1-Star Review (If I Could Give Zero, I Would) If I could give zero stars, I absolutely would. I wish I had read the countless negative reviews before ever engaging with Vista Property. I was misled about the $250 administrative fee and was later told it was non-refundable, even though when I took the money order to their office the agent Olivia who stated to me that if it doesn't work out I would get my money order back. She added the reason for the money order not written out is for a smooth return if needed. When I asked for my money back--because proceeding with the lease no longer made financial sense--staff refused to return it and tried to hold me financially hostage. What made this experience far worse was the unprofessional and racially charged behavior I encountered. The office manager Lori made a micro-aggressive comment implying that because I am Black, I needed to "come respectful"--as if my race predetermined my behavior or justified calling the police. Because of that comment, I brought law enforcement with me to deliver my written request for a refund, for my own protection. The owner's behavior was even more alarming. When the officers accompanied me, he acted as if they belonged to him--scolding them, pointing in my face, refusing to speak with any professionalism, and ordering the police to remove me after I calmly explained the racial remark I experienced. Even after leaving the office, the officers continued to circulate the area, clearly influenced by the false narrative that I was somehow a threat--simply because I was a Black woman advocating for myself. I returned only to use the restroom and locate my payment receipt. This was a horrific, degrading, and discriminatory experience from start to finish. The lack of transparency, the refusal to return my money, the racial hostility, and the unprofessional conduct are all deeply concerning. I will be reporting Vista Property to the Better Business Bureau, filing a small claims lawsuit, and documenting this incident wherever possible so others don't go through what I experienced. read more

My experience started out decent. I had some barriers, and they were taken care of prior to applying and per their rental requirements I filled in all the blanks. I applied. I have great rental history and have been renting for a long time. My daughter had an issue and had rental history of breaking 1 lease and paying it off and so that was on their rental requirements. They call my old apartment, and my landlord told them they had no issues with me. They asked about my daughter, and they said she paid off her bill. The landlord never once put my daughter on my lease, and she lived there for two years with me. Vista came back and lied to me and told me that I had an unauthorized person in my home meaning my daughter and I had bad rental history. I called up immediately when I got the denial and the GM Lori was put on the phone. I explained myself and this horrible woman would not listen to me, or I told her she can talk to my landlord herself. I said no Olivia is putting things in the application that is not true and an assumption. She would not further discuss it with me. Anyways I called my old apartments, and the lady was not there, but she called me the next day at 6am my time. I told her what happened, and she said that she never said my daughter was an unauthorized person in my house. She just said like I said before she was never put on the lease. I paid the bill it was my place. But she was aware of her and that was that. Olivia could barely do her job. I sent in my pay stubs, and she couldn't find the date on them. I told her where they were and had to send them again. My daughter the same thing Olivia argued with her about what was on the credit report that she sent my daughter. This place also said when you turn in your admin fee the place is on hold that was a lie too. It was still advertised. And Lori said that someone else wanted it and she is looking at their application. All these places have been on their website for weeks and they are not trying to rent these places. Honestly the owners should look somewhere else if they want their homes rented. They have several phone numbers; Olivia was not always good about getting back to me if I had questions. I am going to actually file a complaint with the BBB, the Pierce County Housing Authority, HUD and anyone else that will look it to this business. They are not what they say they are. Beware. Don't waste your time or your money. I would give it a zero star. read more

READ THE REVIEWS BEFORE RENTING FROM HERE. First red flag was during move-in, they allowed the owner to store his personal property in the garage. It took him almost two months to move his belongings out of the house and he still left some items behind that I had to store for the duration of my lease. During move-out they charged me $939 in "damages" for leaving THUMB TACK holes... yes, thumbtack holes. So If you're going to move-in, I suggest you either not hanging up any photos or using command strips because they are seriously that petty. They also billed me for maintenance work due to electrical issues that the owner should be responsible for. I was a good tenant, paid my rent EARLY, left the property in good condition, yet I'm being charged almost a $1000 for thumb-tack holes lol. We just rented a house from Vista. Julia was great as an agent and worked to help us understand all of the details about the rental. Ivy, the maintenance supervisor made sure that problems we found before we moved in were fixed. They use an automated system to get maintenance requests. My only complaint is that the lease is very long and not tenant-friendly. Read it carefully and ask for changes before signing. read more

Our gas fireplace went out a few months after move in. Management company was notified 3x before responding with "the owner does not have money to repair". Fast forward to winter, I am home alone with 2 babies while my husband is working in another state. There are storm warnings posted everywhere that there are strong winds, heavy snow fall and power may go out. I contacted management company and left VM 2X that I'm home alone with the kids and I'd like my gas store repaired as it would be the only source of heat for my and my babies. They never responded. Hands down worst management company to rent from. Another story? My husband was getting ready to relocate to another state for a few months. We had bought a small pull behind trailer and had parked it on the side of the street for less than 25hrs so he can load and go. This was a very emotional time for us because 'daddy was leaving'. The property management company has this woman named Lori, who claims to be on site manager/ side hustle cleaning service. This woman drives by our house multiple times yelling out her car window that we need to move our pull trailer. MULTIPLE TIMES. They put one of those red stickers on our vehicle and threatened to tow our vehicle. Less than 24hrs people. This is considered harassment. Didn't ask what we were doing, didn't bother finding out details...just tolling by hollering out the window. Maybe it would of been too much exercise for her to get out of the car? I don't know BUT I say stay clear from Vista property management. It is poorly ran and acts as HOA, throwing out fees and notices. If you drive by these duplexes they are falling apart. The owner has no money to repair so they charge tenants obscene amount to compensate. I've attached my security deposit statement. Upon move out the house needed a good cleaning but nothing of $2k worth of charges. They don't ask for cleaning deposits upon move in so they can charge whatever they'd like at move out. Renters look out for this organization- hands down the worst lease I have ever seen. My experience with this property management company was awful and expensive and I didn't even rent from them. After filling out applications online doing a self guided tour I had to drive down to Puyallup at 8am and give them a money order for $250 to apply in addition to the $120 in application fees. The money order was an odd red flag for me I have never had to pay via money order to rent a house. Then it took nearly two weeks to get approved with limited to no responses from the leasing agent who listed the house when I read the lease red flag after red flag. The communication with this organization was with Facebook messenger and I kept messaging hey do you have an approval was I the first one to bring the money order when can I move in. No response, it was crazy the whole experience. Be sure you read the lease in full. Then luckily I read other reviews and it matched my experience. Not only that they will not refund me any of the $250.00 and I am out the $120.00 demand to see the lease terms up front with this organization. If I would have had the opportunity to read the lease agreement I would have never given them $250.00 Cash least of all applied. Be super careful with this organization. I used these offices to rent out my home. The renters had taken out plants I had put in the yard just before leaving. They requested to replace the fence to make a bigger door. I said that it was ok only if it was inspected by the property management and was properly built, and done better. They did a poor job and kept damaging the property. This was visible from the outside. When I told the property management they did not inspect. They also didn't inspect before or after the renters left. I communicated all of my damages and they did not take care of it. I communicated when I would be retaking possession of the home. Yet they didn't ensure there was anyone available for move out inspection. They were pretty much useless. read more

Please look to the not recommended reviews. First tenant they found were dealing drugs and had 6 dogs and 8 people living in a 3 bedroom home. The 2nd had 5 kids, 4 adults, and 2 cats in a 3 bedroom home. They never enforced their contractual agreement with me and allowed the property to go into despair. They never billed tenants for ax marks on garage floor, holes and dents in the walls, screens damaged, spray paint on floor. They are the WORST ! What is bad when they send an accidental email about you to their co-worker laughing about you complaining while the grass grows 5 feet high in the back yard. They are a scam! read more

RENTERS: Do NOT Rent property from Vista Property Management!!! This company is great with helping you locate a place as they have many properties to rent that are fairly decent. The problems start AFTER you've signed your lease. For example: We had been trying to get this company to power wash our unit for two years. They kept telling us they would schedule it but conveniently, something always came up. I can't tell you guys how many times I had asked them to replace the screen door to our unit (it was buckled and wouldn't lock) I was told as long as the master door locks I was okay.... what if I wanted to open the master door to let fresh air in from the screen (and there was a wooded area located behind us..) needless to say, they never replaced the screen door. Look at the lease thoroughly, we were in a connected townhouse and new neighbors had moved in. After the new neighbors we had what sounded like little pests in the walls. I was told pest control was on us... even though I'd be paying for a problem that wasn't technically mine. When pest control came out they said our unit was very poorly insulated and to let management know. I sent an email, no reply. I sent a second email, no reply. In fact, I had several emails go unanswered. When I'd tell management (in person) about the issues we were having all she said was...."we have new property going up a bit further down suggesting I look into relocating into their newer property as opposed to them taking care of the one I was in. Our dryer vent kept clogging. Overall, I just was not very pleased... at all and I would strongly recommend against renting from this property manager. read more

I would not recommend this place to anyone. They never make it clear that if your rent is late after the fourth day of the month it is $100. They also don't send you any kind of reminders about rental insurance. I currently pay rental insurance through my bank and have submitted the paperwork to vista however they will not remove the $9.50 charge for their insurance because it comes through a separate biller company. The only reason we have not moved is because hopefully we will receive military orders to move soon. These people don't care to help anyone, the company sucks. Kathy contacted me the very next morning. She could tell I was excited about the property and knew it would go fast. Her enthusiasm and great relationship with the owner helped me secure the most beautiful 1 bedroom, 1.5 bath condo overlooking Narrows Bridge. I felt like Kathy treated me as if I was purchasing my forever home and she was my realtor making sure it happened successfully and smoothly for all parties involved. I was a clean, quiet and on-time paying customer for about 3 years. When I went to break out of my month to month lease, they wanted to try to get $2770 out of me for the next months rent and damage deposit being forfeit since they claim I gave 19 days instead of the required 20 days notice to vacate. I think that's a pretty poor way to treat a good tenant. Update They did call the owner and did release me from the contract. read more

I want to start by saying Mishelle is super nice and sweet, unfortunately not enough to save my experience with Vista. My family applied for one of their rentals and was initially told 24-48 hours for review. That time frame comes and goes and I hear nothing until I reach out to them the next week. We have a service dog and did the pet screening at no charge which was great. Then almost a week after initial applications, I was told we had to do the pet screening for my two lizards that sit in tanks all day. Okay, we will comply- however they did cost $25 a piece. A little irritating but we loved the house and paid for the screenings. The next day we get notice that our application was denied. We take responsibility for the reasons we were denied and thats not why I'm upset. I am upset it we were denied based off information Vista had received day on day one in our applications. Pretty shady to let us continue to wait around and then spend another $50 for unesseccary pet screenings. When I went to go pick up the holding check I requested refund for the pet screenings since they were unesseccary to begin with and we should've just been denied day one and was told no. Woman at the front helping me explained their processes and kept referring to the manager in third person. When I finally asked to speak with the manager she said it was her. Shady and unpleasant experience overall. I wish our current property management had something available in our area because they are a dream compared to this place. read more

Don't even consider this company to rent from. We moved to WA from out of state. Got to the rental property & it was very much misrepresented from posting. House was slopped, sewage backed up thru tub, couldn't use basic plumbing, we had rats, electrical issues, leaking appliances, etc. all for the low price of $2200 a month! What a joke. We've rented for over 10 years & Vista is by far the most incompetent & dishonest company I've ever rented from. The staff could give 2 shits about you & they barely do their jobs. Long story short, they realized they couldn't cover their asses & terminated contract with owner, therefore we had to move, again, within 70 days. What fun! Then they have a 21 day grace period to get you back your funds & deposits. They took longer than that, I basically had to harass them daily to get our money back & they kept our $500 pet deposit for good measure (hope you choke on it). We almost took this company to court. The CC&Rs (i.e. contract) clearly stated that no more than 5% increase could be done without homeowner vote--they raised 10% on their own, ignoring the contractual agreement already in place. Jenny Ross, the manager, is one of the absolutely least competent, uncaring, and money-hungry so-called managers I have ever experienced. I would never rent again from this company. They told me when I moved out I had to hire a cleaning company and carpet cleaning service. I hired one and the did a good job. When I was sent my deposit, Vista told me the place was not clean, which it was I have pictures to prove it. They charged me an astronomical amount to "reclean" it and I never to go see what I had to pay for a 2nd time. They told me this was their policy. They charged to me replace stuff that was not broken or damaged. When I asked for it back, they told me sorry. I was never notified of anything. I will never rent another place that is managed by this scam of a company. The staff was very rude when I went to the office and tried to speak with anyone. I was told sorry, they aren't available. I tried calling multiple times and the people were "not available" every time I called. When I had to submit tickets to get things fixed, after weeks of hounding them, they did a subpar job at fixing them. My neighbors have the same issues. I feel sorry for any new person that moves into one of their properties as this is the WORST company I have ever had the experience of dealing with. They jacked up my rent by 700/month and did not provide proper notice. I was forced to move out as I was given 30 days notice. The claimed they "notified me" but had no proof of any emails sent. Any future place I move to, I will find out who is managing it and will not take part of any community where Vista is in charge of as they are there only to screw the tenants. read more

Moved in day came and all we saw were numerous holes in the wall, cardboard boxes left in the garage, lawn not maintained and filled with weeds. We knew we something wasn't right especially seeing the lease move out requirements and expectations. Expectations of moving out was a lot higher than how the property was handed to us. What do you do ... our family of 5 needed a place to stay we just moved in from out of state. Current situation- our thermostat went completely out Sat. We sent in 2 maintenance request hours apart because the first wasn't responded to. After still no response we called in and spoke with Merritt. Shared our concerns being with a child with weakened immune system & status on thermostat she said she'll have someone contact us soon. 5pm that day she sends an email asking questions which we clearly went over during the phone call earlier in the day. Since I'm not able to reply to the request online. I then send in another request with the requested information but writing in caps hoping it'll bring attention since it's 30 degrees and there's no heat. Instead of replying with a maintenance request she sends a text for us to refrain from all caps- and if we have a sick child to go somewhere for heat. ?!? Maybe she forgot our child has cancer and we're in a pandemic where it's not the safest to just get up and go?! Sunday comes still no response- Monday comes then here comes the emails sending in the vendors. We're now on 48 hours no heat! When I reply with questions concerning tenant laws she states they have 72 hours. So I sent in RCW 59.18.070 stating no tenant should be deprived of heat for 24 hours. Yet she replies they have 24 hours to act on notice. We've spoken with paralegals regarding the situation and indeed she was wrong. They have 24 hours to put on heat if not we're placed in a hotel with reimbursement or get daily rent deducted from our monthly. I stopped responding bc she's already showed her professionalism and it wasn't worth a petty fight. After 72 hours our heat was restored. We're not looking for a discount in rent we're looking for a someone to do their job especially if they're the person in charge. vista property management/puyallup, refused to repay me due refund after my move out of their rental home. i was charged for moving an appliance back into the house that the owner stored in the garage for the duration of my rental time. was charged for cleaning the inside of of appliance. The condition of the appliance was the same as it was in the house for me. there is one set of rules for move in and another for move out. Charged for items ie light bulbs and broken blinds. They were great with helping us with the paperwork and finding the house, but everything has turned for the worst. We hate having to be here for another year. Recently they took some drywall down that was the ceiling of the car porch because it was caving in. 1st mistake who puts drywall outside anyways. Instead of maintenance hauling the heavy drywall away the idiot leaves the drywall in front of our backyard gate blocking the entrance. It laid there for over a month after several phones calls and pictures sent to Carla the property manager. She stated she would have their lawn service cut the back and side yard because the grass had gotten so high.She told me we were #2 on the list to get our grass cut. Unfortunately Ms. Carla got sick and has been out of the office. I kept calling the office number and this 205 google number leaving messages and no one ever return my phone call. I happened to get a hold of someone by the name of Becky Friday and she said she would check with the boss and call me back. She never did. Now its Monday 5-13-19 I had to call the office several times before I talked to another lady. She stated the owner told them in a meeting I'm responsible for cutting my own grass. Why should I be responsible for cutting my grass when it was Vista fault for taking the drywall down and then leaving it in the driveway for over a month blocking access to the back & side yard. Im not a body builder me and my fiance tried to move the pile of drywall but it was too damb heavy. I'm a government employee and I have seen and heard some crazy things before, but never anything as crazy as this. Vista is making me feel like a second class citizen. I'm asking them to right their wrong and they refuse to do that. ALL RENTERS BEWARE DO NOT RENT FROM VISTA PROPERTIES!! I lived at one of their properties for 2 years and I should have learned after watching everyone leave around the neighborhood after their first year that that cheat you and lie consistently. They recently roofed the house I was living at and their contractor trashed my yard, fence and used over $40 dollars worth of water and electricity in 2 days. They only reimbursed me $5 and the man who explained to me that "It was normal for the renter to pay for these service" in a very rude and inconsiderate tone towards me. BEWARE. You will not receive your deposit back no matter if you left the house in better condition than you received it. At the office is a joke. Never anyone up front, incompetent employees who only care about receiving their bonus and rude customer service is all you will be dealing with. They are nice but after you sign and stuck in the lease you are a CASH COW to them and only care if that rent is in their account in the 3rd. After we moved out they disclosed personal information and detailed information about the current tenants information which I have let him know due to the information they provided to me due to their excuse "After looking into our records you are no longer responsible and have no authority on the lease" I can only respond like "No shit." SUMMARY: Beware what you are getting yourself into. Read the lease and have everything they say in writing. They will cheat you. They will fine you. They will disappoint you . We rented an apartment in Renton Wa in may of 2020 at which time vista was just beginning to take over managment at unit we lived in, at which time Patrice left a card with my daughter for me or my husband to contact them. We had a brief conversation at which time I listed off all the things the last property manager had failed to do, During this transition from door to door managment to vista property managment I was trying to communicate to Patrice that the apartment next door had been vacant for few days now and that there were squaters now living in the unit next door because no one from any managment company came to do walk thru or repair apartment for new renters or anything. And my call was ignored I made several attempts to explain that it was becoming un safe for us and our teenage daughters after coming home to a man with a needle hanging from side of his neck sleeping on the common stairs shared with apartment that now had homeless squatters residing in it. Long story short after coming home to complete strangers in my bed and the police telling me there was nothing they could do because owner would not have them arrested due to fear of retailiation we desided enough was enough and we went and got a hotel the next day my husband and i went back to apartment and what they hadnt stolen from our home they urinated and deficated over all of our belongings, Patrice seemed very understanding when we said we had to go she said we got it taken care of you guys are good 3 weeks later we are trying to move into a new plavce and we are told there was a $7000 judgment fir damages done to the unit now here we are almost a year in the hotels with our 3 daughters and no one will rent to us and we cant do anything about it read more

Have been renting in a complex that this company manages. Oh my word they are horrible. They are focused on the little stuff and forget the big stuff. The complex is falling apart and parking is a premium. So they add no parking to areas that used to be used for parking with NO problem including in front of my garage. Then every once in a while they show up and put stickers on cars telling them to move. Of course the stickers don't come off without a lot of work (razors and Googone) By the way over $1000 of damage was done to my vehicle a year or so ago by vandals and nothing was done. I am not a usual complainer. But this is sad. read more

I hired Vista to rent my house in 2017. They found a renter after few months and they moved in 2018 January. I had left my house in top shape with fresh paint, newly cleaned carpet and everything in working order. The agent looking after my house left the company and inspections were not done properly even though there were obvious problems with these renters. After much thought I decided not to renew the lease and get a hold of my house. When I got there I realized what a huge mistake I had made. The house was in worst shape I could imagine. Carpet with huge stains and walls completely ruined with stains. The bug screens in every bedroom was ripped deliberately. Not only that, the tenants had taken some of my furniture without my permission. Furthermore they took my US mail with them despite several warnings that I will need my mail which contained important documents. When I requested to get my keys back they blew me off with some lame excuses like the file was locked and the managing person was not available. I waited several days trying to get access to mail box and had to order new Mailbox keys and pay $50. One day I found my house keys thrown in a plant pot just by chance. If Yelp could have a negative star rating I would be giving this company as many as possible. Vista took so much "pride" in getting us to sign a lease with them and made me and my family feel that this was the best thing we could have done since moving here to WA, BUT that quickly ended once we started reporting things that was wrong with property before and after we moved in. First thing is VISTA DOES NOT CARE ABOUT THE TENANTS, there biggest concern is getting as much money out of you as possible. They attempt to treat these properties as if they are under the HOA and will attempt to fine you for the most obscure things ever. Mail has been getting stolen out of the mailboxes for MONTHS and they will do nothing about it, I was told that maybe I need to get a PO Box so I dont have to worry about it, and when asked why can't they assist us with the problem, they never responded. They will do and say anything to get them out of responsibilities that they know they are responsible for. THEY ARE RUDE, vista has no problem with hanging up on you when you come to them with issues that have supposed to take care of. The OWNER OF the properties doesn't care about the upkeep of the homes, and will do the cheapest work to cover up the problem and not actually fix it. The ONE AND ONLY Maintenance guy for 5+ properties is not knowledgeable about his work and it will take a total of 3 times to actually get it correct (So watch him). While they tell YOU that you have to pay rent on time, they will let certain tenants split their rent up during the month. They will lie to cover themselves up from any wrong doing, and will make up rules as they go along. I could go on and on of WHY YOU SHOULD NOT RENT FROM VISTA PROPERTY MANAGEMENT. IF YOU WORK HARD AND HONESTLY FOR YOUR MONEY DO NOT GIVE THEM A SINGLE DIME!!!! read more
