My name is LaTasha and I reside in Perris, CA at a complex run by Real Property Management Integrity of Riverside, CA. During this time of year, an inspection for Section 8 housing by The Housing Authority of Riverside takes place. It is suggested by housing to make any concerns for repairs known so that you are not failed by the inspector when they arrive. I was sent a notice from the complex on 8/22/2023 saying the inspection would be on 9/7/2023. The complex had done their inspection in about February of 2023 and I mentioned that there had been a mouse and believed it came in from behind the refrigerator. The manager told me that it did not make it uninhabitable. I bought poison and ultrasonic pest plug-ins. I did not know about a hole behind the stove until the stove repairman replaced the stove in July or August 2023. He mentioned of a hole that was big enough for a mouse in view of the manager's husband, who was assisting him, who said he would let his wife know. I know this may seem confusing but I have been told by The Housing Authority that we have the right to ask for repairs and special inspections. This complex knew the inspection was due and I took every pest control measure going forward. After the hole had been found it should have been covered like the manager's husband said. My family and I are now being evicted for following the rules set forth by The Housing Authority and have to combat retaliation from the complex. On 9/11/2023 the site manager asked if we had a key to the mailbox. I told her no; in all the time we lived here we had to get it from the post office. The next day she came back asking me to sign a rent increase. She said she sent one to me and The Housing Authority worker and that nothing else would change. I checked my email but there was nothing, so I signed it because I did not want to be in trouble. When the date came, the housing inspector Malcolm Elliott was a no-show and when I called to inquire I was told he had a family emergency and someone would call me back but no one did. I sent an email to a case worker letting him know, as I did not want it to appear that I did not comply. The inspector Xavier Gomez for housing came on 9/18/2023 and the unit failed because the hole in the back of the stove was not covered. I was given a re-inspection for 10/02/2023. On 9/26/2023 the manager came and said the pest control man was coming the next day to fill and patch the area but about two hours later we got notice to vacate from Kristina Rupright. This was before the re-inspection and sight unseen by any management. On 9/27/2023 we learned from the pest man it was just a smudge behind the refrigerator after everything was moved. That same day, the opening in the back of the stove was filled, covered, and a trap set. On 9/27/2023 my worker had already sent a relocation packet and termination of contract. On 9/28/2023 management came and took pictures only at the back of the refrigerator. That same day, Kristina Rupright sent an email confirming that the repair was done. On 10/02/2023 the re-inspection was done and we were told we passed, again by the case worker and by the inspection company. I don't like fighting and don't need enemies but I will speak up for myself. I have only spoken with Kristina Rupright twice and it was some time ago and also during an inspection. At that time I was told by the inspector not to sign anything until repairs were done. It was during this time I was told by Kristina Rupright that if I did not expedite signing documents my family and I would be made homeless again, she was so cold. I've used Real Property Management Integrity for several years to manage a back house rental. I have no complaints and I am very happy with Beth's service. Her guidance in various situations is very helpful, especially right now with Covid-19. I chose to use her service for an unusual situation where my mom lives in the front house of the property which is not managed by Beth. I am not new to managing properties but I don't live close by and it was too cumbersome to manage the back house myself. I feel bad for not writing this review sooner. We have rented a house through this company. When we visited the house for the first time, they told us they would clean it before we move in. We trusted their words. We signed the contract and we received the house in a poor condition. They claimed that a "professional" cleaning company has cleaned the house but: -The oven was all spotted; - the restroom of the master bedroom was dirty. - the carpet in the master bedroom was horribly dirty with spots all over it, as if some food (or God knows what) had been spilled on it and was not cleaned for a long time. -There were spots of dried nail polish on the floor in the living room. - There are marks of crayon and food spots on the walls and cabinets. - The kitchen cabinets still contained the leftovers of the previous tenants. -The garage fits two cars. We have been only given one remote. When we asked for the second one, we were told that the house comes with just one garage remote!!! - A few things like sprinklers and backyard lights are on automatic system. Whenever we asked for some manuals, we were told they do not exist! We had to rent carpet cleaning equipment to clean the carpet. The dirty water that came out of the carpets was a must-watch. It is interesting that they deliver the house in such a mess but in the contract there is a line that says before moving out, the tenant should provide them with a receipt from a professional cleaning company that shows that the tenants cleaned the carpets before moving out. In addition, the front door is all dirty and spotted. We asked them for a coat of paint but they refused to do so. The house comes with an alarm system that apparently has not been used for several years but randomly beeps throughout day and night. It does not stop unless we push the Cancel button. When we are not home and it starts beeping, it's very frustrating because we have a pet at home and the beeping scares her. We asked the company several times to send their maintenance staff to stop the beeping but they keep referring us to a box full of wires and want us to deactivate it ourselves. We are renting currently and the ac has been broken for 4 weeks now and still nobody has sent anyone out to fix it!! I have a 4 year old in the house during this hot summer with no air conditioning. They told us we couldn't have a different company come and work on the ac cause they have a contract with Oasis but now since the landlord is cheap he's going out of their contract when they told us WE CAN'T. They make it impossible to get anything done!! Renters have rights! And people normally can sue for this kind of bs going on! Normally if it's been more than 42 hour they're supposed to put you in a room and it's been 4 weeks dealing with this! They don't take care of nothing! They always half fast it! There's a busted pipe in our bathroom that is making the carpet by the living room soaking wet everytime the shower is used and the wall out front is leaking from it which is making the wall fall about just about. Don't rent from them they don't take care of the maintenance! I CANT WAIT TO MOVE OUT OF THEIR HOME THEY'RE A JOKE. UPDATE; We have moved out FINALLY. I had to take down my review because they threatened to evict us even though rent was always paid and the truth was being said. If they didn't want a bad review maybe they should have held up on their end taking care of their tenants instead of taking ADVANTAGE OF THEM. So, they took the deposit for the 30 day notice and AND wanted their month of rent when we were moving??? I've never heard of any management doing that. Just saying. When our AC had broke the summer we were there, they didn't want to do anything to help us nor reimburse us. They wanted to take 3 months to fix it by the time it was fixed Summer was over and fall was there. My son had to live in a hot house inside was 100 when outside was upscale temperatures. I felt so bad for him being so miserable. The only relief he had was showering 10xs a day, maybe even more. I was afraid of him overheating at bedtime. So I got furious that they took it so lightly and made it seem like we had no renters rights. There was a water leak from one of the bathrooms and it leaked from behind the tub to the front of the entrance of the front door which caused mold to come and then when they had someone come fix the ac there was a water leak from the ac coming into my room in the closet and that had black mold growing on the wall in the closet and on the carpet following the floor board to the bedroom door. My son who is no more than 4 and my fiancé was always getting sick. Very bad sick. We had told them many times about the mold and when they finally reacted they sent the ac guys back over and they just looked and was like "yup that's definitely black mold" and left. I am now 9 months pregnant and had to sleep in that room and house for my 8 months of pregnancy and I was so scared of the mold endangering my unborn baby. Since my son was old enough to have his own room he stopped getting sick unless he was sleeping in my room for the night. Since we moved out and they can no longer harass us over saying the truth and threaten us to evict us I AM POSTING THIS FOR FUTURE TENANTS. READ THIS. For property management, Good luck renting out that house. We don't live in your crappy half fast house anymore so don't try to even to call and harass us. It's been over 2 months since I've asked for a maintenance request and nothing. The house was given to me absolutely filthy. They do not care about the tenants. You can pay the rent on time, take care of the house as your own but they won't do their part. Terrible. read more

I'm an owner of a rental property and I've been renting with these guys for years. we LOVE Beth and her staff - Hi Kristin! Take anything bad you hear about these guys with a grain of salt. Not three months ago our water heater went out and they sent out a guy to replace it the same day -I thought they might try to gouge us but it was not too expensive. We also had a tenant who put a hole in an outside wall and they sent out a handyman that fixed the hole right away - good stucco job - the wall looks like new. Don't do it, you can do better. Seriously, The company is more talk than walk. My experience: Dec-2017 Beth's crew inherits my account thru RPM Residential. I didn't hire them Feb 2018 - Advised RPM Integrity to hire gardeners. May 14 2019 - Tenants believe there is a water leak. They turn off the water and the needle at the outdoor meter still moves. I approve of Leak Detection same day May 14. My maintenance account that states any repairs under $300 does not need my approval. I refer RPM Integrity my plumber whose leak detection costs $250. Should have been an immediate send out. May 22 2019 - while on vacation, emailed for update on leak, no response. No reply May 28 2019 - Still have not heard anything. Still on vacation I follow-up with another email asking for an update. Nothing done yet... RPM Integrity states they can't reach the tenants nor plumber. May 31 2019 - "Finally able to reach tenant..." Asks again should they send a Leak Detector. I already approved May14. Almost 3 weeks later, they are now getting someone out. June 4 2019 - I follow up AGAIN, I have not heard anything. No update no sense of urgency. Maintenance manager informs me she's having trouble getting a hold of plumber and tenant again. June 5 2019 - After a phone call, I pay more for a different plumber to go out Bc I want this fixed. Plumber goes out 3 weeks and 1 day later. Slab leak, minor after I've been able to inspect with my plumber. TOTAL COST $1890 June 6 2019 - informed that I need a pressure regulator, but leaked fixed. I approve for based on estimate. June 10 2019 - Can't get cost and I contact again for update. Apparently regulator completely replaced but I don't have a cost. June 10 2019 - I call Beth personally to have a professional conversation about them collecting full amount of their rental fees(which they can), but since I made close to nothing, I was hoping they would work with me for a month exception. I would have been a lifer with them, but they got greedy. June 18 2019 - I follow up again on what I have to pay for replaced regulator. Informed they have not received it, does not mention cost. I don't even know how much I'm paying. June 20 2019 - I get message that regulator cost is $398. Total cost for repairs $2288. June 20 2019 - I sent cancellation in writing to their office which they received. Beth acknowledges thru email. She threatens to enforce 3 months worth of collections for "early termination" I cancelled with RPM Integrity for the above reasons, not excluding other communication issues I didn't describe here. To this day I have never spoke to Beth on the phone. One would assume after such a long relationship, you put a voice to the name. She enforced a 3 month "early termination fee" on a contract I SIGNED IN 2014, 5 years AFTER the fact. I contacted my previous property manager on June 21 2019 and he agreed that I have an email to him Dec 12, 2016, to not continue on an annual contract, which he acknowledged. Their communication is poor at best. When I got my property back, I found out a gardener was NEVER sent(requested Feb 2018) and they charged my tenants an extra $5, something I never received. Her husband, Rick, is their "vendor," that fixes maintenance issues. He charges double the going rate for repairs. They never use refer to him by name, but it's researchable. Let's just be honest, any company that gets more than one (1 star) reviews about their company is not a coincidence. They are so desperate for positive reviews, they have their own employees and friends write up positive 5 star reviews! Check for yourself, but they'll delete it(yep sure enough) or get some special spin sauce from Beth. Look at the condescension in her replies to the "1 star reviews." I don't like change, but with Beth, I couldn't change quick enough. read more

Wonderful people! They are quick to respond to all issues, they keep their homes well cared for just as they leave their customers. I loved my house, my fiance and I had a great year! The only reason we have to leave is because I will attend graduate school and must relocate. I wish I didn't have to I could definitely see us having kids in their home. I would recommend these guys to both home owners and renters! Their website portal is easy to use, and covers all grounds of the possibilities you may have throughout the year! read more

If you care about your home, do not turn it over to this company! We hired Beth to manage our rental property a year and a half ago. She explained the tenant vetting process and said she would "take care" of our home. Over the months that they managed the property we were assured that they were taking care of things. We received a six month inspection report and everything appeared great. This was not the case as was evidenced by the damage to the property that was documented on Beth's company final inspection report. When we visited the property and I saw the condition of our house, I could not believe the amount of damage that was done in a little over a year. The tenants moved out and left our house dirty with considerable damage. We expected our property to be put back into the same condition as it was when we turned it over to Beth's company. We even expected that we may have some additional costs not covered by the tenant's security deposit. This has not been the case. Beth and her team have been unresponsive to our repeated requests to find out what was going to be done about the damage or even basic cleaning. They have not responded to repeated e-mails or phone calls. Additionally, Beth stated that she needed to hire a pool maintenance person to take care of the pool because sometimes tenants do not properly take care of the pool and this way the pool maintenance person could also "keep on eye on the property". Sounds good, I thought. What we found when we visited the property was that the pool had not been taken care. We had a contractor visit the property who stated the pool had not been taken care of in a long time. At one point, the water level dropped so low that the pool plaster started to peel. I ask you if you think a pool maintenance person visiting the property weekly should have noticed this? Neither Beth nor her "pool contractor" notified us of this condition, it took a call from an outside party to notify us that the water level was extremely low and that the plaster was being damaged. And, as with the other damage, it has not been repaired. Please, if you care anything for your property, do not let Beth or this Company "take care" of your property!! read more

I was pretty happy when the landlord handle their property themselves for 3 years I rent their home.Ever since this property management handle the place mid of 2016 it drive me CRAZY !!! I walk into the office to pay my rent in February 2017 talk to Beth about my family situation she was cool try to understand a little situation I went through . Then she told me the rent was increase since 11-1-2016 I was pretty upset because why all of a sudden the rent is increase . My husband don't make good amount of money like he use too. He change his jobs to a different company that don't pay much .Are income we barely survive. I try to work with them to avoid more crap. Now I owe the increase from November 2016 through January 2017. I have no choice but to start pay that increase of $175 more on February . Now I still owe $473.75... Can't wait to pay this shit off and in the mean time I'm trying to look for another home to rent .. The neighborhood I live in is very bad anyways , high crime rate and so many house get broken into.. It would be nice if Beth could talk to the landlord to waive that amount I owe .. Got the notice in February and now slap me with that amount I owe . Four years first time pay rent late .. If it weren't for financial issue I go through I wouldn't know that I owe that increase since November of 2016 !!! read more

I used this company for my rental house in Riverside, i had made it very clear to Beth (owner)Broker of the company that i do not want to rent my house anyone with bad credit. And i am stuck with the bad tenants. I will not recommend anyone to use this company. Beth refused to follow my instructions and stated that it met their credit criteria and she refused to share tenants credit history with me, even though tenants had sign the release. I am part responsible for this, that should have been a red flag. But want to give others heads up, Avoid RP Management Integrity. Also, There communication changed once i signed up with them. I have had nothing but positivity and fairness in my dealings with Beth. As a property manager she has many years of real life experience that she applies on both sides. The owner/renter relationship has been made so much smoother since finding her. I appreciate the attention to detail she is able to do for me, for instance making sure my roses are kept manicured by the gardeners, the pool equipment is properly functioning. She will be managing my upcoming rental as well. I have complete confidence in her. read more

Worst property management company I've ever had to deal with. They were great at first but only because they want your money. We moved into a home managed by this company and the house was dirty upon move in. The landscaping was dead and this was in a HOA community so they said it would be fixed. After living there for 11 months, numerous letters from the HOA and finally a threat of a lawsuit from an attorney representing the HOA, they finally sent someone over to clean in up, but still never fixed what was dead. Upon move out they tried charging exuberant amounts for things like paint touch ups and cleaning even though I left it cleaner than when we moved in. According to CA law our security deposit was to be returned within 21 days. It's been well over a month and they have yet to send anything, so according to the law they have lost their right to keep any of our deposit yet still refuse to follow the law. No deposit back to this day. read more

Beth and her staff are super friendly on the phone, and in person. She talks a good talk. She reassured me they inspect their properties regularly, and would use my home warranty for all repairs. They also said they had plenty of clients looking for these houses. If that was the case, then why did it take them almost 3 months to find a renter when all the other houses were rented in my complex within 30 days by other agencies. After 45 days, I asked Beth if she had posted a flyer in the main clubhouse of my complex, and there was total silence on the other end of the line. I truly wish their services would have reflected these promises. I thought I was getting a professional team that would earn the "management" fee I pay each month, but that has not been the case. From the beginning, I had to rewrite the abysmal ad, take new interior and exterior pictures, and micromanage each and every detail. They put my tenant into an 11.5 month lease at $5 less per month without my permission, or apparently, even her knowledge. This cost me an extra $755 which doesn't seem to concern them. My accountant had to contact them to correct their bookkeeping records, they have not been to inspect the house to the best of my knowledge since they signed the lease, and made some flimsy excuse as to why they didn't use the warranty insurance company when they got a plumber to fix my toilet. I think they forgot, but their negligence cost me $300 and the toilet wasn't repaired properly. They should have had to pay that. After finally getting to speak to Beth about this issue, she was confrontational and rude after I didn't accept her excuses for this overcharge. They have been so unresponsive to both my tenant and me that I have been dealing directly with the tenant for the past four months. The bills don't get paid properly, but they always make sure to take out their fees on time. The last time I contacted them about not paying the gardener, Beth sent me a curt response informing me my contract with them would be up Sept 15th. Regardless of the wonderful reviews I see here on Yelp, neither my tenant nor I have been impressed with their so called "services." I was just looking at the lease contract, and they misinformed the tenant regarding parking privileges also. This is clear evidence they didn't bother to read the CC&Rs for our country club. I am glad to have this nightmare over, and would strongly advise anyone thinking about employing them to run!!!! They may be great at managing homes within a 5 mile radius of their office, but I would never hire someone out of the area regardless of how many assurances they promised. They are just not equipped to handle anything outside of their comfort zone. read more
