This my second review of this company. I used them a couple years ago to repair a leak in my roof and they did a nice job for a reasonable price compared to three other quotes I received. At that time I also got for quotes to redo my whole roof. At the time the house was built the building code did not require cement tile roofs to have wood boards under the tile and that's one of the reason I had leaks throughout the time I bought the house new. I wanted to have wooden boards and underlayment added under the tile and than replace the existing tile. Miguel , owner of Royalty roofing and three other companies gave me a quote for the exact same work. Miguel's quote was the lowest with two others being twice Miguel's quote. I then decided to hold off on the work since Miguel has already came out and did the repair work. It's now two years later, my wife and I decided to go ahead and do the repair but now adding new tiles instead of keeping the existing ones. I contact Miguel for a new quote with new tiles. I was surprised that his quotes with new tile was roughly the same price I received from other roofers quotes I received a couple years ago for just adding the wood boards and underlayment. WE signed a contract and the work was completed in about 2 1/2 weeks. Miguel's crew came at 8 am everyday and worked diligently each and everyday. Miguel was always around or just call alway to answer any questions. He very responsive to your needs and easy to talk to. We were also having our house painted after the roof work and he offered to come back after the painting was completed to inspect and replace and tiles that might have been broken by the painters. He also left us half a dozen tiles to keep in case tiles get broken in the future. He also added new rain gutters which I didn't ask for but at his price I just felt lucky to get them. Gutters alone cost between $2000 to $3000 . I do highly recommend him to anyone who wants their roof repaired or replaced. One of my neighbors hired him along with me. Over the winter our roof started to have leaks. We called up Royalty roofing after reading good reviews. Miguel came over and quoted the job the next day. We really liked that he didn't have any hidden cost. We had got a few quotes but the others had hidden cost and used cheaper product. Work started on time and was completed in 3 days. Miguel and crew did a fabulous job on the roof. Everything was done with detail. Some of our gutter sections weren't easy to put in because of other structures, but they got them in. Nice job! We had a small leak due to an unused pipe going up through the roof. Miguel and his crew came on Monday morning and went into the narrow attic crawl space to saw off the pipe, which was great. They pulled the old flashing and installed replacement shingles. We were very pleased with the job and the fair price. I had a leak in the patio above the garage caused by old/faulty drainage pipes, causing black mold buildup in the sheetrock in the garage. I had a number of contractors come by, including Miguel - Royalty gave the fairest price, as well as providing options for better waterproofing materials, which I opted for. He also left the strongest impression on me that he knows what he's doing and can get the job done. The project ended up getting delayed multiple times due to weather - Miguel patiently worked with us to wait for a clear weather period, as well as tarping the area to prevent further issues. They removed the old drainage pipes, completely replaced the plywood flooring of the patio, resloped the surface to run water off the sides of the patio to the side gutters, and added metal flashing and waterproofing material coating to prevent any further leak issues. Inside the garage, they cleaned up the mold buildup in the insulation and sheetrock and replaced the old materials. The gutter running along the front of the house, which was bent and was not draining correctly prior to any of this happened to fall down overnight just before they started work - they took care of that too. Other companies I had contacted to do my roof made it clear that any extra work, ie dry rot repair, downspouts, etc. would cost extra and be added to my bill when they finished. Royalty made me a quote and stuck to it. They did an excellent job in replacing my roof, giving me new downspouts, (even a couple of added new ones for better drainage), and fixing dry rot that I had thought would have been problematic. I went with Miguel to put a new roof and gutter system. Miguel was wonderful to work with communicating the whole time with us. One big thing that I really liked was that everything was included in the quote, most places will give you a quote but only include 1 sheet of plywood to repair any dry rot so anything more you will be paying for both material and extra labor. read more

I wish I could rate 6 stars. I'm old Orinda , so not as wealthy as my neighbors, and got multiple quotes and advice from others before selecting Miguel at Royalty to redo my entire 30-yr old roof. He was not only the best price, but identified more scope (all new rain gutters, replace damaged eaves and rafters, new roof vents). Most impressive was the speed with which I got the quotes and got the work started and completed. His crew is large and hard working. Things changed like magic each day. He definitely knows his stuff, for example, using a rain gutter extruding machine to do the entire perimeter in a day. His communication is fast and excellent, and when one downspout was in the wrong place, he relocated it no problem. A wonderful experience for what, to me, was a big deal project. read more

During a recent storm, a leak started dripping from a ceiling into our dining room. There was some standing water on an outdoor deck directly above it, so we knew that's where it was coming from. We requested a Yelp estimate from another local roofer/waterproof specialist and clicked on the button which also requests bids from other similar companies nearby. I'm so glad we did that or else we would not have got one from Royalty since we were looking in SF and they're based in the East Bay. We ended up having three contractors stop by to check out the leak and give us estimates. Miguel with Royalty gave us a quote that was HALF what the others bid. We were a little apprehensive since Royalty didn't have any Yelp reviews yet. But Miguel was fully licensed and explained that he's been in the business many years but just recently started his new company. At his price, we decided to take a chance...and everything turned out great! Miguel and his crew opened up the ceiling and discovered damaged insulation which likely would've eventually resulted in mold. They replaced the insulation and repaired the ceiling. They also added a waterproof seal to our deck to prevent future leaks. There was one small issue with the interior paint color not quite matching, but Miguel came back and fixed that right away with no additional charge. His website says his work is guaranteed so I'm sure if we have any other issues with the repair, Miguel will honor that. I would not hesitate to use Royalty again for future projects. read more
