    READ THE REVIEWS BEFORE RENTING FROM HERE. First red flag was during move-in, they allowed the owner to store his personal property in the garage. It took him almost two months to move his belongings out of the house and he still left some items behind that I had to store for the duration of my lease. During move-out they charged me $939 in "damages" for leaving THUMB TACK holes... yes, thumbtack holes. So If you're going to move-in, I suggest you either not hanging up any photos or using command strips because they are seriously that petty. They also billed me for maintenance work due to electrical issues that the owner should be responsible for. I was a good tenant, paid my rent EARLY, left the property in good condition, yet I'm being charged almost a $1000 for thumb-tack holes lol. Ridiculous, disgusting, money-hungry company. **Photos attached below of the "damages" I caused**

    I rented from Vista property management for over a yr. When my lease expired the rent raised $255.00 When I moved out the took my $1400 deposit and charged me an additional $713. Totaling $2113.00 I have rented apartments for over 20yrs and never felt so ripped off in my life and they gave me a horrible reference and said I left an owning balance after I paid to close the account....     Our gas fireplace went out a few months after move in. Management company was notified 3x before responding with "the owner does not have money to repair". Fast forward to winter, I am home alone with 2 babies while my husband is working in another state. There are storm warnings posted everywhere that there are strong winds, heavy snow fall and power may go out. I contacted management company and left VM 2X that I'm home alone with the kids and I'd like my gas store repaired as it would be the only source of heat for my and my babies. They never responded. Hands down worst management company to rent from. Another story? My husband was getting ready to relocate to another state for a few months. We had bought a small pull behind trailer and had parked it on the side of the street for less than 25hrs so he can load and go. This was a very emotional time for us because 'daddy was leaving'. The property management company has this woman named Lori, who claims to be on site manager/ side hustle cleaning service. This woman drives by our house multiple times yelling out her car window that we need to move our pull trailer. MULTIPLE TIMES. They put one of those red stickers on our vehicle and threatened to tow our vehicle. Less than 24hrs people. This is considered harassment. Didn't ask what we were doing, didn't bother finding out details...just tolling by hollering out the window. Maybe it would of been too much exercise for her to get out of the car? I don't know BUT I say stay clear from Vista property management. It is poorly ran and acts as HOA, throwing out fees and notices. If you drive by these duplexes they are falling apart. The owner has no money to repair so they charge tenants obscene amount to compensate. I've attached my security deposit statement. Upon move out the house needed a good cleaning but nothing of $2k worth of charges. They don't ask for cleaning deposits upon move in so they can charge whatever they'd like at move out. DO NOT RENT FROM VISTA!!

Duh! I send emails asking questions and the responses are not helpful. Nothing was getting done, thanks to J&M so I just got onto the board and now reading the history of communications. And I'm OMG, what a CF! With 4 different J&M reps in 6 months, how could our HOA ever succeed? ARC requests are never responded to and apparently they are automatically approved if not processed in a timely manner. Again, how are they considered a property management company? There's software solutions out there that this company should use and it would probably solve 90% of their communication issues. We could bring back the majority of what they offer by using that software that deals with violations, ARCs, HOA due collection, email blasts, voting, surveys and so much more! I agree with everyone else here, if you could give them less than one star, we as the board, would.

It wasn't the battery, the motor actually tore off the back of the door. In my own stupidity, I didn't have my key. I called the emergency line and someone was quick to respond via text (don't know who I was txting with but thank you). Shortly after Donna and April showed up to let me in! All that work in the middle of the night for these ladies to get up, dressed, over to the office to get the spare key and then off to rescue me!! I really can't thank you guys enough. I moved here from Portland by myself for a job, this experience has been very stressful to say the least but the RPM team has helped me out and eased my mind with this situations and a few others I've had over the last few months!     By far the worst renting experience I've had in my life. Since the start, these people are…read moredifficult to get a hold of and are not responsive until they need something from you. They even didn't provide me a key to the front gate at the start of my lease and I should have known then what I was in for. I moved into this unit May of 2025 and despite wanting to stay at least 2 years, will be looking to move this year. I had a leak in my apartment in September 2025, called it in immediately, and had someone come out the same week. Only, they (property management) sent no water mitigation and all they did was stop the leak and close up the wall. The contractor said the pipes needed to all be replaced and that the floors were now in bad shape, but property management didn't listen and just sent another tech to close the wall. I warn them via text that they need to have someone come and assess the water damage. Nothing. I even mention the water damage when they send their quarterly inspector in November. He assures me the water damage is on the property owner to handle. In December while I was on vacation, another leak happened, but since it was the holidays, I'm told scheduling someone was more difficult and so the leak continued to get worse. Eventually, they do send water mitigation to put giant machines in my office, but are unable to tell me how long they have to be there for. Not a big deal over the holidays but starts to be a hassle once I have to start work again. They still ended up unresponsive and unable to address my concerns. Mainly that I didn't have full access to that room and that I couldn't take meetings due to the noise. Not to mention, my space being in disarray since I had to remove EVERYTHING from my closet and eventually move my studio out of this room. Once the machines are removed, I hear nothing from them for almost a WHOLE MONTH, so I assume they aren't going to do anything further and I'm just stuck with damaged floors until my lease is up. I reach out and tell them I'm really disappointed and they finally call me to tell me they are working with insurance to see what can be done. Their insurance calls me to interrogate me because RPMT tried to tell them it was MY negligence as to why the floors needed to be replaced. I got sick during this time (I think maybe in part due to the water damage in my home) and when the contractors reach out to me to schedule the flooring, I have to wait a few days for my voice to come back enough to have a conversation. I call when I can. The contractor tells me that RPMT wants to replace the ENTIRE floor of my apartment. I ask him if we can do that in pieces since otherwise I would basically have to move. He says no. So I reach out to RPMT to address the financial concerns and implications of having to remove all my belongings for this work to take place. They say they are on my side but ultimately, they are unwilling to work with me on compensation for not having access to my space. They are unwilling to NOT raise my rent (because during this time they also sent me a rent increase notice). And basically they were unwilling to offer me anything of value for the hassle and pain it has been to deal with them and THEIR NEGLIGENCE. I ended up staying in a hotel for 3 days so that the worst of the damage could be repaired. The contractor they chose did a shotty job and I wouldn't be surprised if they try to say that I can't get my deposit back due the corners that were cut (literally). All that is to say, I would stay far far away from this company when it comes to ensuring you have a safe, healthy home to live in. They also charge ridiculous fees which have not been worth dealing with them to justify the cost. I would give zero stars if I could.

    Where do I start. I live in the Cobbelstone HOA is Puyallup/South Hill. My wife and I have been…read morerefusing to pay dues for the lack of service. This company is so quick to send out warning letters or charge interest for refusing to pay dues when they fail to uphold any of their obligations. Our community park has spray paint all over, boards bashed out and section of fence missing. We also have been finding drug paraphernalia as well. We also have recently been observing homeless leaving their shopping carts by the big opening in the fence line that was damaged. One of our kids was bit by some random kids dog about a month ago which I filled out an online police report with Animal control. I also let the HOA know which again fell on def ears. Our kids do not feel safe playing at our community park. Anthony with JC Higgins hardly responds to emails or phone calls. I feel going to court and forcing their hand to do something is probably what it will take to get stuff done. Until then we aren't paying dues to a company that refuses to maintain the community common areas that we pay dues for. The neighborhood park is starting to look like a homeless encampment. Not paying dues for a service that is not happening. If you are looking for a company to help manage your HOA, I would stay clear of this company. I'm sure the manager will try to play it up like we are the bad guys like he does in previous reviews on here. If you are struggling with this company, I suggest filing a complaint with the state's AGs office. I will be filing one this weekend.

I sent a check in via "bill pay from my…read morebank" for a clubhouse rental and most have had 6+ email exchanges as the check still never arrived (lost in the USPS).
