    So I read the reviews up here, and obvious every house you get is not going to be the same. The house my family and I stayed in didn't have any issues and had up-to-date appliances. They even had a PS4 in the living room to be played. My only complaint, there weren't any washcloths in the entire house, and had to go to Walmart to purchase some, only for them to have ten left (I couldn't make this up if I tried). The linen and the entire house could've been cleaned a little better. I enjoyed the amenities at the resort, even the little arcade room. I would recommend and would come back on a family vacation.

    ROACHES!!! Address: 234 Capri Drive Davenport Florida AFTER YOU READ ALL THAT, I WENT THROUGH, THERE WAS NO APOLOGY AND HE REFUSED TO GIVE ME BACK HALF OF THE MONEY. These were the choices brought forth: Option 1: HE OFFERED a refund of $25. OPTION 2: AirCover stated he met the guidelines by addressing the issue and therefore the case is closed and any money decision moving forward is up to John's discretion. Option 3: I can look for another Airbnb equal to the remaining value or less of the value of the time left at John's place. I must propose this to John and it is up to him to accept or deny the offer. Finding an Airbnb takes considerable time and patience. It requires thought before purchasing, therefore these choices were not guest or customer-service driven, but it was more supportive of the host. My experience at John's place was not pleasant to say the least. "ROACHES "!!! John lacks interpersonal skills and is aloof. I will explain my reasons for this statement. As a guest, I had to bring up many concerns regarding John's unit. As the "host" it is their responsibility to take accountability for the myriad of problems that occurred. John lacks these efforts and does not call, or text. He only responded through Airbnb, which is his right to do, however communicating through Airbnb, I found him to be standoffish and unempathetic. On numerous occasions, he wants pictures and videos of the issues, and he will send what I should do to solve the problem and/or send someone to fix the problems. Although he sent someone, it is the mere fact that throughout the stay, someone had to be called to fix a problem or I had to fix the problem, taking away from my family time on vacation. Please note one or two issues can happen, however a multitude of problems on my 2-week vacation, is not what someone works hard throughout the year to pay for or to be the point person to oversee problems in a house that you are not paying rent or a mortgage. This is a twofold review, first on John's place and then on Regal Palms. John's place: John's Cons: ROACHES, ROACHES and MORE ROACHES. The roaches were on the kitchen counter, the bathroom shower curtain,the bedroom floor, the entrance corridor, and laundry area in the washing machine detergent draw. (The exterminator, and my guest and child beared witness to the roaches). The roaches were adult roaches and newly hatched roaches, throughout the house. He had one flying cockroach and that is normal for Florida residents, they can come through the vent. Comment: Although, John called an exterminator to address the problem, the problem was not resolved. An exterminator needs to be called quarterly to rid his place. If I don't have roaches in my house, why should I pay for an Airbnb that have roaches. This was very repulsive and uncomfortable. I was always uneasy, looking around, looking on the furniture, looking in my clothes, looking at my food, bathroom etc. Bedding: the bedding was dirty, with debris. I had to wash the bedding. Comment: I arrived at the house late; after settling in, I went to bed, only to feel the sheets were dirty and had tiny hard debris (it felt like sand). I had to wash the entire bedding. Water: The water was lukewarm, I had to call him to adjust the temperature to hot water. A past guest made reference to this. Comment: When showering, I want the ability to adjust the temperature, of my water. I should not have to turn the faucet all the way to hot, to only have the water temperature reach to warm. Bathroom: the downstairs bathroom had a small leak. Comment: It has a small and slow leak, every time the toilet flushed. Bathroom: Please note: None of the bathrooms are disability accessible. Thermostat: You are not able to set the air conditioner controls below 75. If set below 72 degrees the unit will freeze and stop working, therefore YOU will be charged a fee of $200 that will be applied against your security deposit should the A/C need defrosting. Comment: If it is 99 degrees outside compared to 85 degrees outside, the temperature inside the house set to 75 degrees, will be impacted by the external temperature factors. In additionally, if you are a woman who is going through a mid- life transitions and is unable to address the room temperature accordingly all these factors combined, it will cause frustration. We should not be charged for a unit that cannot accommodate or tolerate Florida temperatures. Other problems : TV issues, Stove had an error message, Fans were filthy. The linen in the closest were smelly. The first night the bedding was dirty with fine debris. Fans: Were operational Comments: It had a collection of dust build up. They need to be cleaned. Doors: No screen doors to the porch. Beach chairs: They are located in the master room closest; they were full of sand. I had to clean them and some where broken. Regal Palm: The sauna and steam room were dirty and needs to be upgraded. Front desk were pleasant.

    Pros: The pool area and the tiki bar was nice. The workers were very nice and friendly. Cons: This place is so outdated! for the price we were paying everything is old and the TVs only played one channel. The bathrooms weren't very clean, and we were given dirty towels and no wash clothes, no trash bags. To say we had a $200 cleaning fee everything should had been spotless. My room which was downstairs had a door that lead to outside which could be opened and only had a chain securing it from the inside, did not feel safe. Housekeeping did not answer the phone at all. The couches had holes in the pillows as well. Overall, I would not stay here again. It's pretty far from everything we planned on doing such as Legoland and what not.

    The first thing they told us when we checked in was don't call the front desk if you have any issues. Each unit is managed/maintained by whomever owns it. That's not a bad model if 1. They tell you that when you're reserving it and 2. The individual owners maintained the units better. We stayed in a 4 bedroom unit, with TVs in each room & the living room. 5 TVs, 4 cable boxes because that's all the cable provider would give them. We had to order a firestick for the last bedroom. 2 tubs were clogged (we bought a snake from Walmart to clear them), the master bedroom balcony was too dirty to use, there were piles of dirt. Nothing to do with the unit but thOtherwise it was an ok stay.

    Great family oriented vacation spot. Spent a week (VRBO) with no complaints. Pool area is pretty chill, water slide and lazy river aren't the greatest but everyone had a blast. Circle K and local grocery store (Publix) are all within a 5 minute walking distance. Will definitely stay here again!

    The villa we stayed in was the best! We travel a lot and have stayed in many places in the Orlando and surrounding areas. This is a gated community and the villas are each individually owned and a maintenance company separate from the resort is hired by the villa owners. I get there can be vast differences in the villa quality by my villa was clean, fresh looking and great. 3 spacious bedrooms and 3 full baths was great

    This place is DISGUSTING (Regal Palms Resort 2700 Sand Mine Road Davenport, Florida 33897). Don't let the looks on the website FOOL YOU My family and I (10 people in total) had a 4 bedroom and 3 bathroom townhouse for Dec 22 - Dec 29 and we did NOT sleep there one night. The bathroom had mold and mildew and we used Clorox wipes to wipe down the bathroom and kitchen and it was DIRTY. The mattresses was stained and soiled. The tv in the upstairs guest room had No sound and the 2nd guest room tv did not even come on. The master bedroom headboard was broken off of the wall. ****Do NOT stay here for Nothing.**** I also had an allergic reaction to this NASTY and FILTHY place. I broke out in Hives and red bumps all over my body. I had to go to Urgent Care on Christmas morning because I was itching so bad and in pain. I had to go and find somewhere else for my family to stay for Christmas week and spend out even more money for us to sleep somewhere CLEAN and Nice (Silver Lake Resort 7751 Black Lake Rd, Kissimmee, FL 34747) Do NOT waste your time, energy, money, breathe, NOTHING trying to stay at Regal Palms Resort 2700 Sand Mine Road Davenport, Florida 33897. This place need to be Torn Down. They charge an additional fee for you to use the pool and fitness area.

    Just stayed there from August 12-19th. There was some good and some bad like everywhere. The good: Nice pool and landscaping, the water slide, bar, food, having an arcade. Pool area was always clean. Location is great. The bad: I felt like a criminal. The older security guys stare you down and intimidate you. It's very uncomfortable. The 'lazy river' has no tubes to float on like every lazy river I've ever been to has. The arcade has a play area for kids which was closed (Covid) I'm assuming. They had machines that would take your money. Old outdated machines. This place has a lot of potential. I'd only stay here again if I was invited or there was a change to how things work over there. The guards treating people like criminals has to change.

    This review is only about the resort and not the lodging/house. My family and I stayed at this resort June 9-13. We booked our lodging through a Airbnb owner after extensive research. Some of the reviews scared me and I thought about cancelling but I'm glad I didn't. Was this spot great absolutely not, there's room for improvement but we had a great vacation. We were able to check-in at the front office 4 hours before our Airbnb was ready. I went to the fitness center and my family went to the lazy river/pool area. Fitness Center: Extremely lacking, the equipment is very old, one treadmill's incline was broken, the leather seating and grips were cracking and there are no free weights which really sucks. Management makes you turn in your license in order to get a "pass", the way others were walking in and out to use the sauna and bathrooms I doubt you really need it. But I was able to do a partial workout so no foul Onsite Restaurant/Bar: Much better off going elsewhere, you'll get better quality and quantity. It's basic bar food and watered down drinks. Lazy River/Pool: This is the highlight of the resort, there is a small slide, two pool areas and a lazy river. I witnessed employees keeping it clean throughout the day removing bugs and leaves. It was slightly crowded because the area isn't very big but everyone was friendly. Our teens rushed back here after spending the days at the parks. Location: There are grocery stores, restaurants and bars nearby however you are 25 minutes away from the parks so if you are looking to be close on the "strip" this isn't the spot for you.

    The place was cute and the pool was nice. The food at the pool was amazing! the condo had been renovated but could use more supplies. the Handle on the microwave was broken off so it was difficult to open. We had to buy pans from the store in order to cook anything in the oven. There was only one trash bag provided in our condo. Along with the rolls of toilet paper, the only ones in the condo were the ones being used. The bath was disgusting I barely wanted to shower in it. The light in one of the spare bedrooms would not turn off. We tried multiple different things. We contacted the manager of our condo and they said they would send someone and three days later when we are packing to leave still no one ever showed. the worst thing had to be that there were cockroaches in the kitchen. i am only sharing this to inform people who are looking for a place to stay. Thank you!

    RENTERS BEWARE: The Regal Palms resort itself is not going to help you out with anything!!! From -SUPER- loud neighbors breaking the written rules(posted on or near every front door mind you), to ignoring their responsibilities to fix your internet/cable issues!!!! Things the property manager's aren't responsible for!!! Again had an amazing experience with staff at the Regal Palms not doing their job. The wifi in my current rental was out. After manual resetting both router and modem I searched in the "Welcome Book" for help. I found the paper seen below and attempted to follow the directions. Upon calling the front desk they told me it's not their problem and to unplug it... Wow.... Thanks. I called Dave at Save Property who did say he would do what he can to fix it. He explained it was the Home Owners Association's problem. When I said that to the front desk they denied it. Unit was clean and exactly as pictured. Plenty of space. Perhaps the 15 dollars they charge A DAY for the amenities should go on some staff training. We had 14 day passes to Aquatica and didn't need the pool/lazy river on grounds. We were told it's also a "parking" charge..... Never realized they charge you for parking. Seems a bit unfair. But no choice if you actually want access to your Townhouse..... ALSO: -HUGE- nasty white "human stain" on comforter even though I paid a cleaning fee.... What exactly does the cleaning fee go on? Down stairs toilet still had a piece of a baby's toy stuck in it clogging it. That was nice to have to fish out on my first day here. Absolutly terribly service. Last time here. Check out tomorrow. Next year will certainly look elsewhere. Hopefully a place that is helpful to it's guests. Not just taking your money and tell you to totally fend for yourself. Terrible guest experience. My previous 5 star rating was for Save Property being quick and helpful. I feel bad they have to deal with the Regal Palms staff as well.

Check-in/out was very easy, my room was clean, nice and spacious, with a beautiful view. The bar and pool area is huge and so much fun! We all had a blast and really enjoyed each others company down at the pool bar. If I had one thing to note I wished were better, most of the nights there was only 1 bartender at the pool bar, and with our large conference and also probably other guests out there, it was hard to get service. But that guy was working amazingly so it wasn't him, he just couldn't be in multiple places at once! Was pleasantly surprised at how much of a hit the lay river was with us, but we had a blast! Lastly, the party that was put together by the staff was 10/10! Really do appreciate all the hardwork and how much fun we had! Wish I'd thought to take pictures, but I guess I was too busy enjoying myself!

We used to come to Reunion to sit at the bar, and in the lobby or the outside balcony and work. But this was our first time actually staying here. We had a spacious two bedroom, two bath condo on the sixth floor. Our sons joined us for part of the trip before catching a flight back home so having that second bedroom was perfect. The primary bath had a soaking tub that became my refuge after long days. Housekeeping came almost daily to refresh towels, take out trash, and make the beds. We requested two deep cleanings during our stay which was sufficient and worth it for the time we were there. The grounds are immaculate. If you love walking like I do you can stroll through the different neighborhoods on the property for a lovely escape. The resort is tucked away from all the Orlando chaos but still has easy access to the major highways. Dining, Eleven on the top floor is my favorite. It's a beautiful rooftop pool with a gorgeous view. It opens on Tuesdays from 5pm-10pm through Sundays. Downstairs, the Lobby Sushi Bar comes alive once it opens at 5pm as well. The Clubhouse offers breakfast, brunch, lunch, and dinner which is a convenient walk just next door. And if you want an upscale dinner experience 7593 Chophouse got you covered. They open 5pm-10pm and is located in the first floor of the hotel. There's also a Starbucks located on the first floor next to the elevators. If you golf, this is the place. The courses are stunning. Reunion Resort is beautiful, well-staffed, and so relaxing. We'll definitely be back.

We were guests here with two of my daughter in 2012 and 2015, and we've been back as volunteers over the past four years. I have only wonderful things to say about this wonderful resort. Founded by Holocaust survivor Henri Landwirth, GKTW is celebrating their 40th birthday. They've hosted over 200,000 wish families, and each wish child has their own gold star on the ceiling of the Castle of Miracles. Each family gets to stay in a two bedroom villa for the week, and all of their meals are provided in Cafe Clayton - the on property restaurant. There is also an ice cream parlor that opens each day at 7:30AM and families are highly encouraged to eat ice cream for breakfast at least once during their stay. In addition, Noah's Nook provides poolside snacks such as nachos, popcorn, chips, and iceys; and you can also get pizza deliveries right to your villa from Miss Merry's Pizzeria. There is so much to do at GKTW! The pool is amazing and is handicap accessible. Actually, absolutely everything at GKTW is fully accessible! There is also a life-sized Candyland Game playground, a beautiful carousel, and two other amusement park rides on site. In Amberville, there are arcade games and the biggest model railroad system I've ever seen. Families can also go fishing, participate in the evening parties, and do STEM activities in the Wonderlab. They can play on the dinosaur themed mini golf course, and get their hair and nails done at the Rockin' Spa. Best of all is the amazingly friendly and welcoming atmosphere at GKTW. The village looks like a fairytale world with brightly colored buildings, whimsical characters, and Mayor Clayton, a well dressed village who "runs the village". The village is spotlessley clean and very well maintained. Each week, volunteers happily fill over 1800 shifts doing everything from scooping ice cream, to serving meals, to power washing, to helping at parties, to running the carousel to help families have the week of their lives. All of the volunteers are so friendly and really go the extra mile to be kind to the wish children and their families. We've been volunteering during our spring school vacation week for the past four years, and it is the BEST! We look forward to it for the whole year and pack as many volunteer shifts into our week as possible, because being at GKTW and helping these incredible families is so rewarding and also fun. I highly recommend GKTW to families whose child qualifies for a wish due to tough medical circumstances, or anyone who would like to help out by volunteering. The pool is always clean and the bartenders especially Christina is fantastic. Have a mini hot tub and a mini kiddie pool. Cabanas all around for anyone who needs the shade with plenty of chairs also in the sun. The food quality is great actually for a pool bar (mozzarella sticks!) and the prices are very reasonable. Must try the Malibu buckets (our fav is the Big Bucket $12.50). On Thursdays and Fridays they have karaoke night great for all ages. The rooms are always spotless and if we've had any issues they've always sent a maintenance person right away. They also have their own DVD rental machine in the lobby for free. They have a gym fitness center that is small but gets the job done and does not smell and is very clean. We have used the machines without any problems. Also a tv inside. Only negative is that with the room there are a few items missing; sponge, washer & dryer cleaning supplies, and a spatula. Other than that our room at least has all necessities like - pans, silverware, plates, cups, dishwasher, dishwasher detergent, coffee machine, measuring cup, blender. Only a fifteen minute drive from the parks, tucked away from the hustle and bustle of Celebration. This resort offers access to resort pool with slide, gym, lazy river, cafe and club house. The vacation homes are all independently owned and managed. Mine was booked with DreamVacationOrlando, and was an incredible house! Immaculate, fully equipped, spacious, quiet, Disney themed and fun. My elder millennial heart melted over Street Fighter 2 and Galaga. Our huge groups second rental was just a ten minute walk away. We preferred partying in the pool and hot tub at their rental over the resort pool since it was a child-free weekend. Plenty of good eats nearby if delivery or dining out is desired. The entire community has a gated main entrance with security onsite. Parking is limited and depends on the property manager. My rental had 2 reserved parking spots in front and guest parking close by. The other rental had a 5 car limit. Overall a flawless stay and amazing weekend!

Parked it behind a legal spot as there were no spots available and towed us for $255.25 cash or bank check! Look elsewhere. The houses are poorly maintained, and it is a pain to get in and out with their single entrance that backs up and has you waiting over 15 minutes to get in.
