We have been trying to set up our HOA portal and no one has called us back. But they can send us letters with late notices!

Well after reading the reviews I can agree on one thing! This HOA, the owner and his employees (Jim E) are pure trash! Apparently, responding to emails from concerned homeowners regarding renters having an excessive amount of cars flooding our street is not a concern of theirs! They sent out a so-called newsletter about parking your cars in your driveway (which tells me that I'm not the only one who has complained about this!!) and yet, it seems that P Diddy's cousin has moved in on the corner lot! Got a nasty letter from these assholes about my trash and green cans being visible. These cans were dropped off by the City of Cheney and left in my driveway before I moved in! I'm on an HOA board for a new construction neighborhood here in Fife, WA. This company is completely parasitic. No value, no communication, while they collect $5k from our neighborhood budget. I don't expect much from an HOA, just have our common areas maintained and emails answered. This place used to have a good contact for us, but now the new contact is gatekeepy, slow to respond. I see more customer service from any fast food joint than this place could ever dream of. Can't wait to move on from this parasitic HOA company. read more

We have lived in the Glennwood community in Poulsbo for just over 6 months and I'm dumbfounded as to who picked this group to manage our HOA other than they are partners with the builder. Duh! I send emails asking questions and the responses are not helpful. Nothing was getting done, thanks to J&M so I just got onto the board and now reading the history of communications. And I'm OMG, what a CF! With 4 different J&M reps in 6 months, how could our HOA ever succeed? ARC requests are never responded to and apparently they are automatically approved if not processed in a timely manner. Again, how are they considered a property management company? There's software solutions out there that this company should use and it would probably solve 90% of their communication issues. We could bring back the majority of what they offer by using that software that deals with violations, ARCs, HOA due collection, email blasts, voting, surveys and so much more! I agree with everyone else here, if you could give them less than one star, we as the board, would. read more

If your looking for a good property management company keep strolling past this company J&M Management. They are a vertual company owner lives out of state his staff all work from home and work whatever hours they choose. You are not a priority and you will never speak to anyone on a telephone the replies take 24 to 48 hours and you will never get a straight answer via email. Don't waste your time with this company. One star is way too high. I've never had a business so insanely difficult to contact. They return phone calls or emails seemingly once per month. In fact, I have an unanswered email from over a year ago regarding the same property modification question Ive sent multiple times starting last month. The most unfriendly, unresponsive, ineffective property management I have ever met. Total waste of money on paying the HOA fee. When other communities receive the service from their HOA to get the snow shelved on the neighborhood roads in the winter, we on the other hand have to shove the road by ourself. When you email them about paying fees they reply within second, but when you email them about redesigning your yard it takes six month for them to reply. read more

As many other reviewers have stated this HOA management company charges a lot and fails to produce. If you ask for any document that should be available, they will act like they will fulfill the request but not send anything. Their review of the development never produces any positive changes, and their accounting is done in such an antiquated fashion I question every facet of it. They method they require homeowners to pay dues is from 20 years ago and they will not improve regardless of complaints. Please read other reviews as they add to this and are true. Changing management companies is the best thing anyone can do when forced to deal with them because of a friend in the development business hooking them up with contracts. read more

We got stuck in the unfortunate situation of working with J&M Management when the community started by our builder (Classic Concepts) was bought out by Soundbuilt Homes. Dealing with J&M has been a disappointing experience and a massive burden on our community. They seem to only care about protecting themselves and the builder that hired them (Soundbuilt Homes), not providing honest service to the homeowners they are supposed to be helping. 1. Their bookkeeping is highly questionable. The Profit & Loss report they shared, clearly titled "January through November 2021," shows annual expenses of around $3,500. However, their yearly budget calls for collecting $15,000 of dues (i.e., more than 4X more than what the actual costs show is necessary). When we asked about the discrepancy, they claimed they were missing expenses from January-April in their Profit & Loss sheet. On top of that, J&M sent us a retroactive bill for 2021 HOA dues, even though we had already pre-paid our dues at the time of closing. We sent J&M an email (with multiple follow-up check-ins and phone calls) with our closing documents showing our pre-payment of dues, and they never responded. Only after we voiced our concerns at the annual HOA meeting did they promise to finally track down the dues we already paid (the result of that is TBD). 2. I'm very concerned about their disenfranchisement of voters. We recently had our 2022 budget approval election. Out of the 11 sold homes in our community, 8 homeowners cast votes. 8 votes were needed to disapprove the budget. 5 of the votes disapproved the budget and were counted, but 3 were "disqualified" because they "hadn't paid their dues," including ours. But in fact, we emailed in our ballot 4 days in advance of the official election day and even asked for confirmation that our vote would be counted. We received a reply that our vote was received and no mention at all that it was ineligible in any way. The ballot itself also made no mention of any criteria that needed to be met for the vote to be counted. Second, we *had* paid our dues; it's J&M's own accounting error for not counting our pre-payment and sending us an incorrect invoice (as described in #1). Third, what can be said for a management company when every single homeowner who voted disapproves of your budget? 3. They have highly inflated management and landscaping fees. Why does J&M charge nearly $5,000 to manage a community that only has 15 homes and recorded actual annual expenses of around $3,500? Something feels off when ~50% (or even more) of HOA expenses are just going towards management fees. 4. They added new, lengthy "supplement" CC&Rs that were not disclosed to us when purchasing the home. The supplements were added more than a year after we moved in. When we asked how they could do this, they stated that the Declarant (i.e., the builder) had the right to change the CC&Rs because they still owned most of the lots. The changes to the CC&Rs were never brought to a vote nor discussed with the homeowners. No HOA meetings were held for over a year and a half. The supplement CC&Rs themselves are pretty unreasonable and draconian (e.g., you can't park in your driveway, you must buy an unusually expensive fence stain of a particular brand), but I will spare the details of that. 5. They apply HOA Bylaws inconsistently. For example, our Bylaws clearly state that our annual meeting will happen on the third Tuesday of November. Yet they scheduled our meeting at the last minute, i.e., December 30th. I'm not one to nitpick on things like this, but given how much they nitpick on our neighbors and us, I hope they can see the irony. I hope J&M Management & Soundbuilt Homes realize that real families are living in these homes and that their actions create real burdens. I hope they change for the better. I frankly was not expecting to spend my holiday season like this. We can put up with them to some extent, but I worry about our neighbors who do not speak English as a first language and that J&M gets away with bullying. If you are buying a home with an HOA run by J&M Management or built by Soundbuilt Homes or are in a fortunate situation where you can choose your HOA management company, I strongly recommend looking elsewhere. read more

We bought a house in Trinity Ridge in Gig Harbor two years ago. We've owned in two HOA environments prior and J&M is the worst, absolute worst, property management company we've ever experienced. About four weeks ago we *finally* had a community meeting with the HOA management and home owners present. Somewhat small community of 31 homes. Jim, of J&M, opened the meeting actively quoting how he was "proud" of the negative reviews received on social media because he was "enforcing the HOA regulations". Fine, actually. Until the facts are examined. We are in a development under active construction with about six or eight properties being built and the builder, SoundBuilt, has complete control of our HOA. On random periods HOA "management" drives the community and we received, which is actually perfectly fine, a document that looks like a legal document stating that we were in violation of a clause about our trash cans being out overnight. Right. Got it. So I replied with 44 notes to J&M about crazy, continuous, ridiculous violations by the builder, SoundBuilt, with photos, descriptions, etc. Many were handled but, at the community meeting, "Jim" I challenged Jim on this point and he pointed back to me wondering if I was trying to have my violation overlooked or removed. "No." Absolutely not. Log my violation. But don't pause on the documented 44 violations I've sent. Pause. It's over a month later. The property manager, Tammy, should quit her job. She offers very low value. The home owners asked for a meeting with the builder over four weeks ago and there has been NO communication about that aspect. Zero. Avoid these people at all cost. When the development period ends these folks are fired, completely and absolutely. Just sharing facts. J&M hates facts. read more

If we could leave a -5 star review...we would! We lived in the Wyndham Ranch HOA for several years and moved due this awful HOA management company. Jim with J&M Management is the worst "professional" person I've ever seen in (in)action! Everyone of these reviews on here are similar to what my husband and I and several of our neighbors dealt with. Jim is a shady as they come. When he knows he's in the wrong and not doing his job he and his staff simply don't reply....ever! We finally got fed up with the lack of transparent communications in regard to our HOA financials. So, we had to go to his Fruitland Ave "office"/home to get copies of everything. After a stringent audit of our HOA we discovered a lot of negative indiscretions that were absolutely against our HOA. Eventually our entire HOA board, that were doing criminal level activities, were voted off. We fired J&M and got another management company. In our audit we discovered that they were not keeping money in a reserve fund for major community repairs and had not been managing funds correctly. So, eventually special high dollar assessments were accrued by each homeowner and then the HOA dues were jacked up way up! We are so lucky we moved out of there before that all happened! Do your due diligence on any HOA and their (mis)management companies they hire. read more

No action, no performance, questions asked were ignored, no letters were sent out to the community even on requesting and yet charged a big chunk of monthly payment with no services received at all or barely received any. Waste of money, DO NOT GO with this management! Now that I read other people's reviews, it make sense of the situation our community has been dealing with. J & M operates many housing community HOA accounts throughout Pierce County. I have been in Lake Park, Spanaway for over nine years. NEVER have I seen any productive improvements to our roads, sidewalks, community fencing, gates, CHRIST!---How about replacing or repainting our dated community mailboxes!!! I also question their "audit" and "accounting" practices. Their numbers didn't add up. When I questioned their numbers, their response was, "Well, who is going to pay for an audit?" Excuse me? First, according to their own by-laws a five year review is subject to audit. I also offered my retired colleague's accountant services for free. They refused. J and M is corrupt and is one of the reasons why I am moving. That said, there are some very rude obnoxious neighbors that justify HOA'S. It's tough to find a new home in a decent area without an HOA...it's even tougher to find an honest HOA to make a decent housing area better. read more

Please put "management" in quotes. The HOA could not manage a lemonade stand. The reps are a joke, unorganized and blame their mistakes on the homeowners. They are not suited to handle any money. Very unprofessional and need to learn how management works. There is a reason they do not have a physical office and will not talk face to face. Absolutely horrible customer service. Sometimes I received no response at all, and other times it took over a month to get a response.

J&M Management has been very responsive to me. As someone who works full time and still has to come home to manage the house, it's easy to oversee/forget things. For instance, I didn't see the mail I received from J&M that included HOA policies and monthly payment information. After 2 months of wondering how I should make my HOA payment, I email J&M and Tracy responded within 24 hours, resharing all of the information they sent by mail. I eventually found the original mail they sent in the bottom of a moving box. Months later, I didn't have the required home alterations request to install an AC unit in my home. Tracy told me not to worry, it's a customary installation, and coincidentally she would be on site--so she brought a copy of the alterations request to my house, I signed it and it was done. Although I'm not expecting her to do this again, I think her actions show how committed J&M is to the members of the HOA. As for the one-star comment, I have no clue what happened in 2017, but as a previous home owner I do know they it's easy to rack up violations if you're not making the time to take care of your property. Therefore, I no longer hang holiday lights, bought a lawn mower and power washer to make sure I never pay a fine again. read more

I have lived in my community for over two and half years. During this time I have been a homeowner for the first year and then a board member. Our community went thru many growing pains being handed over by the developer. This can be a difficult time. Homeowners have different expectations of what an HOA will be after it's handed over to the community. During these times both with the developers and the homeowners JnM Management stayed the course trying to help this community thrive. We had two different accounts managers during this period. I highly recommend this management company. read more

I have read hundreds of reviews on Property Management Companies since my HOA is looking for a replacement for J&M. Most reviews that are positive are from someone on the Board, most negative reviews are by a homeowner (in an HOA) or a tenant (in a managed property). Most reviews for HOA managed communities do not understand the difference between when the Management company is acting on behalf of the Board and when the Management company is acting on their own. I do understand the difference, and I do understand that J&M has failed in many respects to do the job that they are being paid for. One account manager for us, Tracy C., wrote approximately 100+ violation notices in which she misquoted and misrepresented CCRs. Our HOA received 36 violations in one month in a community of 54 homes. This is a poor way to communicate and angers many homeowners. Granted, this is a Board driven failure. The failure of J&M is that they provided this advice to our inexperienced Board and led the Board Members to believe it was a good way to manage. Unfortunately, 2 of 3 Board Members are now up for a Special Meeting for their own removal. JM thought it would be a good idea to allow the President to be in charge of his own Removal hearing until I rallied homeowners to tell JM that would not be allowed. I have asked JM many times for information that their contract requires them to provide, ranging from simple homeowner contact info to details about the removal hearing, and now they are not responding to me, even though a portion of my dues is still paying their salary, and even though their huge mistake of misquoting and misrepresenting our CCRs in 100+ violation notices is the largest reason that they must spend extra time on our HOA now. The last response to simple information requests I had was 16 days ago from our new account manager, Breze R. I've had to let J&M know that I will go to their other communities and share the things with other communities that have caused so much frustration and anger in our community. I have a ton of other information on their failures, but it is too bulky for this review here. Bottom line, I feel I must leverage a negative reaction in the other communities they manage in order to get them to act responsibly and professionally in my community. I would never recommend these unprofessional managers to anyone. read more

J and M has always been great to work with. They have always followed through and when we were in a pinch they went the extra mile to take care of our problem. I am not sure why others have provided such low and poor reviews based on my experience they don't really reflect the experience I have had with them. read more
