I contracted with Marrokal for an outdoor living area remodel. I am a business owner and have done…read moremany commercial buildouts with contractors. I have also done a number of home remodels as a 30 year homeowner. I am reasonable in my expectations on what to expect from construction and understand the challenges with construction. I know that not everything goes perfect and certain issues will happen on any construction project. However, the issues on this project were extensive and beyond reason. The subs they use are of very poor quality with poor oversight by Marrokal to ensure quality. Poor workmanship, poor quality control to address the workmanship, lack of integrity with contracted issues and all led to a poor overall experience and caused me to expend tremendous time and energy in order to achieve a good finished product and avoid being overcharged. Nearly every trade had significant issues with workmanship. The Concrete had a hump throughout the slab that required a week of grinding to allow tile installation and did not allow sufficient weep screed height. The Electrician had to cut out structural joists to install speakers because they cut two of the holes in the wrong place. The stucco had over 60 cracks throughout requiring elastomeric paint due to failure to use a crack isolation membrane which I learned should have been used for the matching smooth stucco finish. The framer did a poor job framing for the fireplace requiring modification. The fireplace installation was poorly done with insufficient vent height leading to 8 months of delay at project end to remedy the issue. Poor finish carpentry work was done by the project manager and should have been done by a finish carpenter. While this was primarily an exterior project, three windows were installed. The interior was left unfinished for a number of months to do simple molding and drywall work which was only 1-2 days of work and could have been done much sooner requiring us to have our kitchen and master bedroom a mess throughout the project. In addition to the workmanship and quality control issues there were major issues with the finance/contract issues on this project. My budget was not even close to adhered to in the planning phase with no transparency until an excessive price was given to me with no supporting detail or breakdown of how it was arrived at. After a lot of back and forth and once the contract was agreed to, there were multiple issues with attempts to charge me more despite a contracted price that covered those items. This included attempts to charge me more for electrical for heaters that was covered under the contract, attempts to charge more for deck pricing after we already signed a change order contract for deck changes, attempt to do chain link fence rather than stucco around back of deck despite renderings and contract/plans that showed a stucco wrapped deck. Ultimately, Marrokal agreed to resolve each of my requests as I was in the right but it took a lot of time, energy and debate with management to get to the result. We are extremely happy with the end result and they designed a nice layout but there was a lot of pain to get to completion.

In 2025, we reached out to Marrokal Construction for a remodel that included a 400 sq. ft. kitchen and new flooring across 1,500 sq. ft. of our home, including the upstairs. We made it very clear up front: we were working with a firm, cash-only budget, and were not open to financing. Marrokal gave us a verbal estimate of $175,000, and assured us that our budget would be respected. Based on that, we paid a $4,000 design fee to begin the process. After the initial design phase, we were told the estimate had increased by $30,000-$50,000, and were asked for another $6,000 to continue. When the final bid came back, it was $280,000, with an expected construction timeline of 6 months. This final estimate did not include the small quarter-bath renovation, which we had discussed early on and were previously told could cost around $15,000--a number we found personally hard to justify. Additionally, during multiple conversations, the Marrokal sales representative repeatedly brought up financing options, despite our firm stance against borrowing. We later received refinance and HELOC marketing materials by mail. While that could have been a coincidence, it added to our discomfort with how the process was evolving. At that point, we chose to walk away, and Merrokal refused to refund any of our design fees. Instead, we worked with Prefab Granite Depot in Kearny Mesa, who: * Delivered a beautiful kitchen that feels custom despite being prefab * Completed a full upstairs remodel, including flooring and the quarter-bath * Finished the project in 5 weeks * Charged us $100,000 all-in, including $58,000 for kitchen demo, cabinets, and installation The rest of the budget covered flooring, paint, appliances, hardware, and the quarter-bath renovation--all delivered with clear pricing and no surprises. To be clear, Marrokal's design team was professional, and their renderings were well-executed. For homeowners looking for high-end, heirloom-quality cabinetry and who are comfortable with a flexible budget and extended timeline, they may be a good fit. But for homeowners like us--who prioritize timeline, transparency, and cost control--the experience did not align with our expectations. We felt the project was structured in a way that gradually escalated commitment before presenting the full price, with little flexibility once payments had been made. If you're considering a remodel, we strongly recommend exploring reputable prefab options first. In our case, it saved us $180,000, months of waiting, and a lot of unnecessary stress.

We did demo, design, and permitting separately, so I can't speak to those aspects, but I believe TR's team can handle all of those internally as well if desired. Overall, I'll start by saying that TR has assembled a great team of thoughtful, knowledgeable, and thorough folks across all trades. I can see why they've been around for over 20 years. Along with this, cost was extremely reasonable and straight to the point, in contrast with the many other GCs we screened during our initial bidding process. From start to finish TR's team was highly responsive and easy to work with, and in several instances went above and beyond what I thought were our agreed upon expectations. Our finished home turned out very close to how we initially envisioned, with probably any differences being our own changing opinions around certain design choices. If I were to offer a few minor critiques, they would be the following , though I believe these are generalizable to the construction industry in general rather than TR, specifically: 1) Timetables/clear schedules can be an occasional friction point, though our PM, Joshua, Teresa & the rest of the scheduling team did their best to give updates when they could. 2) In general, I would strongly recommend homeowners to have a basic understanding of how different trades work.
