I recently moved to Albuquerque and needed a place to live. I applied to what looked like a good home. The problem was the home was managed by these scam artists. They intentionally leave homes on their site to get people interested and then pull their background check. What they don't tell you is they are also pulling your credit. After all the trickery they inform you that the home has been rented a few days later. I haven't been able to speak to a local agent or even get a return email let alone a phone call. There is nothing better, as a mother, to rent a ROACH INFESTED HOUSE from RPM only to be told that "it's not our problem"- mere weeks after moving in. You know what else isn't their problem- replacing a broken refrigerator with a dorm-sized refrigerator because the lease does not specify the size of each appliance, the move-in house condition that you'll have to compensate for on move-out, the lag time for repairs is (on average) 2-weeks. It also doesn't clearly outline that if you want your security deposit back in full, you'll need to go to small claims court. Used this company since 2014, we have more than enough experience with how this goes. Communication is poor, responsiveness from their end is slow but they bombard you when something is needed, cannot get a hold of anyone local...and if you do, you have waited for 15+ minutes for an answer. Renters moved out first week of the month, and into the third week of same month no inspection or attempt to get our property up and ready was done. Don't waste your time or funds on having this terrible company manage anything! Real Property Management is the worst possible company to consider renting from. They did an improper and wrongful rent increase and rental agreement due date change on us and when we simply asked for them to do it according to MN State law, 1st they lied to us saying "we did not meant to send this notice", knowing that was a lie was waiting for something, 4 days later the sent us a notice of termination. An absolute violation of State Law called retaliation. Was just in preliminary hearing in NM Metro Court and have been granted a trial. We have only occupied the home for one month. The washer was reported, inspected and recommended to be replaced week 1. Yet to hear back from RPM. Ants in kitchen and bath. Failed appt by pest control, then a week later showed but still have problem. I agree with others re: carpet. No way it was cleaned by a pro. Filthy and every vacuum has to be dumped 4 times per room. We had to replace 14 lightbulbs, including security bulbs in front porch, yet we will be charged if not replaced. Many areas of damage in home never repaired. 6+ different types of blinds on some windows, none on others. Highly disappointed and will not renew lease, as we planned on staying for 2-3 years. read more

This company doesn't do repairs in a timely matter. You go 18 days without hot water. It takes months to get repair orders looked at and completed. Such as broken toilet handle, refrigerators that don't work or heaters that don't work. There are problems with homeless people breaking into apartments and laundry rooms and doing drugs on the properties. Watch out for the utility bills they charge $282.00 per month for gas on a studio apartment. When you talk to the regional manager, Hope, regarding theses issues she just rolls her eyes at you. Moving in is easy. But all they want is your money after that, and will seemingly do all they can to avoid spending a dime on your home. Never had any maintenance done after numerous reports. Our fellow tenants in the building have had water leaks left unaddressed for months--they've since moved, and still no work done. Addressed water damage in the bathroom, took pictures, had an inspector look at it and tell me they'd fix it. Nothing. The gate to the backyard has no lock on it, and we were told it was our responsibility. Carpets are covered in stains, and the place was generally dirty when we moved in. They require tenants to have the residence professionally cleaned and provide a receipt. Which seems to create dirty rental properties, as people go for the lowest possible bid. Nobody is going to pay top dollar to deep clean carpets they're leaving behind. They give you a receipt for your rent on the due date, but the money doesn't actually pull from your bank for around 3 to 5 days. If you're 3 days late, they're ready to send you an eviction notice morning of, or at only 2 days if the 3rd would be a Saturday. They're very good salespeople, but salespeople shouldn't attempt to run a property management company. This has sucked, and we won't be renewing our lease. read more

I haven't even rented from this company, and my experience was ridiculous. First of all, they go through a website called Rently.com--where you have to PAY to get to view properties. That was a red flag from the beginning, but since it was only 1.00, I decided to do it. (FYI- I used a prepaid visa so as not to have any issues with my regular account.) Anyway, I then scheduled a self tour of this home. It was across town from me and when i got there at dusk, I found a lockbox on the gate to the property. They say to text them and then send the serial number of the lockbox to them, then they send you a code to get the key. However, this management company didn't bother to give Rently the code to the gate lockbox. So I drove across town for nothing. The reason I am angry about this is that I called and left a message, yet have not heard anything back from them. I figure if they are this bad at managing a viewing of a property, I cannot imagine how bad they are at actually managing a property. And looking at all the other reviews, Im probably correct in that assumption. read more

Where is the zero star option, our mgt company sold to these crooks. I found this out when I tried to get a 2nd property rented out. They made me pay and do many things to make it acceptable to them and they charge enormous fees compared to other companies in the area. I had 2 prospective tenets I gave them the info to. Then I got calls from the prospective tenets telling me how rudely they were treated and decided to look at other properties after the way they were treated. Then I found that they were allowing tenets to view home without supervision without my knowledge and it is a good thing I had a nest doorbell because we heard one of the lookers talk about taking appliances from the property at this time we proceeded to terminate our agreement with real property mgt the best thing we ever did, then they kept adding to the termination fees that were allowed by the contract over $1,000 in extra fees after multiple interactions got about $300 refunded. Had to go to court and get a judgement to get the rest of the money back. STAY FAR AWAY FROM THESE CROOKS if you are looking for a good management company that has great customer service and is professional there is a company local in Rio Rancho called blue door reality a much better option. read more

Dodged the bullet that is this horrible company. I submitted a rental application for a property that I found on their website, hoping to secure it before someone else did. My application was approved quickly and I then asked to view the property prior to signing the lease. I received this reply: "I don't believe I have any showings scheduled for this property." Sorry? On what planet do you expect someone to sign a long-term lease without viewing the property first? Especially in this city. I replied with this sentiment and was told to call the office. Suddenly, they could show me the property! Great! It was a very early morning showing. When I got there, another car pulled up. Apparently, although I had been approved to rent the place, they were showing it to another party. Ok, fine, whatever. The agent knocks on the door. Oh, it's still occupied. Nobody answers the door. Finally, the agent turns to us and says "we sent them notice of entry yesterday, so we can just go in." The agent proceeds to unlock the front door with her own key and we go inside. If you've never toured a rental house while a family is still inside of it SLEEPING IN BEDS, I don't recommend it. Walking around that house was one of the most uncomfortable experiences I've ever had. One of the residents and her toddler and infant were sleepily milling about, as they should, considering it's very early and they are still residents of the property, but my god. The resident told the agent that she didn't see the notice, and there we were, four strangers, walking around her house. Whether or not the agent had the right to enter, it was absolutely inappropriate and I would have NEVER agreed to that showing had I known the situation I would be walking into. Well, I liked the house enough to proceed with signing the lease, but first I needed to make sure that the washer and dryer in the unit could be removed so that I could use my own much nicer washer and dryer. The response I got was the nail in the coffin. No, they had to stay with the property. But the solution they offered was to put them in one of the spare rooms. They honestly expected me to be ok with taking up room "my" house to store the washer and dryer. Hahahaha. How about no. read more

I finally was able to get into contact with someone at the end of the day and was told that they no longer had that property. Terrible company. Unprofessional, arrogant, and unresponsive people begin with the CEO all the way down to the everyday staff members. All they want to do is collect your money and don't do their jobs. Maintenance requests are not addressed. Phone calls and emails are ignored. Homeowners and tenants are simply there for them to find ways to charge you more and more. Don't be fooled with their smooth talk. The have you sign a one-sided contract, and they will find ways to make you pay more and more: bogus charges, lease renewal fees, contract termination fees, this fee, that fee even though you have been with them for a decade. They were constantly doing "inspections"on our house during which they had us board our dog. They did not give ample notice before entering property. Was told in Feb that they'd help us through the process of renting out our home and that they "like to err on the side of overcommunication rather than no communication." We often would go weeks to a month without hearing from our rep unless I sent numerous emails trying to make contact. We were told conflicting information IF we got a response from anyone. The cleaning company they hired overcharged and didn't do well, it was nearly two months to have any follow up on that, and the resolution was forgotten until I had brought it up via complaint with the BBB. There was an incident where the house had been left unlocked during a showing, the blinds had been torn down/broken. The only reason we knew about it was because we had gone by to check on the weed removal (that we had been charged multiple times for, while also being told it had/hadn't been performed multiple times). When I complained about how we felt neglected and not heard in my BBB complaint I got a call in which the documentation I submitted hadn't been read, and I was interrupted 4 times to tell me "We're listening and you have our full attention". Because of that interaction I chose not to withdraw my complaint and they chose to terminate our contract. Their response to my complaints is always "That doesn't accurately describe the events that transpired. We have excellent customer service." After terminating our contract was told approx 30 days transition of the lease to us. During the (first) 30 days there was more misinformation. Also, $356.22 work to start the swamp cooler and repair/install a faucet for it. We weren't told they were going over the $350 reserve, but was casually told I didn't need to pay the $6.22 before they had even billed me for it. I had no idea what it was about. The repairs were done on 6/3, with the plan to come back and finish additional repairs. They waited several weeks and then gave the tenant options to schedule the repairs starting 7/1. Interesting that was the day the reserve increased to $450, and we just happened to need $444.99 worth of repairs on the swamp cooler. Just under that amount where they'd need to tell us. Quite a coincidence. After 49 days, they hadn't closed out the contract. We went to the local office to speak to someone in person. THEY DIDN'T KNOW OUR CONTRACT HAD BEEN TERMINATED. We finally got our final statement/payout on 8/3. Thought we were finally done with them, but we have since received 2 statements asking us to deposit $1400 for the missing security deposit (on a "closed" contract). I emailed our rep and questioned the statement both times, no response. At this point I assume we will just continue to get an automatic statement 3 times a month forever. read more

Good morning. Attached is the walk through checklist. The house is FILTHY, and that is an understatement for a few areas of the home. The lease that we sign has many stipulations related to continual cleaning, maintenance and cleaning requirements at the end of the lease, not one looks to be met on this property. 1. The walls are dirty in virtually every room in the house with patchy miss matched paint. Roller marks are visible on almost every wall, now couple that with the fact whomever did the work couldn't match the sheen let alone the color of the wall. If you paid someone to do the work, I would demand a refund, or fire them if they were employed by myself. It is shoddy work at best. Holes spackled over with plastic sheetrock anchor inserts still embed in the wall. I don't expect a brand new house but I expect at least satisfactory work if I am to be living in the home. 2. The floors are filthy, carpet included. The carpets have not been shampooed regardless of what receipt you may have. The fibers are beaten down at the areas of high traffic and are not only hard and "crispy", so to speak, but also have foreign objects embedded in the fibers themselves like gum or hard sticky candy in some spots. 3. The Heating/AC system in the home is unusable as it is now. The vents are filled with garbage and layers of dust, both animal and human hair and dander. The ducting system REQUIRES a full cleaning, not simply a vacuum hose shoved down the vents. The filter looks to not have been changed in at least a couple years. It is covered with filth and cobwebs and NEEDS replaced before my family and I move into the home. The actual furnace closet doesn't look like the door was opened in years. There is so much dust that the doom jam looks as if it has a felt seal on the jam and stuck to the door itself. We refuse to live in someone else's funk. Especially after walking through the home! 4. The washing machine is utterly horrific...............I don't even know what to say about it, the previous tenants where FILTHY people and NEVER cleaned anything. I REFUSE to use the washer and am requesting that it be removed and I will provide my own washing machine. Simply remove the existing one from the home and take it to a hazardous waste facility. LOL 5. The walls and ceiling behind and above the oven are completely covered in a layer of grease and require cleaning and repainting( IN THAT ORDER, not just painting over the grease, it will peel off and bubble if painted over without cleaning) I have pictures of a Clorox wet wipe I used to clean a very small circle on the ceiling and the contrast in color between the grease and paint underneath is staggering and honestly disgusting. 6. Every flat surface that isn't a counter was is covered in a layer of dirt and dust. The top of every base board trim, door trim with the window sills needing scrubbed to remove the dirt embedded in the sheetrock texture. 7. The windows are VERY (even for myself{Chris})difficult to open and the windows are filled with dirt and dead bugs. Also the windows on the rear of the home that see the most direct sunlight have lost the Argon seal between the panes which causes them to lose their insulating capabilities and makes them sweat causing hard water stains that are between the panes proving impossible to ever clean. They look like trashy people that never clean their windows live there. 8. The faucet in the kitchen is broken and stuck on spray causing the water to splash all over the counters every time you turn it on. (See pics) 9. The exterior of the house was OK other than the trash and broken glass...........there is a plastic grocery bag in the front tree and a broken beer bottle next to the front door for Christs sake! 10. There are a few door stops that need replaced. The one at the front door is compromised and already has a hole in the wall from the door knob. 11. The fluorescent light in the kitchen needs replaced or have the ballast replaced at the minimum as the bulbs flicker and will not light fully. Classic signs of a failing ballast. Also it was extremely dirty and greasy with bugs in the cover. 12. The maintenance crew left a few things behind in the laundry room, dining room, and garage.............paint cans, brushes, trays, curtain rods and brackets 13. The right sink in the master bathroom has a partial clog and is very slow to drain as is the sink in bathroom #1. The master toilet handle is also about to fall off and needs tightened or replaced. 14. The second blind in the master bedroom is roughly 6-8 inches too short for the window and is mismatched to the second blind in the room and needs replaced. 15. Several of the lights in the house are burnt out and need replaced. 16. The master bathroom shower needs caulked before move in. The existing caulk is dried, separated from the tub and/or walls and floor. Major issue can arise from water during normal conditions if not taken care of. Sent to RPM with 247 pics. read more

I had an initial great experience with this company, atleast for the first year while a renter occupied my home. After that year, (not sure what happened), the communication became very poor. Real Property Management placed a great tenant in my home and helped me locate an agent to assist me in selling it. But, it is clear they need to hire additional staff to deal with the need of clients. read more

Got accepted for one of the listings on their website we were set to move in on the 23rd then they email us and say that we can no longer move in because one of the people that we listed in our application was under 21. I am so appalled how awful and money hungry this company is. We took care of the house as if it were our own despite the fact that they did not leave it in move-in ready condition. They left maintenance requests not completed for months and some still weren't fixed two years later. They threw bogus charges on us when we moved out to ensure they were keeping our security deposit and even tried to charge us twice for carpet cleaning and professional cleaning after the fact that we spent over $500 for it out of pocket the day we moved out. We paid rent faithfully every month even during the pandemic and they have the nerve to charge us for things that weren't done in almost 4years (2years previous tenant and 2years we lived in there). I would suggest finding another company to rent your house or to rent a property from because all you will get is frustration and they WILL take advantage of you! read more

Which the option for waiting and staying on hold doesn't even work. I've been using this company to lease my house out for about 4 years now. In the beginning it was a good company but has gone to garbage since Steve and Cindy sold the company. Now it is poor communication and they nickle and dime both the tenants and the owners. The so called maintenance man is incompetent and created more issues than he fixes. read more
