Extremely disappointing experience with Real Estate Solutions. After moving out of the property, my security deposit was charged for "junk removal" and "cleaning" even though the house was left in excellent, clean condition after a deep professional cleaning. The most concerning part was their response when I asked for documentation. Instead of providing photos, inspection reports, or invoices supporting these charges, they stated that it is their "company policy" not to discuss security deposit disputes by email or phone. In other words, they deduct hundreds of dollars from your deposit and then refuse to explain or discuss it. Some of the items they claimed were "left behind" were not even mine and were already present at the property. Yet they still charged me for removing them. This kind of lack of transparency and refusal to provide basic documentation is extremely concerning. Tenants deserve a clear explanation and evidence when money is withheld from their deposit. Based on my experience, renters should be extremely cautious when dealing with this company and document everything very carefully. read more

Do not recommend to anyone! Extremely upset with the process that took place with RES. On Monday I told them we wanted a property for rental and to take it off the market. They were extremely slow and delayed our process until Wednesday. Once we submitted our application they mentioned as soon we are approved we can pay and no other applicants are in line, the property is ours. Wed. morning they said they the application was approved for another individual. We were super polite but I guess they gave our spot away to someone else and moved an applicant up in front of us. They never communicated any of this to us and were rude. They are sneaky and messing with the applications behind your back. It was Katelyn that told us there are no other applicants and that the property would be ours as soon as they approve. Beyond frustrated is a polite way to put it. Don't use this company! read more

Real Estate Solutions I am a potential renter and have read many different reviews of RES from various sources, Yelp included. Here's what I've noticed: All reviews (over 20) from property owners are positive (average of about 4.5/5 stars) and all reviews from renters are negative (over 30 reviews) the average number of stars given by renters is 1/5 with frequent cooments expressing a desire to give zero or nergative star ratings. My experience as a potential renter so far has been mixed. The responses I got to text inquires about rentals were generally prompt and thorough unless outside of RES buisness hours (9:00 to 5:00). Even messges sent outside their buisness hours (weekends too apparently) do not receive replies. My confirmation of an 11:30 appointment for a showing was ignored because my confirmation reply was received 15 minutes after "buisness hours". I showed up but was RES didn't. Stay posted because I've rescheduled the showing for tomorow. The unit is currently unoccupied but the front entrance looked squalid as did the back porch (broken off locks replaced with undersized key pad, sticker residue on front door, duct tape on front door handle, a hole on the front door, heaps of bird shit and a wasp's nest on the back porch, an old ice melt bucket left behind, Mylar ribbons from last tenants outdoor decorations, etc.). According to Zillow this rental property has been on the market for over 3 months with 45 inquires but no tenant. I'll continue to provide feedback based on my experiences. read more

UPDATE: Greg called me and demanded I take down my honest review. He seemed unstable, became unhinged, started shouting and called me an a**hole so I hung up on him and blocked his number. Furthermore, let me say I terminated my agreement with Greg mainly because they do not take any calls, emails or text messages from rental applicants. The only way someone can apply to their rentals is if they fill out an application via text messages. This eliminates a huge number of applicants for many reasons and I was never told this is how they operate so I cancelled. I also wasn't made aware of a cancellation fee. After I cancelled, Greg behaved like an angry, vengeful ex. He purposely wouldn't release my listing on MRIS knowing it would prevent another property manager from being able to list it. I had to get DORA involved to finally get Greg to release the listing. This left my property vacant for an extra 2 months. But Greg's appetite for revenge was not yet satisfied. He then called the city of Denver and claimed that there was unpermitted work done on my property. Now I am dealing with that. You do not want to work with this type of unhinged, unethical, unstable person. There are plenty of other property managers out there. If I hear from Greg one more time, I will file a formal complaint with DORA. I have also set up cameras at my property for fear that he will come and break stuff. I'm being serious. As a renter, this is the worst management company we've rented through. They are friendly and respond to texts quickly as long as it's during business hours, it would be nice if there was an option to call someone or a rental portal for maintenance request rather than just texting. In response to the property owners that have rave reviews claiming that RES makes sure the property is rental ready, not true and they do not take care of the properties or know anything about the units. Upon touring the unit we now currently rent, the RES touring agent couldn't get into the unit and then the second tour they pointed out issues that will be fixed prior to us moving in (still not fixed after a month of living here), and upon touring I pointed out a handful of items that were left from the previous tenant and the touring agent told me that the unit is "as is". We had to throw away a bunch of trash and do a lot of cleaning prior to moving in. It seems like they slap up a coat of gray paint in between tenants and call it good. Additionally, the AC has been broken and according to their records it has had issues so the solution is to do nothing. RES is a very reactive, not proactive, in property management. If you're a property owner and don't care about the quality of your home and want to make money, this is a great company for you because they also don't care about quality and will get someone to rent the place. read more

Mostly a great company, quick to respond (although we all wish they worked weekends.) Friendly agents, good online rental platform. Unfortunately, this past month has decreased my opinion of the company. I had a leak in the basement which turned into a black mold problem. It's now been 40 days without being able to live in my room, I can manage the floor. but I pay my portion of rent for that room and I now have no privacy. they have declined my requests to decrease my rent, and this situation has gone on for far too long. within reasonable time is the law, this is far beyond reasonable. First a list of the weird/annoying nonsense they put us through: * MICE Infestation * They will make you pay $3000 to leave the mice infestation * They won't give you a key * They don't communicate well at all * They will ignore you if they don't like what you have to say * RES thinks its ok to have a weird light that never turns off * They don't clean before you move in * They don't let you call them * They don't have an emergency line (if something breaks or there are mice everywhere... This rental company is a nightmare to work with. Our unit got broken into twice in the first week we lived there - the first time was when my roommates arrived to move-in. RES had an auto-response message which indicated that a break-in is not an emergency. We were told we had to wait 24 hours before following up about getting our front door fixed (it would not lock and was being held up by our moving boxes). When we reached out they said they pinged the vendor and we had to wait another 24 hours to follow-up again. This place is a mess. Also, they will only talk to people via text/email - even if you go to their in person office they won't talk to you. The door is always locked. read more

My boyfriend and I looked at a property managed through RES late last fall, not only were they not knowledgable when asked about questions the property but when asked the same questions multiple times, we were given multiple answers. The leasing terms were also different from what was posted online to what we were being told as we were walking through the property. A leasing agreement could not be made, so we didn't end up renting the property. Such is life and we moved on. Fast forward 6 months, a coworker of mine asks me about whether I rented this property or not.. I had never mentioned looking at renting this property to any of my coworkers. Come to find out, the employee that ran my background check during the application process recognized the company I work for and realized they had a friend that worked there. THE EMPLOYEE AT RES THEN DISCUSSED MY PERSONAL INFORMATION WITH HER FRIEND/MY COWORKER. This company is ethically inept. As a property owner I can say working with this company was a total nightmare! The owner of this company has no concept of customer service and manipulated the wording in the contract in bad faith. I wish I could give them a negative star! When I hired them there were already tenants in place in my property. They simply were taking over the management/maintenance of the property. For over a year my tenants never called them for anything and neither did I. When they dispatched a repairman for the garbage disposal I asked them to make sure the repairman noted the reason for the repair to the disposal. The lease with my tenants specified that tenants were responsible for the disposal if it failed because of putting fibrous items down the sink. So it was important to know why it failed. When I got the invoice I called them and asked what the repairman said caused the disposal to die. Mr. Weik told me that the repairman didn't note the reason why but told me I shouldn't care because it was such a good price for replacing a disposal. I can't begin to tell just how awful his condescending tone of voice was with me... I'm his customer and he talked to me like I was his dog. A few days later I sent them written notice that I was changing to a new management company. Mr. Weik emailed me that he would be charging me $550 early termination fee. The contract stated that the early termination fee could be charged if the property was rented during the term of the contract. The tenants were already in place when we signed the contract. It was very clear that the spirit and intent of the contract was to protect RES from incurring expense of finding tenants then losing the contract. I'm sure if I had gone to small claims court I would have won but it would have cost me $500 to fly to Denver to fight him in court. He knew that. Rather than just let him take the money from me I rescinded my request to end the contract early. Then after several emails and multiple requests he finally said the repair person had noted the cause of the disposal failure but it was just an error that it wasn't in the system when I called originally. (yeah right!) His exact words to me were: "It is not required of us to have a meticulous level of notes, and to be able to provide them to you at a moment's notice in order to be "diligent" in the management of your property." This week I found out from a friend that an ordinance was passed in Denver that required out of state landlords to register with the county. I asked him why RES had not requested my documentation of compliance with this ordinance since our contract stated that one of the services RES provides is compliance with all laws. Here is his response to me word for word. "I'm not familiar with the statue you are referencing. Please provide a source. I'm also not sure why we would concern ourselves with your compliance if that is, in fact, a law. The copy/paste below specifically says "regarding tenants", not "regarding property owners". It sounds to me like you might have a compliance issue, not RES. Best Regards, Greg Weik, Owner Real Estate Solutions" I paid this company $110 a month for more than a year. The one time my tenants called them they didn't get the info needed to enforce the lease. The one time I asked them about compliance with a law he wasn't even aware of the law, then said it wasn't his problem. Maybe it wasn't RES's responsibility to make sure I complied with that ordinance but his ignorance of it and attitude that he couldn't be bothered illustrates the kind of service you can expect from them. RES manages the property I live in and I have had zero positive interactions with them since June 2016. They came across as inconvenienced by every request and question I had prior to signing the lease. Also, after viewing the home twice there were a lot of details about the home that were left out of the showing. Things that would have changed my decision about renting the home such as no a/c or heat ducts in 2 out of the 3 bedrooms. We were not included in the final walk through and there were lots of items that needed to be addressed when we moved in. We provided a list via e-mail of things that needed to be fixed after we moved in and were told many of the items were not priority. It has been over 2 months and there are still issues that have not been fixed. When we signed the lease someone at the office handed it to us and we were told to sign and he left the room. No one was available if we had any questions and we were told to sign it on our own. Most provisions in the lease were non-negotiable and some of what they said was "standard" seemed excessive. It always seems when I speak with someone in the office they always have to ask for permission to make any decisions and can never offer solutions at that time. I have worked with numerous other property management companies as a renter and as a landlord, and this company is by far the worst I have ever interacted with. They either have too many properties and can't keep up with everyone, or they just don't care about providing good customer service. It's been very disappointing and I would not recommend anyone rent a property they are managing. read more

I said, sure, and I'll be happy to call you if I can't make it. However, he stated that he must make it firm now or he can't make an appointment with me. So he hung up... I'm sure the home owner doesn't know how impolite and stupid their prospects are treated - Please, if I owned this real estate company (and I have owned offices in the past), I would teach my agents how to treat the people who pay the money for the agents to make a living, much better... How many stars can you offer a company for piece of mind? To me, FIVE STARs aren't enough for RES in Denver. I met my first rental family prior to moving from Lone Tree to New Mexico in my living room after they called about the home from a sign I put in my yard. The seemingly loving, sweet four-member family (that soon turned into six) were amazingly polite and respectful. Since I didn't know much about the real world of property rental I didn't do a credit or a background check, but I did verify income and employment of the wife who worked at the Park Meadow Mall. I thought I'd be fine. Ten thousand dollars in attorney's fees, back rent and home damage later, not to mention the frustration of having someone live in my home for months all the while I'm paying the mortgage was nearly crippling. Did you know the simple act of filing for bankruptcy devastates your rights as a landlord not to mention all the legal efforts in understanding tenant law that come with it? Finally the bad people left. This time I did my research on the web, interviewed multiple property management services and most importantly, got positive personal recommendations from friends who worked with and used RES. Working with Greg I knew I had a no-nonsense manager who would be in my corner for the duration of our contracts. Greg demands a great deal of himself and his time and those efforts trickle down to the properties RES supports. It's one thing to say this in general, but I'll offer examples. First, I've had two amazing contracts of tenants, so I guess I'm a repeat customer. Tenants will sometimes try circumvent the lease agreement and call the landlord directly to angle little things. That was the case with my first tenants. I took their calls and quickly put in and paid for a repair that was suspect. Greg called me and explained the reality of handing business that way. First reason, continuing to acquiesce on repairs and issues without being on-sight will eventually put me in the poor house and the second reason is RES, the tenant and I had a contract where RES was the first line of communication. Both the tenants and I needed to respect that as a matter of doing business. Once I called the tenants and explained this everything proceeded in the remainder of the lease in splendid fashion. Another benefit of working with RES is their maintenance workflow. They send me a work order, always keeping me informed via email and on their web portal, silicate a bid/cost on a project and present it to me for approval if it is above a certain amount. On top of that I have the option of populating my on-line account with the funds or allowing the funds to "float" out until the tenant pays the next rent. The RES team has been proactive in their communication with me and immediately responsive when I contact them. Another example of RES' good work is this. My first tenant worked for the government. The father accepted a job in Florida and moved his family with a month remaining on the lease. He kept RES in loop and they in turn updated me. My tenants left my property a month early, paid that month's rent and properly checked out with RES. RES stepped up and quickly found a new family. Not just any family, but a family that had one of the highest credit scores they've seen. Because RES acted so quickly I decided, but was under no obligation to, return the relocated family's last month prorated rent. Everyone won in that situation because RES was informed of the situation and worked hard to put another quality tenant in my home. Lastly, my real-world experience with the bad tenants led me to be a huge proponent of property management companies and in particular RES. Knowing RES will do everything possible to help all parties, but when it comes down to the brass tacks RES is in my corner, and if things ever come to it, they will investigate, stand firm and represent the integrity of our lease agreement. While that may simply sound like words on paper, the peace of mind Greg and his team at RES provide me in knowing I'll never have to go through those pressure filled troubled times again is worth much more than the small monthly percentage they take in. I have been renting from RES since August of 2017. Everything from start to finish in the renting process was great and has been ever since. Whenever I call the office someone always answers. I've never got a voicemail and whomever I speak with is always kind, courteous and professional. In addition, whenever I send an email, I always hear back from them the same day. NEVER have I encountered a company that treated me the way RES has. I rented a house from RES (sight unseen based on pictures posted that are over 8 years old) unknowingly that it was in need of MAJOR repairs. BEWARE of their clause when you rent it is "AS IN CONDITION". Microwave broken refrigerator 25+ years old (lost $500.00 in food because it was a Sunday and RES doesn't respond unless it's a emergency on weekends. House had gas leak, mold, and deck was unsafe. RES was notified 1 day after I moved in but took over 6 months to get any cooperation from RES to even acknowledge the issues. Had to hire attorney to get any repairs started. I am a 59 year old single mother of 5 and have rented a house 2 other times. It baffles me they are permitted to conduct business in such a manner. Rented through RES for over one and a half years and they have been phenomenal. They are extremely responsive and quick to fix situations that arise. We didn't have to put a lot of work orders in, but the ones that we did were minor and fixed quickly. We rented a property from RES last fall and it was an absolute nightmare. Firstly, we found the listing on zillow and it was was advertised as a year long lease. After moving forward with the property and placing a NON REFUNDABLE security deposit, they changed the lease terms to six months. They claimed that this was because they wanted to make sure we were good tenants before committing to a full year, but changed their story later that it was because it's harder to rent property in the fall. When the six month lease was coming to an end, they told us we would have to resign two month in advance or else they would list the property and begin to show it. This gave us absolutely no time to find a new place, since nothing is listed that far out. We agreed to resign, because we felt pressured and didn't want to be homeless, so they came through with a resigning inspection and said everything looked great. The next day we found another apartment and knew we had to get out before resigning a year long lease with this company. Our roommate at the time wanted to stay in the house so he found new tenants to sign with him. Here's where things got really strange. We were told that since we were vacating the property, they would have to come through and do an inspection before returning our deposit. That meant making our roommate move all of his stuff out and find another place to store it/ live for a few days and then move it all back in. They had sent someone through the house already the week before to check it out before resigning so we assumed that was the inspection. We knew that it would be a lot of work for him to move all his stuff out and asked for another option since he was staying. The only other option they gave us was to have the new tenants pay us our portion of the deposit and we would have to sign it over to them.. It felt like they had no interest in making it easy for us or our roommate, especially since he was staying on the property and they did not have to go through the trouble of find new renters for the house. When we asked why they couldn't give us our deposit back and get a new deposit from the new renters, RES threatened to take us to court. My brother in law is a lawyer and I sent him copies of all our email interactions and his advice was to run, not walk, away from this reality company. Long story short, this guy has no customer service skills and clearly doesn't know how to communicate effectively with people. The 6 month lease ended up being a blessing and I am so glad I never have to work with such unprofessional people. read more

I highly recommend NOT using RES. I listed my condo with RES for 6 weeks with absolutely no success. I switched my listing to a competitor who had my condo rented within 5 days! When I pulled my listing with RES, the owner became aggressive and confrontational (other Yelp reviews attest to his behavior as well). **WARNING: Im sure Greg (RES owner) will find a way to dispute/disagree with everything I have said in this review or write their own negative account of me (personally) but I don't care. He has done this with all the other owners on here that gave him poor ratings--so don't be fooled!!! What are the odds that all of these owners have the same negative feedback and problems!?!? Greg absolutely is unprofessional, rude, and stole my money for services he didn't provide. Of course there are always two sides to every story but the overarching problem here is his inability to take responsibility for the mistakes his company makes, which therefore lead to unhappy customers and poor reviews. Simple.** If I could give this company a negative star I would. I normally don't take the time to write reviews, but given what I experienced I feel I have to be fair and warn others that might [naively] be in a similar position to me--out of state and looking for a property manager. So here is my truth: 1) RES managed two of my properties. One was easy and already rented so a monkey could manage that (lol) but the other unfortunately experienced an eviction (i.e. when the chips are down, a true test of a good manager). Well RES did a decent job managing the eviction, however, they lied about the estimate for unit turn, was off by $2k (had I known that they estimated so poorly I would have used someone else), got an attitude and told me i'll have to get a contractor because "this is too much and why would we work for free" (fyi because that's what your company's contract says you will do while a property is unrented so not my fault, but I digress)!" When I asked why the budget/project was so far off timeline and cost, Greg admitted that he estimated wrong because he DIDN'T do a through initial walk through because the place was dirty and he just wanted to run in and run out. Now don't get me wrong, I understand when tenants move out they can "trash" a place, which can be a challenge to get rent ready, but ISNT THAT WHAT PROPERTY MANAGERS IS HIRED FOR?!?!?!?! Aren't they hired to coordinate unit turns no matter how cosmetically dirty? Given that Greg seemed so overwhelmed by typical management duties, I should of just fired them because looking back this was a huge red flag, but I tried to be forgiving and ignore it. STRIKE #1: Property Mgmt Co. Incompetence due to failing to know how to coordinate a unit turn. 2.) Greg had quoted me ~$1500 for a paint job but paid $1900. A.) His estimate was horribly off, and, B) HE PAID THE VENDOR WITHOUT SEEING THE JOB!!!!!!!!!!!!!!! What professional management company does that?!?!?!? And guess what....the job was horrible! The painters oversprayed the windows and floors, did NOT patch anything, they just painted over nails and holes, took down fixtures and didn't put them back up, trashed my blinds, left supplies everywhere, didn't clean up, streaked the ceiling, etc. (fyi the painters are named "Reiner & Sons" so don't use them). RES admitted to recklessly wasting almost $2k of my budget on a poor paint job. You would think that the least RES could do was follow-up or pay to get the job properly finished. Needless to say RES did NOT pay to fix the job they mistakenly paid for pre-maturely. So I had to come out of my pocket to pay someone to fix the job. STRIKE #2 - Property Mgmt Co. irresponsibility due to paying for services site unseen... just dumb and inexcusable!!!! STRIKE #3 - Property Mgmt Co. unprofessionalism due to not rectifying their mistake by fixing the poor paint job they hired. They cost me money as a result of this! These are just SOME of the things RES did wrong. They also didn't follow protocol with my home warranty company and almost cost me $266, they charged me $100 management fee when they only worked 4 days, Greg was really nasty and rude and I could go on and on. THE BOTTOM LINE IS THIS: If you're out of state and the person/company on location--whose job is to manage--can't simply manage, then what's the point of hiring them? There is no point, which is why I strongly urge you NOT to hire RES. Sure some people may be happy with them, but why even roll the dice? I never write reviews on companies but this is one time that I feel the need to warn others about how poorly run, unprofessional and all they want to do is take as much of your money as possible. I am hoping to save at least one person from making the same mistake I did and not taking the horrible reviews seriously about them. They do not care about their tenants at all and all they want to do is make as much money as they possibly can from you. I read these reviews prior to renting from them and I am really sorry I didn't listen. They have caused me more stress than anyone deserves. This is just a quick response to the owner's response to my comment. WOW! We are talking about my suggestion to let your tenants know that the trash is not a city service like it is in other cities. There are a lot of renters out there right now and I can't believe that you are dismissing them like they are garbage....if you didn't have renters you would not have a business! I understand you are in the business to help landlords but come on, you really should go back and read your rebuttals because you did not do yourself any favors! I am a landlord also and I want my tenants happy and if they had to deal with you I would definitely end my contract. I hope your future clients take our experiences seriously because I'm pretty sure we pay the rent and I'm pretty sure your fees are covered in the rent so I would really watch what you say, or what you already posted! I'm so very glad that I found Real Estate Solutions as my Property Management Company because they are the very best! They are efficient, professional, and they go the extra mile for you. Their customer service is second to none. All calls are returned within 24 hours, and none of my questions were too outlandish for them to answer. I attempted to rent a house through RES, but had a very poor experience. I understand that property management companies "don't work for tenants", but treating potential tenants poorly does not represent the owner, which you serve, very well. We arrived to view a home and the woman showing the house (to 3 groups at one time slot, might I add) had no idea what amenities the property did/didn't have, or any information about the property beyond what was on the listing. The photos of the property were also very misleading, making it appear in nicer condition than it was. When working with the company to prove that we could afford the rent, they were extremely rude, argumentative, and stubborn over the phone. They also happened to call me "rude", which is very unprofessional and poorly handled. It seems that the owner Greg's poor communication skills, brash attitude, and rude mentality has leaked over into the rest of his staff as well. It makes a lot of sense why this property remained on the market for weeks and eventually lowered the monthly rent by $150/month. And Greg this is for you: Responding to every negative comment with a slurry of excuses is a poor way to represent your company on the internet. It looks ridiculous. read more

This is an early review, and I will update it in the future whether good or bad, but so far it's all been excellent. I hired RES to rent out my townhouse in Denver. Greg and his team were incredibly responsive, found me a very qualified renter at 100% of asking price within a week, and basically took care of everything for their very reasonable monthly fee. Exactly what I was looking for in a management company. Online portal is always up to date, makes it easy and transparent to track everything. Will check back in after 6 months or a year, but in terms of marketing, tenant screening, managing the rental process, etc, nothing but positives so far. read more

They are easy to work with and very up front about what they will do for you and very open about their fees. I have told the people in my church and social clubs about them and recommend them to any body looking to rent their property and does not want the head aches involved with that. I thought it was important to share my experience with a company that I feel takes advantage of the real estate market. I found one of their properties on zillow that I was interested in renting so I scheduled a time to see the property for last Saturday at 1pm. When I showed up there were 5 other groups of people there at the same time to view the rental property. The RES employee was 10 minutes late and it created a weird, awkward social experience. I would imagine they schedule everyone to view it at once to save money on employee wages, but more importantly to create a sense of urgency to rent the property without taking time to think about it. Smart. But dirty. I've rented many houses over the last 14 years and never once have I been scheduled to view a rental with a hoard of people like that. After viewing the house I went straight home and filled out the online application. They contacted me yesterday to collect a $60 application fee and informed me that there was one other interested party going through the same process at the time. I received the approval at 3:04pm and immediately called and asked if they could hold the property and that I would be there the second their office opens in the morning with a certified check for the deposit required. They wouldn't accept that and explained they would only hold the property when they receive the check. I rearranged my schedule for work the next morning and receive an email from them this morning someone else dropped off a check overnight. So now I'm out $60 in application fee's and my time this morning because they feel the need to profit off of applications and have people fight for the property. Their response was that my application fee is good for 90 days if I want to rent one of their other properties. LOL. They literally have 8 properties, and regardless of how good of a deal I see, I will never give a dollar to this company. read more

Here's the deal. I posted this review on RES's FaceBook page and they promptly took down the entire review page. That tells the story about RES if you don't want read on. Anyway, we needed a rental while we were remodeling our home. My sister had recently hired RES to list her rental so we decided to rent through RES for convenience. That's when the nightmare started. First we had to pay to have background checks done on my wife and I. Keep in mind my sister told them to rent to me. When I complained because it was my sister's house they threatened not to rent to me. Which would only hurt my sister since she took it off the market so we could rent it. RES's email communication is painful too. They sent an email requiring $2,395 in a Cashier's Check as a deposit, which we provided. Then a slew of other cryptic emails with random information followed including a requirement for more funds that I missed. When we went to pickup the keys I had to leave and go back to the bank for another Cashier's Check for another $2,395 plus a $500 non-refundable pet fee. Oh yeah, my sister had pets in there when she lived there. When I complained about having to go get another Cashier's Check and asked why didn't they just tell me the total amount needed up front, the owner said, "that's our policy." Here's the long and short, RES is unprofessional and terrible for tenants. If you're a landlord and want happy tenants or you're looking to rent and want a friendly service oriented leasing process... go somewhere else. read more

I use to live in Fountain, Colorado and owned a house there for about 12 years. In 2006, I found a new job in Denver. The market was bad back then, so I decided to rent the house instead of selling it. Considering the distance (90 miles one way), and all the problems of being a landlord, I started looking to a company who could deal with finding the tenants and take care of the maintenance so I could enjoy my new job and new home. After checking online, reading many reviews and talking to some of my friends, I contacted Real Estate Solutions (RES). This company managed my property in Fountain for about 2 years. I was able to make a small profit during that time and they even managed to keep tenants in the house while it was on the market to sell. I want to thank RES for all their help during this troubled time in my life and would definite recommend them to my friends. read more

Be very careful in picking this company to manage your rental. My husband and I had to fire them off our rental because they lacked common sense and customer service. Our rental's dryer went out, they opted to fix it for $350, you can get a new dryer for around $400. Technically they only have to call if a fix is over $350, however, in this situation a good company would have called because it was the right thing to do. When we called to complain that no one had consulted us they said that we complained too much. Keep in mind the only other time we had complained was when they had failed to call us when there was a leak in our rental apartment. It was flooding the downstairs neighbor, when they called our renter's they didn't see a leak so they assumed it was fine. Instead the downstairs owner had to get in contact with us and we had to get it fixed. We pay to have this managed so we were unhappy. I don't want to drag on but ultimately if you choose to use them you will end up still having to deal with issues yourself and then having them be mad you complained they aren't doing their job. read more

renters/owners beware res (real estate solutious) is a scam. after renting a property they manage the problems continue to pile up! bed bugs, dead fireplace, countless water leaks, attempt to force me into hoa (they failed to add it to the lease), refusal to pay water bill overages, and failure to winterize the property resulting in busted pipes! you have been warned! read more

I worked with this company for a week to rent a home in Longmont and after a week of jumping through their hoopes and paying a higher deposit they rented the place out from under me. I paid my deposit after hours through their drop box and when I called the next morning to confirm they received my deposit they said that the home was rented. NEVER rent a place from these people!! They are huge liars!!!!! read more

Definitely on the owners side. They don't care about renters. Which I guess is the point. They use a handyman for repairs and he's not licensed. Even screwed up a repair costing us to pay for it. read more

Basis Real Estate Solutions LLC is a scam. They extracted over $13,000.00 from me saying that Mexico demanded prepayment of an 'Excess profit tax' after which the proceeds of the time share sale would be paid out. Not only did they not pay any money but refused to answer any email or telephone inquiries. Avoid BRS they will produce fictitious reasons to demand money promising a quick good return and then send nothing. read more
