    Although this isn't a recent photo, the front door is still boarded over. I'm not sure why they don't fix  the inside and re-rent it.

    I'm the secretary for our Condominium Owner's Association. RPM Today manages four of the buildings in our community in Lacey, Washington. Unfortunately they refuse to pay their share of the water bill. This has been an ongoing issue for the past year. They currently owe $6,018 for the period of June-November. Our Treasurer and President have tried e-mailing and calling, but it is difficult speaking to anyone or getting a reply call or e-mail. When they finally reply, RPM claims that their payment will be made soon, but they never pay in full so they are always months behind. A year ago there was a fire in one of the apartments in our neighborhood. That tenant had to find new housing. Normally you would rehab the unit and re-rent it. Instead, RPM Today boarded the front door over... and left it. That was a year ago, and it remains derelict and empty to this day. (Photos attached are not the most recent; they have since replaced the broken windows, but the front door remains boarded over.) I recently spoke with a previous RPM Today tenant who moved out over six months ago. He has still not received a return of the $1,800 Security Deposit he paid when moving in. (By law they are supposed to return the Deposit or provide documentation showing why the money is being retained within 21 days.) Instead, RPM Today is trying to bill him for an additional $1,400 in damages from the fire that damaged the unit adjacent to him. What?!? It seems like fixing your property and renting it would be a better way to dig yourself out of a financial hole rather than squeezing previous tenants to cover your mismanagement. This is the first time I've written a negative review, but feel like this information should be shared with anyone considering renting from RPM Today or from owners looking for a management company.

    Would not recommend to anyone. I had the displeasure to have to deal with Aaron Atwood and he was aggressive, unhelpful and confrontational.

    1-Star Review (If I Could Give Zero, I Would)…read more If I could give zero stars, I absolutely would. I wish I had read the countless negative reviews before ever engaging with Vista Property. I was misled about the $250 administrative fee and was later told it was non-refundable, even though when I took the money order to their office the agent Olivia who stated to me that if it doesn't work out I would get my money order back. She added the reason for the money order not written out is for a smooth return if needed. When I asked for my money back--because proceeding with the lease no longer made financial sense--staff refused to return it and tried to hold me financially hostage. What made this experience far worse was the unprofessional and racially charged behavior I encountered. The office manager Lori made a micro-aggressive comment implying that because I am Black, I needed to "come respectful"--as if my race predetermined my behavior or justified calling the police. Because of that comment, I brought law enforcement with me to deliver my written request for a refund, for my own protection. The owner's behavior was even more alarming. When the officers accompanied me, he acted as if they belonged to him--scolding them, pointing in my face, refusing to speak with any professionalism, and ordering the police to remove me after I calmly explained the racial remark I experienced. Even after leaving the office, the officers continued to circulate the area, clearly influenced by the false narrative that I was somehow a threat--simply because I was a Black woman advocating for myself. I returned only to use the restroom and locate my payment receipt. This was a horrific, degrading, and discriminatory experience from start to finish. The lack of transparency, the refusal to return my money, the racial hostility, and the unprofessional conduct are all deeply concerning. I will be reporting Vista Property to the Better Business Bureau, filing a small claims lawsuit, and documenting this incident wherever possible so others don't go through what I experienced.

    The good news is that they are a real company. The bad news is that they have been terrible so far…read more The whole process was really weird, to see the home we had to do an open house with others and there was so many people it was hard to really look at details. Our problem was that we assumed that since it was in a nice town and at the top of the price point for the market, it would be kept to a nice standard but that was not the case. The entire home has extreme issues. The listing and pre lease documents we signed said landscaping was included but then they changed it at lease signing and when we complained the only thing they offered was $25 off or they would let us out of the lease. We had to provide the washer and dryer which okay fine but then the microwave and fridge were both over 20 years old and had damage. The microwave was physically falling apart and the fridge is broken and smells horrible. The maintence man left the fridge off and overlooked so many issues in the home. I was able to get the 20+ year old fridge and microwave replaced after having to have a hostile phone call with Jodie where I started crying out of frustration over how we've been treated. We moved in May 9th and are still waiting on the fridge to be delivered as the wrong one was ordered originally. I really have no confidence in the maintence staff as he used the wrong color of touch up paint and then just put on the move in paperwork "mismatched paint" instead of fixing it. The kitchen cabinets are all falling off and were fixed with wood glue. There's a major crack in the toilet bowl upstairs. We can't use our garage door remotes because they're corroded even tho the maintence man again said they were working. The place was left filthy and we alerted them to it before we moved in but they didn't call the cleaners until after we moved in and had to clean ourselves. We were given one mail key and it fell off of the loose keychain and now we're being told that they don't have the other key and our only option is pay their locksmith to rekey but it's scary that the second key is floating out there. We also had to provide them a copy of our house key as they didn't have one. They have been extremely unorganized and it has been very clear that they do not care about their customers. We have been very understanding when we shouldn't have had to be and they just keep treating us terribly. It was our dream to move into a home in the suburbs but Amoriss PNW has made this whole experience terrible. It was our hope to stay in the rental for a couple of years but with how they've been treating us I can only assume they will make a renewal very hard

    I rented a single-family home in Puyallup through Steady Property Management for 2 years. I can say…read morethat they were fine as a rental property management and things went smoothly for the 2 years, BUT I will also tell you that they will nickle and dime you into bankruptcy when you move out. Yes, we had a family with small children so some of the charges were legit, but I have moved out of a few homes before and felt confident that we were leaving this home in nearly the same condition as when we moved in. Like I said, some charges were justified, but the ones that upset me for example were I missed 3 light bulbs that needed to replaced=$90, I hosed down the front patio and front of the house, I thought it looked fine, but apparently they needed to power wash it, so I was charged for that, I was given a yard that had been beat up by the previous owner's dogs (no sprinkler system), and they charged me a few hundred dollars to upgrade the yard and add sprinkler system, their handyman had extreme charges for very small jobs, like 'touch-up paint', I could not believe they charged me over $3000 in total for very minimal things and some of the charges I felt were just part of regular maintenance to a home, not things the renter should be charged for. I could go on and on, but the bottom line is they will upgrade their homes on your expense, so be prepared when you move out!

Duh! I send emails asking questions and the responses are not helpful. Nothing was getting done, thanks to J&M so I just got onto the board and now reading the history of communications. And I'm OMG, what a CF! With 4 different J&M reps in 6 months, how could our HOA ever succeed? ARC requests are never responded to and apparently they are automatically approved if not processed in a timely manner. Again, how are they considered a property management company? There's software solutions out there that this company should use and it would probably solve 90% of their communication issues. We could bring back the majority of what they offer by using that software that deals with violations, ARCs, HOA due collection, email blasts, voting, surveys and so much more! I agree with everyone else here, if you could give them less than one star, we as the board, would.
