We are extremely surprised to read negative reviews, because we have had nothing but good experiences with Rave Property management. We moved in right when Covid shut things down, which was hectic for them. The previous tenants moved out a week late, and we moved in 2 days early, so they did not have time to go over the property and fix what they normally would have before we moved in. That led to more maintenance requests on our part that wouldn't normally have come up, but EVERY TIME, they were extremely prompt and very nice about sending someone. We actually felt bad about needing so many things taken care of, but everyone has been so nice! The house was very thoroughly and extensively cleaned and disinfected before we moved in, which was very reassuring. We love the house, the neighborhood, and the management we've dealt with on every level. On our part, we have replaced a couple of small things like the mailbox and the doorbell as a show of thanks. We make sure to pay our rent early each month. It is our belief that others will treat you the way you treat them. They are human and sometimes mistakes are made, but our experience has been nothing but positive. read more

These donkeys are trash . They will not give you your deposit back . The apartment was lived in . $108 for $10 blinds from Walmart , $176 for trash i actual removed and $40 to mow a 10x15 yard . Then they disinfected the apartment for the next family for $400 I'm sure they paid the $8 an hour maintenance guy to give a good wipe . The rental flooded multiple times and Rave NEVER CAME OUT TO INSPECT the damage. They are awful. DO NOT rent a property from this company. When I signed my lease, Adrian, the leasing manager, was wonderful. He was the epitome of professional. When I had an issues, it was immediately taken care of! 5 starts all the way for him!! The maintenance assistant, Madison, although nice was not the best at communication. Due to some lack of communication between us, there were minor issues but overall, I would give her 4 stars for effort. I am big on professionalism and she definitely remained professional. As I approached the end of my lease, things started to change. My lease was up on 12/31/2019. On December 13 at 9:43 am, I received an email from the city of Round Rock stating there was a huge water leak. I promptly phoned the maintenance line at 9:55 am and texted Madison at 10 am. Rickey, the maintenance manager, responded with a text giving me his direct number and later corresponding with me with his personal cell. 5 star for Rickey!! He told me that the repair was scheduled for...uh...Monday morning on December 15 and that the house was habitable because I can go outside to turn the water on and off to use it...Hmmm...Not going to do it...3 stars. We'll toughed it out, I guess. On Monday, no calls or updates....4pm, 5pm. My roommate texts me, "THERE IS NO WATER!" I texted Rickey and inquired about updates. He states he "was at the house earlier that day and no water to be found except down the curb." I asked, "Is it fixed?" He texted me, "no, it isn't fixed, it is scheduled. We are closed over the weekend and I am off today with my children." I replied, "It was scheduled today to be fixed. You said someone was coming today to fix it. There is a child living in the house. We need water." He responded, "You could have called the main number and spoke with someone. The office closes at 5pm." I just got off work!! It was 5:46pm. Thanks, Rickey for your symPATHETIC advice...down to 1 star. We had to make arrangements to stay elsewhere.... Rebecca, the general manager, accused me of turning the water back on over the weekend. Your maintenance manager said I should (I have multiple texts to prove it) but did I? Nope, because I knew that did not sound like the right thing to do. It remained turned off ALL WEEKEND, draining into the street and down the curb! Long story short with lots of run around and no communication...I was literally left hanging. Rebecca had someone finally diagnose the problem on TUESDAY AFTERNOON, and unfortunately, he could not address the pipe that had busted deep inside the ground that afternoon. NO LEAK, really?? So guess what? Another day without water, another day we are not able to stay in the house. The water leakage was fixed Wednesday afternoon. The landowner agreed to pay $100 of the $157 water bill. Nice...I was appreciative of that. And what about the two days the house had no running water and inhabitable??...no compensation for lugging clothes, toiletries, etc around with children? Did they report it to the owner? Probably not. Oh yeah, Rickey texted me to go outside and turn the water on and off when I need to use it! Hilarious!! So I will be liable for more water leakage and damages?? Negative. FIX THE PROBLEM!! I had the house professionally carpet cleaned on 12/28. I personally cleaned the downstairs on 12/27 and my roommate the day before cleaned upstairs. We dusted, moped, wiped baseboards down, cleaned blinds. I personally vacuumed the fan blades!! We were completely moved out by 12/28 after the carpet was cleaned. I did a personal walk thru and the house was clean. The lawn grass was short. I wanted an in-person walk-thru-- something I always do to prevent unnecessary charges. Could we meet before 9am? "No, we are not open." Can we meet around 4-4:30pm and I'll get off work early? "No, I do not do walk thrus after 3:30pm." **Business hours are 9-5pm, by the way.** Completely inflexible and not accommodating at all. The condo was inspected sometime after 1/7 because Rebecca didn't return from vacation until 1/6 and they had to have the electricity turned back on for inspection on 1/7. Later, I found out Rebecca did not do the inspection because she had other obligations. Huh? So I could have been contacted and scheduled for a walk-thru!!?? Rebecca, gets 1 star for poor communication and and lack of advocating for your tenants!! In the end, I was told by her that I was going to be charged for cleaning and mowing...after the condo was inspected over 10 days after move-out!! I am very disappointed and frustrated with this property management and I bet the owners have no idea how their property was managed and how their tenants were treated! CAUTION!! RED FLAG!! Good management is how you handle conflict and solve problems. Good luck future tenants!! I hope nothing breaks or goes out in your rental!! I have been living in our rental for about a year and a half and I have good and bad things to say. Pros-fairly affordable, I say fairly because they did increase our rent last year and I am afraid that due to property taxes it will go up again. Pro- Nice neighborhood, convenient location for us Pro- we like the actual structure and layout of the duplex Cons: here's where things get hairy. It is currently below freezing outside and our heater is broken. We put in a work order 4 days ago on Friday, and now that it is Tuesday, they have FINALLY arranged to have someone come and fix it, but they cannot be here until THURSDAY. Something similar happened last year. In the middle of summer, over 100 degrees outside our AC was broken and it took almost 2 weeks for them to fix it. It does make us feel like we are not important to them. Cons- The house is old and falling apart. Several aspects of the house were damaged and management/owners refused to fix because they were considered "cosmetic" (cracks in the cabinet, paint chipping off, a square foot burn on the counter top. Truth be told, I don't know if we will be renewing the lease, we have enjoyed living here overall and finding a good place to live at an affordable price in Austin is very hard, but I do think that RAVE has a lot of room for improvement in their responsiveness to their Tenants. It seems like whenever something needs to be done they hire the absolute cheapest contractors and they do a half-ass job. ---UPDATE--- Someone from the office just came by and dropped off 2 space heaters after I called the general manager about the heater situation. When he came to drop them off he was very polite and apologetic. I think that went a long way with us. Now we have the fireplace going and the 2 space heaters to help us make it to Thursday. To be honest, at first, I was going to try it out for a year and see if I really needed a Property Management company or not. And wow! Within 2-weeks, I knew I would NEVER go without them! Adrian has been incredible to work with! Extremely responsive and easy to communicate with. He is very willing to help facilitate between you and the tenant, making it easy! Well, so far I've "lived" in the property for about 1 week but due to none of the concerns had asked about BEFORE I even applied being addressed, I am still not completely moved in and out $3k. Home smells like smoke from previous tenant, gate is not secure, and multiple other things. I will say this, Adrian Dukes has been a pleasure! Kind, respectful, attentive and understanding. Other employees (won't mention names) I've dealt with.... not so great. I understand that August is busy season but I gave you over 2 weeks to get the home ready and it was not done. I've met with the contractor who is supposedly the one who did the make ready and even he said my list of things are standard make ready items. Our tenants hated working with them, when one of the double sinks needed a repair they swapped it out for the fixture for a lousy one that didn't remotely match and damaged the counter to boot. Shon has been very helpful, they deposit rent checks directly into my bank account :)) and ask for repair approvals on all repairs, so I am not surprised at the end of the month and know what is going on with the property. This is the worst management company I have ever come across. It took them three months to fix a leak in the kitchen faucet, which meant I could not use the kitchen sink. The upstairs handrail was completely unsafe and not up to code. And then they acted like it was MY fault that these things had happened. We have rented for over 16 years and Rave Management is by far the WORST MANAGEMENT COMPANY I HAVE EVER SEEN!! We lived at a rental home 13201 Briarcreek Loop in Manor Texas. For last two months, our stove has been inoperable because of it spilling carbon monoxide in the home. Rave continued to send the same incompetent people to repair the stove and they are just as unprofessional as they are!! I am leaving this nightmare behind in 3 days. I will leave home clean and my deposit will have to be returned. If not, then I have a recourse that I am not afraid to implement. Sold home of 10 years and while in transition rented a home in Elgin for one year. When we moved in the house was dirty, various color paints, and was not ready for move in so they knocked off 100 bucks of 1st month rent. House looked better when we left then when moved in, I was shocked they kept more than half depost they said because a chipped paint spot in living room about 1X2 inches. Called to request invoice for paint job they never sent me, I'm sure my deposit went to the fix the terrible paint job they had did when I moved in. I had much better luck getting repairs before my landlord turned the property over to Rave. I have had a mold issue for weeks now and I had to pay a company myself to get it tested. It cost me $450 to prove that mold is a problem in my business. Rave still has not taken the steps to remediate the mold weeks later. Horrible company to deal with. read more

I think if you are a property owner, Rave treats you like gold. If you happen to be a tenant, you are ignored. Our experience with them was for a limited time but it was enough. They require you to work through email and don't return phone calls when you call them directly. They did not return a single phone call to me. On one particular occasion, they sent me 3 emails within a 31 minute window demanding an reply. I travel for work and was on an airplane when the email came through, plus I don't check my personal email everyday. They were asking to come to the house to do one of their inspections on something like the air conditioner. Showed up on our doorstep full of hateful attitude laying into us about how we hadn't responded and THEY had to DRIVE all the way to the house. We were stunned. When I needed something from them they wouldn't even return a call or an email. It's impossible to have a good relationship with them because they treat tenants like a problem they have to deal with and not a customer. We took excellent care of the house, provided receipts of carpet cleaning, house cleaning, window cleaning...everything.... Do you think we have gotten our deposit back? Nope. Do you think they have returned my call asking about it? Nope. Do you think they responded to my email asking about it? Nope. Run, don't walk away from properties managed by Rave. read more

In 10 years of experience with property management firms on both sides of the role (as tenant and as property owner), I can honestly say I have never had a worse experience as a tenant in a home managed by Rave. They are unresponsive to getting repairs completed. They do not answer calls and they do not follow up on emails requesting service. When they are informed that the service request is still not complete, they ignore it. From the day we moved in, they have been unresponsive and I was told they needed to "manage my expectations" in regard to getting repairs completed. I think 3 months is a little long to wait. Fortunately we are able to get the owners contact information from a neighbor to report how horrible Rave is caring for her property. We called them to discuss this charge. They began helpful but after a couple phone calls they became very slowed their search and told us we needed to pay the false charge or it would stay on his credit. My wife and I rented a home last year from Cedar Villa Ltd. A couple of weeks ago, we received a letter from the fine property management company that had been servicing the property. The letter informed us that Cedar Villa Ltd had decided to hire Rave Property Management. Last night, I had my first experience with Rave, contacting them by the phone number they gave us for reporting urgent maintenance issues. The heater is blowing cold air. I redundantly submitted a work order through their online portal, as Rave instructs. I left the porch light on all night, deliberately left the deadbolt open and instructed them to let themselves in, making it clear that I expected service that very night. They didn't come. I followed up in the morning with another phone call. It's been 17 hours since service was requested! The forecast for tonight is 40 degrees. I'm making a third phone call now, again to their urgent line. I've been listening to a machine for 47 minutes and counting; still no human has picked up. read more

We've rented a house they manage, and if I were the property owner, I'd be furious. Their maintenance man is completely incompetent and has clearly doesn't understand the first thing about plumbing, A/C or electricity. Every maintenance request only gets a call back three days later if we keep calling them. Every issue requires multiple visits to get it fixed because Will doesn't know a wrench from a screwdriver, and each time they expect us to take off from work to explain everything in painful detail to them. I came home one day to find him pouring drain cleaner in the condensation drains of the A/C. Moron. We had a sewage leak from a toilet, and they came out and replaced the shut-off valve (not the problem). Only after I sent pictures of the toilet leaking to the home owner did they send out a plumber (again) and fix the actual problem we had already described to them in complete detail. Around that time, a hose bib froze in the winter and flooded the side yard; it took them six days to send a plumber to fix it, leaking water the whole time. No big deal to them, clearly. I wonder how the owner feels? When we applied to rent the house, Rebecca first said she was willing to be flexible because my wife works downtown (1.5 hours drive each way from Round Rock) and I was in Houston. After sending them an image of the deposit check and telling us we could bring it in over the weekend, she then demanded we bring her the check by end of day or lose the lease. Yet every time we ask something of them, they get back to us a week later--if ever. It took them three months to re-key the house because they kept sending the rekey guy whenever we told them we were working, and then they would no-show whenever we did take off work or burn half our weekend waiting for them. I can't tell you how many billable hours I lost waiting around on these clowns. I'd give them zero stars if I could. We rent out our on home in Houston, so we know what a property manager should do. Rave isn't even coming close. I wouldn't trust them to manage a lemonade stand. read more
