I've done about a dozen projects worth over $500,000 with Mike and Property Pros in the past twelve years. From small jobs like fences and landscaping to medium jobs like bathroom remodels and electrical rewiring to an entire 1 bedroom ADU and kitchen remodel, their attention to detail and quality is excellent. Some of these reviews are off base and have to do with poor communication on the part of the customer. When you want a contractor to bid a project make sure you know the scope or talk about it specifically before the bid happens. Mike is fair and his team has done great work. I would highly recommend him and have come back to him for the quality and the fact he has never disappeared on me the way cheapest bidders can do. NO! I can't recommend Mike! It was the communication always deceiving! I'm just renting the house. But his scheduling took over a month for repair & painting jobs at this small house is ridiculous. He will schedule days yet his part time painters worked only 3-4 hrs a day & skipping & Mike won't say anything nor updates. One day we're on phone talking & he taught his workers are at the prem until 'confirmed they not there nobody working, hahaha! Lmao! Then Mike will cancel days due to humidity ( he can't tell the allowable humidity for painting) there were only 2-3 separate shower days that rained & the rest sunny & warm. I have consulted other painting contractor & found that those days are okay to resume paintings. What does that mean? Part time painters can't work longer hours to get job done. Mike never considered the inconveniences we tenants are experiencing, we have to clear our driveway every time he set schedules. But.. ended no workers show up. Then he sent them one Sunday morning unannounced we still asleep & his worker like " move your truck move your truck"we gonna work!!! There's no empathy at all. He always wanted weekends, hello don't you have life with your family & you bother us! How about us some privacy & respect! As they say, it's not how many years you are already in the business but it's that we expect professionalism & respect. We had an incredible experience working with Mike and his team on a custom hardscape project in our front yard, and I couldn't be happier with the outcome. They helped us create a custom concrete walkway with artificial turf laid in a herringbone pattern, perfectly matched to the slope of our yard, and integrated low-voltage lighting that looks stunning day and night. I've hired many contractors over the years and come to find that you're not just paying for labor--you're paying for expertise, judgment, and most of all, style. Mike brought not only deep experience as a contractor, but also exceptional taste and design sensibility--something that proved invaluable through the many tiny but critical decisions we had to make. Mike helped us avoid costly mistakes while landing on choices that elevated the final look. For example, we debated precast pavers vs custom poured concrete, added or natural color concrete, brushed or smooth, etc. Mike's advice was always thoughtful, practical, and grounded in experience--and it led to a result that's both beautiful and durable. He even brought in an expert concrete finisher to ensure the surface was smooth, level, and free of dips or rough edges. The final product looks high-end, modern, and clean, and it was all completed on time, just in time for a big event we were hosting. One of the biggest advantages of working with Mike is that he's personally involved in the process, easy to work with and eager to keep communicating to understand exactly what we wanted. And his crew, especially Max, was equally impressive. Max is also great at communicating and is a creative problem solver who was on-site, engaged, and clearly just as committed to getting the details right. We had a complex set of challenges: sawing out old concrete, building a new 3-foot landing, grading for proper drainage, waterproofing the foundation, rerouting a sump pump outlet, and constructing a new retaining wall. I was impressed with precision required for building forms for concrete pavers that perfectly matched the slope of our front yard but that were level when they reached the front steps. I would not recommend Mike and Property Pros. Mike and team replaced all our windows and sliding glass doors 3 years ago now. The first heavy rain revealed a small leak above two large windows (new construction install). They came back and put flashing over the two windows. Six months later during some large rains, water leaked into our dry wall, causing cracking in the base boards all around these same two windows. After our property insurance mitigated the water damage, we did not want to give Mike a second chance to repair the damage. He never accepted any of the blame and didn't help pay for our repair costs or for the insurance company's costs. Unfortunately, every sub-contractor he referred our way was fantastic and his individual employees were all great. The problem is Mike. He is a terrible communicator. He talked down to my wife, despite her knowing more about house work than me. If you expect clear communication, sound advice, or someone who will respect your house like their own, hire someone else. read more

I would give no stars if possible. I do not recommend this company and will never let him or his guys do any work on any property I own. It was a huge mistake using him. Just issue after issue. When we started the project Mike was responsive and was helpful (to get the contract), but as things progressed his attitude and attention to detail declined significantly. Mike and his crew will take any possible shortcut to complete the job and his quality of work is terrible. He barely oversaw the job and when we would ask questions he'd become defensive. He wouldn't take the time to explain what he was doing and then would become impatient and frustrated when we asked why he was doing what he was doing. I constantly had to be monitoring his guys (which is what he should have been doing) because they just don't seem to care about the quality of work. Used this company to update our old house that we were preparing to sell. I have never had such an unreliable contractor in my life. Started the job in April and was not finished by the end date...August. Did not show up when Mike told us they would, this happened daily. We were there painting and replacing things every day, and keeping an eye on his workers,who were were unreliable. One guy who apparently had just gotten out of prison emptied the cement mixer into the garden, and the cement step they made was crooked. Mike ordered the wrong cabinets in dining room even though we went to cabinet warehouse with him! He told us (separately) different stories. When the electric was done we discovered the heating system had not been wired! I could go on and on! To top it off, the advice is to pay a contractor 1/3 to start, then 1/3 in the middle and 1/3 at finish. He put a lien on our house because we were waiting to have some flooring holes fixed and a few other details they neglected! So we paid Mike and they never showed up to redo their mistakes. We hired Property Pros to remodel two very 70's bathrooms. Mike was responsive to questions, provided a very detailed and cost conscience quote, hired reliable and qualified sub-contactors and stayed relatively on schedule. We are very satisfied with the results. Additionally, when our heating system failed, Mike provided a detailed quote and hired exceptional sub-contractors to do the work (unfortunately for them at the height of a summer heat wave). Again, extremely satisfied with the work. Communication is paramount during any construction/renovation project and Mike was responsive to our questions and any concerns raised. read more

While I was doing some prep work on my house, I discover the siding on my chimney was warped and rotted on two sides. I called a contractor who was referred to me by my neighbor. I had viewed the siding repair work he had done and it looked good although the repaired areas were not caulked. This contractor estimated a fair price to replace the siding but he was hesitant about the chimney height and was looking for a short cut to repair the damaged areas. I decided to get another bid and just happened to spot a Property Pros ad in the newspaper. I called Mike Luciani for a bid and set up a date to provide an estimate. Mike arrived on time, surveyed the damage areas, and gave me a written quote on the spot. His quote was almost identical to my first quote from the other contractor but Mike was much more thorough with his approach to the repair and displayed confidence to have the job done the correct way. Mike responded to my inquries about the job both by phone and email and arranged for Oswaldo to do the work less than a week later. Mike juggled his work schedules to fit my job in since I had a paint job scheduled afterwards. The job was a two day job but upon removal of the trim, Oswaldo discovered and I confimed the presence of rot along the back of the chimney as well as the front. So I ended up having to replace all 4 sides. Mike provided a very fair quote for the additional work and the job was completed on time despite some surprises along the way. The siding panels were pre primed, the trim was pre-primed and premium quality (cedar 2x4's) and all joints were caulked. Upon my inspection afterwards, Oswaldo was very accomodating with some areas that needed more caulking. Both Mike and Oswaldo acted very professionally. Communication with Mike and Oswaldo was excellent, price was fair for the work being performed, the quality work was very good, the work was done on time, and customer service was excellent. What more can you ask from a contractor ? Needless to say I would not hesitate to call Mike again should the need arise. read more

I am very satisfied that I chose Property Pros to do the energy and electrical code upgrades, as well as the exterior painting on my Arts&Crafts bungalow. His crews were clean, efficient and considerate and were there when they said they would be. The subcontractors he used for the furnace and window installation were top-quality and if there were a slight problem, Mike resolved it in a timely manner. When his electrician, Osiris, was doing some work, he discovered a potentially hazardous problem that was a remnant of work done some time ago and they offered a solution. When County of Alameda Redevelopment imposed a tight deadline to get the work completed, Mike went out of his way to ensure the work was complete in the allotted time. Mike, the principal, is very helpful and will make suggestions and will let us know if something can or can't be done. He has a lot of experience, and has done this for a long time, so we trust his opinion. His guys are hard working and trustworthy. I have no trouble handing over a key, even to do inside work when we're not there. If Mike tells you, he'll have the job done by Friday next week, the job will be done on or BEFORE Friday next week.
