I am an out-of-state real estate investor, and working with ICON Property Management has been one…read moreof the most frustrating and costly experiences I've had. From the very beginning, there were serious red flags. The management fee presented during the sales process did not match the actual agreement. It felt like a bait-and-switch tactic--low pricing was shown upfront, only to be changed at the contract stage. During our initial interview, I specifically asked whether they handle Section 8 tenants. Rick (one of the partners) confidently said yes, which was a key reason I chose them. However, I later discovered they weren't even actively using AffordableHousing.com--one of the main platforms for Section 8 tenants. When I pushed them on this, they admitted their account hadn't been used in a long time and needed to be reactivated. This was shocking and completely misleading. In reality, they seem to avoid Section 8 entirely. The breaking point was how they handled a rodent issue. The tenant reported it, and despite multiple weekly follow-ups from me, nothing was resolved for over a month. There was little to no communication, no urgency, and no clear plan. As a result, the tenant moved out, causing me significant financial loss--lost rent, turnover costs, and repairs. What made this worse is that ICON was aware the tenant was planning to leave and had stopped paying rent, but they failed to inform me. Even after escalation, Shawna (another partner) avoided responsibility and repeatedly redirected communication instead of addressing the issue directly. Critical information was withheld from me as the owner. After terminating the agreement, things got even worse: * They did not return my property keys * They withheld rent from another unit * They stopped responding to calls and emails entirely This level of unprofessionalism is unacceptable. If you are an investor--especially out of state--do not use ICON Property Management. This company cost me time, money, and unnecessary stress, and created avoidable legal risk.

Absolute degenerates. They don't work, maintain or upkeep the property. Maintenance is never…read moreperformed. You have 5 days to pay rent before a late charge is applied. Nope they apply the late charge on the 2nd day of the month. When I have a scheduled payment, they fail my payment, apply the later charge, then force me to pay the new amount and magically my payment is accepted. No quality of life, no value in any aspect of renting a property from whoever runs it.

Also, when we first moved in, we couldn't get a hold of anyone and they wouldn't answer the phone, nor return our calls. Our water was brown. Once the company was made aware of the issue of the rodents, they sent a really good pest company to address the issue and it was successful. However, when we got ready to move out, we took two weeks cleaning the house. Even sweeping the garage, clearing any garbage, washed walls all except one room, my grandchildren had some crayon marks on the walls and carpet stains. Other than that, the house was in the same condition that we received it. Lawrence Realty would not return our deposit, not even a fraction of it. They asked to see the place when we hadn't finish moving out and hadn't cleaned it. Assessed the place based off of that. Gave us a long list of issues that were inaccurate. Our only problem with this was that we didn't record a video of how the place looked. Make sure that when you move out of their properties that you record a video so they cant accuse you of creating damage that was inaccurate. There are some things that are normal wear and tear and those things were not considered. Simple things like a knob on a closet that cost 97 cents at home depot. Be careful with these guys. When we toured the place, Meghan stood outside while we looked around. Afterward, we were very pleased and wanted to rent the place. One of the walls were blue at the time that we moved in, they accused of painting the walls which never happened.

Everything went great, got the information about putting in the application. I want to note that Tyler mentioned that if another application was processed and approved before ours was processed, we would be able to get our fee back. Did the application and sent in the payment. I let Tyler know that it was in, he acknowledged that. Despite reaching out to him on Facebook Marketplace, calling the management company and emailing, we have not gotten a single update or communication in any form in the three weeks since we have put in our applications! I am of the mindset that we were scammed out of $100 for two application fees. Do better! Edit: A side note I want to mention. The phone number listed on the website and the application I believe is a cellphone that is kept or used by the owner or manager. It is what's used for the Zelle for the application fees. When calling it, it prompts you to say your name and why you're calling, like the iPhones do now. I always gave a pretty good description of who I was and why I was calling, but they never answered. I will admit, I have an out-of-state number, so they may have been confused, but it's unprofessional to not answer that number when it calls five times over the course of a week. Also, if they had even looked at let alone processed our application, they would have seen my phone number.

Pro Tip: Wear muck boots to do your laundry…read more In the last 2 years, the ceiling has been falling in, the stairs have been falling in, there is no AC, the oven has failed, lighting has failed along with pinched wires in fixtures, they refuse to update Receptacles and remain with outdated 2-prong outlets with no grounding, they will ignore emails, have shut off utilities without any reasoning, and have failed at repairing numerous issues in the shower. At this point, the water is just slowly entering into the framing in the wall where the spigot hangs off and the caulking has become disconnected and moldy. Trash was left behind from previous tenants, and the windows are crusted in 6 layers of paint and bugs that require the impeccable force of the Incredible Hulk to open. Same with doors, cabinetry, and walls. My door has been kicked in before and is barely put together with split shims, mismatched screws, hopes, and dreams. Drains clog constantly, temperatures reach 94°F inside, and they prohibit the install of any AC. Not that you'd want to trust the ungrounded electrical wiring to handle high amperage draw appliances anyways. Please do not make the same mistake that I have. PLEASE. Go somewhere else. Save yourself the time, money, convenience, and safety. If there's one thing that my Ex & I could gladly agree upon, it would be that this has been the worst renting experience either of us has ever come across. I say all of this not only as a tenant, but as a person that maintains things for a living. If all my money weren't going to this less than sub-par rental, I would pay you just to not rent from this company.

Lobos management has its good and bad. I will start with the good…read more Good: There are some really responsible daytime customer service members. When I just moved to my apartment in mid-August 2022, a power outage happened specifically to my suite, leaving me totally in the dark. I called customer service the next day, and the lady who answered my phone was straight to the point, told me it was a serious matter, reported the incident, and a technician came to my apartment and fixed the circuit that afternoon. The lady's name is Bethany, and she is the best thing about Lobos Management that I encountered so far. Aside from Bethany, there was also another customer service lady who guided me through the payment site, and I believe I left Lobos Management a 5-star because of that. Now let's go to the bad: Bad: There are two really bad things about Lobos Management that I encountered so far. The first is the emergency customer service line. Emergency service line: As I mentioned above, an outage happened to my suite an evening in mid-August. My intuition was to first call the emergency customer service line to see if they could resolve my issue. However, the Indian customer service member was ingenuine, irresponsible, and non-functional. He told me in the phone call that he would contact a technician, and did not call me back to give me an update after 2 hours of waiting. I stayed up until 2 am that day just to keep waiting outside in the hallway and call him again and again continuously for 6 hours just to ask for an update on the status of my case, but he just kept being so ambiguous and slippery with his response that I could not formulate any expectation on when my case could be at least reviewed. To be fair, I knew that night the company could be short-staffed and that my case could not be processed that night. I even told him that I could accept the possibility that my outage could not be resolved that night but I need him to say it just so I could at least know I could go to bed without a technician knocking on my door at 5 am, but he just kept on being ambiguous and saying sorry. I later gave up hope and went to bed. As expected, he never called me back, and I had to call day-time customer service the next day to resolve the issue. I actually experienced another incident where that specific emergency line was useless, but I just don't want to waste my time listing it out.

Do NOT rent from this place. They nickel and dime their tenants, yet when you ask for something…read moresimple, like a screen for the 1980's windows, you'd think you asked for their first born. They raise the laundry prices in December, for what??? A Christmas present! This place is run by a bunch of morons. Do yourself a favor and stay FAR AWAY!!!!!
