Jeana Lacy was amazing, and the $1395/month property I was interested in was spectacular. This ONE STAR stems from the ethics behind what this company represents. Equal Opportunity Housing is restricted by Leasing Agencies such as Red Wagon that find ways to restrict middle class workers. Social mobility means nothing to the profit of this establishment. I pay no ill regard towards the property owners (Red Wagon Properties gave them the terms to agree to). My situation is similar to many who have been impacted by student loans and the uncertainty of life. I have a guarantor for these reasons, but HAVE NEVER been turned away because ONE person in my family did not make 80,000+ a year in disposable income. If you're not bred into wealth, Red Wagon will not help you in Texas. I should be focusing on fighting this kind of discrimination in Austin, but right now I'm just sad I couldn't live in a beautiful home. Worst property management ever! The staff never returns calls or emails. When calling back or inquiring the staff is rude over the phone and state that they have too many things to do or too busy to answer your questions. The whole time our house was managed by red wagon, we were nervous about the condition the house had been left in. We had no idea how her house was doing. During the freeze back in early 2021, no one informed us as to how our house was faring during the storm as well as our tenants. We have been trying to get a refrigerator fixed in the property we are renting through Red Wagon, it is going to be 3 weeks now and us as tenants have had to go out of our way to get things moving. It is ridiculous that during a pandemic, in a rental with a newborn and another child in the household, all they have to say is to "get coolers"! Very unprofessional staff, they never answer, get transferred several times to the same lady and it's as if she never works, never gets back. HORRIBLE HORRIBLE HORRIBLE! Our dealings with Red Wagon were part of one of the worst experiences in our lives. My wife and I had seemed to have something go wrong at our house along with little to no communication regarding those instances on close to a weekly basis. Things such as the removal of our deck which left wood shavings, screws, posts sticking out of the ground, and a huge pile of dirt that took up a big portion of our yard. Because of this, anytime it rained we could not allow our dog to go out back and had to take him to the front. We also had our gas/water heater turned off due to Red Wagon not paying the bill which we had already given them the money for. When we initially expressed our interest in terminating the lease, we were told that "the owner said no" to which we then contacted the owner ourselves and the owner described that she had never heard anything from the rental agency. Although we can't get the time back that we wasted with this company, we hope to warn anyone who might be thinking of renting a property from this company. read more

To echo the words of a previous reviewer "Red Wagon is the worst company ever"!! We moved into a rental home 3/2017 to 4/2019. From day one they were not helpful at all and when leaving the property they tried to squeeze every last penny out of us. When we moved in , the property was not adequately cleaned and I had to hire a cleaning company to go through the house. Also full can of garbage and recyclables as well as a bunch a paint cans was strewn around the garage. I was told by Red Wagon that it was our responsibility to remove it. We were asked by the owner of the property to please consult with him first about any repairs because he felt that Red Wagon was ripping him off as well. I.E. $20 to replace a standard light bulb. I had to pay an up front cleaning fee of $375 at the time of lease signing that was not refundable. Also paid a non refundable pet fee of $300. We left the property in very good condition despite the fact that we were told we could just "drop the keys and walk away" at end of lease. We were told that's what the $375 fee was for. In spite of that they still deducted from the security deposit for" excessive cleaning" and rotary scrub. I was told the scrub is for heavily trafficked carpet areas at entrance way. We had only hard wood floors except for bedroom. I asked for pictures of the areas they considered excessive cleaning and they sent pictures of dusty blinds. I asked for line item list for what $375 covered and never received it. I had to submit a detailed report challenging their charges and was able to recoup a small amount back. Very bad company to work with, I have had a bad experience with them so far. First they tried to push me out and also threatened me after I signed a lease agreement. They do not have a customer service, you call so many times and nobody picks.when you send emails, Emily Fick ignores like she's the only busy person on this planet and sometimes she won't even respond. They try to suck every dollar out of you. You can't have a one on one appointment with them, yet they won't respond to emails and also not pick up their phone, so how do you talk to them? They advised that I can pay a cancellation fee of how much my rent is and get out of my contract, which did not make sense to me but I still did. I sent an email as regards to that but they have refused to respond. They advised that they will find another person in there, it's been 3 months now since I paid that fee and sent them the official moving out email and the check but yet they haven't found anyone and only 1 person has been to the house to take a look. Bunch of jokers!!!! I won't recommend this property management company to anyone, all what they are interested in is more money. This company is heavy on fees and ZERO customer service. Lookout Homeowners... they make a lot of money from fee's... NOT leasing or selling your home. Tenants BEWARE. don't expect your deposit back. I was using another property management company and they all of a sudden decided to get out of the business leaving me with the fallout from a bad tenet who did over over 4500 worth of damage to my house. Kris and his staff took the property and worked with me to get it back up to rent-able condition. They communicate well and do not just do repairs without getting my approval and so far Ive been very happy with Their service. They also accept homes with pools which is a plus as many no longer do. I would definitely recommend them to other looking to rent their homes while they are away. read more

We have had nothing but extremely poor experience with the employees at Red Wagon. Customer service is passive aggressive, hostile and rude. We are trying to hold out in the slum of a house we are renting until our lease is up. I cannot believe this is how Kris Hochart, owner of Red Wagon Properties, treats anyone especially a US Military Veteran and his family. I would like to have a direct conversation with the owner of the company, Kris. I would love to sit down in person. I think the most effective way to communicate is in person. Emails get lost in translation and tone as do phone calls. My hope is that he is someone with proper customer service skills, intelligence, and get resolution to our issues with the house we are renting. We have had previous great experience as tenants in another property not managed by Red Wagon. We've been homeowners and also tenants. We know how all of this works. Now that we are tenants with Red Wagon, we have had non-stop difficulties with Kris Hochart's company from day one. There seems to be a lack of communication, training, qualified employees, and organization. In all fairness we were warned from local real estate agents against Red Wagon and how they've had issues themselves with this company. I've wanted to hold off on writing a negative review about Red Wagon since we started renting because of reviews on this website and fear repercussions from the employees of Red Wagon Properties (as one reviewer said she's be given money back if she posted something positive on yelp. Isn't that extortion?) due to stating the truth about how poorly managed these properties are, how poorly trained the employees are, and how poorly run this whole operation is. It isn't my goal to bash a company. It is my goal and hope that these issues would be addressed, fixed, and the right thing be done. There seems to be no accountability with the employees at Red Wagon Properties. Red Wagon employees are permitted to speak to tenants any way they want, not answer the phone during normal business hours, and not return phone calls. My hope is that I can speak directly with the owner, Kris Hochart, get resolution, and I can come back on here and say that Kris is an honorable business owner and is working on better training with his employees and this was a case of extreme breakdown in communication. The most current issue is a plumbing bill we received. After receiving a bill for plumbing from an issue that existed in the house prior to us moving in (drain on shower not sealed down, water backing up from master bath to the mater shower, with grey sulphur smelling material coming out of the drain), I called Melissa Smith at Red Wagon Properties to inquire about the bill we got for this who was nothing other than passive aggressive and extremely rude to me. If the goal is to be so rude to tenants that they begin to fear even reporting the issues in a house or ask questions or try to get help, then I suppose that it one way to run a business. My background is in communication, customer service, dealing with difficult situations, etc. I know bad customer service when I hear or see it. After Melissa Smith was condescending and passive aggressive to me, I asked for her supervisor and she told me it was herself. I told her that she can't be her own supervisor. She then told me that it was the owner of the company, Kris, and that he won't talk to me without me going through her. Due to the way she spoke to me, I feel I cannot further effectively communicate with her because of how snide and passive aggressive her tone was on the phone. I really hope that this company can be a reputable and solid locally owned company. We wanted to go with larger more nationally owned property management companies but I try to stick with local businesses. I'm regretting that decision with Red Wagon Properties in San Antonio, TX. There have been a few different instances where I have wanted to write a similar review, but I haven't had time. My husband is in the military and we are only here a few years. We rent a 4000 sq foot home in the Stone Oak area. On several occasions, we have had issues with needing maintenance and not getting the appropriate assistance from the maintenance department from Red Wagon. We understand there are issues with home warranties and preferred repair people, but Red Wagon never seems to help the renter. This morning, we notified Red Wagon the home warranty preferred AC company could not repair the upstairs AC until Monday (today is Friday). Being that it is 100 degrees this weekend, this is unacceptable. We were told this would be escalated to the manager. We did not hear back and called to speak to the manager in the early afternoon. There was no answer, we left a message. Now, it is 4 pm, their office is closed. Our upstairs is now 95 degrees, and the lower floor AC is not able to keep downstairs cool. We have young children and a dog. Not being home owners, we are not authorized to hire an AC repair person ourselves. We have had renters in our other homes and have not allowed for the renter to deal (suffer) with this condition. We have paid extra for issues with rental properties over the weekend. I don't know if this was escalated to the owner or not, but it is clear the manager is not concerned. read more

They rented it out to someone who does not have a credit history. They were informed that I was going to put my property on the market. The tenant destroyed my property and the security deposit was not enough to cover the repairs. They should have seen that there is a reason this tenant doesn't have a credit history. UPDATE: 12/30/15 - So far so good, things have been good and house looks great. UPDATE: 7/12/14 - It has been 8 months with a tenant in place and problems have been minimal. I do like that they arrange a site inspection every 6 months, it's not too bad either for the price of $60. It gives my wife and me a chance to see the current condition of the home and is a great service since we live a thousand miles away. I am happier now that there is a tenant in place, I will update this post, good or bad, once we get to the next phase, re-signing the lease or finding a new tenant. ORIGINAL: I am a Home Owner and have signed a contract with Red Wagon to manage my property. I signed the agreement beginning July 1, 2013 and on Nov. 1st, I finally got a tenant. In that 4-month period, I accrued $1500 of expenses and fees--be aware of the FEES! I was not happy that Red Wagon accepts all charges from their vendors without looking out for my interest. The first incident I had was with the cleaning crew, they broke a cabinet drawer in the kitchen. I found this out when I saw the listing photos. When I questioned this, I was told the cleaning crew is very good and would report this--basically told I had no recourse other than to pay for the repair. They also removed items from the home without completing the work, i.e., remove the curtains but leave the hardware or remove the burner trays and did not replace--found this one out from an inspection report from a prospective buyer. I would recommend you have a Red Wagon person at the property to walk through room by room and sign a waiver and detail any damages--this is the only way you will have recourse when a vendor damages an item, otherwise the repair will appear on your statement. Here is an incident that I still have no resolution too--I was charged two trip fees from the locksmith because they had to fix a lock they either missed or broke again (second bill was $60 trip, $20 repair), I really do not know the details and nobody in the office seems to be able to tell me. I asked that they question the validity of this charge and for details, but I keep getting no response, I even contacted the broker/owner (Kris) and he has not responded. Just before I signed my contract with Red Wagon, Kris and everyone in the office were easy to get a hold of and very responsive, but beware, the lack of communication from the office is very worrisome to me. I worry because it is my home and a large investment and I would expect more from Red Wagon. The lack of communication and service to me as a client is my biggest complaint for Red Wagon--even with poor service, communication is a must. Overall, I am in a position that I cannot change, I will just hope for the best and carry forward. If I had to do it again, I would have shopped around some more or just simply sold my house instead of dealing with property management. I am not saying Red Wagon is a bad choice and you should avoid it, just don't read too much into the the overwhelmingly positive reviews, it's not all clouds, birds, and pure cash flow--DO YOUR OWN RESEARCH and SHOP AROUND, that's where I failed. read more

Red Wagon Properties is a terrible property management company. Tenants absolutely do not matter. I guess it doesn't help when the property owner isn't easy to work with either. Anyway, we had to fight the owner on the fact that we were not giving him or anyone else our security alarm code because he and the owner decided they wanted to do a pop up inspection (the exact word he used, which played in our favor because we should've been given more notice of an inspection). Kristopher Hochart is VERY disrespectful and condescending, and after a few email exchanges, my husband and I just decided to stop corresponding with him. After 9 years, we finally moved out into a bigger and nicer home that is much more suitable for our family. They had the audacity to ask us to leave the electricity on AFTER we moved out AT OUR EXPENSE for THEIR usage! NOT! We had he power transferred the day after we'd moved completely out. Then, they had the nerve to send a bill for ridiculous things like a stove foot (they replaced the stove), a refrigerator piece (they put a brand new refrigerator in the house after we moved--we had to furnish our own) and light bulbs! LIGHT BULBS! These people are out of their minds. Do NOT rent from Red Wagon! read more

This company is not only incompetent to deal with but they are dishonest. I received invoices for work done that had fake information on it. The vendors they use to work on your home are apparent "middle men" that turn around and hire other people. They will do work on your home and then demand payment even after you told them not to do the work. They will do credit checks but the last person they rented my home to had a credit score in the 500's, already owned an apartment complex thousands but they approved him anyway, and after that the renter did damage to my home, and had to be evicted for not paying rent, which cost me about $7000.00 to make my home whole again. When this renter moved out I talked to the owner himself who told me the home was in good condition and he could have it on the market in two weeks. I live in CA and hadn't had the chance, at this time, to see the home in person. The next day their "Make Ready" person told me how the home was in very bad shape. Had to be repainted, all new carpet, and many more repairs had to be done including replacing a refrigerator. When I told them not to touch anything because I was going to fly there from CA to look at the property with and attorney and police officer friend, to consider filing criminal charges, their story changed to, "maybe we don't have to do some things". I still told them don't touch the house because if it was damaged enough I could turn it into my insurance and guess what, they started the work anyway without telling me. This leads me to believe that the information they gave me was untruthful. They will allow your property to deteriorate and not make renters fix issues until they move out. I had several things wrong with the home that were supposed to be fixed with the renters security deposit but wasn't. Obviously not the right way to handle things. At one point my neighbor, who I met when I went there to look at the home, told me the grass was over 3' high and she reported it to the HOA. The HOA sent several warnings that I never knew about. I could literally give 100 examples of dishonesty and unprofessionalism that I had to deal with but I won't. And the best part is when they send people to work on your home, which you will have no knowledge of and didn't approve, they will spam you with demands for payment. I received bills for several months for $700+ and $1200+ and they had no idea what the charges were for. When I sent an email to the "accountant" Steve, he never answered me, not one response. I confronted them in a face to face meeting on all these issues and when the whole "team" was in the office Steven admitted the charges were a mistake. I have never met an accountant that couldn't answer what I was being billed for. More about their "vendors", I received invoices/bills with fake websites, no phone numbers, and when I Google mapped the address of the one vendor it looked like an abandoned crack house. I would highly recommend not using this company. I also recommend that anyone that receives invoices with fake information, bills for things they have no idea what they are for, and allowing homes to deteriorate to report those issues to the following organization, https://www.trec.texas.gov/. I have already gathering evidence and documentation from neighbors and on my own that I will be reporting. Remember, they love to try and intimidate you into sending them money even when they know it's not due by constant emails. I had two instances when I told them not to do work, they did it anyway, and they gave me an option of paying them or the vendor. I choose the vendor because I wanted to find out if the vendors actually existed. Neither vendor, after I tried to contact them, ever responded. You would think a legitimate business would want their money. And even though I told Red Wagon I would pay the vendor directly, they continually send me emails asking me to pay them. If you use them it would be a huge mistake. Lots of other professional property managers in San Antonio area. read more

If I could rate a zero, I would. We are military family. We have never had ANY issue renting a property for any reason. I put in an application on a property. I was told I had the ONLY application in on the property. I called daily to ensure I did not need to send or communicate additional documents. Got an EMAIL, not a phone call to say "oh well, your application wasn't accepted" with no explanation. We asked for a return call with no response. Red Wagon will take advantage of you. Watch out for their move out policy and "3rd party" that comes in to look at the property before move out. They took over a property where we already in a lease. They tried to have us sign documents that change the agreement we had with the owner. After we expressly told them we did not agree they still used their 3rd party, which by the way they NEVER disclosed who they were. Unprofessional and their best interests do not involve the tenants well being. I would urge all to be suspicious of ANY property they manage. Cheap business and completely self serving. We had the property professionally cleaned and they ignored that. Watch out. We been forced to seek legal action against the landlord. This is a sad way to do business!!! read more

Red Wagon Properties were very frustrating to work with. I listed my one bedroom condo in a prime area of downtown San Antonio, expecting Chris and the listing agent/realtor Michelle P. To get it rented right away. Instead, the property languished for SIX MONTHS, while other similar properties rented quickly and for more money. Michelle refused to answer my telephone calls, and instead sent emails days later with the same market analysis and no really good idea how to get it rented. They did say they were "working on it", but I suspect no work was done at all. Thankfully, I enlisted the help of a knowledgeable realtor in my area, who did know what to do, any I had a great tenant in place in two weeks at full price. The experience was completely different, after getting an experience and hard working Agent involved, and I'm only sorry I stayed with Red Wagon so long. I lived with three other people in an old house in the basin that Red Wagon managed. During nine months, we reported crumbling plaster, rotten windows, sealed windows, our heating was cut for a month because of jerryrigging off broken systems, ect. poor construction and bad maintenance, as well as poor customer service. Finally, when the building itself was on the verge of being condemned by the city, action was taken an efforts to fix the problems took place, which was still legal according to our lease. Correspondence and customer service is deplorable. In almost every instance we interacted with Red Wagon staff all 4 tenants were patronized, ignored, and aggravated to points of contention.
