A shadow of its former self; Sold to another company that is clearly mis-managing this once excellent property. 1) The "included" cable has been discontinued after a year-long fiasco of rewiring problems, wrong cable companies and the hassle of having renters pay additional for their TV, switch to a cable company, then find out the building wasn't wired for hi-def and then will need to switch yet again to another company when all the re-wiring is done. 2) "Lobby" enhancements/construction which has run overdue from the initially specified time limits in terms of months - still not done. 3) Renewal tenants "paying" for their extravagant lobby enhancements via significant rent increases. 4) Filling of apartments with irresponsible tenants A) Now there are "gangs" who loiter in the hallways B) Marijuana smoke prevalent in stairwells and hallways C) Late-night noise has increased D) University of Chicago study/recreation floor now open to all-comers - what was once a nice work area is now privy to the "gangs" as above. E) Rooftop terrace has been closed indefinitely for over a year for construction. F) Previously dog-free building is now over-run with large animals - wear and tear to the lobby/common areas/stink in stairwells. What was once a nice building filled with retirees, university professionals and students is now overflowing with residents who abuse common areas and worsen living conditions for others. The new management company/owners have significantly decreased level of service, raised rents exponentially, severely inconvenienced tenants and simply doesn't seem to care in their quest to make a buck. I moved into Regents Park in May, and I had very low expectations coming in after reading so many negative reviews. However, my experience at Regents has been only positive. The staff is very friendly and always willing to help if you ask. My apartment is very nice (made even nicer with an incredible view of the water), and the location is amazing! Me and my boyfriend moved into Regents Park a bit over 6 months ago. After looking at quite a few apartments here in Hyde Park, my fiancé insisted on Regents Park because of the fitness center, i was a bit hesitant because the apart itself is very dated esp the kitchen,appliances and bathroom are very dated. However, overall Regents seemed like a good deal at the time. We moved in and for the first couple months loved it. I enjoyed the pool being swimmer and the sauna was amazing. We would encourage our friends to move here and since we are in Chicago for the next 3 years or possibly longer for Residency, it was decided that we would make Regents our home and not bother moving around too much as we did as students. The perks of the coffee shop, the little market downstairs, the view were great. The staff is very nice, except for one lady that works at the front desk (don't know her name, the skinny one)...She would never look up to ask if you need help, once i was waiting to show her my cart number, she said to me: "whats your problem". Anyways, things started changing over the last few months. Its one renovation to the next and to be honest we didn't mind, we thought it would make things better. The fitness center was closed for three months to be renovated. We were so excited for it to be opened today (even i was about to work out). My boyfriend came home so mad, apparently he went to see the "new gym". It went from having 3 separate rooms (one for weights that had all these machines) to having one room with less weights, barely any machines. They took the sauna out, locker rooms are reduced to a bathroom with lockers. I noticed Grey from Regents responded to one of the comments stating "....health club offers an indoor pool and many features beyond the average gym-inside-an-apartment-­building". Now it is an average gym inside-an-apartment-building if not less from what we have seen. The laundromat on the North side has been closed for a month now, I'm scared to see what that will offer. And without a doubt the prices will go up. All the renovations seem to be revamping the superficial look of things (don't know why it takes months at end to do this) But the quality is not there anymore. For the prices you are paying here, it is not worth it anymore. It's so sad because we did really want to settle here for the next few years and not worry about moving, but now we have already decided not to renew our lease. read more

If I can give them zero stars I would. This is by far the shittiest leasing/residents office I ever encountered. Package was stolen from my lobby in which there are cameras. Management disclosed situation would under go investigation. After two months of no follow up calls and no updates, all of sudden the playback feature does not work. In more simple terms they DON'T CARE. While paying 1.4k/mthly your sense of security is shot. The package was highly valuable. However, in the event of a life threatening situation your just S.O.L. While paying that amount in Chicago you can have a condo, better renovation, maintenance, and management. Don't bother! read more

My husband and I were given a lift by our friends to this place which will be our home for the next 6 months. The appearance of the building is a far cry from the pictures displayed on the website. But Regents Park is an old building so I can't expect much. Our friend dropped us off at the driveway of RP which looked like an ancient hotel did up really nicely. However, our impression took a 180 degree change when the concierge came out and before we could ask what is the procedure for getting our apartment, rudely asked us to shift the car to the side even though there weren't any cars behind us (there were a few times when I witnessed that there was a long queue of cars and yet no one was asked to move a side to unload their belongings). But fair enough, we shouldn't be blocking others who are merely dropping passengers off. Subsequently, we unloaded our luggage and went into the main lobby. We wanted to ask the concierge how to go about getting our keys etc but he acted busy and told us to stand to one side so as not to block others. We were already standing by the side!! He left us there for about 5 min before giving instructions to someone else to bring us up. He did not address us directly at all. We have to follow that guy who didn't seem to want to lead the way. Hello, it's my first time here and I really don't know where i am headed! I looked back at him for some directions but he gave no indication whatsoever so i just followed the crowd. We blindly bumped our way to the lift lobby. That guy simply hopped into an elevator immediately and left us gaping after him. He didn't offer us any help whatsoever even though it was obvious we were struggling a little. This same guy opened our door with his keys, stepped inside the apt, and did not help hold the door ajar while my husband tried to push the trolley through. My husband had to ask a couple of times, begging towards the end before he reluctantly held it open for us. There have been other incidences that infuriated us with regards to the concierge. We seem invisible to them but they are so friendly to the African-Americans I feel like they are being racist! Other than that, I thought the apt was nice and clean and had a great view (south tower). The person who handled our paperwork - Joe - was nice and helpful too. Some of the residents are really sweet as well. Update: heard from a friend that some of the apartments along michigan ave (magnificent mile) that comes fully furnished costs that same as what regents park is offering. Not only do they come fully furnished, you don't have to pay to use the amenities like what Regents Park is doing. The only downside is that parking is a whole lot more expensive but hey, it's downtown, you have everything around you there's no need to travel that much. El nearby, buses that take you all the way south to the university too. So, do check those apartments along michigan ave first. 2nd update: please note that the valet will receive packages for you only for the first 12 packages in a year. Thereafter, you've got to pay $75 per year for unlimited service from the valet. My friend over at Michigan doesn't have to pay for that. We didn't actually think about how it'd impact us until we decided to move in and realized it's impossible NOT to pay for the $75. And the thing is, we've called the valet several times beforehand to inform them that we have packages coming and we'll be at home to receive them. They just send them onto the valet immediately which keeps increasing the number of packages we have with them and therefore resulting in the need for us to fulfill the terms of the contract. And they said that there are some packages whereby it cannot be sent up to the apartment, isn't that a fine print that should be stated in the contract? 3rd update: been here for about 6 months now and I find that it has a pretty good location, with bus 172 directly outside Market in the Park for the UoC students. Bus 6 directly into town. And there're markets within walking distance, food places, and a 24 hr walgreens with redbox for movies (10-15 min walk). If you could just ignore a couple of the members of the concierge, you'll do fine here. BTW, south tower's elevators have a notoriety for breaking down. In my 6 months here, it's broken down completely once, and more than 4 times at least 1 out of the 4 during peak hours. I've upgraded this review to 2 stars from 1. read more

I have lived here ever since I moved to Chicago. And I LOVE Regents Park. Unlike most other places in Hyde Park, it is flooded with LIGHT. And you have views from almost every apartment in this massive building. And most people working here are very friendly. And gee, it comes with more amenities than any other building in Hyde Park. And yet, since MAC Properties - the resident evil of Hyde Park - took over ownership and offended everyone living here in their first week of being the lords of the manor, they hiked up rents for students to equal the other exorbitant rates they're charging all over Hyde Park, squeezing every penny they can ouf of the students. I am torn between loving Regents, and loving Hyde Park, and seriously hating MAC Properties and their dark and sinister ways. read more

Really, Regents? A $25 fee for lock out? Perhaps I should dock money off my rent since I've basically been sans that cable I was promised when I moved in. The door locks on its own, and I was never told about this fee. It's my first time. No warning? The elevators are slow and the bane of my existence. They're also pretty scary, as they've been known to take people to different floors unprompted. Most people up front are very nice. The woman that works at night, will get her name later, is really lacking on her customer service skills. I dread the times I have to interact with her. My dishwasher leaks and hasn't been fixed the two times I've put in a work order about it. Also, my neighbor smokes pot and frequently makes my apt smell. Pros? The view is beautiful and the internet works fine for me. Market at the Park is a store in the building and has a great selection of alcohol! The men that work there are lovely. I'm just going to leave this right here and you can take it for what it is worth to you. If you are looking for a place to call your residence for a period of time DO NOT move into RP. They are only looking for short term renters!!!! FIrst, RP is NOT luxury living. Luxury prices but not luxury living. The apartments are totally outdated, some tenants are suspect, noticeable drug deals outside and a lot of weed smoking in the stairways. My vehicles have been tampered with in the "secure" garage and apartments are being entered unauthorized by tenants with sticky fingers. There are foul odors in certain parts of the building and this year I have not seen anyone or had the outside of my windows cleaned so there are webs and webs of spiders as I try to enjoy my view. The first year rent increase I accepted with no problem. I thought maybe things would get better and upon receiving my 2nd lease there was another increase. Well if you are going to increase my rent yearly at least do something to my apartment. Update the kitchen, appliances, bathroom or something. But instead of making updates for the increase they want to take away amenities....Wifi. So to be fair I contacted the Property Manager via email and asked for a return call back and what did I get. A email a few days later ignoring all my complaints ...except to say they can clean my carpet and touch up my paint.....hmmmmm I did all of that already and when I do move my apartment will be immaculate. But what does either of those two things have to do with updates???? Little to say "Daniel" the property manager has not called me or even acknowledge my request to speak with him directly. Oh yeah via email "Daniel" also said even with the rent increase I would still be paying 2% less then NEW RENTERS!!! DON'T DO IT!!!!! RP IS A SCAM AND THE MANAGEMENT OFFICE IS UNPROFESSIONAL AND A JOKE. MY $2400.00 monthly payment can get me real luxury somewhere else. The only thing RP has going for them is the concierge desk and janitorial/maintenance personnel. All very pleasant to work with but even they can not do anything because of the poor management. read more

I have lived in Regents Park for over half a year now, and will be cutting my lease short and moving out because of how poorly managed this building is. I live in a renovated unit, which *looks* really nice. However, after moving in, I started noticing how poor of a job MAC Property did with the renovations. For example, they replaced the toilet in my unit, but didn't replace the wax ring, so I had water leaking out of the bottom of my toilet for the first month I lived here. They finally got someone from maintenance to come fix it, but I was out when they did the "repairs"; when I got back home, I noticed that they had put a caulking seal around the bottom of the toilet. Water didn't leak out when I flushed, so I assumed everything was fine until another month went by. What had actually been happening is that the toilet was still leaking, but they had just sealed it in; finally, the caulking came loose, and my bathroom floor became covered with moldy, crappy toilet water. I had to wait a while before maintenance came again, and this time they unscrewed and lifted up the toilet, and it was quite obvious that the wax ring was probably the same one that was installed when Regents was built in the 1970s. Maintenance replaced it and I haven't had any issues since, but in the meantime I wasted close to probably $100 on paper towels wiping the mess up day after day. Another thing that is messed up is my bathtub. They installed it at an angle, so if any water gets on the ledge, it runs straight to the outside of the tub and onto the bathroom floor. They finally installed some splash guards which prevent the water from spilling out, but it looks really bad, and water still builds up against the guards and causes me to have to clean my bath tub a couple of times a week to prevent mold from building up. The state-of-the-art thermostat in my newly-renovated apartment is also nice - its dial has the same momentum as the inertial scrolling of an iPhone, so it always moves right past the temperature to which I set it. I again had to use a ton of my own paper towels (and spend quite a bit of time) mopping it up. I could hear a dripping noise coming from the floor above me, and when I searched for the source of the leak, I noticed that the water was coming out of the electrical outlets and telephone jacks in my kitchen. (Here is a video I took of it: https://www.youtube.com/watch?v=1xbrvuhk3HU) Maintenance was finally able to resolve the issue, but management's stance regarding the time and money I'd spent dealing with all of their sloppy renovations was "talk to your insurance if any of your property was damaged." They say that as part of the Fair Housing Act, they have to treat all of their residents equally, but what this really means is that they treat all of their residents like crap - no exceptions. Regents is performing construction throughout the building, and is renovating apartments and other facilities (like the gym). Instead of shutting down the building to do this like MAC Property did with Del Prado or Shoreland, they are doing it while residents are still living in Regents. Accordingly, residents get to hear constant hammering, drilling, sawing, and other pounding noises (here is a taste of it: http://youtu.be/YsUdYdAsLVo), and the management claims that it is within its rights to conduct this activity as long as it does so within the hours of 8:00am~8:00pm. The only problem is that I have had to hear construction noises all day for over half a year now. The leasing office told me nothing about this when I moved in, and I asked management if I could move somewhere else in the building where there isn't so much noise, but they said that I would have to pay half a month's rent as a "transfer fee," and that I would have to pay all of my concessions back ($100 a month for law students). Despite the fact that they were causing the nuisance that made my apartment intolerable during the day, their stance was "deal with it." So I am dealing with it by paying them whatever it costs and getting out of here. A final episode that I want to recount is my experience with the leasing office, which is almost as bad as the management office. When I moved in, I told them the day I was coming, and even reserved a freight elevator. However, when I showed up, they acted like they had no idea who I was, and they totally botched my lease. This caused management to repeatedly leave slips under my door saying that I owed them various amounts of money despite paying exactly what I was told when I moved in. The first was $18, which I paid, and then management said I still owed $200. I paid that, but what really infuriated me is that they messed up the amounts every time, yet I was the one stuck paying for it. That has been an ongoing theme since moving here. read more

First, let me qualify my 5 star rating: "this place is as good as it gets" as far as renting an apartment in Hyde Park. I'm sure there are better places in Chicago, but if you're going to live in Hyde Park, then this is the place to be! I've lived in Chicago for almost 6 years, and I've spent4 of those years living in the dorms at the University of Chicago, but for 3 summers, and 1 full year I have lived at Regents Park. It is the only place other than a dorm that I have lived in Hyde Park. The main reason for this: central air! I'm from Texas, so I cannot live without an air conditioner, and this is one of the very few places that I know of in Hyde Park that has central air. Besides that, here is my list of good and bad things about regents park: Good: --newly renovated lobby --regents valet (replete with dry cleaning/tailoring services) --market in the park (open 9am-10pm all the time) --the regents club (gym/pool/grill). the gym is open 24/7 and the pool is open until 10pm. I think the grill is open until 9pm or 10pm. Also, they will deliver to your door for $1 charge. Obama really does use this gym! I've personally seen him there about 3 different times, and my boyfriend has seen him there at least one other time. --(moslty) friendly concierge and staff --prompt response from maintenance people --the beautiful Bergen Garden --the summit club (south tower) which is open to anyone daily unti 10pm I don't really have a list of bad things about regents, but I will echo some statements made already: the spiders outside the windows are scary! I have had a few of them sneak in, but that was because my window was open. While my floor is very quiet, I have passed some floors on the elevators (usually the lower ones) that sound loud and/or smell like pot. The conference room was newly moved and renovted to the ground floor of the south tower, which is good, but its usually inhabited by younger teens that can be loud and annoying. I personally don't think there is an animal problem, seeing as I have 2 cats, but to each their own. And finally, it is annoying that the deck of the regents club is closed, but its been that way for as long as I can remember. Rent prices have gone up over the years, but I'm currently in a two bedroom for $1400/month, which is student price. I was also able to get a discounted year membership with my student package. So obviously, my opinion is a litte biased, but then again, if I wasn't a student and had a job in Chicago, I wouldn't be living in Hyde Park anyway. But Regents Park really is as good as it gets in Hyde Park. read more

I wish there was a Zero star option. We would've been better off just taking our money out to promontory point and setting it on fire. This building has so many problems, and the management is so far behind in addressing issues. Students, beware: Regents will take advantage of you. The building is already incredibly overpriced for Hyde Park, and they will charge you for things constantly. After my keys were stolen, I was charged an insane $100 fee just to get a fob to get back into the building. During our graduate school exam period, Regents had a technical problem resulting in a widespread power outage that lasted over 24 hours -- our food spoiled, and there was a huge communication problem. Since we were without WiFi, we were unable to complete our take-home exams at home. Beyond the power outage, there are serious hygiene issue; the building is infrequently cleaned. I have seen dogs urinate on the carpet. The Grille in the pool area made friends and I severely ill. And, the market in the lower level served us for months before closing because it refused to adhere to basic sanitation standards. But by far the worst thing about Regents is what happened to us this summer. I came home from work to a dripping noise and found that our ceiling was leaking for the second time -- this time, directly onto an expensive couch that we purchased specifically for the apartment. The liquid was a dark yellow color, and maintenance took HOURS to come address the situation. They barely took action, and took OUR BOWLS to catch the liquid that was dripping because of a TOILET OVERFLOW on another floor. I can't even describe how disgusting this was. After watching yellow toilet runoff leak all over our couch and carpet, the Regents Resident Services were horribly unresponsive. They refused to answer calls or emails about how we would be compensated for the situation. After being bounced from person to person for THREE WEEKS, they finally contacted us to say they would not be compensating us for anything. To recap: toilet water leaked onto a brand new couch, they failed to take action, and then ghosted us before telling us to seek compensation elsewhere. This is absolutely ridiculous. If you have a nemesis or enemy, ruin their living experience and bank accounts by recommending Regents Park. read more

The common areas are well lit, clean, and appropriately modern for the style of the building. The staff is attentive, polite and capable. The stand out in my experience is Nicholas Wallace. Please be aware that Yelp is filtering out a disproportionate number of negative reviews about this property. I am not sure if they get money from the management company to do this, but I do not believe that such tactics are fail... it is obvious that the reviews are not spam, but honest residents dissatisfied with how this property is being managed. I am one of those residents, and I am also dissatisfied. I would not recommend that anyone do business with this management company. Security is bad, maintenance is not a priority, and trying to get anyone on the phone to give you anything other than an empty promise is impossible. read more

I moved into Regents Park in 2016. It was great then. Section 8 tenants, and management, has really run down the place. Management is 'trying' to improve -- they tore out the moldy roof over the pool and replaced it with one that will become moldy in about 3 years -- but try going to the pool when a zillion middle schoolers are reeking havoc! The laundry facility (in south tower) always has at least 10% of the washers/dryers inoperable. They have laundry carts which frequently go missing (I saw a guy take one out piled high with his clothes -- he didn't have laundry baskets). People come into the laundry room with 5-10 garbage bags loaded with clothes! This is luxury?! The tv signal is lost whenever there is rain. Really?! This is 2019!!! It's almost like the signal is dial up or something. The internet is down or completely slow more times than not. Always on the weekend when people are home. I have had about 10 large water cockroaches in my tub, in my dishwasher, in my living room, and in the bathroom over the last 3 years. They are gross. Pest control says they come up the pipes. I keep the tub drains closed and I've even taped up the overflow. They still appear. Gross! The elevators have been a mess since I moved in. They are always trying to upgrade. They upgraded elevator 3 and it is broken more than not. They upgraded elevator 4 and it works (thank goodness). Elevator 2 is now upgraded and it looks really different than 3 and 4 -- doesn't anyone have specs here? It is so weird!!! Elevator 1 comes when it wants to and won't stop at all the floors on its way down. The garden is fine. They frequently have the fountains turned off so the water goes stagnant. They sometimes let people in the garden when it is not hours. They don't seem to mind that there are dogs in the garden (dog park?). The parking garage has been a nightmare. They 'redid' the garage so that there is a fob to exit. Of course, people have been able to get around that. They've just added a second gate to not allow people to piggy back without the fob (and I assume eventually paying). JUST GET BETTER TENANTS AND YOU WON'T HAVE TO HAVE THESE THINGS. I've had things repaired. They are rarely repaired correctly with the first person. It frequently takes several requests and finally it is fixed correctly. All in all, I wish the rent was cheaper for all these issues. I wish if they are charging this high rent, they got tenants who could pay it. I wish they would fix things correctly the first time. I wish they would look at what they are doing in the common areas and really change things for the better. I wish it would be the luxury it says it is. The good: the staff is friendly. read more

I have also seen him make himself available to help other tenants. On a daily basis he can be seen assisting a senior citizen tenant. The previous review is undeservedly harsh. To address some of the issues, 1) The building has DirecTV. Hate it or love it, you're choice. 2) Construction did tend to run unbearably long at one point but has since been completed and the new lobby/elevator waiting areas look great! 3) Rents can be a little pricey, but hey, it's a luxury building. There are also really great student rates. 4) I have never seen a gang in the hallways (that claim was laughably ridiculous) , have yet to smell smoke of any kind, and have never even seen an animal, though I know there are some allowed on the lower floors of the south tower. The people here are a mix of UofChicago students, faculty, a few older people, a few families. It's the kind of place I love showing off when I bring people home, and I always get the adoring oohs and aahs when they see my place. I live in the north tower with a great view of the lake and never have any problems with noise. I do wish the gym was free for residents, though. PLUS, if it matters to anyone, I've met Senator Obama here three times and am now friends w/ his secret service guy since he's here so much. That alone makes it worth it for me! Lol. But honestly, it's a great place to come home to, love it. read more

My work is located on the University of Chicago campus, and so we have many several-week-stay visitors that we put up in Regents Park from time to time. Kim is in charge of corporate accounts- and she is very good to us. She remembers the guests who stay there, and their preferences and accommodates us every time. We usually get 2 bedroom apartments, sometimes in the north tower, sometimes in the south. They are always very clean, very quiet, and spectacular views. It's about $3000/ month to rent the 2 bedroom for a guest. There have been times that we've been offered the penthouse apartment as well for the same price (if it is available.) Our guests like using Regents Park because it is close to campus, close to bus routes heading downtown, close to the Metra rail line, and the views can't be beat. There is also a work-out center and a litter grocer inside. You don't even need to leave the building if you don't want to. :-) It's a very safe location, easy to get to Lake shore Drive, there is a parking garage under the building, and street parking is limited- but available if you are a lucky person. read more

I've lived at Regents for 4 years. I can't recommend it. There are enormous safety issues (items being stolen) in the building -- which management attempts to blame the residents for. Water is usually a trickle, making it difficult to have a hot shower. The internet (even with the paid package) often goes out. The electricity was even out for a few days this summer. This isn't even to mention enormous problems with the elevators. The elevators were already terrible before their attempted "modernization," taking between 5 to 10 minutes for a single elevator. During this modernization process, they take between 10 to 20 minutes to come, and sometimes you need to wait twice because so many people are crammed into a single elevator. There are also times when none of the elevators work (yes, seriously). I can only recommend this apartment to those who want to experience what it's like living in a 3rd world country. There are many other, newer, less expensive options available that have none of these issues. read more

Feels cheated by the leasing office and the management. The south tower has been having issues with the elevator for a long time and there has NOT been a single day that they worked correctly. People are getting stuck in the elevator, or wasting lots of time waiting for the elevator that sometimes never even come, even when you are on the elevator it behaves unpredictably. The staircase is very narrow, slippery and the ceilings are low so it is a safety hazard and it is not suitable for children or elderly to take the stairs as an alternative for more than a single occasion. The heater is unreliable - they did not switch from AC to heating early enough so there has been many days earlier where the temperature was NOT up to the temperature dictated by city ordinance. I was NOT informed before moving in that the Market was gone since the time I signed the lease. Also was NOT informed about these malfunctioning elevators. I signed the lease for the rent, which is already overpriced, for a FUNCTIONING building. VERY disappointing and the management has not provided any apologies or offered compensation. We pay the rent expecting normal functioning service. I can go on but who would care. Just want to provide information to people who are thinking of leasing this place. read more

I have lived in this building for the past 2-3 years. Overall I would say it is a well maintained building with recent updates to exterior facade. I have had a good experience with speedy maintenance service. Renovations can take weeks which may be frustrating but unavoidable. I would recommend living here for students (very convenient for the UC demographic) and young professionals. read more

After living in this high rise for two years, I feel that I can write an adequate review. If I were to live in Hyde Park again, this would definitely be the place I'd move into. Things I'll miss: -the views! -never felt unsafe anywhere in the building, at any time -Market in Park minimart an elevator ride away -central heat/AC (not too common in HP) -always -wide variety of families, singles, students -great student discounts (was 1800 for a 3bed) -Obama uses the gym there! -stuff is generally fixed soon after being reported -saw maybe one bug inside there my entire two years... maybe one -friendly doormen -quick commute downtown via metra Things I WON'T miss: -spiders outside the windows! eeek -stupid main entry door will spit you out if you don't swipe the fob correctly -parking garage: unassigned parking tends to fill up at night, which means you have to back out of the narrow place, go back down and leave car with the garage people to park -no utilities included (had energy charge, electricity, cable, internet, phone) -construction sucks. If it's not the Regent's building, its the towers across the street the are gutting. Loud between 9-5. This place is a business. If you want to live in a place that doesn't charge you for lighbulb changing, moving in, gym use, etc, try the little lady who's renting a place on the corner. Pros: Very spacious apartment with great closet space, beautiful views, lots of amenities, terrace grill food is surprisingly good and convenient, free gym, very close to the bus stop, doormen (and women) are friendly and helpful. Our air conditioner did not work well when we moved in, but maintenance fixed it promptly. Cons: The "free cable" they advertise is not free cable, rather it's just 12 network channels. I get more channels and a clearer picture with an antenna. Street parking is almost impossible to find and the garage is expensive. I wanted to sign up for Direct TV, but was told that Regents does not have a provider currently, so we cannot get cable/satellite TV. Also, the internet is okay, but on the slow side and goes out occasionally. Overall, I am happy with the apartment and building except for the TV and internet services. read more

Ok, so let's get this out of the way: this place bills itself as "luxury." It's not. It's an ok place to live for Hyde Park although kind of overpriced considering its neighborhood. I will address only a few things, which differentiate it from other places around and make it "just ok." 1. The view - as advertised, but you pay a lot for it. Do a cost-benefit analysis. Also factor in the fact that the full-wall windows make the apartments very very bright. If you live in the North tower facing north you will need to live at a very high floor to enjoy the brightness though, because of the other high rises around. All other sides will automatically get a bunch of light. 2. In the summer, there are spiders outside the place at the high floors (a lot of them). This is a universal problem in Chicago high-rises (the Hilton warns its residents about it). However, the thing is: the window design includes holes that will make it possible for some to creep into your apartment. Not the worst thing ever, but not "luxury." We had them inspect it and they said there's nothing they can do, that the windows are designed that way. 3. Maintenance is very nice and fast. They no longer change all your bulbs for free, only some. But it's still 24/7 for emergencies. 4. The floor is VERY far from level! This is not more than a minor annoyance, but again - not luxury. You can see how your furniture is not perfectly vertical. 5. Inside of the unit is not as nice as the Del Prado or the Algonquin. Appliances are GE and work great, but pretty old (not stainless steel). Counters are not granite. Carpet is kind of old. If you opt for the remodeled units the inside is much nicer, but at that price you might as well live in Trump Tower. 6. Easy to get anywhere. 6 bus (stops in front of the building) to Trump Tower (as far north as it goes) is usually around 20 minutes, more with heavy traffic. However, 6 bus to Roosevelt Avenue in South loop is 10 minutes always cause it goes on Lake Shore Dr and doesn't stop. 172 to U Chicago is nice, and is free for U of C students. The U of C east shuttle also stops right there. However, note that in the summer there are no shuttles or 172 on the weekends or mid-day. A pain when it's hot. 7. You could pretty much never leave the place. It has a mini-supermarket (overpriced), grill (delicious and cheap), cafe (good lattes, Starbucks prices), computer room (free unlimited printing!), dry cleaners (very cheap, like all in Hyde Park). Kay, at the valet/dry cleaners, is really nice. Also, Istria Cafe, located 30 seconds away, has the best lattes I've had since Joe's Coffee in NYC (Yelp it!) 8. Parking garage is indoors, so your car doesn't freeze in the winter. That's the only place in Hyde Park with that perk I believe, but you do pay $175 for it. 9. The front desk staff is sometimes nice, sometimes kind of ignores me when I say "hi", They always however address my problems when I ask something. I have never felt I was treated worse because I am white, as others have said. Yes they are all African American (it's the south side, of course they are) but they don't discriminate. They are nice people, who sometimes are busy or having a bad day. Well, I guess they do discriminate in one way, because they always seem to say hi and open the door for my hot girlfriend, not for me. Haha, guys will be guys. 10. The gym is not worth the money. The pool is a lot smaller than one might think from the picture. Just go to the University gym. If you aren't affiliated with U of C I suppose you might consider it, but then why the heck are you living in Hyde Park? 11. I can confirm that there will a Whole Foods opening next door (where Village Foods used to be) in 2014 if you are into that. 12. The heating/AC will always run you around $70 a month regardless of how much you use it - that's because it's communal, not individual. 13. Security! This is Hyde Park we're talking about. Not the hood, but not Evanston/Lincon Park either. You will want some security. And this place has it! There is always at least one person at the front desk and you have to fob into either of the towers. There is no trailing in. Although they require you to get renter's insurance (it's cheap!), you will probably never need it. 14. The $75 package fee is gone. You can get as many packages as you want for free (though there is a tip box there, I usually only tip when I get large parcels, and only 1-2 dollars). And it is really convenient to be able to get packages while I am not there! 15. The hallway sometimes smells like trash, I think the trash chutes are not cleaned as often as they should be. 16. You will hear a lot about the whole place going to hell since MAC apartments bought it. I have not experienced this. For the most part the staff is the same (although there were some issues with the transition) and now they got rid of the huge discounts for U of C students. That's about it. read more

I would not recommend this place to anyone. I smell marijuana and cigarette smoke, I saw waterbugs in the kitchen, cabinet bugs in the kitchen cabinets, several ants in the bathroom, large cracks thru out the apartment, the elevators are out of compliance. Groups of guys walking around with their pants to the knees. Loud music and arguing which makes it unbearable to live in comfort. The security and rental office has been notified but nothing has changed. Stolen cars has been in the parking garage. This place is not safe, comfortable or worth the money unless your are one of the lucky one's that has Section 8 that live here. read more

Lived here for almost a year and have very few complaints - as did most people I know who lived here. First off, I would suggest taking some of the 1-star reviews on here with a grain of salt as many are pretty ridiculous. Most things, such as the $25 lockout fee (only after 6 PM) or machines that don't work for a day or two are standard across most similar buildings. Some of the more "exotic" complaints, like the one below stating there are residents receiving government assistance who will make you uncomfortable(you can fill in the blanks what the complainer is really saying), are similarly absurd. From my personal experience, living here was fine. You pretty much get what you pay for. Its no luxury living, but considering there is a market in your building (which could probably smell better), a swimming pool and a pretty decent gym, i'd say the rent you pay is fair. Every maintenance issue I had was fixed within a couple of days (granted, there weren't many), all utilities (including cable and wifi) were covered in the rent and the staff members I came in contact with were perfectly nice and professional. The apartment was also very spacious. I personally wouldn't make this a more permanent home, but for uchicago students and young professionals I would highly recommend this building. read more

If you like TO SEE a family of black widows outside your high rise lake and city views, this is the place for you. If you like foul odors and a musty humid swimming area, this all can be yours for just 2400 a month. The updates and renovations are poorly done and executed by kids training to paint! I lived in Regents park in 1985 - 1986, so consider this a historical piece. At the time, it was beautiful, and to this date, I consider it to have been the finest place I have ever lived. I shared a three bedroom rental with two other men, and we paid $910 total. This was a lakefront view on the 19th floor. The pool and gym were amazing, clean and sparsely used. I convinced the manager to let me and my roommate join at the couple rate of maybe $700 per year. The roof retracted when the weather was nice, the jacuzzi was perfect, and there was a terraced fountain in the corner. They had some kind of a bar and grill there as well. Total luxury. The apartment itself was pretty standard, with wall to wall carpeting and a basic kitchen. The climate control was effective. Internet did not exist. The elevators worked fine, and I can't recall ever having had to take the stairs. The market downstairs existed at that point, as a high-end mini-market. I thought it was quite nice. The reception staff were like family. Maybe the most telling testimony of all: when my girlfriend of that era broke up with me, she admitted that the main - or only - reason she fell for me in the first place was my apartment. read more

It's impossible to stay in the apartment, few days ago I ask for service in the appatment, the air conditioning is not working, seems that we have only air, of course after 24 hours show up the technician that just move the rack in the wall...that was it... We still feel hot inside and is imposible to sleep, today is the 23rd of July and the temperature is adobe 80 degrees with high humidity.... We sofferenza the heating till the middle of June, and now no refreshing cold at all, almost the end of July and the windows had not been clean at all....but they charge regularly, and extra if you pay late... We're our rights as tenants? I had not seen the swimming pool cleaning schedule yet, and I got micosis in my feet, so after my treatment I'm afraid to go again.... It seems like most younger people end up here due to affiliation with the University of Chicago (it's why we're here), but it really is a good place to live. Well-maintained building in a safe part of the city right along the lake, with easy access to the Metra and the #6 bus. Lots of in-house amenities, including gym, pool, grocery store, and parking. Very convenient for those associated with U of C, and being on Lake Shore Drive makes commuting by car fairly easy. Highly recommended if you're looking to live in Hyde Park. read more

Very very inefficient customer services. Managers do not reply either email from me or the leasing office assistant for more than two weeks. And when we can to the leasing office again, another assistant said she doesn't know and make every request again. There is serious miscommunication and mid connection among the front and back desk. And the assistant is not polite enough, making it like it's your fault not theirs, and do not say anything when I say Thank you. read more

This place is basically a high rise slum. Huge roaches. Filthy hallway carpets with debris. Loud smelly neighbors. Stained walls in the hallway. Smell of weed. This place is anything but luxurious. The views are nice, yes, but you can get this view with much better amenities for the same cost someplace else. Where do I start? The only positive thing I can say is that the staff are all very friendly people. The lobby is often dirty and has a weird smell by the elevators in the south tower. I always see the maintenance people around but I am not sure they are doing much. My garbage shoot is always nasty, the stairwells are filled with litter and some type of tobacco shavings. The postal area is filled with flying papers and notes that have fallen off the outside of peoples' mailboxes. Does anyone ever bother to clean these areas? I should take pictures, but why bother. Although the laundry room is 24 hours, it is often very dirty. Even if you put in a request with the concierge to have someone come and clean it, they never show up. The paper towel dispenser is usually empty and the washers and dryers are often out of order, even though this is supposed to be a renovated laundry room. The work out room equipment is not new equipment. Most of the equipment is out of order and the tv screens on the treadmills do not work. I don't even bother with the pool. If they do not keep the rest of the building clean, there is no way to ensure the pool is clean either. Now for the apartments. I chose a renovated apartment. I paid a premium for the view and new materials. But I swear the carpet, counter tops, appliances, toilets and vanities all came from IKEA. The toilets often do not flush. Putting in a maintenance request is a nightmare. They only have one person on duty at a time. Really? The "free" cable only works if the room in your apartment was already wired for cable. The internet is ridiculously slow. If you have a need to utilize high speed internet, you may want to visit a library or Starbucks. The elevators have a mind of their own. Not sure why all 4 are not operational at all times. Usually only 2 elevators out of the 4 are working. Rarely have I seen more than two elevators moving. And yes I agree with previous reviews that certain elevators will take you to random floors without pressing the button. My last big grief with this place is that I have horrible allergies. I was never told that pets were allowed on all floors in the South Tower. I was told they were only allowed to a certain floor and I am pretty certain the paperwork I signed says that as well. Well pets are rampant in this building, often peeing in the elevators and hallways. My allergies are so bad that I have taken to sleeping in the living room of my apartment. I can;t even sleep in my own bedroom. I guess the vent is connected to an apartment that must have a pet. I can barely breathe and often go into a fit of sneezing when I am in there. I am a prisoner in my own home. I have been told by the front office that I can move my apartment to the North Tower by paying a fee equivalent to one month's rent. Really? I will stick it out until the end of my lease, but I will be too happy to get out of this place. You can't say you haven't been warned if you decide to move here anyway. read more

Read this and save yourself some money and anguish. Was forced to renew my lease during the pandemic but will not this time around. Rents have dropped in prime properties downtown Chicago while this building keeps raising it. May be that a segment of the tenants are unanle to pay and they are forced to make up for kisses. 1. This is not a luxury building. It is over 50 years old. This place is over prized. You can find real luxury apts now in the loop at comparable prices if not cheaper with none of the issues I am stating below. --no in unit washer/dryer. --half a century tiny elevators were replaced recently (took over a year) but still suffers constant outage, needing repairs. -- drove me nuts seeing dusts in my unit constantly. Some are coming through the HVAC vents but most I have no idea. The windows do not open or close easily. Maintenance staff tells me it's the age of the building. --you will need to deal with 80+ to 90F temperatures in your unit during summer even if you turn the thermostat all the way down. The newly installed HVAC is not working as it should. Resident services tells you to buy a fan and have the blinds all down to minimise outside heat or buy yourself an indoor AC to cope. --roaches come in through the bathroom bathtub vent. They are the huge roaches so they tell you to make sure the drain is plugged after using it! --on windy days, you hear loud freaking noises. This will affect your sleep be warned. --They gym is small, old and outdated. They do not do an adequate job cleaning even during this pandemic --There is a sizeable section8 (affordable housing) tenants and while I applaud this building for accepting them, it brings many less than desirable visitors and behavior among some tenants. Police have been called for violence in the building not to mention domestic violence incidences. I do not feel safe. --I moved from the loop in downtown Chicago. My car insurance went up by $30 a month just from the change of zip code! My spin on the tv insurance ad--change your zip code and save yourself some money on car insurance. --parking cost is prohibitively high. This building charges the same rate as many downtown Chicago. The parking lot is old, small and at times difficult to find a spot because the building have opened it for daily paid parking. --perhaps the greatest deal breaker of all , is you get very bad and condescending treatment from resident services. There are many graduate students in here especially foreign students who pick this building by default along with American graduate students . I think the staff feel like they can treat them differently and consequently , it is bad all around. Mind you, we are not section8 residents and the rent charged is higher than real luxury full service apartments --with in unit washer/dryer, outdoor patio, bbq grills and even Swimming pools. There is a bit of bullying here towards non English native speakers. This is discriminatory and speaks ill of the majority of Americans that are warm and welcoming. Last checked , Illinois and especially Chicago is a diverse democratic state. You may despise Trump but please do not co opt his bad behaviour . One positive is the maintenance service and the concierge. Avoid this building unless you absolutely need to be in Hyde Park. Before you lease, do yourself a favor and speak to a resident--any resident and besides saving yourself a bunch of money, save yourself a year of agony. ! read more
