Quite literally the worst property management company ive ever come across. They don't try to help fix issues right away, but instead try to say every problem is your fault. We had an issue last year it took them 4 months to resolve it And it was something that could've been fixed in a day once they finally got someone out here. Now last week the AC unit went out and we were forced to find last minute accommodations 2 nights in A row because they didn't answer emergency lines or urgent requests even though we did it during business hours. And now they're saying they'll only reimburse us $100 even though for last minute accommodations for a family of 4 and 2 dogs we spent close to $400 for 2 nights. They are really trying to tell us the temperature was "dropping" that night when the high was in the 90s and our house inside was 85 degrees!!! Inhabitable when you have a newborn whos more susceptible to overheating and a 4 year old. If you are considering renting from them, DONT. If you're considering having them manage your property, DONT!!!! read more

DO NOT LET THEM RUN YOUR PROPERTY!!!!!! Arrive West End is the worst community I have ever "lived in" and I never stayed a single night in the unit. Let's start with the ENTIRE property infested with roaches, I found out the hard way after I had already moved all of my belongings in AND after I asked 3 timed before my move in date for the unit to treated. Also, once I received my keys there were still vendors in the unit doing work on my move in day when I communicated, I was having cleaners come the moment I got keys, so they delayed my cleaners. After my cleaners finished, they came back into the unit and destroyed everything my cleaners did. Now getting into after I have moved in there were roaches and a 20 plus Items list of things wrong in the unit, how do you have vendors in the unit at the time of move in and the unit still isn't ready for a move in mind you the previous tenant was in the unit for 18 YEARS (find out through maintenance) the damage that was done horrible. There was water damage in the bathroom cabinets, walls, base boards, the kitchen cabinets weren't even aligned properly, no hot water, cabinets were stained orange, blinds missing the covers, toilet wasn't connected or caulked to the floor, the shower drain was painted over and corroded, the list goes on. When I called to talk to the property manager, Jessica, about the disgusting condition of the unit the first thing out of her mouth is "we can let you out and refund your money". No apology, no what can we do to fix this, no option to transfer to a different unit just, you can leave. She only fixed her tone after I asked her this is the way you respond to someone who has just spent money to move in. After that she said they would fix the issues because I did like the unit if they were able to fix the problems, 2 weeks go by and nothing, but pest control was done out of over 20 things to fix I just said I'll leave. Now I have moved and spent more money to find another apt and after being told my refund would be expedited and received by me with 24-48hrs after I move out and its going on 3 weeks ago, I have received nothing, not my check, not a proper update, NADA! If you want to be treated as if you and the conditions of which you are supposed to live do not matter this is the place to be. We moved into a rental property managed by Trinity ~6 months ago. Our experience with them has been excellent. They have an easy online portal for putting in any requests and they respond quickly. This last week, they went above and beyond. We put an emergency ticket in because our AC failed during 105 degree heat. Vince text us only 10 minutes after we put our maintenance request in and within and hour (on a Friday evening after hours!) he had someone on site at our house getting it fixed! He followed up every step of the process to make sure it was fixed. The last house we rented the property manager was unresponsive and disorganized so we didn't know what to expect going into our new rental. But Trinity has been excellent when it comes to responding to anything we need! Highly recommend them. We love the house we are in and the fact that Trinity has been such a great experience, we'll likely continue to renew our lease. It's rare to find a great property management company! read more

If I could rate it a 0 I would. This property management company is a scam. They say "we will clean and do some paint touch ups and pest control before you move in" just to suck you into signing a lease with them. Once you sign, the house is in dirty condition, stained carpets and bugs. They scam you by adding to your lease that YOU are responsible for professional carpet cleaning home cleaning and pest control upon move out. They charge you for these things (DONT DO THEM AND DONT PROVIDE PROOF OR RECEIPTS) and when the next tenant move in, it's the same story again. They do not maintain these home! They give tenants a dirty home that they will be responsible for. I moved into this home in July of 2020. To this date, repairs were never done. Not minor things - the heat does not work, sprinkler system leaked into the road for days - they never repaired this - said the owner did not want to spend the money for all repairs needed for the home - uch more to list - company is now ignoring my calls and requests for repairs. As a former tenant; Not recommended. At the end of a short-term rental (MLS# 3527632), approximately $300 was deducted from a security deposit alleging that the house was not cleaned and the carpets needed to be steamed. Despite documenting at move-in the condition of the house (stained carpets, damaged cabinets and doors, for example); the management office and/or landlord decided to deduct said amount from the deposit. After a heated discussion, only a portion of the deposit was refunded. The deposit was also kept for almost an entire month; I had to send multiple emails to get a status. Repairs were not done timely; there were times I had to send multiple text/emails to get repairs done. Overall, it didn't feel the property management cared about tenant satisfaction. read more

Had to wait 3 days for an initial response, then after saying that all 4 of us needed to apply totaling $200+ in app fees, we reached out multiple times in the following days to be told via email that another application had been submitted in the meantime and approved. I rented a house from this company in 2014 and they started out with the wrong attitude, Vincent he agent never gave the keys to us and swore on our move in day after he missed the appointment would leave the keys under the floor mat, well he did not and so we arrived and had to call him on he Saturday that we moved in 2014. after we moved in we had many problems and the house was new so we were always directed to call him as they stated he was the property manager. Things always got worse and no matter what we reported to him and even included he owner it was always bad. On the 15th of May we moved out of the property and they held security, dog deposit and full month of Mays rent, we were promised by the owner that they would get our money expediently, we had my house keeper clean the house, carpet cleaned walls painted, porches, garage, sidewalk and garage were pressure washed,and cut the grass twice before we moved in May . They also alleged that we did not clean carpet, the house or anything they are liars. We even allowed people to come in and see the house as we were moving out and everyday I went back over to mop and vacuum as well as tidy up. i left the keys on the 15th of May with the remote control as well as the keys and left messages for the owner as well as the lazy person Vincent only to discover that 2 weeks later he still had not been to the house and he never did a walk through with us because he never would answer his phone, well as of last Friday i had to demand our money and out of the security, dog deposit, and the fact that we wee out by the 15th which meant he told us that we would get the half month back, that demon gave us a check for for such a small amount of what we should have received. and refused to give anything else back but having been through hell and laziness with this guy i should have known that he would do this. i am going to the Real Estate Board , the better Business Bureau and Consumer Protection as well as filing for civil court for how we were stolen from. It's was our first night in our new home (a house) we were exhausted after a long day of moving and went to get some IHOP down the rd. We did leave Magnus outside about an hour or so and apologize again. Magnus is a registered service dog to a United States Military officer who is a war veteran. Magnus can go anywhere we go like Condos,apt,plane, airport,church,HeB,Walmart by law if you want to get technical (So that is at no fault of Trinity management company) In fact he's been nothing but an apartment dog since we have had him. He has never had a yard! It's natural instinct to bark at new noises, he's establishing dominance with his new surroundings. He's only a year and a few months old so still a puppy, still doing all his training. Also If you want to complain about the size of our dog the neighborhood is littered with large breeds with a few surrounding our home. It's a very dog friendly neighborhood In fact. Going forward our boy won't be enjoying the yard we pay 2k plus for in the evenings to keep the peace since we will be here a while. Trinity is actually a very good company, with very kind people. Kavita and Kirin treated us with top notch service and the upmost respect! I would highly recommend them to any family's looking for a home, condo, apt. Some people love to complain!
