Our experience with Red Wagon Properties during the management of our rental property from May 2021 to October 2022 was profoundly disappointing and ultimately distressing. As a military family, we relied on their promise to treat our home as their own, only to encounter a litany of issues that revealed a stark discrepancy between their rhetoric and their actions. It has taken us until 2024 to muster the clarity and resolve to articulate the extent of our grievances, fueled by the emotional and mental toll exacted by Red Wagon Properties' negligence. We harbor deep reservations about ever engaging in rental arrangements again, given the profound disillusionment stemming from this ordeal. It is essential to note that we possess evidence substantiating every assertion made in this review. Inadequate property upkeep: Despite charging a $300 cleaning fee from the tenant, the property was left in a deplorable state, with odorous carpets smelling like dog pee, doors with chew marks on them, melted plug-in covers, dirty hand prints/food stains on counters/doors/walls, candle wax-stained walls, soiled doors with food, toothpaste on mirrors, and personal items left behind are just a few things. The fact Red Wagon was not scheduling the mowing our lawn either, we were notified VIA our HOA giving us a fine due to our tall grass and high weeds. The lack of basic maintenance and cleanliness rendered the property unsuitable for showing, incurring financial losses. When we made a surprise visit to check the condition of our home when it was vacant, we were met with blatant dishonesty about the propertys condition. Despite photographic evidence of the property's unsatisfactory state, Red Wagon Properties' representatives dismissed our concerns and evaded meeting with us. Questionable repairs: Red Wagon Properties failed to address significant damages, including a corroded bathtub. The lack of accountability regarding deposit allocation raises serious concerns about their integrity and professionalism. The maintenance practices employed by Red Wagon Properties warrant scrutiny, particularly regarding the qualifications of those conducting repairs. Our bathtub required replacement due to damage from a corrosive substance, which raises questions about the competence of the inspection process. The caulking in our kitchen also posed a problem, stated on the website, they keep maintenance costs low by hiring "licensed and insured" handymen to take care of smaller repairs, however I question licensed as it was applied haphazardly done and required professional removal and repair as 1 example. Moreover, the oversight of such damages during the initial inspection is concerning. The bathtub damage, chewed/scracthed doors in the master bathroom, and broken fence were readily apparent during our personal walkthrough, raising doubts about the thoroughness of Red Wagon Properties' inspection procedures. We question the qualifications and diligence of those entrusted with property maintenance. Rectifying the inadequacies left by Red Wagon Properties' maintenance efforts incurred costs exceeding $2,000, highlighting the discrepancy between the purported repairs and the actual state of our property. Disregard for property security: Red Wagon Properties neglected to ensure the return of essential items such as pool cards and mailbox keys, leaving us to bear the financial burden of replacements. Moreover, their indifference towards missing personal property, such as our landscaping plants that were ubruptly removed prior to the tenants vacancy, underscores a troubling lack of concern for our property's well-being. Tenant suitability: Despite assurances, Red Wagon Properties failed to adequately vet tenants, resulting in late payments necessitating drastic measures such as tapping into their 401(k) for rent which we found when cleaning the house. Due to office dysfunction, we were told by 1 to evict the tenant and another called us crying as she didn't agree with the how company executive was handling this family, and would we let them stay. Internal disarray within Red Wagon Properties' office manifested through contradictory directives and evident disorganization, exacerbating our frustration and eroding confidence in their competence. Communication breakdown: Red Wagon Properties exhibited a concerning pattern of lax communication, often taking weeks to respond to inquiries or concerns. Getting someone on the phone, was extremely difficult. Critical issues, such as tenant non-compliance with trash disposal creating a moutain of trash and fungus, lawn maintenance in the front and backyard, and unauthorized pet ownership (2 dogs instead of 1), were only brought to our attention by our amazing neighbors. In conclusion, our experience with Red Wagon Properties was marred by incompetence, negligence, and a blatant disregard for our property and welfare. 21 March 2019 First, I would like to start by thanking all the staff at Red Wagon Realty. I have over 30 years of experience doing Real Estate business, I have dealt with over 15 Realtors and Brokers, and I had never encountered the quality of service I received from your company. I had 2 unique properties that I had tried to sell through at least 9 other realtors. I had put my properties for sale several times and all I received was low offers, if any. Until one day, driving by, I saw a home on the market in the near by area that looked like a unique property too. A few days later I drove by it and saw the Red Wagon Sign and noticed it had a "Sold" sign on it (It had been on the market only for a few days). I found out that Red Wagon also does Management Company Services so I called your office and I spoke to Kristopher Hochart and told him I was interested in leasing out my home. He showed up the next day and he explained how the leasing management works. I gave him my house to lease and I was very pleased because it was leased very fast especially since this was a very small and unique home. After about a year I decided to sell my other property, which had a boundary issue. He listed it for sale as per my request and he didn't just sit and wait for other people to see the MLS, he took charge and sold the property within 3 weeks. When the sell took place he was out of the country and he still managed to call me (at 3 am his time) so he could work on the deal. When the closing time came, he contacted an attorney so both parties would be protected because of the boundary issue. After that transaction was over, he asked me what I was going to do with the property he was managing for me and I asked him to sell it and he sold it fast too. When the buyer tried to bring down the price of the home Kristopher said "No", the house was worth the price I wanted. He never asked me to take less. Kristopher has a great team under him and I sincerely think they all deserve recognition for their fine job, and here are some of the reasons why: Michelle, who is a great marketing specialist, she knows and does her job very well, I had the pleasure of meeting her. Monica and Kira who showed my home numerous times and they never gave up. Steven, he returns calls promptly and explains all the deductions and fees, if any very well. He also keeps you updated and is very patient and knowledgeable. Mia, who has a very beautiful personality and lights up the office, she took care of all the transactions of the sale of both properties. If a document needed to be signed or corrected she made it easy for me. She explained every document and kept me updated. She helps run the business like if it's her own. She was absolutely wonderful! Last, but not least, Kristopher; there is so much to say about him. He is very knowledgeable and he is very professional. He knows the Real estate market very well, and his communication skills were top notch. He really knows the Real estate business and is not just a Broker. He treats you like a true friend and you can call him any time. He has a lot of common sense and is very street smart. If there is a problem he does not give up and move on. I used Red Wagon to rent out my house in Texas while I was living overseas, and then I used them as my realtor to sell the property when I found out my employer was moving me back to a different state. There simply aren't words to express how grateful I am for everything they did to take care of everything for me! As property managers, they did an excellent job of screening applicants and taking care of my property to both my satisfaction as well as my renters' satisfaction. They were fair with their charges and they always checked with me when it came to larger expenditures. They oversaw things and corrected problems early so damage (such as a small leak in my roof) didn't get out of hand. Regular inspections meant that my HVAC system was well-maintained and I always knew the state of my house. If I had questions about anything the team always responded promptly and thoroughly. They were equally responsive to my renters and they made sure that complaints were addressed quickly. Also, the financial records they kept throughout the year and sent at the end of the year (in addition to the monthly updates throughout the year) made tax time so much easier. When it came time to sell the house, Kris took care of everything and worked hard to ensure that the home showed to best advantage and that I got a fair price for it. He explained forms to me when I had questions and made sure the process was as seamless as possible, long distance. When there were times when I needed to sign a document online as quickly as possible, he always followed up the email with a phone call to ensure that I was aware. Even when my buyers moved the closing date up several weeks, he made sure I had what I needed to get the paperwork signed and mailed where it needed to go. Kris and everybody on his team are personable, friendly, organized, and very professional in their dealings. ZERO STARS!! STAY AWAY FROM RED WAGON PROPERTIES! HOME WITH ROACH INFESTATIONS! I will be contacting the OWNER OF THE HOME, THE HEALTH DEPARTMENT, HUD, THE LOCAL NEWS, AND ANYONE WHO WILL LISTEN. COMPANIES LIKE RED WAGON MUST BE EXPOSED!! I'VE ALREADY CONTACTED MY ATTORNEY. The property I signed a lease for (and never took possession of) IS INFESTED WITH ROACHES!! They have tried FOR WEEKS. I waited patiently because I was told if the infestation persisted I would be released from the lease and they would help me find another home. LIES! LIES! LIES! All they did was DELAY DELAY DELAY. So the roach infestation persists. Now Red Wagon Properties is CLAIMING THERE IS NO INFESTATION....HOWEVER.....THEY JUST FUMIGATED THE PROPERTY AND NEED TO WAIT 24 HOURS TO "ASSESS" WHETHER THE INFESTATION IS "STILL GOING STRONG" (direct quote from the expert who first brought it to my attention in an email, albeit accidentally). This home is owned by someone named JOHN JULIAN (the name on the lease). Red Wagon Properties manages the property for him. They are no longer taking my calls and have passed me off to different people so I have resorted to social media of EVERY KIND. STAY TUNED. If I need to get signs and walk back and forth in front of their offices...I WILL. The lease I signed had a move in date of February 17th. Silly me...thinking that was a hard date. Red Wagon has delayed my move-in due to this infestation and REFUSE to allow me to inspect the property BEFORE I move in. THEY ALSO REFUSE TO RELEASE ME FROM THE ROACH INFESTED HOUSE LEASE and insist I move in on the same day they say the property will be ready....whenever that is. Meantime, I need to vacate my current residence. Will RED WAGON PROPERTIES PAY FOR STORAGE OR A HOTEL? Perhaps they will be made to...by a court of law. Kira Flowers at Red Wagon Properties is by far the best agent I have ever worked with. If it were possible, I would give more than 5 stars for the outstanding service she provided me. I had previously been working with an agent who failed to help me through a continuous lack of response and disregard of my needs. I had given up on using an agent and was going through the agonizing process of attempting to find a home on my own. Kira was the agent for one of the properties I viewed and kindly offered to help me with my search. We should have written a review this time last year however, we wanted to take the time and post one now. We randomly contacted Michelle Pourasef (with Red Wagon) this time last year to look at one of their properties for lease. Not only did she respond extremely quickly but she also was SO nice, polite, welcoming, and helpful. She took the time to inquire as to what it was we were looking for and I sent her back a pretty extensive list and set a time to view her listing the next day. Not only was she there and waiting for my husband and I but she had literally put together a plan and path to go view several other homes on that very day. This was all done within one night and day. She went on to assist us for the next couple of weeks and we were SO pleasantly surprised by her work ethic, knowledge, and accommodating nature. She is NEVER pushy or 'flippant' as I think so many realtors/property managers can be. We ended up leasing a home through her this time last year and then now, this year we called her back and there she was again.... so willing to help and give feedback. BEWARE -- I moved into the rental property (811 Cormorant), and there are many issues. They charge $475 fee for cleaning the house and carpet. However, there were still cobwebs in the corners; dirt on carpets and corners; stains on carpets; nail, screws, and holes in the walls, old, fused ice in freezer, mildew in toilets, toothpaste on wall and faucet, etc. I sent in maintenance requests, and they keep deleting them with no explanation. I took over 500 pictures, and the Director of Operations (Melissa Smith) doesn't want to see them. The Repairs Coordinator (Kaethe Alexander) tells me that "You've been in the property for over 30 days and the property was rented as-is." I moved into the 7 May and immediately made them aware of the issues; today is 7 June. Regarding the "AS-IS" comment, I was told that the property would be cleaned and presentable upon move-in and nothing was mentioned about "as-is" condition. In fact, I couldn't move in immediately because of their six-day requirement for cleaning and repairs. All-in-all, this has been a horrible experience, and I can't wait to move out. The staff is amazing and provids excellent customer service. I locked myself out of my rental home and didn't have a spare key. I called Red Wagon Properties, explained my situation, and Jessica Hanson stated the office had a spare key. It was 4:30 pm and the office closes at 5:00 pm. Due to Friday traffic and my drive from the Sea World area, I advised Jessica that I would likely not make it in time. She completely eased my fears and said that Kathy Bost would wait for me until 5:30 pm. I arrived at the office at 5:30 pm and I was greeted by Kathy Bost with a smile. I had previously been working with another realtor for relocation while in town for a week. Avoid this property manager at all cost!. I paid 1450 security deposit 350 cleaning fee 350 pet fee. They will not do a walk-through with you when you move out. They keep the entire $350 for pet fee regardless if there's no damage or issues from your pet they won't apply the cleaning fee do any cleaning issues that need to be done after you move out so they just take your $350 for the cleaning fee. And then all of the maintenance and repair that needs to be done they take from your security deposit they kept over $500 in my case.
