Armando is basically my wife and I's hero. We were in escrow on a home and needed to close quickly. He was able to schedule an inspection quickly. Suffice it to say - he found everything. He told us everything he could find and told us what he wasn't able to ascertain, and then recommended which specialists would be able to tell us for sure. Long story short - he discovered huge problems with the foundation, which foundation specialists estimated at up to 225k to solve (new caissons on a hillside property). He also found all the asbestos that the old owners had tucked away, the problems with the roof, etc. If not for Armando, my wife and I would have been stuck in a (beautifully appointed and presented) money pit. We are in the process of buying our first home and our realtor recommended Armando, as he had worked with him before and found him to be very good and professional. I can't say how happy I am with his inspection. This is probably one of the most important parts about the home buying process and he was very professional, friendly, thorough, and so incredibly helpful. It was more than worth the $375! Armando never rushed us and took time to point things out during the 3 hour inspection and explain in very simple terms. Our realtor had warned us about inspectors not wanting to give estimates for things, but Armando was able to tell us ballpark figures for how much certain things would cost and whether it was something easy that a handyman could do or if we needed a specialist. He has continued to answer our questions afterwards about building permits, etc and his report was timely and detailed. I was incredibly thankful that he noticed a crack in the chimney and recommended a fireplace specialist to see if the crack was superficial or not. We paid the extra $250 for this and found that the whole fireplace was completely cracked and detached from the building. It is a hazard whether we use the fireplace or not and is up to $15,000 to fix! Overall, I'm very thankful Armando was recommended to us and he is detail-oriented, professional, quick with the report, and very easy to follow-up with. Armando is thorough, professional, and takes the time to clearly explain things. We've used him twice - first for a home that we (thankfully) wound up not purchasing after serious foundation and roof issues were uncovered during his inspection. The second time was recently. Again, his thoroughness paid off as he identified a potentially dangerous furnace in the attic. The furnace was a recalled model - although the spec plate had been removed, requiring us to follow up with an HVAC specialist. This issue *wasn't* noticed by the previous inspection company used a few years ago by the seller. You can be sure that the inspection he will provide will be knowledgable and unbiased. Armando was incredibly thorough, helpful, and genuinely seemed to care that I understood everything that we were looking at. He carefully went over every part of the house, made sure we understood the issues and what were serious issues that would require a specialist. Armando is clearly a very experienced inspector, and I will absolutely use his services again in the future! I had such a good thorough inspection from randy. As a female in her early 20s and buying a home for the first time, i obviously don't know much about homes. Everything in the house he saw he took the time to explain what it was and how it functions. The good the bad you name it. He even took the time to explain simple DIY projects the house could use. Mr. Ramos was referred to me through my Redfin agent. As mentioned in previous reviews, he was thorough, professional and reasonably priced ($350). The total home inspection lasted about 3 hours (1200 square feet, ~ 90 years old). The full report was delivered by email by noon the next day. What really stood out about Mr. Ramos was his personality. He clearly loves his job and is very knowledgeable. He took time to answer our questions in the middle of the home inspection and never rushed through any answers. He seemed to enjoy talking about the house, the issues, what needed to be fixed, what did not have to be fixed, what was normal for a home of that age etc. He is also very good with people who don't know anything about construction (like ourselves) and spoke in easy to understand terms. With Mr. Ramos there are no stupid questions. We appreciated this because in turn, we felt more comfortable asking questions and really got a chance to understand the house. He always had an opinion and gave us good advice. I worked with a home inspector on another home and mostly gave non-answers (likely out of fear of litigation/responsibility for his answers). I highly recommend Quality Home Inspections. I would refer Mr. Ramos to all my friends and family and certainly use his services again if needed. read more

Armando conducted a thorough home inspection in about 3 hours and provided a professional report later that same evening for $325. He inspected the outside and inside of the house, including both sides of the foundation, electrical panel, yard around the house, hardscape, roof, windows, electrical outlets, attic, crawlspace under the house, heater, visual inspection of the plumbing, water pressure, hot water, and garage. I interviewed several home inspectors and found Quality Home Inspections on Yelp, Angie's List, and he was referred by another company who wasn't available for 3-4 weeks. I spent about 30 minutes with him on the phone to understand exactly what his experience and credentials were, what was included, how the inspection would be conducted, and how the report would be prepared and delivered. I was impressed with his professionalism during this interview and his willingness to take the time upfront to explain everything. I showed up 10 minutes early and found him there already inspecting the outside of the house and surrounding structures. Armando came prepared to look at everything, and provided tips (like with multiple pets in my home, I would probably want to replace the filter on the heater monthly) that really weren't necessary but were appreciated. I stayed with him the entire time to be sure I understood everything he was looking at and what caused him concern. After he finished the inspection, we reviewed all of his notes and discussed the things that would show up in the final report. This gave me the opportunity to ask any questions and him the opportunity to show me exactly what he had observed since we were still at the house. The final report was professionally prepared and was in my email inbox later that night. It included detailed notes about the inspection and pictures of everything.
