaf litter. I was planning on sweeping up the patio the day before they came, decided to put it off till after they left, but when I went out the next day it was all gone, spotless. I highly recommend this company.

We requested work to start as soon as possible. However, weeks later without any confirmed start date, Pacific Coast Roofing incredible blamed US for the delay. The message exchanges are attached and you be the judge. - We selected steel gutter screen option as the location is prone to falling leaves. However, Pacific Coast Roofing never installed it, but instead sent us invoice charging us for the screen. At best this is gross negligence and at worst it's fraud. We had to inspect the gutter ourselves to discover this, AFTER receiving invoice billing us for it. See attached pictures of the SOW and Invoice. - The job covers both main house and garage as per our quote. No confirmation garage gutter were replaced. If you are considering working with Pacific Coast Roofing, my recommendation is to inspect carefully and every step of the way what they are installing.

They clearly explained what they found and handled the additional work professionally. The crew was experienced, hardworking, and paid close attention to the underlying waterproofing and construction details. The finished stucco looks excellent, and they also did a thorough cleanup afterward. Bruce, Felix, and the team were responsive throughout the project and easy to work with. Overall, we're very happy with the quality of the work and would definitely recommend First Tier Exterior.
