Place is a shit hole, the amenities never work, there's never any parking that we pay $75 a month for, there's roaches in the hallway and mold in the building. During summer there's no security so the homeless people break in because you're on the brink of a bad neighborhood and the "homeless pond" is ten feet away from the apartment. When you email no one responds for days to weeks on end. We recently just spent four days with no ac during an extreme heat advisor, the emergency maintenance man on call ignored us because he had his kid and it was raining. We've also had continuous issues with the wifi, roaches, break-ins, loud neighbors, trash filled up so high you can't open the door, and smelly hallways since we moved in two years ago. read more

I would like to take a moment to recognize two outstanding employees, Destiny and Mark, for going truly above and beyond in providing exceptional customer service. We had a tour scheduled and confirmed via both phone and email for Saturday, April 5th. We made a 7-hour drive north specifically for this appointment, only to arrive and find the leasing office empty. After such a long drive, we were understandably frustrated and exhausted. Unsure if the office was closed or if staff were simply unavailable, we waited for over an hour and a half while trying to find a way to contact someone--especially given the time, tolls, and high gas costs involved in making this trip. Eventually, we were able to reach Destiny. She sincerely apologized for the mix-up and, despite the situation, immediately took ownership and assured us she would do everything possible to make it right. True to her word, she quickly coordinated with Mark. Mark stepped in without hesitation. Even though he was off that day, he arrived within minutes and greeted us with a positive, friendly, and professional attitude. He was incredibly understanding of our situation and took his time giving us a full tour of the building, amenities, and apartment. He answered all of our questions thoroughly and never made us feel rushed. What truly stood out was not just that Mark showed up--but how he showed up. Despite the inconvenience, he maintained a warm and welcoming demeanor the entire time. He even went out of his way to greet and assist other prospective tenants who arrived during our visit, offering tours with the same level of enthusiasm and professionalism. Mark and Destiny turned what could have been a very disappointing and costly day--14 hours of driving, early morning travel, and significant expenses--into a successful and positive experience. Their commitment to making things right speaks volumes about their character and dedication. If this is how issues are handled at this community, it gives me great confidence moving forward. I would be happy to rent here for my two daughters knowing that this level of care and accountability exists. I cannot say enough about how wonderful and amazing Destiny and Mark were. They both deserve significant recognition for their efforts and for setting such a high standard of customer service. absolutely terrible, the housing accommodations are actually gross. It's extremely loud all the time someone's always yelling. The hallways always have trash in them so do the stairs. The elevator smell like pee because they don't clean up after the dogs that people have in the building. It's hard to find parking some nights and in the parking garage there's no mirrors so it's hard to see when you turn around corners and people are driving fast already. The main amenity the pool was constantly closed off and on due to trash left in the pool. A lot of my packages went missing, even though they have to go through the mail room which the employees work in. And on top of all that they like to give you charges out of nowhere, not explain why and expect you to be complacent. But have fun at the Standard if this is your standard read more

Now a month past move in with numerous outstanding emergency work orders including moldy ducts, blood stained couch, leaky toilets and sink, now fire alarms ceaselessly chiming. Have tried to land a call with anyone onsite at least a dozen times, attempted to engage through email with the property manager, have escalated the work orders with offsite at least 3 times and have yet to get someone from maintenance to walk through the door. i feel sorry for anyone with a lease here this coming year. i cannot think of a single positive thing to say about the place. i moved in here in august 2024 (my freshman year) and it made my transition to college even harder! for starters, i was greeted with pubes in my shower, followed by a broken STINKY dishwasher, clogged drains (that no amount of Drano could fix) and feet that turned black after walking on the floors (just to name a few). the dishwasher was fixed... in APRIL... after countless ignored maintenance requests. the location, on the other hand, is great... if you like homeless people!! the lake next door is home to many, MANY homeless people that like to walk over and hangout right outside of the standard. if youre lucky sometimes they'll even follow you home. oh and don't even get me started on the stairwells. there is not a day that i went in there where it didn't smell like pee. if your moving here don't expect to receive any of your packages on time. the mailroom is extremely unorganized, so be prepared to spend 30 minutes looking for your packages just to realize they aren't even in there! my favorite memory at the standard is when the fire alarm went off for 3 hours straight, which happened a lot actually. this time though was at 2:00am the night before a bio test! the wifi also sucks so don't expect to get any school work done from your apartment! you may be wondering, with all of these issues, how expensive is rent? let's be real here, if the place was cheap this would be expected... but nope! just as expensive as every other apartment around. so take it from me, if you think you scored on a last minute apartment in tally... you didn't!! good luck. read more

Just a few pics from move in day . The apartment was absolutely disgusting! Filled with pet hair , cobwebs , food in fridge, oil splattered on kitchen ceiling , detergent stains in laundry room . This all during a global pandemic ... no counter or piece of furniture was free of dust, pet hair or debris. Mtc still 3 days later has not come to tend to all the Mtc issues repeated one of which was a potential leak. What was worse was being told 3 hours after reporting this to Managment to go find the housekeepers myself and knock on the door of the neighboring apartment to see if they will take a look at what I needed recleaned . I was backed up on a list of 8 apartments ahead of me. Not one staff member would come look at the apartment after I told them about the condition. As a mother excited to come and set my son up I was beyond disappointed. This Mgmt company hired cheap disrespectful contractors to save money. Since the day they gave us my daughter's room with a dirty toilet covered and even with a condom inside, we have made complaints about the same issue without them solving the problem. The same thing happens from time to time, and today my daughter was told that they couldn't do anything because it's Friday and maintenance doesn't work on weekends. Which means that today, 01/02/2024 and until Monday, my daughter cannot use the toilet in an apartment for which I pay 1,177.00 USD each on the first day of each month. The general maintenance and cleaning is bad, the fire alarms go off over and over again during the night and no one can solve things. It's a shame what happens in this building where anyone can walk through the parking lot and enter the building, since most of the doors don't close!! Zeo security!! read more

Before I begin my review, I would like to note every statement and rating that people have posted before this one is reviewing a shallow interaction with the Standard and its representatives. Plus, an employee firmly pushed me to review The Standard after my initial visit. The Standard is not open, nor it is operational, so every review is simply an evaluation of the remote office site - nothing more, nothing less. The Standard heavily marketed on their Website, on their social media, and in their leasing office that early move-in would be available beginning August 1st, and since my current lease ends August 2nd, this intrigued me. However, this was merely a marketing technique. I signed my lease back during the end of June because of the early move-in, and I was told by may employees that it would indeed be available on that date. At no point did anyone inform me that there was even the slightest chance the complex would not be ready, including a manager named Jamal and a woman named Stephanie, to name a couple. I received an email July 16th stating that The Standard approved the contract, making it non-voidable. Within an hour later, I received another email from The Standard stating that due to delays, move-in would not begin until August 24th, two days before FSU classes start. Plus, I have mandatory orientation from the 19th-23rd, for which I will now have to get a hotel. I returned to the leasing site office and was essentially "gaslighted," with several individuals and managers who I had spoken with stating the August 1st was merely an estimate, if the building was available. I explained the whole situation to Jamal and how I had a mandatory orientation on August 19th-23rd, and now, I have nowhere to live. While Jamal communicated calmly, he offered nothing more than a disgorge of shallow bromides with a touch of stereotypical customer-service statements, such as "I understand where you are coming from," etc. I further explained I was told by multiple people that I would be able to move in on August 1st, and to my shock, Jamal stated, "Why did you talk to? Do you have it in writing?", which potently insinuated the inaccuracy was an error on my part. To his dismay, I gave names, noted several people in the office, and explained I have statements and dates in writing. He hesitated, backtracked, and stated, "Well, we were not sure on the earliest move-in dates, but since construction is behind, residents will not be able to move in until August 24th." I further told Jamal that I signed a document stating that I would be moving in on August 1st, and again, to my stupefaction, he noted no such record exists. In fact, he emphasized no document existed for any student, again, highlighting I was lied to. At no point in communicating with the numerous representatives of The Standard did any remark that there was even the slightest chance that I would not be able to move in on August 1st; all representatives stated I was set, and everything was done, also when I explicitly asked. Within my 40-minute period speaking to a manager, there were nearly 15 other students that either came into the office or called to talk their same concerns. Not only did The Standard vigorously market and convey with heavily implied certainty that move-in would be available beginning August 1st, but they also did not let me know of the change until within an hour after they approved of the lease, making the contract non-voidable. From this perspective, The Standard and its central organization are extraordinarily deceitful and engage in duplicitous business actions. I will certainly reconsider my living arrangements for the next school year. read more

Our son moved into the Standard the first week of August 2023. It is now October 23,2023 and requests were made for repairs from move in day and still to date no one has even contacted us to let us know anything. There is a severe mold issue causing medical problems and they do not even care to acknowledge a request to have this inspected. There are no live people to talk to at the facility unless it is leasing season and they want to have you sign a lease. If your are going to charge top dollar of $1200+ monthly for rent then at least have SOME customer service. Absolutely terrible. They won't even get him the security footage or give it to the police. They are worthless. They do not care. The police told me that the company will put these apartment buildings up rent them out quickly because they're the new ones on the block and then when everybody finds out how bad they are they sell the place and move on. where do I began. lived 6 months of a lease with a collapsing roof and black mold/algae growing down the walls. cherry on top, on move out day turned in key 32 minutes late and was charged 150$ late move out fee. 32 minutes... let that sink in. Actually the worst apartment I've ever lived in and definitely the worst in Tallahassee. When me and my roommate moved in, we moved into blood stained carpets as well as a blood stained couch, mold on the ceiling, broken leaking toilet, broken toilet paper holder, broken microwave handle, the list only goes on. The worst part of all, cockroaches. I have never seen so many roaches in my life. It was to the point where I had to check my bed every night before bed to make sure one wasn't going to crawl on me in my sleep. I think I killed ATLEAST 10 a week. We contacted maintenance and the front desk about all of these issues and it took them months to help us. They would have a company come and spray for pests but that essentially did nothing except leave a weird residue on our floors. Horrible packaging system, me and my roommate had to buy a P.O. Box because of how horrible the system was and how anyone could walk into the package room and steal your package. Not to mention the amount of homeless people that walk and harass you outside of the apartment. I recommend living anywhere else than this place. But hey, atleast the pool was nice. read more

At one point, we had a situation where I (Dad) asked the manager, some guy who loves to brag about being an Army vet, if he cared at all about the safety and security of my daughter and her 2 female roommates. Plus they can rent the pool out for private events whenever they want and you are not entitled to use it. 37) Amenities. Resident acknowledges and agrees that Landlord has no obligation to provide any Amenities, and Landlord may temporarily or permanently remove any of the Amenities at any time without providing notice to Resident. Resident acknowledges that Amenities with mechanical components can be rendered inoperable at any time, and Landlord shall have no obligation to repair or replace any of the Amenities. In no event shall Resident be entitled to withhold Monthly Installments or terminate this Contract by reason of malfunction, suspension, or removal of any of the Amenities. read more

This is by far the most disappointing experience. The Standard is marketed as luxury living with amazing amenities, however it is the exact opposite. Most of the time, they're broken. All of last year the sauna and all the hot tubs did not work at all. It's nice we have tanning beds, however the staff will simply not turn them on when you ask. The rest of the apartment complex is a disgusting mess. There is often pee in the hallways, trash everywhere. Several times i've seen piles of poop, including when it was outside our door and was not cleaned for 2+ weeks, even though we spoke to management several times about it. The appliances are basically useless, our laundry machine and dishwasher have broken several times and it takes weeks for a maintenance request to be fulfilled. I should not be paying $1100 a month to have to drive to a laundromat. Due to how dirty the complex is, there's a huge roach problem. The roaches chewed a hole in our wall and infested our apartment and despite talking to the CA's and management, it took months to get a pest control company here. There's also mold in most units, which they solve as painting over it. It's in a horrible location and surrounded by homeless people that occasionally break in as none of the doors work. To say the entire staff is completely incompetent is an understatement. They lose packages for months on end. The manager here fails at his job constantly. Living here will be your biggest regret, you can find much better for equal/less the price. read more

The main reason I am posting this on yelp is because this business has deleted every single review I have posted on Google. I have also filed with the BBB. Easily the worst apartment complex in Tallahassee, and I don't even live there, my girlfriend does. She signed a lease for an apartment for a 5x5 with balcony, received no balcony. CONSTANTLY there are fire alarms going off in the building, at least once a week. There are 0 amenities available, even though you are paying for them. There is NO visitor parking what so ever, so have fun trying to have people over. The staff is extremely unprofessional and don't care about anything. There are so many other things to list but you get the idea, this place is over priced and sucks. I guarantee any of the positive reviews here are from staff members or people that were given gift cards to write them. I would rather live a hostel than here. I think everyone should contact the BBB with a complaint about "Landmark Properties" who is the owner of this great place. Hopefully they won't delete this like the other bad reviews. read more

Let me start out by saying that those who gave 5-star reviews, actually work here or are friends to the employees and were asked to give them. The advertising pictures of this location aren't accurate and were taken at other locations. Fire alarm goes off several times a week at all hours of the morning and night (mostly night) and lasts anywhere from 45 minutes to 1.5 hours, sometimes longer! Management blames residents for pulling the alarm but that only occurred once. The rest is because of the building itself or the workers. The best ones occurred at 11:30 at night during a finals week and last night at 3:30 am (during midterms week), it really helped me staying focused! In regards to building maintenance, it is maintained by few and is not cleaned up on all on weekends, when it needs it most because of careless college students. First of all, the building wasn't even done being built until November, courtyards weren't completed or even accessible until the end of September. One courtyard, the one I happen to be overlooking, doesn't even have grass, only gravel! The pool didn't open until October, when it was already getting cold outside. Fitness center, Clubhouse, and study lounge weren't opened until early-November and when they were, they were only open from 8 am- 7pm until 11/22. The fitness center and clubhouse are open 24/7 but pool and pool deck is still only open until 7pm. Parking is kind of a sh*t-show considering you have residents of floors 4-6 parking on the same parking garage floor in mostly compact spaces! It is common knowledge that Tallahassee in general is not an upscale place to live, but it would've been nice to know that the building is located right outside French town! Homeless people and shady people sleep/ walk around the building 24/7. And to top it all off, residents are forced to use Simplebill! A service that charges you for your electricity and water bill! I got charged $60 for the month even though I only spent 4 days in my apartment! And was charged close to $80 the month prior even though I was only in my apartment for 12 days! It's a total scam and they won't do anything about it. On a positive note though, they do offer subleasing; you just have to pay the $250 fee and find someone who wants to live here. :) But hey, at least you get free (sucky) WiFi! The amenities are all finished now and are actually really nice for the most part. The fire alarm remains a problem even though I was guaranteed over a month ago that it would be fixed. It has gone off at 3 in the morning twice in the past two weeks and is extremely disruptive to residents and their sleep schedules. Don't send your child to live here without them talking to current residents who don't work for the Standard. I only resigned because of location from campus (12 min walk to HCB) and amenities. read more

Possibly some of the worst constructed buildings in Tallahassee, mold in the ACs, paper thin walls, uneven floors, and they don't even paint the walls only use primer. Some of the worst management I've ever seen. Doors without handles for months on end, broken gates so anyone can enter there have been numerous reports of thefts and car break-ins within the parking garage and signs that say the property is under surveillance but upon request they say there are no cameras in the garage. We were informed we would not have to have a balcony (which has a surcharge of $15 a month), and yet we are stuck with one, as well as the payment. When they go off they last 30 min to hours of straight beeping in your ears. it makes you go crazy. There's no one you can call either and there seems to be absolutely zero urgency to turn it off mainly because it usually happens when no staff is on the premises. The alarm has gone off multiple times, gone off during honorlock tests, as well as wake me up after sleeping for 30 mins. The best was on Halloweekend when it went off for hours after everyone is exhausted. Literally do not live here. You see them in the hallways, in the elevators, coming out of your shower.. everywhere. Do yourself a favor....RUN AS FAST AS YOU CAN FROM HERE!!** The standard knew they wouldn't be open until August 24 but let us all believe we could do an early move-in on August 1. I signed up in May and my contract was dated August 24. I questioned them about it. Their response was, "oh just ignore that, you'll be able to move in on the 1st bc you're early move-in. I questioned Adam Jay from Landmark Properties today if they changed anyone's contract to read 8/24. He said absolutely not! This means they knew oMay 5 that move-in wasn't going to be until August 24 but didn't send out a letter telling us until July 16! Adam told me they were ahead of schedule the whole time. The one star is not WELL deserved. If there where negative stars I would be able to rate them accurately. This is the worse experience and expectation that we have experienced. Lies after lies is all that we have been given. There are no amenities and they cannot even provide an estimate of when. No study rooms, no printers, no gym and no pool. I have loved my time working with Brooke Austin and will always recommend her to others." Brooke always greeted me with a smile and was very helpful to my needs in finding just the right unit as Brooke took her time to make sure that I had the one I wanted as well as needed. By her being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. It has exactly what I wanted. Brooke was extremely accommodating and friendly also. Do not sign here. Management is rude and unorganized. They consistently told us that the amenities and complex will be completed, yet failed to do so. They have failed to keep the hallways clean or give us a reasonable time to use the already completed amenities. The alarm in the building goes off frequently in the morning, so you tend to have a rude awakening. Management will take any opportunity to charge you more money, whether it may be you being locked out of your apartment to letting you use the complexes pool. When I signed here back in February of 2019, I was promised a certain apartment on the 5th floor and early move-in. During the summer they moved where I would be living twice, and cancelled my early move-in due to their lack of organization in building the complex. Don't live here it's not worth it. I could write a five page paper on the issues I've had here but I don't have time for that but just take my word on it. I will say tho it's the prettiest damn day of the year and they have the pool closed because there was "broken glass" on Saturday. It's Thursday today now and they said it's going to be closed through the weekend till Monday. Like shi I'll go out there with a vacuum myself I bet it's take me a couple hours tops not over a week wtf. Anyways we had a roommate here also threaten to slit our throats and threw a chair across a room, and they told us they really couldn't do anything about it unless we got a restraining order. Our police report wasn't enough lol. Also a six foot glass window on the first floor hallway was shattered outside my apartment door and it took them over 24 hrs to clean up the glass. And when they "fixed" it they nailed a piece of plywood in its place for a few weeks lol. I do want to say the people who work the front desk rock, they're always nice. Having been a resident here for an entire semester now I can say with confidence this is an apartment building that does not care about their residents. They filled a half finished apartment building, had residents living in an active construction site, made us beg for a partial refund, and have since allowed extremely limited use of the amenities. They lured in prospective residents with a virtual reality rendition that hardly resembles the finished product. Additionally, management seems to be looking to fine residents whenever possible to "recover losses on the refund they provided us". They also advertise as a pet friendly, but fine you **$150** if they catch your pet using the bathroom anywhere on the block of property they own on camera. Ridiculous, waste of money, live somewhere that takes care of their residents or if someone from the landmark properties corporate office sees this the way this building is run is atrocious. read more

I signed with The Standard at Tallahassee because I was told my daughter and her friend could move in 8/1/19. I was told they had one room left for the 8/1/19 move in date and needed to sign that night. I have this in writing in messenger. When the lease said 8/24/19 I was told not to worry we were set for the 8/1/19 early move in. We went into the office and spoke to Elizabeth and another worker on June 4th to check on the move in date and were told verbally everything was set for the two to move in 8/1/129 and they even showed them the apartment they would be living in. We were excited as my D and friend were thinking of trying out for the marching chiefs and different clubs and this would work great for the early check in needed. I called the first week of July and again was told no worries everything is set by Jerome. Then July 17th we received the letter that 8/24 would be the move in date. I called Jamal who did not seem to care that I had it in writing and verbally. I even said they advertised on their facebook page 5/9 (which I took a picture of)and he said well not when I was there. I will have to book a hotel for two weeks in August. Since then I have been told and it was confirmed by Jerome that the amenities will not be ready pool, courtyard, study lounge, fitness center till possible November. Jerome stated that this is not a part of the rent and they are still suppose to pay the full amount of rent. I asked him if he would have signed a lease to a apartment with no amenities because I wouldn't have. They say whatever to get you to sign the lease stay away from the standard atleat this year. read more
