I've tested my home's radon levels for the past few years and they were always in the 2.2 - 2.4 range. This year they were at 16. A coworker recently used Radon Abatement Services and had positive things to say about them so I decided to give them a shot. Setting up the appointment was a simple phone call. Jim came by and gave me an estimate on the cost. He explained what he was going to do, how he was going to do it, and made sure I didn't have any additional questions. On the day of the installation he and his son arrived and did an excellent job completing the work. They did a fantastic job and as before, walked me through everything they did and made sure I didn't have any questions. I also appreciate their use of PVC over aluminum downspout. I was borrowing a Corentium Digital Radon Detector and saw the radon levels fall from 16 to 0.5 around 3 days after the installation. I conducted a home test on a whim and found my radon level was 12.6! I called my county EPA office who gave me a list of certified mitigation companies. Radon Abatement Services was top of the list (and also happened to be the number one Google search). When I called I spoke with Nicole, who did a full phone interview about my property and then told me John (the owner) would be in contact. John called later that evening and talked to me for about 25 minutes about the property, construction, and the process of lowering my radon levels. He really knows what he's talking about, which put me at ease because I had a lot of questions. I thought radon tests were required by law when buying/selling a house - not true in MD. John gave me a couple of options, given the style of my house, and the pricing. I also got a quote via email which detailed all of the work and cost, which was very competitive. The two employees showed up on time and did a great job. The interior work is very discreet and caused no damage to my finished porcelain floor. They left us with two canisters (from an independent lab) to retest the area after 48 hours. The results came back as 0.6 (basement living room) and 0.8 (basement laundry room). I thought the team did a good job installing my radon pump. It works great, is very quiet and my radon is practically 0. But I found my interaction with John Swett to be unsettling. The first time I called him for an estimate I told him I was just getting estimates because I had contacted a couple other companies as well and he went on a verbal tirade against the other radon mitigators in the area - casting himself as the only one who knows how to handle radon. Perhaps. I just found it unprofessional. The second time I called him, I had a question about what installing a pump entailed and he told me to read about it on his webpage. I work in a hospital - I don't have time to fiddle around on the internet and do someone else's job for them. I found this pretty rude - and so did my coworkers because he was on speaker phone. The break room just erupted after I hung up with people basically comparing John to an enema. No one at work wanted me to go with him, but in the end I went with him because he is the only one licensed in the area. The radon pump, after the crew installed it, was initially venting out underneath my upstairs bedroom window. I had to really convince the crew that it needed to actually vent out at the top of the roof and not underneath the attic dormer...I just did not feel safe having radon pumped out from my basement and into my bedroom. By the way, if you want to know how they install a radon pump - it involves punching two three inch diameter holes in your basement wall, and drilling out two three inch diameter holes in your basement foundation...learned this from the crew (Not John or his webpage). read more

The team assigned to my project was pretty punctual, checking in to let me know they are nearing, and arrived within the agreed window. They were pleasant and seemed like they knew what they were doing. At times they called me over to let me know what's going on, and gave me options when possible. In the end, the work they did looked great, and seemed solid. Plus, afterward, John stayed in touch to ensure I submitted radon results correctly to get an accurate reading. They may be good for the initial installation but any follow-up service is less than stellar. Surly technicians, including the owner, are not the thing I need when, after the came out to fix the downspout after a particularly bad storm, they had to come back and fix it again because they failed to do it right the first tome. This company did a great job mitigating our radon issue. They were quick and efficient, and were able to route the pipe through the corner of my garage and then through the roof. They painted the short pipe protruding through my roof black so that it's hardly noticeable. My radon levels prior to their services were not extremely high (3.2 pCi/L), but we wanted to get it lowered nonetheless as the basement will be a play area for our daughter. I ran two separate tests of different brands after the abatement, one of which they provided with the service. Both tests came back at less than 0.4 pCi/L, which basically means the level was lower than the tests could detect. I'm extremely happy with their professionalism and quality of work. read more

RAS came recommended by my realtor and when I called the DC Department of Energy & Environment to ask questions about radon remediation they were also familiar with RAS' reputation. The project at my condo, in Washington, DC, was complex due to there only being one location where the radon remediation could be placed. John Swett from RAS came out to inspect our property twice and then also agreed to participate in a conference call with the condo board president to answer questions he had. John invested a lot of time in our project and when his crew showed up to install the system they couldn't have been more professional or respectful of the special needs of the property and its tenants. The work was estimated to take a full day due to the unique placement of the system and was completed in about five hours. The original radon test, conducted by another company as RAS doesn't perform testing due to the conflict of interest between providing testing and installing remediation systems, measured 4.0. A week after the work was completed another test was performed and the reading was .7. RAS guaranteed their work to produce a test result of 2.0 or less and with .7 I am a very happy and satisfied customer. I would highly recommend RAS and would be pleased to answer any questions a system seeker might have. read more
