Worst experience we have EVER had with property management. They kept our entire deposit when we moved out, even though the homeowner told us directly that we would receive the full amount back, and this was after his final walkthrough of the home. I called to follow up with RPM and they seemed nervous on the phone and didn't have answers for me - I called and emailed multiple times to get our deposit back and they never responded. Finally had to get our lawyer involved. Prior to all of this, we needed some basic repairs and we were told it was our job to get and pay for parts ourselves since we were the tenets. DON'T chance it, they will steal your money. We moved in June 2021 and left as soon as we could May 2022 - We paid double rent that month to get out ASAP, so not getting our deposit back was another financial hit. read more

If you are a property owner, please pick a different company. There is a home still listed for rent at 4224 S. Kennedy Drive in Ridgefield that I applied for three weeks ago. I am literally the perfect tenant. Professional, living alone, excellent career (high school teacher) and great credit score. It is virtually impossible to reach anyone at RPM. No calls, no emails... I sent emails, I left voice messages... finally met Andrew at the property and he told he would reach out to Daniel. Did that happen? Who knows because Daniel never called me back. I finally reached one person by phone and she had no idea what was even going on. I submitted the pet screening. They came back with wanting more info, so I submitted that. I feel sorry for the actual property owner because they missed out on an exceptional tenant thanks to Real Property Management. After I met with Andrew, I called RPM two days in a row letting it ring for around 10 minutes each time, and nobody even picked up the phone. I ended up renting a place with TMG. Exceptional experience with TMG. But I REALLY loved the property at S. Kennedy, so that is really a shame. read more

Real property management is the worst ever. As a landlord the office had frequent staff turnover, the maintenance person was based out of Mexico City?! They did not have a "handyman" and charged excessive fees for simple repairs. Once the tenant moved out we realized that the repairs were not done. That's probable the reason why they never provided receipts for said repairs. This company had additional fees for everything and they were dishonest as they told us the tenant wanted a 6 month lease when actually they did not. This is only one example of how they charged charge extra fees. Think twice before using them. read more

They manage my property, the tenant reported roof leak in the Spring of 2023, it is now Fall 2023 and they still haven't taken care of anything yet. I complained to the main office in Alaska in September and still nothing happened. They just opened another work order. Their service is terrible. Real property management Vancouver is ran by Bob Butterfield and Tina Koefed. Both of them are not exactly the smartest tools in the shed. If you are a renter with bad credit, dogs, shady circumstances you should rent from them. They will find you a place. If you are a property owner, DO NOT under any circumstances trust real property management with your home. They have a reputation in town for renting to dead beat renters and moving in dogs to your house that will piss on everything and kill the neighbors pets. Real property management Vancouver has been known for ignoring pressing concerns of tenants and property owners. They refuse to return phone calls. They will rent your house to people even after you tell them not to accept that candidate. Oh, and their estimates consistently come in high. Eventually when you do finally get them to fix something, the person they hire will guaranteed do the worst job and cost the most amount of money. Do NOT hire this company to manage your HOA. You will never be able to call them, they will avoid you at all costs, they leave the property a swamp with broken pipes in the ground, refuse to fix the mailboxes so we all have to purchase PO boxes, and will NEVER EVER answer the phone or respond to you. There is not one green space we can use because you sink into ankle-deep mud, due to sprinkler pipes being busted ...for FIVE years now. They do NOT know how to manage an HOA in any way, shape, or form. They will refer to homeowners as tenants, because THAT is what they actually do, represent landlords. They will view you as less than human, and call you "just a renter" Well, according to my mortgage lender, I am not a damn renter. If damage occurs that they are responsible to cover, they will "give the board the info" and the board , who we are not allowed to know who they are, but live here, deny anything that does not serve their personal units. (Which all have central air of course, But no one else is allowed to install AC anymore) You pay your HOA dues they will tell you you are their "tenant". No. They are supposed to work for ME, I PAY them to take care of these things and they could care less unless that HOA payment is missing . There has been nothing but problems since these people took over managing. They claimed to not receive our rent check in the mail twice in the last 6 months. (this never happened in the 5 years before they took over) The 2nd time it happened, we hand delivered a new check, and they deposited BOTH it and the original check they said they had never received. When I left a message for the owner, he never responded. Tina is a tyrant, and very full of her sense of authority. She is not there to serve tenants, she is there to rule them. The owner does not care to return calls. We have lived here for 6 years, and wanted to stay until our kids finished school, but since these people took over managing, it has become a very negative situation, and we are actively looking to move. read more

They charged us for the credit check/application fee (3 of us), and 1) never ran our credit reports, and 2) never returned our calls, despite repeated attempts to secure 3 different properties. Bob and Tina were very unprofessional to me as an owner. They charged me $500, took 5 months to rent my home, gave me NO suggestions to get it rented, (it is a newer home in pristine condition), gave me a rookie and inexperienced employee to work with me but she did not know anything. She went to Tina for every little thing and did not even know the basics. Ultimately Bob terminated my contract stating "you are a problem!" Since I had an inexperienced representative handling my home, I basically was doing their job including making fliers and putting up "For Rent" signs and ads around the neighborhood. All the management at Woodridge HOA are worthless. I have been trying to get real issues addressed for 2 years. No answers to emails, not able to talk to anyone. Can't really recommend renting anything they have listed in the Vancouver area. We had major storm damage that caused roof leaking and the ceiling being full of water (and parts of it falling). They didn't respond to multiple repair requests. It was only after we told them we would be moving out because they didn't address the repairs that they threatened that moving out before our lease was up would mean they would keep our deposit and continue to charge us rent until the lease was up. If you are a property owner, please read this review! Our contract with Real Property Management Vancouver was from December 2019-June 2020. My husband and I used Real Property Management having trust and confidence in this company to rent our property and by the end of our contract we felt distrusted and scammed. As the property owner, this was my personal experience with Real Property Management Vancouver. Real Property Management needs to improve the communication from manager to owner. We had 3 tenants on the lease and only 2 of them moved in. This is an issue since the tenants were approved on their income all together. One tenant never moved in. Another tenant left within 3 months of moving in with one tenant remaining at the property. I was unaware of this until I received a notification from the utility company showing removal of one of the tenants. Immediately I contacted the property manager about this issue. The property manager knew one of the tenants never moved out and knew about the other tenant moving out leaving one tenant at the property. I would have liked to been contacted about the tenant issue but I received nothing. The one tenant remaining had someone living at the property who was denied by property management to live there due to the background check. The person still lived at the property and nothing was done about it from the property management company. Real Property Management needs to improve communication from their repair tech to property manager and owner. A wall heater stopped working at the property and I received an email from the repair tech stating he was going to "hire" an electrician to the property to diagnose an electrical issue. The repair tech said his file showed that we (the owners) lived in California but we live here locally in Vancouver. I put a stop to the repair process since we had a zero dollar threshold on the property. I explained to the repair tech that the property had a mini-split heat pump (a ductless heating and A/C unit) and the tenant can use that to heat the home. The repair tech and the property manager did not know what the unit was! Even after showing and explaining to the manager prior to the tenant moving in how the unit operates. I could have been charged to have an electrician come out for no reason - there was already heat in the house. Real Property Management needs to improve their process upon tenant move out (getting damages/repairs/quotes done in a timely manner). I had to call to get the carpets cleaned, I had to get quotes on fixing the yard and I had to call to get a quote on a damaged door because the manager did not get "around" to it. If I were to wait to have these things taken care of by the property manager it would have taken 3 weeks! For example, the property management repair tech showed up to the rental property after 3 weeks of the tenant moving out to look at the damaged door - I had already taken the door down to the door shop and had it replaced and installed. Making sure water and utility bills are paid up to date - I specifically asked the property manager to take care of this prior to the tenant moving out. This did not get taken care of. There was an overdue water bill that was not addressed upon the tenant moving out. I was not aware of the overdue bill until the property manager emailed me the overdue amount 2 months later! The property manager "forgot" to have this handled. This was my first time using a property management company and would not use one again. The money I paid per month to have the property managed was definitely a waste when I felt like I had to do the property manager's job. Owners beware! Tenants beware! read more

I have used Real Property Management of Vancouver for all my rentals which is a portfolio of 21 and they have been a strong partner in managing and servicing my renters. I would strongly recommend them to any one who has rentals. There service and attention to detail has been very helpful. In addition they manage an HOA for one of my subdivisions which has a 128 homes. They recently went through an owner change which we have found to be an improvement in the services they provide. Illegally evicted and threatened with frivolous lawsuit that would ruin rental history and future ability to rent if we did not agree to leave. HORRIBLE is the only word I can think of! STAY AWAY FROM THIS COMPANY! POOR PERFORMANCE BY COMPANY. We held our contract with them for one full year and have now terminated it -- thank God! We paid them $330 per month for nothing but headaches, lack of communication and poor performance at the very least. They are now under new ownership but Helen still works there so nothing has changed!! It all started within a week of signing the contract. We feel like once we signed the contract nothing happened. I asked for a yard Maintenance bid and after many failed attempts to get bids we finally found our own lawn maintanence person. I also pointed out that the house was not being advertised! After no showings in a month. My husband and I looked up multiple sites and the home was not there! Repeatedly asked for list of sites they advertise on. Still no list. They blamed all the lack of advertising on their IT guy. I even asked to have the IT guy call me and I never gotten a call back from him. Helen said the IT guy felt very badly . Every time there was a problem they always blamed someone else and never took accountability. I Called Lomand and complained that after 6 weeks the lack of advertising, lack of follow up re yard maintanence BID and I wanted a second maintanence bid from someone else......(which I never got) I told him I wanted to talk to (KIP- owner) ASAP. After six weeks I put it on Craigslist myself. I got five hits the first few days and I gave all of them to Helen. They tried blaming it all on the IT guy to not have done his job! THEN ON the following Fri I called to talk to Kip (owner) that when they did advertise there were no photos on 2 sites that we found and only two photos that I HAD TAKEN and sent ---one of an interior bedroom (not even a master bdrm) and guest bathroom and she said that she took over 150 photos -- my husband didn't believe her so he wanted her to send them to us --- we still haven't gotten them. AND NEVER HAVE! On the listing I also told her that I wanted to be notified PRIOR to any showings. THIS NEVER HAPPENED. Helen was out of town for four days so I asked who would be showing the house if there were any calls and was told NO ONE because HELEN is the only one that can show homes. ONLY ONE PERSON!!!????!!! Lomond Helen and Hannah had multiple messages to ask that the owner call me! When I spoke with Helen again she said that THEY handle everything in the office- quite honestly I feel like They didn't want him to know the calamity that was going on. Once the house was rented after a week I called to ask for a copy of the rental agreement and Hannah told me that I was not allowed to have it as the agreement was between RPM and the tenants. I told her I was not asking for their financial or confidential information I wanted a copy of the rental agreement to see exactly what the contract covered. I finally got it after threatening a lawyer. So again lack of knowledge or communication and no follow up on providing us with the rental copy. I don't think the right-hand knows what the left hand is doing! ---I' was paying 10% per month for nothing! If there were policies in place I don't believe they are followed. Six weeks of advertisement was wasted--- not done!. Loss of income to us! Amazingly it was rented within a week of going on Craigslist. Once it was rented the tenants also complained of lack of follow through so we dealt with the tenants directly the entire year until we terminated our contract with RPM. We feel we basically gave them $330/mo for 12 months for nothing! There is now a new owner but it is still run by Helen so nothing has changed !! I reccomend avoiding Real Property Management company of Vancouver. They were initially recommended to me by my realtor, the first interaction with them was that of mass confusion, miss information and tardiness. I was in a pinch to get my current home rented and so I let it slide in hopes that it would get better. The first showing the RPM employee Helen was late and we had a line of people waiting to get into the house. They initially told me the family that would be moving in and an entirely different family moved in and the contract they sent me had incorrect dates and an incorrect address. I met with the owner Kip who was very reasonable and agreed that the whole thing had been unprofessional but as time went on it was obvious that nothing had changed. When we called with any questions or concerns we were told that they were used to people who ran their rentals like a business, this ticked me off every time because they were basically telling us to stay out of their business. When we decided to get rid of them they couldn't tell us exactly how much money would be returned to the tenant and we received multiple versions of the story until they finally told us an amount and date, eventually when the tenant got their deposit back it was for 50 dollars less then they had just emailed it would be. I recall that during the management agreement signing there was verbiage that the management company would be keeping a non refundable portion of the pet deposits, we questioned why they keep it, what risk are they incurring? My preference would be that the tenant would get it all back but it ended up to be another sly way of the management company grabbing for more money. By the end of this my wife had been insulted a number of times and while they deny it hung up on once all for trying to get the story strait so we could move on. It really is the blind leading the blind at this company, they have an accounting system that collects rent, a set of contracts that looks out for only themselves and seeks to take as much money from both parties as possible all the while being rude to their customers. It is also worth mentioning that the "marketing" that we paid for to get it rented was an updated Zillow write-up and images with incorrect information and no mention of the golf course across the street. We are happy to be done with RPM, recommend avoiding them whether you're a renter or a landlord. read more
