    Rosann is absolutely horrible to deal with and super rude!!…read more I submitted an offer on a property she has listed as a 2600 sq ft in Southampton. The house is not 2600 sq ft, but 1546 sq ft. County records were wrong.... we get it, but she wouldnt rectify her listing AFTER GETTING CONFIRMATION FROM THE COUNTY ITSELF OF THE MISTAKE, and got extremely defensive when I brought up the issue (as she had had a bunch of calls throughout the weekend over the same, according to her) She even said she had 15 offers and she wasnt going to fix it, but did she have 15 offers based on the real sq ft or on the INCORRECT information? That was a shocker to hear, she wouldnt go in detail, explain or anything, she just wanted to know if I was withdrawing or not. RUDE! Long story short, she hung up on me after she tried to make everybody else responsible BUT herself over the discrepancy on the listing, alluding that any reputable agent would take note of the mistake. So, is she not a reputable agent that went on to listing a property with a higher sq ft WHEN IT IS OBVIOUS TO BE SMALLER THAN WHAT THE RECORDS SAY? I asked her where did that statement put her at, and she hung up on me saying 'do whatever you want'. How is she still in business???, I wonder!!! Buyers and agents do have to do our own DD, but when we find discrepancies it is up to the listing agent to rectify and amend mistakes. At this point we all know the property is being sold for a HIGHER SF value at the price is listed for than what it needs to be, as it is 1100 sq ft SMALLER!!! No lender will let that fly AND SHE KNOWS IT. This property belonged to an elderly man who passed away and was a estate sale, maybe the sellers knew of the mistake, maybe they didnt, but I know Rosann KNEW BETTER. This is beyond unethical and will be reported. I am sure that not just these 2 previous reviews on here are the only people thinking the same way I do. The way she operates can not be casual, and MOST LIKELY A PATTERN. I recommend to check reviews on ALL agents on all sites, and with the real estate commission for any unethical complaints. *UPDATE NOW IM BEING THREATEN WITH A LAWYER OVER LEAVING A REVIEW ON REALTOR.COM .... It keeps getting better. Really showing true colors.

    Rosann is rude and offers horrible service…read more I was interested in a property for sale and reached out to this REO via email and phone. I received a phone call back the following day and was instructed to email over my license and they would send me the lockbox code so I can go visit the property. I sent over a pic of my license on Friday at noon and called several times on Friday, Sat and Sun to follow up but received no answer. We drove two hours from NY to go see the property in Philly with no response. Received a response on Monday where Rosann indicated I should have returned their calls and sent in my license on a weekday as they are closed on the weekend. I have no missed calls from these people and timestamp on my email indicates my license was emailed at 12:36 pm on a Friday. This REO is a joke and a waste of time. Total scammers who enjoy wasting people's time. They probably already have their inside buyers lined up.

    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.
