    Overall we had a decent stay with this company. Check-in and out was easy, please note that the lock does not work until exactly 4pm. The house in general was clean but some spots like under beds and fans need more attention. It is accurate to the photos and the game room in the garage was a nice surprise. The area seems safe and the neighborhood has a new, luxury feel. The beds were comfortable and all of the linens and towels were clean. The bedrooms are spacious and have nice TV's. The master shower was phenomenal. Some things can be improved. This is clearly a party property. There's some wear and tear on walls, leaking sinks, bubbling paint and water damage. The WiFi password is incorrect. There's a lot of gnats. The rugs are turning up on the sides creating a tripping hazard and the kitchen is not well stocked for cooking. There was one pan. The dryer does not work very well and doesn't get dry enough. It was full of lint, such a fire hazard. Doors aren't fitted properly and get stuck. There was an interesting stain on a pillow. The neighborhood is really loud with parties going on all night. The landscapers came at 7am and sprayed our yard in RoundUp. We asked them to stop due to us having a dog and they wouldn't. It was very unprofessional. Rebl is not a responsive company. They didn't answer once. They could do some repair and maintenance to the property and be better at responding before I considered using them again.

    I am a neighbor and HOA officer for a property managed by REBL Rentals. Of the six short term rentals in our HOA, this is the only house that regularly receives complaints from the neighbors. They advertise small houses as adequate for 12 to 16+ renters, leading to "party city." Noise complaints, garbage piled up outside the house, drunk visitors who end up sleeping in neighbors' driveways. Their rental house is a neighborhood eyesore and continuing issue.

    Terrible experience. Home had a horrible musty smell that gave many of us breathing difficulties. It was also very dirty; coffee grounds on kitchen floor, green hot tub, marks all over the walls, carpet unswept, and boogers on bathroom door molding and 8 forks for a house meant to accommodate 16, the list goes on. We were moved to a less expensive home but they refused to honor the price of the new home we stayed in, charging us almost double the listed price based on what we originally paid.

    The house was not clean. It's one easy thing that would have made a big difference. I specifically selected this rental, seeing that it was managed by a hospitality company and that "each home is meticulously cleaned and put through a 35-point inspection checklist between guests to ensure absolute satisfaction" according to their website. The bath towels were wet, stained, dirty, covered in hair, and not clean. The bathrooms had dust and hair all over them, the pillowcases were covered it hair and dirt, the range hood over the stove had grease dripping from it, the baseboards were dusty and dirty, the floors throughout the house were sticky and not clean, the lights switches were in need of a lysol wipe, the ceiling vents were covered in lots of dust, and the carbon monoxide detector was laying on the kitchen island with a missing battery. The ensuite shower did not have hot water. After arriving and seeing the state the house was in, I wanted to leave and make other arrangements, but it being Christmas Eve/Christmas that wasn't possible. I spent the first day of vacation going to Walmart to buy new towels, washing the bedding, and cleaning the bathroom floors. It's difficult to be comfortable and relax in a place that isn't clean. I did contact the rental company the day that I arrived regarding the dirtiness of the house and the lack of hot water coming from the ensuite shower. The person that I spoke with told me that a cleaning crew would come out to the house to clean, a maintenance person would come to fix the shower, and that someone from management would call me later that day.  Two people did come to the house to clean immediate issues. They cleaned the hair out of the shower drains, the range hood, the bathroom mirror, took out the kitchen garbage left by the previous renter, and brought different towels (still stained and worn-out). No maintenance person ever came to fix the shower.  No one from management ever contacted me.

    Length of how long I was on hold for when I was locked out of the unit for over an hour.

    We had a great experience at our location. Close to our family and nice amenities. Lots of food choices and supermarkets as well.

The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

No one showered after beach and pool for hours. Woke up around 6am Saturday and water was back. Went to talk to customer service aboutthe water issue (Yadira, was great, very nice and understanding). She couldn't do much but will pass on to supervisor Teresa. Once Teresa there, I went back to customer service office. She of course said "no other unit reported water being out all night in same building". I'm sorry but thats not service. After a bit back and forth, she ended up giving us another unit in Phase 2 Coronado, room F803. -2nd night, During reservation over phone, we paid additional $35 per day for 9th person, single rolling bed. That was in the room at Phase 3 when we showed up. When we moved to Phase 2 due to water issue, we were told bed would be delivered later during the day. We went out to beach and pool all day, came back between 9-10pm. Bed was never delivered. We messaged customer service via WhatsApp, they were not able to resolve anything and at 11pm stopped responding even though conversation was not done. At midnight, I'm back in front desk in person, Francisco was very nice and said everyone is gone but he'll check himself if bed was still in Barcelona room and he would get someone to deliver to me...at 1am he send me a message on WhatsApp from his personal number saying bed was not there and that all equipment room its locked overnight and there's nothing he can do. He apologized. My son slept on the floor on Saturday! Next morning, I go in person and talk directly with Teresa...she says "Our service chat stops working at 11pm, they leave, that was our fault, I just focus on your room transfer and I didn't remember the extra bed". That's all she said, nothing else. To a small group or a couple it may be not a big deal...we were 9 in a 3 rooms, 3 restrooms with 2 coolers full of food and snacks for the 5 teenagers. It was a hassle to unpack, pack and unpack again! Having to go and spend part of my vacations in customer service office all to get a low caring attitude from supervisor was just not okay, very dissatisfied this time around. The only thing that they did waived, when checking out Monday I asked for extra hour via WhatsApp...the first reply said it would be $150 for the hour. I replied asking them to check with Teresa or Yadira and they replied by saying it will be waived due to all the inconveniences. Lol Wife and kids loved our first visit so much that we told family. We come back less than a month later and way too many inconveniences. I'm not sure we'll be staying here again, we will check other resorts along the beach.
