Nothing pure about this tainted company. I would not recommend renting through Pure Management (formerly KBT). From the beginning, maintenance issues were handled poorly. Within our first couple of months, our shower clogged. Maintenance hired someone to snaked the drain. They pulled out some hair, and charged us for it. Meanwhile, they ignored the fact that the shower wall was peeling thick plastic into the bathtub where my toddler bathes. They never believed those plastic chips were contributing to the clog. I was repeatedly promised the shower wall would be repaired by Kimberly Prindle & Joseph Estafanous, but when management changed, I was told by Kristin Gentile that there was no record of those promises, even after I provided documentation. Our refrigerator never worked properly despite three repair attempts. It either froze our food or let it spoil. Eventually, I bought my own thermometer and figured out how to work around the problem because it was never fixed. We also paid for a service that included A/C filter deliveries, which eventually stopped. When I asked about it, Pure simply told me to contact a third party myself. If I'm paying Pure for the service, why am I doing the follow-up? When we gave our 30-day notice, they suddenly required professional cleaning with a receipt, even though that wasn't in our original lease. I also requested to end our lease just 12 days early due to an emergency, and they refused any flexibility despite their repeated failures to resolve issues during our tenancy. Eventually, Kristin and her team that were cc'd in them, just stopped responding to my emails. I didn't think that was professionally of her. The overall impression is that once you sign the lease, you're just another account number. Communication was poor, documented promises were ignored, and customer service was disappointing. Ive been going back and forth with them asking bunch of questions calling back to back for certain questions I have,, then Julian who I spoke with in the beginning helped me so much and from the beginning I had a billion questions and he answered everything and was so nice with me and patient and understanding. He gave me the phone number to the applications department and I was able to speak with Seth who was soo sweet and helpful and patient with me and answered all my questions. I have had a lot of property managers, but none so far have been as terrible at communication as KTB. They rarely ever respond to emails and when they do, they avoid questions. Then they come back to you saying you didn't provide them paperwork they requested even though the proof is sitting in your outbox. And when you respond by sending it again, they ignore you and don't confirm they got it. The manager we had before they transferred our unit to KTB was awesome. It is very unfortunate that they did because not only do they suck in the ways listed, but they also start charging you for services that were previously provided for free and try to trick you into calling it a care package. Don't rent from them if you can avoid them. Edit: Bob for some reason thinks when I refer to past emails that I'm talking about the email I sent at the same time as the Yelp review; the email and Yelp review which were both to concern my frustration at the lack of communication. It's an absolute joke and I have to think he has no idea what is going on at his company. As for the filters, YES we did receive them for free before and our previous manager even sent someone to install them for us for FREE. When KTB took over they raised our rent at the beginning of the first month of the lockdowns when people were losing their jobs, and added an additional charge for the same filters that were previously free. "Unfortunately, the answer you received may not be the answer you want." Yeah Bob, typically 'no answer' is not the answer people want. Maybe consider why so many people review you negatively and why your overall rating is so poor. Might have something to do with the way you respond to your tenants. read more

Not surprised to see all the terrible yelps. This company took over my lease from a private party landlord and their first order of business was to raise my rent $450 per month!! Is that even legal? Then, they send someone over to inspect my carpets without an appointment. The dude just came to my door and rang the doorbell and asked to come in with no notice. Again.... legal?? And just today I submitted a request for pest control. My prior landlord and the owner of this property made sure to have the pest guys come twice a year.. please see their response in the pic below... great customer service KTB. Update: first of all Bob, you're an idiot. This was supposed to have been posted months ago when I actually made the request for pest control but for some reason it did not post until now. You know the situation, dont try to pretend that I'm requesting pest control on a property I no longer live in. You're a joke! Worst company on earth to rent from. This is the first year my husband and I are renting through a property manager for a rental home. I am so so so sad the owner of our rental wants to move back and we have to move out because it has been so wonderful working with Bob and Kim. They were extremely responsive for any type of repairs and partner with good vendors. Sent emails when their offices would be closed. Excellent communication. Bob and Kim were even trying to help us find another rental, which they didn't have to do. They have been such a pleasure. Tenants, please proceed with caution when renting from KTB. Or, better yet....avoid them altogether. In March, rainwater started pouring into my apartment through the closed living room window. KTB's building was not properly sealed from the outside, and for 2.5 months, there was a constant stream of rainwater dripping onto my window sill. My furniture, years of personal artwork, and the carpeting by the window got soaked in the process. After notifying Kim of the first occurrence of water damage, all that KTB managed to do over 6 weeks time was send workers in to install extremely loud industrial fans in the living room on three separate and unsuccessful occasions. This solution was comically ineffective because the rainwater continued to pour in. When I complained, they had workers hang a flimsy tarp from the roof that completely covered my window, allowing no natural light into the main portion of my house until the end of May. This also did not keep the water out, as the tarp frequently blew onto the roof during storms, and water continued to pour in. By April, if I pressed on the wall around my window, it would crumble like clay from how saturated it was. Darkness, extreme noise pollution from the fans, and soaking wet furniture for 45 days. This entire time, no one from KTB personally came to assess the damage or the severity of the situation. They instead made me solely responsible for overseeing workers' repairs, which meant I frequently had to leave work as a full time preschool teacher to let workers in. They once tried to charge me $150 for missing an appointment that was never even scheduled with me! Kim frequently told me that because of my limited availability, it was my fault that the repairs were taking so long to complete. On top of the negative impact this living environment had on my sleep, health, and mental wellbeing, KTB was holding me responsible for overseeing repairs on their own building, which they clearly hadn't noticed was falling apart due to their complete lack of involvement in the upkeep of their properties. During this time, I was lucky enough to be able stay at various friends houses on and off. Unfortunately, my roommate did not have the same access to alternate housing, and had to stay in the apartment for the entirety of this experience, including the day they did asbestos work, and the week that they had an "asbestos enclosure" in our living room, which was just a couple of thin plastic tarps taped to the walls. We received no reimbursement whatsoever for being displaced, or for the inconvenience caused by these horrible living conditions. Kim later used the fact that my roommate had no option but to stay in the apartment as the reason why we didn't deserve any reimbursement. Upon move out (one month after repairs were finally completed), I was charged not only a $500 carpet/cleaning fee, but a $50 fee for re-caulking the bathtub (???), and most noteworthy of all, a $300 fee for a balcony screen door that was already broken when I moved in. Kim told me this door would be promptly replaced when after I moved in and it never was! When I saw this $300 charge on my move out bill, I laughed. I couldn't believe that they actually had the gaul to charge me with this. In all four of my previous perfectly functioning residences, my landlords and property managers have taken repairs into their own hands, as it is their assumed responsibility to their tenants and properties. It became very clear to me that KTB isn't at all interested in maintaining the functioning of their buildings, nor do they care for their tenants' quality of life. They put in as little effort as possible, while using vague legal minutia and scare tactics to milk tenants of their money, energy, and time. KTB: Instead of investing your time in some superficial rebranding, calling in favors for 5 star reviews, and responding viciously and defensively to any complaints against your company, why don't you reassess the house of cards you have built for yourselves? Initial Feb 2016 move-in was an easy and painless process. My roommate and I met the owner at that time and she was wonderful/sweet. In August/September 2017, my girlfriend and I decided to move in together at a separate place, and also get engaged and married the same year. I remained signed on the lease at the KTB Property, and ended up adding my 18 year old brother to the lease. Because of his lack of rental/credit history, Bob requested a co-signer and an increase of security deposit from initial $1700 to $3000 total (all money paid by me). During the entire term of the KTB property lease so far (1 1/2 years) my roommate and I had always paid rent early. When adding a family member to the lease, remaining on it myself, it seemed odd to need a co-signer and additional $1300 - but Bob said the owner had requested it. I also paid a $195 lease change fee and $195 walkthrough fee. Those fees had been $150 each on the original lease, which is what I was legally obligated to pay, but I didn't fight Bob when he quoted me the higher numbers after previously quoting $150, it had already taken a bit of work to get everything lined up. Things then ran smoothly, We gave notice for a Feb 2018 move-out. Everyone was moved out of the property by the 10th of Feb, with the lease continuing until 28th of Feb. On the 14th of Feb I emailed our signed form asking for an inspection prior to moving out. On Feb 20th I sent a follow-up due to no response. A manager scheduled a walkthrough on the 22nd. At this point we'd had two prior walkthroughs with KTB. Both times they took pictures of the entire property, along with notes of any defects. When the manager arrived on the 22nd, she didn't have prior walkthrough notes/pictures with her, it was her first time visiting this property, and she did what she called a "visual inspection". She couldn't compare the property to move-in, and didn't give me a documented list of cleaning or repairs. At this point I had $3000 in security deposit for the property, but no guarantee of what might be deducted. I emailed the company late afternoon on the 22nd. My main concerns being 1. The inspection didn't compare the house to move-in pictures or report 2. There wasn't an itemized statement of repairs or cleaning generated 3. Without the itemized statement we didn't have a legal document to work from to cover all cleaning and avoid deductions from the SD. The manager emailed back on Feb 26th. "Our meeting was a visual inspection and we covered everything that was needed. I was thorough and clear as to expectations based upon my observations and experience of 30 years in this industry... A final walk through will be conducted and report will be generated after key are turned in to our office. Your move in report and final report will be compared to determine your responsibility, if any at that time." I emailed and quoted the CA Civil Code in regards to the tenant's legal right to an initial inspection (and what that covers) and also wrote, "As you mentioned during the visual inspection, Bob will be the one that does the final inspection, and without an itemized statement from an initial inspection there is no documentation given to us as the tenants that can be used to show we have met/attempted to meet any standard related to cleaning or repairs between the time the property was visited by you and the final inspection completed by another property manager." With no time remaining for an initial inspection, I requested a copy of our move-in report, so I could make notes on the property compared to move-in. The manager sent me a copy of the 2nd move-in report from Sep 2017 when my brother was added to the lease. I wrote back and requested the original move-in report from Feb 2016. Bob was on the email chain at this point and wrote, "The first move in report is no longer needed due to the fact that a new was generated when the new tenant moved in. Why would we use an old report? It leaves the new tenant at a disadvance to damge that may have been incurred at the property prior to their move in." (misspellings his) I explained that returning the property to the same condition as move-in required the move-in report from when we became tenants 2/16. Bob attached the original move-in report to his next email but wrote, "I and my legal counsel fine it fascinating that we have to have pages and pages of email debate, when all you have to do is clean the property. We move out and move in hundreds of tenants a year, and 99% of them can follow simple directions." Bottom line: Unprofessional company. KTB does not care about the tenant, and will make excuses for not doing things they are legally required to do if requested. Bob will also use putdowns like referencing that other tenants can follow simple directions, when all I asked was for something that was my legal right. They showed they do not care about legally complying with a requested Initial Inspection (CA 1950.5). read more

I usually don't leave bad reviews. In fact, there are only 3 other reviews I have done and they were 5 stars. However, I can not in good conscience pass up the opportunity to warn other people about the lack of communication this property management has shown. I can start off by saying they took over from the owner, I want to say in November 2019. We paid rent by the 5th before and they wanted to change policy even before implementing a new lease. In their defense, they didn't charge any fees if rent was paid by the 5th but not before a mild attitude from Bob. When signing a new lease in March 2020 there must have been a breakdown in communication because they only had myself and 1 other listed as tenants. So we had to remedy that. There was also other fees and raised rent right at the beginning of the pandemic. Luckily, during the last year of tenancy was without any real incident at least until move out. Looking at the lease there was no specified amount for the security deposit that we had for the apartment. My roommate inquired about it and there wasn't really a definite answer or a copy of the previous lease produced to us other than just saying after some time that it was $500. That aside, I understand cleaning and leaving the apartment in good condition. They even provide a contact for cleaning and carpet cleaning services. We used the cleaning service because of the guarantee that it will be to their standard. Now my roommate has went back and forth with Bob in his own review and they could possibly say well the lease we signed says we have to get carpets cleaned but the facts to me are that they have no idea what condition our carpets were when we moved in. We were going on 3 years there and our bedroom carpets didn't have damage and were cleaned by the cleaning service they recommended but not professionally cleaned like they wanted. How in good human decency can you ask people to pay more money to clean carpets you 1, have no idea how they were when we moved in, and 2, they have already been cleaned and have no damage beyond almost 3 years of normal wear and tear. Even then the carpets were virtually the same as when we moved in. There was no damages in the itemized deduction from our security deposit, just a carpet cleaning fee because we didn't get them professionally cleaned. I definitely feel like there is communication issues here and that this company does try to squeeze every penny they can from people. I would take notice to some of the other negative reviews as they are probably very closer to the truth of how this company operates. Lastly I will say, the conversations I have had with Kim have always been polite and she has been mostly timely with various things. Edit in response to Bob's response below: 1. There's a reason you get bad reviews and it doesn't have to do with people not getting their way. People just don't get together and collectively try and pick on you personally Bob. You have a not so great attitude and that has nothing to do with me "not getting my way". You are clearly upset you can't control personal reviews. Kim was great, you should really think about letting her handle ALL customer relations. 2. You keep talking about signed documents but you couldn't even produce an accurate lease document when we signed initially. Also you guys clearly lost the information about the security deposit from the owner you took over for and couldn't produce said document to begin with. Even just an answer saying we never received it from the previous owner would have been acceptable. 3. Since you're all about the fine details in documents, your property management company wasn't the company when we moved in so there isn't a way for you to even know about the state of the carpets before we moved in. Unless of course you somehow manage to just have that information and nothing about the security deposit? Do you see where I'm going here? P.S. Asking people to check out YOUR own website is literally the definition of Bias information. People should look everywhere for reviews and I hope they are smart enough to read between your lines. read more

I have 4 adults in my household and I was charged for $180.00 for Credit Report. On the application, I was told that it will take 2-3 days and I will be notified regarding my rental application status. I submitted my application on August 19, 2021. Today is August 28, 2021 and I have not heard anything from the Agency. On August 27, 2021 I called Bob Thomas after after 5 PM and spoke to him regarding my application status, and he just yelled at me. Online application may just be a scam. I find it very funny how they cater to the side their bread is buttered on. They are very nasty, and non responsive to their tenants. (you should really be careful how you treat tenants who maybe become home owners or potential homeowners or know of some who could refer your business except for your unethical and bad business practices. Outside of being non responsive and derogatory they charge for parking passes if the unit has limited parking and don't assign them correctly they mess up its your expense. they refuse to have units cleaned prior to move in and don't clean carpets, most landlords are non responsive to things that should require attention. They don't deserve the one star, and I own properties and would never us use them. I notice that they respond to owners that have given positive feedback and nothing to the tenants and loss of income to an owner and potential damage to property due to neglect and lack of addressing issues. I will be filing complaints with , NARPM, BBB, Consumer affairs, fair housing, as well looking to see where else i can file a complaint. Funny they would expect better just as good business, but offer less in a business that is total based on word of mouth, ethics, and customer service no of which they practice and the list of bad reviews concurs with that. I have never written a review for a management company before but this company is by far the shadiest, rude, and most unprofessional. I moved into a location on June 9th (10268 Mills Station Rd) without AC, windows locks, pests, barely passing hot waters, etc. I try to resolve the matter as professional as possible. From one manager to the next, up to Bob. This general manager had the nerve to tell me his company reserves a budget limit of $300 to spend on properties. It seems the owner/property manager doesn't care about your living condition once they get you into a lease agreement. Even with the weather condition being high 90s and 100s, Bob didn't even have the decency to supply us with fans knowing that we have small children's. At worst, if you are not literate with a contract. This company will try to manipulate you in every way they can. They will rob your pockets for every service call. Also, threaten you with early terminations and advertisement fees. At the same time, try to lure you into a bad predicament for a lawsuit. I would recommend hiring an attorney to help review your lease agreement or do some research to know about your California tenant rights. EX: If you ever rent a property managed by KTB, be careful about calling for service issues. If there is a preexisting problem prior to renting like an electrical problem. For you to report it, they will charge you a billing cost. What company charges a tenant to come out and fix a housing issue! I would steer away from any properties managed by this owner. He will tell you the BS of the many years of experiences he has. I agree, "the years of ripping off, scamming and bullying customer in business." Very long but important post alert. This weekend this company got hacked and houses were posted to their website and personal information was stolen through this scam. My personal information was taken, so when realizing the property was a scam I contacted KTB to see what had happened. I got a call back from someone named Kim. Starting the call she seemed annoyed, which was understandable once she explained that their server had been hacked. While I am sympathetic to this situation when I tried to ask if they were going to file a report she immediately got defensive, told me I was talking over her, refused to give me any information, and accused me of running a scam. So I then asked if there was anyone that I could talk to further in the office, in person, since I am directly affected by this situation. She again interrupted me, accused me of talking over her, and when I told her how rude she was being promptly said "I'm ending this conversation" and hung up on me. I can understand she must be having a stressful week due to the hack but this was absolutely unacceptable behavior not only from a company and customer service standpoint, but also showed a lack of basic human decency. I'm left at the end of this call with more questions then I started with, and a terrible interaction. Shame on you KTB for handling this situation so insensitive I guess I will update this since I am being called a liar by an owner of a company. Kind of pathetic on their part, but here goes. On the "Available Rental" page on the KTB website there is an option to write an inquiry into a property. This inquiry includes your name, email address, and phone number. This is the information that was taken during said hack that allowed a scammer to contact me. I was told during the above mentioned phone call that this company had been receiving multiple calls about these properties so I'm sure I was not the only one. While not the worst, this is still considered my personal information. The KTB website was the only place I put this info in, not any other third party website. As for the scam itself it was very real, I have filed reports with the appropriate agencies, as I hope you have as well. read more

We have been renting from Bob at KTM property management for over 10 years and I have to say he and his team have always been very responsive and professional. The first house we lived in for almost 7 years and when the owner wanted to sell, Bob and KTM went out of their way to work with us and find us a new property to lease. They were pet friendly which is a huge bonus in my book. So many property management companies won't even talk to you if you have a dog. In both cases we got 100% of our deposit back, they don't nickel and dime you with items that are normal wear and tear. We only moved out because we purchased a new home, and when our closing got delayed month after month for 3 months Bob and Kim were completely understanding. I would highly recommend them!! When we moved out of a Ktb managed property we we incorrectly over charged on items that were pre existing or not our responsibility. Bob agreed and said he would refund the money. It has been over 3 months and I have not seen a check from bob. He will not answer or return my calls, hopefully he will see this post and do the right thing. It is really bad service. I did not received a penny after the tenant have moved in for many months. So I checked the monthly statements. I found there are many issues, e.g., double billings for one service, twice cleaning services, even a bill without any work. When I asked for explanation, Bob insisted all were right and even said the law requires cleaning should be many times before the tenant moves in to make sure it is safe during covid-19 (one cleaning fee is$350). Then he ordered the HVAC, but did not follow the order or tell his decision to the owner. Till three months later, the HAVC company said the owner to pay the bill and got to know that this work has been done. HAVC said KTB asked them directly to get the payment from the owner. When the owner chose to pay the bill by the bank account to KTB portal. KTB charged the owner the credit card payment fee $365. And KTB still delayed the refund over 4 months. read more

We were dealing with a bad string of property management companies before we ended up with KTB. Our 2 years with them ended up being the best experience we've ever had with a property management company. Unfortunately we did end up having to move out because the owner wanted to sell the house, but they were willing to move us to another property they managed even though our situation wasn't ideal. We ended up going elsewhere because we needed a bigger place than they could get us, but we even had our first ever great move out experience as well. Kim was amazing during the whole move out and such a great communicator. I'd highly recommend this company over the other ones in the area. read more

KTB Property took over the management of a house I was renting a couple of years ago and I was a bit nervous of how that was going to go. I called them to introduce myself and ask a few questions and they were great about getting me all the answers I needed. Maintenance requests were handled in a timely manner and submitted with ease through their online system. Rent/utility payments are also done through this system with no charges if you use a checking account. Fast forward a couple of years and things continued to go well until recently when they notified me that the owner of the property I was in was going to sell and I would need to move. This was of course not the fault of KTB, but since we've had such a great relationship, within a week, they were able to find another property in their network that was suitable for my family and I and made the transition as simple as possible. I can't say enough good things about Bob and KTB as a whole. But, the person I've worked with the closest over the last few months was one of their property managers, Kim. Kim is absolutely fantastic and there's no way I can thank her enough for all of her time and help! read more

Stay away .... horrible experience. As an owner not a tenant I feel compelled to leave a review for prospective homeowners looking for a property manager. I agree with many of the reviews below KTB seems to be looking at every possible charge to tenant and landlord as a way to bring in revenue. The experience started badly when owner Bob flaked on our initial appointment to sign the management agreement, he claimed he was "double booked", obviously mistakes happen but with no call and no show, we were left very frustrated. Should have gone a different direction at that point. There were a number of other disagreements about their policies to which Bob always had a pre canned answer at the ready, for instance Bob insisted that he keep the tenants full deposit for the length of their stay. When I pushed back, respectfully asking among other scenarios what would happen if KTB went out of business, leaving me on the hook for the deposit, his response was what if my wife and I got a divorce, then he could be left on the hook. We definitely should have gone a different direction at that point. I used KTB's services for about 10 days most of that time, the marketing I was paying for was down on every website but the KTB site. Bob explained that was beyond his control. When I pressed him I received an email stating I had to much time on my hands. Not the service I'd expect when paying $1,500 for marketing. Furthermore the proof that they weren't executing as they should is the expediency in which we got it rented once we took over, and the days I marketed it the site was never down. In another example I explained to one of Bobs people that I had the locks changed after we took possession of the property so I was shocked to find they changed the locks (again a money grab by them), however it got really weird when bob explained I would not be getting a key to my own property. Keep in mind this was all while it was still vacant. Important to note they do not work on the weekends. I received the bulk of my inquiries over the weekend and the showings were set up on the weekend. In fact once I took over the listing two prospective clients said they were never contacted on their weekend inquiry through KTB. One of those clients ended up submitting an application. This is inexcusable. I took over the listing and rented our property within 5 days, we found a fantastic tenant and I'm so thankful we parted ways with KTB. I never write reviews but felt compelled.... my advice is stay away from this company. read more

Stay far away from these guys. They're crooks in in the worst way. Will charge you for every little thing (whether your responsibility or not) and still expect the most out of you. When I left the property, my wife and I made sure to leave everything up to par for inspection. HOWEVER, after we left altogether, we found charges of trash removal, toilet inspection, and carpet and house cleaning that were never in the initial agreement. I made sure to call Bob Thomas right away in regards to the property and had a good 30 minutes of telling him all the charges that were out of line with the property. He then stated that it was my responsibility to hire a proper cleaning company to make sure carpets were professionally cleaned and walls had no marks. NOWHERE that I've ever lived in, has EVER required their tenants to hire professional cleaners to clean a carpet that had normal wear and tear. The property had a ton of issues that we as tenants, were expected to pay out of pocket for and not once were we ever updated about our property manager leaving and her replacement coming. All in all, these guys are ridiculous and are thieves. DONT rent from them!! Because I didn't explain enough for Mr. Bob T; Bob T. Clearly doesn't know the apartments that he's renting out. The apartment was a mess BEFORE I moved in! I literally had to hire my own cleaners literally the second week living at the apartment because my wife was getting rashes from parasites found in the carpet! By law, the carpet is to either be replaced or properly cleaned BEFORE the time of move in with validation stating so! And nothing in any contract ever states that normal wear and tear is not to be expected.None of that information was given to myself or my wife (We asked and as tenants had a right to know). The out of pocket expenses? The wiring of the apartment itself! I was literally told by PG&E that I would be having shortages due to malfunction in wiring for the entirety of my lease. I then contacted KTB to ask if they would have someone come out and fix it, and was told I would have to pay out of pocket to have it fixed because it "wasn't their problem." SO, move out day fast approaching, I clean and polish every surface better than received followed by vacuuming and dusting and leave for the day. Next day after a walk through with an "assistant", I'm told, trash is found on patio AFTER review of apartment and that there is dirt on the carpet, AFTER I leave. When signing a lease, you are given standards to uphold, stating that the apartment shall be returned from which it was received. I've lived in enough apartments to know rights and expectations to know what and what not to do. These people are scam artists out to make a quick buck. Before moving in, we looked at another apartment by the same company might I add, smelled like an ash tray with wooden flooring. DISGUSTING. That should've been my first sign! So yes, I wrote a bad review. And instead of taking and acknowledging that these apartments are less than "high standard" Bob T., instead acts like an ignorant piece of trash and blames the tenant. DON'T rent from these guys. They'll make the landlord the money, but the tenant literally gets screwed in the end! read more

Bottom line...As a tenant, I would steer clear of KTB in lieu of the many other companies and individuals out there willing to rent similar properties at similar rates. If you're a landlord, KTB is probably great as long as you are aware that if you get a tenant with cash to burn and an ax to grind could skewer you in court. In the words of the lawyer who I had review it the lease agreement is, "overly complicated and contains unenforceable clauses" and is "overly favorable to landlords and potentially deprives tenants of certain rights". More details: Our tenancy began well, but ended terribly. Bob was very kind, helpful and eager to get us into a rental. He even came to our house to pick up the paperwork! Then, on move-in day there were still landscapers in the backyard completing laying sod and we were told to avoid the new grass for 3 weeks. Well, we have a dog who likes to go outside and of course that couldn't happen. On top of that, the place was FAR less than clean. We contacted Bob about the condition of the house and included photos of the dirt, dust, and grime that we moved into, and his own words were "You shouldn't have even been able to move into that place." Not exactly what you want to hear... Well, we paid someone to clean it to at least a livable state and he had the owner reimburse us for $200. It was only two months and we had an ant issue. These ants were EVERYWHERE. When we reported the nuisance to Bob and his staff, the response was to "spray them and wait for the cooler weather." So that's what we did. When the issue continued, we continued to notify KTB and their response was "It's nature. We can't control nature." So I wrote a letter giving them 30 days to fix the nuisance problem or I would pay for an exterminator and deduct the cost from my rent. Wouldn't ya know it, they had a pest control person out there within a week! That's 4 months from the first time I notified them of the problem... Then came move-out time...Well, we decided to buy a home with only 3 months left on our contract. When the place we wanted accepted all of our terms but wanted 21 days to close, we decided to terminate early. Bob was not rude, but obviously very frustrated and upset at losing us a month and a half early. He kept trying to convince us that we couldn't terminate early, even saying "the owner doesn't accept your early termination." Excuse me what? Well, when it became apparent to him that we were moving, they gave us a HUGE list of to-dos, basically requiring the property to be in immaculate condition prior to move out. I reminded Bob that the property was in really poor condition when we received it and that we were only required to put it back to that condition. He would NOT budge on his request. Well, when we looked for a carpet cleaner, we used his "recommended vendor" Fairest of All, who, it turns out is colluding with KTB!! I requested certain services and Fairest of All only to receive an email saying that they had spoken with Bob at KTB and they were going to do other additional services because Bob requested them. But don't worry, we will bill Bob for those...???? Um, excuse me, huh? So you are basically going to get you and your equipment there on my dollar and then do other things for someone who has no rights to the property at the time you are there??? When I protested, she told me her allegiance is with KTB since they give her so much business so I can speak with Bob if I have any questions. Basically the same thing happened to a lesser degree with the recommended house cleaner. She was much more discrete about it, but clearly was keeping KTB and specifically Bob Thomas in the loop about what services I requested and when. Finally, it's been more than 21 days since I handed over keys and still no returned deposit or itemized list of deductions. I fully expect to have to fight it out with Bob/Landlord to get my entire deposit back since the place was EXCEPTIONALLY cleaner than how we received it, with photos to prove it. All in all, the home was really nice when we finally got it cleaned to our standards, which are apparently higher than KTB's. The lease agreement is, in the words of the lawyer who I had review it, "overly complicated and contains unenforceable clauses" and is "overly favorable to landlords and potentially deprives tenants of certain rights". Bob and KTB are really not willing to adjust to specific situations, trying to keep a standard for all tenants. KTB is not pushy or overbearing while you live there as long as you pay rent on time, which we did for 12 months. Their electronic system is pretty nice and user friendly. Bob is really prompt about responding to emails regardless of the subject and he answers his cell when/if you call it. But they are less than courteous to tenants if things don't go their way. They pretty much treat you like a milk cow, and when the milk stops...well GTHO. read more

I have had the pleasure of being a tenant of KTB and Bob for about 5 years. Bob has always been prompt. Always returned calls (including Pocket calls) and always handled matters in a straightforward forthright and professional manner. We recently vacated so as to re enter the homeowner world, and Bob true to his word, refunded our entire deposit. I consider KTB a breath of fresh air to have partnered with much of which can be attributed to Bob and his consummate professional business attitude, his true to his word integrity and his follow through. On March 13th I received and e-mail from Kim to let my boss know that his application has been approved, so we moved forward to the next step giving a 30 day notice to his other place. I spoke to Kim and she told me that she was on vacation but she will call the office and have them to communicate with me, same day Bob call me and he was very rude and inrespeful. Even when they said if you are self employed summit two years of IRS 1040's, and year-to-date income showing six time the rent and still didn't qualify because he is missing pay-stub witch wasn't a requirement for self employed. Bottle line I do not recommend working with Bob... good luck working with Bob. Bob: 1- My boss is not my partner, I'm his personal and business assistant; everything needs to go through me before him... 2- Bank stamens are proof of income, you can ask the IRS. This is my second Yelp review for KTB -- actually probably my second Yelp review for anything. We have been working with them since April. Our KTB representative is Kim Pringle and she's amazing. I can't say enough good things about how quickly KTB responds to maintenance requests, and how Kim handles us with kid gloves! She's friendly, outgoing, and very professional. Her clear communication about a maintenance issue makes it easy for me to follow up and to know what to do should something happen again in the future. I just moved into my new home last week and I am so ecstatic about it. the homes are immaculate, cozy, roomy, and affordable (the kitchen is spectacular and makes me want to cook more at home). the property management staff are also so on top of it! I enjoy my landlord very much. Her and I talk all the time and feel comfortable enough to text or call whenever there's a need. She is always available to answer any questions as well as very kind and easy to talk to. I've so far enjoyed working with them and look forward to my future as a tenant here! I am a big animal lover so I would just love to see them be more pet friendly and not have to be so pricy for my loved companion to live here with me. I was planning to get a dog this winter but now i am reconsidering. It is also not permitted to have guests bring their animals over to visit without written permission prior. that would be the only downside as I enjoy dog sitting for my friends and family while they travel. I am a property owner and was introduced to KTB through a realtor friend of mine. I lived in the residence for 3 years, decided to move, and then rent out the property instead of selling. Bob and his staff have been consumate professionals to work with. Highly responsive, attention to detail, fair, honest, and very up to date with the latest legal reforms regarding renters and landlords. Bob attends weekly educational seminars and even presents at them to ensure he's up to date with the latest information in the industry to protect both landlords and renters. Bob has an extensive network of maintenance professional for repairs and miscellanous. KTB performs annual walk through inspections of the properties including a detailed report, which was extremely helpful. KTB was able to find me good tenants, while maintaining a great and fair relationship for both the landlord and renters. Most of the negative reviews are from entitled folks who look to blame others and make excuses for their own problems or if isn't going their way. If a tenant breaks something that isn't normal wear and tear, then the tenant pays to fix it. Normal wear and tear on appliances or larger items is the responsibility of the landlord - it's very simple. The agreements require landlords to thoroughly clean the place before move in, while the tenants are to leave the property in the same condition when moving out. This is fair and basic accountability. Bob deals with tenants and landlords in a fair manner according to the contracts we signed. I'm looking forward to continued business with KTB. read more

Once KTB Property management took over managing the property that I was living at, the issued began. It started with request for some maintenance on the property for leaking roof that caused the water to leak into the house. Be careful when requesting for maintenance, KTB Property; who BOB is the owner will attempt to pass on the cost of maintenance to you as the tenant, by using various techniques such as charging you un necessary fees, and when you contest those fees, Bob will tell you to, "see you in court", From my experience, individual like Bob are very hard to deal with, it is "my way or the highway", if you don't like it, take me to court attitude. Bob tried to force me to pay for the fee by serving me with a "3-Day to Quit" notice in an attempt to scare me to pay it. Bob try to use my rent to pay for the fee and stated that I failed to pay rent. And of-course I did not pay for it, and nothing came out of the 3-Day notice to quit. I decided that I needed to move as I believed that they will continue their "shady" business practices. Please make sure, you, as a tenant know California Landlord and Tenant Laws. To top it off, during my move out, I requested an initial inspection and never got one. A woman by the name of Krystle conducted a final walk through of the property. I forgot two keys and brought it over to her at the property while she was still conducting the final inspection. What I saw and caught their employee doing was horrible at best. Krystle, a KTB Property Management employees went outside and stepped in mud and wiped it all over the carpet throughout the house and spread the dirt and mud all over the tile flooring in an attempt to make it appear that I had left the property dirty. (I assume that they can give their vendors business by charging my security deposit.) As I confronted Krystle, she admitted to the mud and dirt in the tile flooring but played dumb about the mud all over the carpet. It was obvious she purposely setup the dirt and mud as it was evenly spread across the flooring. It was stunning, that KTB Property would be this shady in their business dealing. I was obvious she created the mud and dirt as she had dirt and mud all over her shoes. In addition she broke the oven molding and other items in the property. I have not yet received my security deposit as I had just recently moved. As with other individual(s) who have taken the time to write reviews about KTB Property Management, it is assumed that KTB property Management will continue with their shady business practices and deduct from my security deposit. Future tenant, please beware and avoid KTB Property management. Beware, Bob and KTB Property Management have a group of people that does their maintenance works for them and will work together to SCAM the owner of un-needed repairs and turn around and find a way to charge the owner and the tenant. Many of the maintenance issues I requested never got fixed and they billed me a fee of $300.00 without ever writing me or contacting me. I found out about the fees while paying rent online and it stated that I own them money. I contacted Bob and got the, "See you in court" attitude. To all property Owner's: The repair guy that KTB Property Management uses, Brent will make un-necessary repairs that will not fix the problem, but will charge the owners for it. An example of this was, a leaking roof. The repair guy that came out took apart part of the roofing and replace and repair what he stated caused the leaking roof. It ended up that I was not the problem and the leaky roof was not fixed. I had windows that the lock mechanisms were broken and their repair guy came out the fix it twice and broke one of the windows further and still unable to lock and still the problems were not fixed. Bob is an individual that will be very nice to you when things are going well, but when you have maintenance issues and issues with fees that they decided to pull "out of thin air" and think that he will be reasonable to deal with. He is not! Bob is money driven and care less about the families that live in these properties that they manage. If you are looking for a home to rent, I recommend that you look somewhere else. KTB is horrible. I have been living in a condo that has been over 90 degrees for the last week. I am a single mom of 2 kids, 54 with health issues, pay $1850 ON TIME every month and I'm being told to deal with it and get a fan. If I had a dog, it would be considered abuse to leave it in the condo. My bedroom is on the 3rd level of the condo, and the hottest place at night. I find it unbearable to even be upstairs. Vanessa told me yesterday that they will make sure that the repair man is there in the morning, so that he is COOL.....no concern about the elderly or that this condo is uninhabitable. I stayed in a hotel last night so that I could get some much needed rest and they said they would NOT compensate me. I asked to get a # for the manager at KTB (Bob) but was told I would not be able to speak with him. Kim told me "you are not talking to Bob". I feel strongly that this unfair treatment is discriminatory due to being an elderly female with no male partner. read more

Bad Faith Management! We just had the worst experience with KTB Property Management! Last month, we moved out of a house that KTB recently began managing 12/2016 (but never came to do an inspection). After living in the home almost 5yrs, we received a Security Deposit Statement from KTB with erroneous charges of damages that were there when we moved in & items that fall under "normal wear & tear". We've called, e-mailed & even sat in the office and waited! The representatives Bob was extremely rude, and Michelle ignored us because we didn't have an appointment! Time for an attorney!!! read more
