I stayed at Regal Palms in Orlando recently and was disappointed with the overall condition of the property. The unit and common areas did not appear well maintained. There were visible cleanliness issues, and parts of the property, including the roof, appeared to be under repair with a tarp in place. The pool area was also not kept to a standard I would expect. Additionally, the atmosphere around the hot tub was uncomfortable at times due to inappropriate behavior by other guests, which made it less family-friendly than advertised. I also found the staff interactions to be less helpful than expected, which made it difficult to address concerns during the stay. Overall, this experience did not meet expectations, and I would not choose to stay here again. read more

So, we stayed here 7 yrs ago and had the most amazing experience. Now, on this visit, I wasn't so pleased although it served the purpose. I had to clean out the refrig and freezer, the water filter tray was discussing, no broom so I bought one, small roaches in the kitchen, bugs in vathrooms up and downstairs, dated. When i called housekeeping, services were slow and on Wednesday 5/27, when we arrived back to our 4 bdrm townhouse there was nonpower in the master bdrm downstairs which sucked dealing w/ menopause and severe hot flashes... that's that. We called the house keeping service and nonone has xome yet and it's Friday, 5/29! YOU ALL JEED TO DO BETTER!!. This is a nice resort and my kids ages 7, 11 & 13 loved the pool area at the clubhouse which is definetely a plus...this was their cacation & experience,bso we always want them to he happy and comfortable. read more

Regal Palms Operations Manager Jon Bross, does not care that they are harboring a slum lord within their resort. We rented a condo through Vrbo and it was listed as a luxury, remodeled condo which was an outright lie. We paid a required 'resort fee' which had to be paid prior to entry of the RESORT and ANY rental unit. We could not enter the rental property until the resort fees had been paid. After 8 days in a mismanaged and unkempt unit, we made a decision to leave that unit. We asked at the front desk for a different property to move to and learned at that point that the resort does not own the properties that are rented there. After explaining our difficulties to the front desk manager, she tried to help, but ultimately, Operations Manager Jon Bross refused to refund the resort fees at the rate paid. The original length of stay allowed for a 'snowbird' rate, but since we'd cut our stay short due to an uninhabitable property, Mr. Bross insisted on charging us the full rate and only refunded on that basis. We had paid $369.60 for a 28-day stay and he refunded $131.04 after a 10-day stay. We never got to use the facilities due to waiting for maintenance to fix our issues. Jon Bross indicated that this was not his problem. We endured no heat during freezing temperatures, standing in dirty water while showering because the drains were clogged (in all the bathrooms), a loose, dripping kitchen faucet and a security bar that fell off the wall of a door wall that had a broken lock, leaving the property unsecure for two full days which made us decide to leave that rental. Jon Bross, given all these facts, dismissed them as unimportant. He informed us he was 'generously' giving a partial refund as he was not required to refund ANY money at all. BUYER BEWARE read more

The facilities are well run and maintained and the staff were excellent. The front desk operates 7 x 24 as does the security gate, so good service. The homes are privately owned and managed. The ones I have stayed in were well priced and nicely designed/maintained also. read more

Pleasantly surprised! The condo was clean, and although a bit outdated, still spacious. The conscience of the wrist band and having a parking spot out front made the experience so much more comfortable. Everything seemed to be in working order, and the location was close enough to shops/dining. The check in took a bit longer then expected, but other then that I have no complaints. The pool is amazing which is why we stayed here. But we found a lot of things of on the property. The prices at the bar were ridiculous even for a resort. The resort and parking fees were on top of the Airbnb price. There are no sidewalks in the entire property. You have to check in like a hotel. But if you're looking for quiet, this might be a good fit. Plus they have rooms kind of like a hotel you can rent nightly. The staff was friendly enough I guess but it's a pain to get into and the closed by order of the sheriff signs on all the gates were troublesome. It's 20ish miles to the parks which when traffic is added in takes almost an hour. And there isn't much around other than a Publix and a few stores in the strip mall. read more

Do not stay here if you like a nice place to vacation; it's a nightmare. The place wasn't that clean, we found a used mask on top of the dryer, carpet was ripped, stains in the sink, the sliding glass door screen was hard to open and close, water leaked from the top floor to the bottom floor after a shower. There's no shuttle around the resort and we were in the back. Also, it's far from major attractions. Our Lyft to the airport couldn't get in to pick us up to go to the airport because we didn't have a code and the security person fell asleep. He finally went in the exit when someone else came out. We were late to the airport. Do yourself a favor and go somewhere else. This place is not worth your money. read more

Full-time owner and resident. Overall not a bad resort but very upsetting to have found out that Island Club West, a much smaller and not as well off community, has more accessibility and better amenities than what we do here at Regal Palms. We barely have 2 working treadmills in the gym that is given to us at Regal Palms, whereas Island Club West has a smith machine, an assisted pull-up machine, and more. They were able to decently equip a small sized room and utilize the space effectively to make a gym. Meanwhile, the HOA members will hawk my balcony to ensure I don't have something as simple as a hammock up when other residents have sheets as curtains. Doesn't make much sense to me. The monthly HOA cost is outrageous for the lack of certain amenities that you'd think we'd receive by paying that much. The double standards are real. So I read the reviews up here, and obvious every house you get is not going to be the same. The house my family and I stayed in didn't have any issues and had up-to-date appliances. They even had a PS4 in the living room to be played. My only complaint, there weren't any washcloths in the entire house, and had to go to Walmart to purchase some, only for them to have ten left (I couldn't make this up if I tried). The linen and the entire house could've been cleaned a little better. I enjoyed the amenities at the resort, even the little arcade room. I would recommend and would come back on a family vacation. read more

These were the choices brought forth: Option 1: HE OFFERED a refund of $25. OPTION 2: AirCover stated he met the guidelines by addressing the issue and therefore the case is closed and any money decision moving forward is up to John's discretion. Option 3: I can look for another Airbnb equal to the remaining value or less of the value of the time left at John's place. I must propose this to John and it is up to him to accept or deny the offer. Finding an Airbnb takes considerable time and patience. It requires thought before purchasing, therefore these choices were not guest or customer-service driven, but it was more supportive of the host. My experience at John's place was not pleasant to say the least. "ROACHES "!!! John lacks interpersonal skills and is aloof. I will explain my reasons for this statement. As a guest, I had to bring up many concerns regarding John's unit. As the "host" it is their responsibility to take accountability for the myriad of problems that occurred. John lacks these efforts and does not call, or text. He only responded through Airbnb, which is his right to do, however communicating through Airbnb, I found him to be standoffish and unempathetic. On numerous occasions, he wants pictures and videos of the issues, and he will send what I should do to solve the problem and/or send someone to fix the problems. Although he sent someone, it is the mere fact that throughout the stay, someone had to be called to fix a problem or I had to fix the problem, taking away from my family time on vacation. Please note one or two issues can happen, however a multitude of problems on my 2-week vacation, is not what someone works hard throughout the year to pay for or to be the point person to oversee problems in a house that you are not paying rent or a mortgage. This is a twofold review, first on John's place and then on Regal Palms. John's place: John's Cons: ROACHES, ROACHES and MORE ROACHES. The roaches were on the kitchen counter, the bathroom shower curtain,the bedroom floor, the entrance corridor, and laundry area in the washing machine detergent draw. (The exterminator, and my guest and child beared witness to the roaches). The roaches were adult roaches and newly hatched roaches, throughout the house. He had one flying cockroach and that is normal for Florida residents, they can come through the vent. Comment: Although, John called an exterminator to address the problem, the problem was not resolved. An exterminator needs to be called quarterly to rid his place. If I don't have roaches in my house, why should I pay for an Airbnb that have roaches. This was very repulsive and uncomfortable. I was always uneasy, looking around, looking on the furniture, looking in my clothes, looking at my food, bathroom etc. Bedding: the bedding was dirty, with debris. I had to wash the bedding. Comment: I arrived at the house late; after settling in, I went to bed, only to feel the sheets were dirty and had tiny hard debris (it felt like sand). I had to wash the entire bedding. Water: The water was lukewarm, I had to call him to adjust the temperature to hot water. A past guest made reference to this. Comment: When showering, I want the ability to adjust the temperature, of my water. I should not have to turn the faucet all the way to hot, to only have the water temperature reach to warm. Bathroom: the downstairs bathroom had a small leak. Comment: It has a small and slow leak, every time the toilet flushed. Bathroom: Please note: None of the bathrooms are disability accessible. Thermostat: You are not able to set the air conditioner controls below 75. If set below 72 degrees the unit will freeze and stop working, therefore YOU will be charged a fee of $200 that will be applied against your security deposit should the A/C need defrosting. Comment: If it is 99 degrees outside compared to 85 degrees outside, the temperature inside the house set to 75 degrees, will be impacted by the external temperature factors. In additionally, if you are a woman who is going through a mid- life transitions and is unable to address the room temperature accordingly all these factors combined, it will cause frustration. We should not be charged for a unit that cannot accommodate or tolerate Florida temperatures. Other problems : TV issues, Stove had an error message, Fans were filthy. The linen in the closest were smelly. The first night the bedding was dirty with fine debris. Fans: Were operational Comments: It had a collection of dust build up. They need to be cleaned. Doors: No screen doors to the porch. Beach chairs: They are located in the master room closest; they were full of sand. I had to clean them and some where broken. Pros: The pool area and the tiki bar was nice. The workers were very nice and friendly. Cons: This place is so outdated! for the price we were paying everything is old and the TVs only played one channel. The bathrooms weren't very clean, and we were given dirty towels and no wash clothes, no trash bags. To say we had a $200 cleaning fee everything should had been spotless. My room which was downstairs had a door that lead to outside which could be opened and only had a chain securing it from the inside, did not feel safe. Housekeeping did not answer the phone at all. The couches had holes in the pillows as well. Overall, I would not stay here again. It's pretty far from everything we planned on doing such as Legoland and what not. read more

The first thing they told us when we checked in was don't call the front desk if you have any issues. Each unit is managed/maintained by whomever owns it. That's not a bad model if 1. They tell you that when you're reserving it and 2. The individual owners maintained the units better. We stayed in a 4 bedroom unit, with TVs in each room & the living room. 5 TVs, 4 cable boxes because that's all the cable provider would give them. We had to order a firestick for the last bedroom. 2 tubs were clogged (we bought a snake from Walmart to clear them), the master bedroom balcony was too dirty to use, there were piles of dirt. Don't let the looks on the website FOOL YOU My family and I (10 people in total) had a 4 bedroom and 3 bathroom townhouse for Dec 22 - Dec 29 and we did NOT sleep there one night. The bathroom had mold and mildew and we used Clorox wipes to wipe down the bathroom and kitchen and it was DIRTY. The mattresses was stained and soiled. The tv in the upstairs guest room had No sound and the 2nd guest room tv did not even come on. The master bedroom headboard was broken off of the wall. ****Do NOT stay here for Nothing.**** I also had an allergic reaction to this NASTY and FILTHY place. I broke out in Hives and red bumps all over my body. I had to go to Urgent Care on Christmas morning because I was itching so bad and in pain. Just stayed there from August 12-19th. There was some good and some bad like everywhere. The good: Nice pool and landscaping, the water slide, bar, food, having an arcade. Pool area was always clean. Location is great. The bad: I felt like a criminal. The older security guys stare you down and intimidate you. It's very uncomfortable. The 'lazy river' has no tubes to float on like every lazy river I've ever been to has. The arcade has a play area for kids which was closed (Covid) I'm assuming. They had machines that would take your money. Old outdated machines. This place has a lot of potential. I'd only stay here again if I was invited or there was a change to how things work over there. This review is only about the resort and not the lodging/house. My family and I stayed at this resort June 9-13. We booked our lodging through a Airbnb owner after extensive research. Some of the reviews scared me and I thought about cancelling but I'm glad I didn't. Was this spot great absolutely not, there's room for improvement but we had a great vacation. We were able to check-in at the front office 4 hours before our Airbnb was ready. I went to the fitness center and my family went to the lazy river/pool area. Fitness Center: Extremely lacking, the equipment is very old, one treadmill's incline was broken, the leather seating and grips were cracking and there are no free weights which really sucks. Management makes you turn in your license in order to get a "pass", the way others were walking in and out to use the sauna and bathrooms I doubt you really need it. But I was able to do a partial workout so no foul Onsite Restaurant/Bar: Much better off going elsewhere, you'll get better quality and quantity. It's basic bar food and watered down drinks. Lazy River/Pool: This is the highlight of the resort, there is a small slide, two pool areas and a lazy river. I witnessed employees keeping it clean throughout the day removing bugs and leaves. It was slightly crowded because the area isn't very big but everyone was friendly. Our teens rushed back here after spending the days at the parks. Location: There are grocery stores, restaurants and bars nearby however you are 25 minutes away from the parks so if you are looking to be close on the "strip" this isn't the spot for you. read more

We love Regal Palms. There are 4 adults and 2 grandkids. We rent thru VRBO ( 7 times in 9 years) so I can see pictures of the unit and read reviews from previous guests and deal with the owner directly. We always rent the large end units with 4 bedrooms and 3.5 baths . We love the pool area, the Tiki Bar at the pool and food service right to your lounge chair!! Fyi...there is a $20 a day resort fee you pay when you arrive. You'll get wristbands to enter the pool area. People complain, but it's the only way they can make sure only paying guest are using the Lazy River, the pool and the waterslide. Also, you may have to buy supplies if you stay more than a few days...but there is a Dollar General across the street. I usually pack trash bags, dishwasher tablets and tide pods and bounce fabric sheets. They don't take up much space. Hope this helps anyone planning a trip to Regal Palms read more

The food at the pool was amazing! the condo had been renovated but could use more supplies. the Handle on the microwave was broken off so it was difficult to open. We had to buy pans from the store in order to cook anything in the oven. There was only one trash bag provided in our condo. Along with the rolls of toilet paper, the only ones in the condo were the ones being used. The bath was disgusting I barely wanted to shower in it. The light in one of the spare bedrooms would not turn off. We tried multiple different things. We contacted the manager of our condo and they said they would send someone and three days later when we are packing to leave still no one ever showed. the worst thing had to be that there were cockroaches in the kitchen. i am only sharing this to inform people who are looking for a place to stay. RENTERS BEWARE: The Regal Palms resort itself is not going to help you out with anything!!! From -SUPER- loud neighbors breaking the written rules(posted on or near every front door mind you), to ignoring their responsibilities to fix your internet/cable issues!!!! Things the property manager's aren't responsible for!!! Again had an amazing experience with staff at the Regal Palms not doing their job. The wifi in my current rental was out. After manual resetting both router and modem I searched in the "Welcome Book" for help. I found the paper seen below and attempted to follow the directions. Upon calling the front desk they told me it's not their problem and to unplug it... Wow.... Thanks. I called Dave at Save Property who did say he would do what he can to fix it. He explained it was the Home Owners Association's problem. When I said that to the front desk they denied it. Unit was clean and exactly as pictured. Plenty of space. Perhaps the 15 dollars they charge A DAY for the amenities should go on some staff training. We had 14 day passes to Aquatica and didn't need the pool/lazy river on grounds. We were told it's also a "parking" charge..... Never realized they charge you for parking. Seems a bit unfair. But no choice if you actually want access to your Townhouse..... ALSO: -HUGE- nasty white "human stain" on comforter even though I paid a cleaning fee.... What exactly does the cleaning fee go on? Down stairs toilet still had a piece of a baby's toy stuck in it clogging it. That was nice to have to fish out on my first day here. Absolutly terribly service. Last time here. Check out tomorrow. Next year will certainly look elsewhere. Hopefully a place that is helpful to it's guests. Not just taking your money and tell you to totally fend for yourself. Terrible guest experience. The resort is okay and a decent distance from Disney. Haven't really encountered any staff because we stay here and don't use the amenities. However we had a package shipped here (an $8 phone case) and they charge $10 to "hold" the package and you pick it up. What a ridiculous horrible policy. This is NOT the usual RCI resort. There are owners who live full time, Airbnb, & RCI. Our unit was good with 3 bedroom & 3 bathroom. Sadly the trash cans are right behind the units back door. Trash was over flowing when we arrived. Anytime the back door was opened, many flys would come in. Our unit was 1 mile from the pool area.There is only 1 small pool for all the units (must be over 2,000 units). Sign said pool load 19, but it was always shoulder to shoulder crowded. I counted 38 people at one time. Lazy River is very small. People using full size rafts in Lazy River. Many rowdy teens. Impossible to have a relaxing day at any time. read more

I went to check out the resort with my realtor. They have many units for sale. It's very run down. Very little maintenance performed. It looks like just the basics to keep in running. The ground maintenance needs an overhaul. The gym is lacking updated equipment. The pool is very small. The paint is severely chipped all over. The loungers are dated probably 20 years old. The staff is beyond rude. They followed us around the pool like we were going to jump in for a swim. We were in business casual attire! The good things were the price for the 4 bedrooms. Everything else ugh.... carpets were old dirty and disgusting. bedding was dirty and had bugs and spiders on bed. I called first night they said they would send clean bedding, never came. It was cold and no extra blankets everyone was cold. The whole house was not kept up or clean it was dirty everywhere. Their appliances were so old for example I had to run dryer 4 times for every load to get things dry. Dishes reeked and smelled so bad even after running them thru dishwasher, could not use them. My family stayed here the week after 4th of July, the setting was nice 24hr security and gated. Sadly when going through the gates only the female security was nice enough to open the gate when she saw your wrist band, the other light skinned guy wasnt as helpful, he literally sat and watched you struggle to get the monitor to read ur band. The resort has a great pool area with lazy river and water slide, I booked via VRBO and paid regal $50 for 3 days of amenities which include using the pool, volley ball court of bbq area. Downside for a kid is there is no basketball area. But there is a gym and spa. Very close to Disney took us 15min. 5min from Publix or walmart. read more

When we saw the charge on our credit card, they charged us double the agreed upon amount saying there was additional fees to stay (on top of the resort fee we knew about). We canceled the reservation within their stated cancellation policy listed in their email, and two months later, they still won't refund our money. We canceled because the fees made the unit unaffordable for my family. Also, with each unit ran by management companies, good luck getting in touch with anyone if you need assistance or have questions. I stayed at this Resort for a duration of 9 nights and 10 days on my Orlando vacation. I found this property on homeaway and I booked through http://www.villatropico.net/ with Bran Mogin. Our townhouse style unit was privately owned (I'm not sure that goes to the rest of the units). Our entire stay from check in to check out was extremely pleasant. PROS: Communication: Bran was wonderful. We communicated via email and it was very quick in responding. Location: This is about a 20 minute drive from the theme parks (Disney World and Universal Studios), away from the hustle and bustle of tourists. This area was very quite, great for families. Townhouse: We stayed at the La Mirage #232. It is a 3 bedroom, 2.5 bathroom unit with 1 parking space. When we arrived, we were in awe. It was much more spacious than I had expected. Everything was very clean (I am a germaphobe so examined the place very well). It was fully furnished with many amenities provided (A/C, bath towels, hair dryer, washer/dryer, kitchenware, etc.) We were provided with a small starter pack (toilet paper, garbage bags and hand soap) but given that it is not a hotel, there are no room service so you are responsible to clean up after yourself. It was very convenience knowing that we were able to do laundry so I didn't have to pack much. Pool: The pool was huge! There were a couple of separate pools, a lazy river, a hot tub and a slide. There was a Tiki bar present but since we arrived during the slow season it wasn't unfortunately closed. There were many pool chairs provided. Since the pool area was pretty spread out, I never felt like it was over crowded. Price: The total price for our stay came out to about $900 (including the resort fee). Very affordable! CONS: Check in: There was an issue when I checked in. Alex was working at the front desk and they had the wrong dates for my stay written down. Good thing I had printed a conformation email. Not sure why all the low ratings. My friend from Wisconsin came down with is family and selected this place due to the price and what he got. They are condo style townhouse units. Side by side. Having the comfort of a house for the entire family. It was clean. No different than renting a house at the beach. Was it perfect, close. The bathrooms were clean, just the typical spots on the tub you would at home after 2 months of use. Was it dirty, no by not means. Large flat screen tv's in all the rooms. The water park and pool they have onsite is amazing. I would highly recommend this place to any family that needs space, has kids and doesn't want to break the budget. read more

I read the reviews and some people had horrible experiences. My mother went through someone she knows and we got two townhouses. One was a four bedroom and the other one was a three bedroom. They are individually owned. The individual who provided us with these townhouses has certain standards and wants all of his customers satisfied. So anyone who wants to lease their townhouse out through his website must be on point with their units. Now the other units, I can't speak for them. We didn't have any complaints. The two units were very nice. All we did was run to Walmart and buy the Clorox foam bleach and sprayed all restrooms and the kitchen, since these are privately owned units. The jacuzzi tube was a mess though. But we sprayed it completely down completely with the foam bleach. And everything was fine. No one can clean like you want it. The bedrooms were clean. Our ice machine stopped working and it was immediately fixed. The kids really enjoyed the pool, the water slide, and lazy river. All of the guest seemed nice as well. Avoid this resort at all costs. You might be tempted to book a reservation after seeing the pool area (which is nice) but the rooms are atrocious. The buildings are poorly constructed and poorly maintained. The rooms are filthy .......even in the era of Covid! You cannot contact the front desk for anything you might need (extra towels,soap, detergent, etc.). They have no supplies. You must handle any requests thru the management company which is off-site). It is a pain! It is a gigantic resort so do 't expect to walk over to the pool area. You will have to drive. Thumbs down big time! read more

Pros: Very nice townhomes. It fit our needs for our stay. We were in a 4 bedroom townhouse and it was very clean and the carpet throughout the unit was stainless and "fluffy". Two masters and 2 bedrooms with twin beds. Kitchen was equipped with dishes and utensils. Cons: Pack your patience with checkin. If you are arriving at 4 then be prepared to wait 30-40 min. It appears there are only 2 computers with hundreds of units. There are only 2 parking spaces for each unit, so additional cars must park at the clubhouse. Bring your soaps (dish soap, bathing soap, hand soap, and laundry soap), dish cloths, paper towels, and trash bags. Pool is nice but very small and VERY far from the unit we were in. Game room had old games. There is a Publix, Applebee's, and IHOP 1-2 blocks from outside of resort. It was not walking distance for us as we were in the rear of the resort. Will definately need a car staying here. Resort great for family getaway but not for family reunion (parking issue). We had a great time here and would return. read more

Great stay booked through airbnb from bran. Price was great You pay airbnb price Plus upon arrival a fee of $12.95 per night not person. But then again more info is written on airbnb you are also charged deposite on card or instead a cheap fee under $10 charged at front desk per night. I loves every min, my family most importantly enjoyed the lazy river and also the slide, we bought floats at Walmart. Staff make you feel at home and my favorite part is no one bothers you, complete freedom. Brans house was clean and comfy i recommend 10/10 can easily fit 9 people and save you money and you feel at home. and remember you are renting a home away from home not a hotel, you clean daily After yourselves, you have a kitchen to cook although a lot of food is around. Comes with amenities but you obviously might have to purchase more your own. read more

4- stars for the resort itself. 3 - stars for the unit itself (Calabria 702) Resort: First time staying at Regal Palms (03/23-26/18), checking in was okay although a bit slow. The CSR was very pleasant and took his time explaining everything. Did not appreciate an extra charge for the resort amenities so be prepared to pay around $15-16 extra per day. The pool area and the lazy river are a great way to end your day relaxing with the family after a long day at the parks. The surrounding grounds are clean and well maintained. Calabria 702 3 bedroom, 2 bath unit. The unit was well presented and has everything you need to get you through your vacation. The unit is dated. The rug is worn, full of stains and really needs to be changed. The living room sofas are terrible, they really need to be thrown out. Master bedroom bed is decent. One of the other two bedrooms beds is so bad my kids couldn't even sleep on it.. The TVs work but are a little tricky at first to get them going. The WiFi code doesn't work. The water heater probably needs to be changed because it doesn't heat up very well but less if two faucets are running simultaneously. The coffee maker will make your coffee but you'll need to heat it up because it's lukewarm. I wouldn't mind going back to Regal Palm but I need make sure I'm able to view the unit before I reserve it. Apparently they have upgraded units buts it's difficult to view them so make sure you check it out before you book a unit. read more

We stayed there once a few years ago and it was great for 2 families to vacation together. Booked it again for our vacation 8 months in advance. Drove there from Massachusetts just to hear they double booked our room and it was now canceled. Had absolutely no sympathy and our 2 families had to scramble to find something on one of the busiest week's in Florida. WILL NEVER STAY OR TRUST THEM AGAIN! read more

The resort gets 1 star. We stayed at Regal Palms March 24th - 29th 2018. I happened to check in at a slow time, so both people behind the counter interacted with me, making small talk. But soon, other guests came in. Instead of addressing them or saying hello, the 2nd employee who should have helped them ... acted like he didn't see other people waiting patiently. When I returned the next day to get replacement pool bracelets, I was 2nd or 3rd in line. Again, 2 people behind the counter. Again, both interacted with just one customer - more of the same small talk. It was puzzling. It's like they do j u s t e n o u g h so you can't accuse them of refusing service... but it's far from acceptable. As for the upkeep, you get the feeling this used to be a nice place. The pictures online look great, but in person, it's showing serious signs of wear. The black metal gate to the pool is speckled - chipped paint. You stop for towels, and the slatted wall behind the towel counter has baked in the sun and is peeling. You stop to blow up your floaty at the air compressor, but the nozzle is barely functional. You get your towel and head to the pool, and you see that dark grit has settled in the textured tiles. The lazy river could use a strainer. There was mulch and palm debris floating across every square foot of the water surface. Late in the day, we decided to go for a delicious frozen fruity drink and made our way over to the tiki hut where you can buy those. Waited 5-6 minutes at an empty hut before going to find the drink-maker. Couldn't find him. Returned to the hut to wait another 6 - 7 minutes before going on a 2nd search. When we spotted him, he had 3 bottles in his arms. I asked if the Tiki hut was still open because we'd been waiting for nearly 15 minutes and hadn't seen anyone. His response floored me. He said, "No, you weren't. I haven't been gone 15 mintues." I wanted to hear: "Sorry about that." or "I apologize, I had to restock. I'll be right there." I felt disrespected. So, I tried to explain that we had, in fact, been waiting 15 minutes. He said, if I "kept it up, he wouldn't serve me." We got back to the hut, he offered to help a different customer first. That customer pointed at me. So - I ordered for my 6yo daughter and myself. He said she could have whatever - but I was "cut off." Sigh. (The funny thing is, I would have liked to have had a drink. Hadn't had the chance.) Later, I asked a different employee if a supervisor was around. He told me, "I don't know." I asked -- "Well, could you check?" "No, I can't leave my spot here." So then it became a game of 20 questions. You had to ask, "Who is the manager? When would be a good time for me to reach her or reach him?" Minimal. Effort. From. Everyone. I am up late tonight, scouring other resorts online so I can go see them in person before we fly home. I don't want another surprise like this next year. We won't be staying here again. I genuinely hope you have better luck than we did if you risk it and decide to stay here. read more

Stayed here on a Saturday thru Monday ... Was a great price for a 3 bedroom townhouse. With the resort fee, tax and cleaning fee came out to about 120.00 a night not a bad deal for 7 people. Most units are individually owned we were in 437 it did need some updating but was clean and it was nice to have a washer dryer available. The pool is smaller than it looks in pictures but it's a nice area. Suggest you Bring your own beach towels or you will have to pay a deposit to get pool towels. Also don't forget paper supplies and soaps (dish and bath) There is also a grocery store and Walmart close by if you need anything. All in all a nice quiet place with easy access to Orlando area and parks. read more

Terrible experience. Checked in December 23 for a week with family. Place is old and worn--I get that for the low price. But TWO beds have completely broken box springs. Like boards sticking up into your back. The front desk was completely uncaring. "Sorry, no management is available till after Christmas." Insisted till I reached the property management firm, but they're unresponsive, too. So beware--you might get a decent unit and you might get a dump. Regal Palms management won't care. read more
