I lived at Regents Park between 2000 and 2002, so my review is dated. It was expensive but I needed the mental boost of being in a nice building on the lake after separating from my wife and son. The main complaint was with the "central air" that only came on during the LATE spring and summer months. The staff was more than wonderful. The other complaint was the almost constant loud construction going on to rehab the exterior. Before I would move there, I would check to see that there were no plans for further renovations. They returned my deposit promptly. Overall, a great experience. read more

Exceptional mess of a management company. Enough said. Regents park is not worth moving into because you'll spend far too much time trying to clean up their clerical errors, and being affected by all of their absurd policies. Just today they charged me an extra $495 on my rent bill because they had a series of "accounting errors". They offered zero apology, and told me that they were going to add it to my bill, and if I didn't pay it within a few days, I'd be assessed late fees. I'm a student, I don't just have hundreds of dollars laying around to pay you. To add to that, I'm not sure that their energy costs are even legal. Energy is highly regulated as far as how much you can charge people. Because they don't have individual meters, they just blindly charge you $70 per month, irrespective of how much energy you actually consume (prime example: my apartment was vacant for a month, with all appliances etc unplugged, and was still charged $70). If I had any interest in law or knew anything about it, I'd probably pursue it. Bottom line: avoid Regents at all costs, and better yet, avoid MAC at all costs. There's a reason why a vast majority of their ratings are 1 star (Look at all the ratings that Yelp decides are "not recommended"). read more

Nothing luxury about this place. Management sucks, building is nasty with roaches, and the elevators NEVER work. Listen to the reviews and save yourself time and money. MAC is the ultimate scammer. Only reason I gave them one star is because they are pet friendly (AND, I had no other option). RUN! READ! DON'T be bamboozled like me and the rest of the tenants. When you see a lot of people complaining about the same problem, you should look at the situation with a critical eye. I even had to contact the department of buildings because of mold and rusted pipes and leakage. This will be final "moving out" update on Regents as things have continued to change since my last review. The rewiring for the internet was finally completed (...at least in the north tower), and it's a world of difference. It was great to have a functional internet connection for a few weeks. The service can still be spotty - i.e., it will randomly cut out for a few minutes - which is irritating, but not enough to be a huge problem for me. Management is going to redecorate the hallways (eventually), which is a MUCH needed improvement. As they are now, the hallways remind me either of a prison or a college dorm. No, this won't necessarily improve your experience here, but it will make the building at least appear nicer superficially. I also noticed towards the end of my lease that the doormen seemed to be much less friendly. I'm not really sure why, but they seemed to go from greeting me and talking to me to sometimes not even responding when I say hello. Again, not really anything that's going to make a huge mark on your experience, but being greeted was one of those little things that I really enjoyed when we first moved here. Still the same complaints: poor value, lack of true climate control, ridiculous pricing for "amenities" (i.e., the gym and pool), and other small irritants (especially the paper-thin walls; combined with an asshole neighbor, this makes for bad times), but I decided to improve the rating because I do think things are getting better and, if you were to ignore the fact that rent prices are laughable, I would actually recommend it to others. Rumors abound of a sharply falling occupancy rate, so who knows if these high prices are going to remain (for comparison, I could've gotten a studio in South Loop for the same price Regents offered me on my place if I signed another lease). I think $900-$1000/mo would be reasonable for my studio, but $1200+ is just ridiculous. Even nearby mid/high rises in Hyde Park offer prices that are comparable to these new prices at Regents for units that are significantly nicer. Overall, still the same advice: it's not a bad place, but if you're able to I would recommend checking out other alternatives in order to get more for your money. read more

This is a very sad and outdated building. Within my first month of living here a roach as big as my hand ran across the floor. It scared my dog. I hear a constant knawing in the walls at night, sounds like mice. The current tyrants of the ship are heartless, money grubbing, thieves who lack personality and tact in dealing with the public. Especially when you present complaints. 1. I had to wait 3 days to have my hot water in my shower fixed because they did not want to call someone in to fix it. 2. The business office has come up with a grand money scheme, they are charging an extra 3 dollars to process your rent payment,when you sign the document it says for utility processing. If you notice this upcharge after you paid your rent, your rent is always delinquent, which means they take the opportunity to charge you an extra $51.50 for a late fee. If you don't pay it they will lock you out of the parking garage.... Nice huh? 3. Buildings with a common boiler should be exempt from individualized utility bills, nope not here they gouge you during the winter. 4. The management office refused to turn on the air this year until June, after a record number of days of 90+ heat. Fortunately none of the elderly that live in this building died. Save your money and sanity. What a sad collection of misfits running this ship. If you are paying more than $1,300.00 a month you should have a mortgage. read more

NOT WORTH YOUR MONEY!!! I lived here as a graduate student and can only say this is a RIPOFF. The elevators rarely worked, so I would spend at least 5-10 mins regularly waiting to leave or enter my apartment, the "free" WIFI WAS HORRIBLE and would not work for multiple hours every night (even if it was working, it would barely be able to stream videos, and never Skype), there is no cell-phone reception in any of the rooms, the AC will not be turned on until very late into the summer. Additionally, in the 2 years that I was there, they increased the price of the laundry facilities and decreased the size of the gym (claiming it was an upgrade). If you have a choice STAY IN GRADUATE STUDENT HOUSING INSTEAD, it is more affordable and just as well equipped. read more

A great physical facility, but not very resident friendly. I heard the doorman yelling at someone, "you have to wait till the door shuts to go through." I looked over and saw a man in a wheelchair dragging an oxygen tank behind him. The doormen do have the capability to buzz him all the way through if needed. There are 3 nice doorman , but the rest are evil. The valet lady redefines the word rude. While it would be convenient to use her services, I think not. Just today I saw her going through individual residents' personal mailboxes. I think that maybe illegal and if anyone knows how to report it, please comment. read more

We have lived at Regents now for almost 5 months, and our experience has overall been very positive. POSITIVES: Great views of the lake and Chicago city skyline Fast elevators Surprisingly quiet within our unit (we don't hear neighbors very often) Mostly friendly front desk staff and very friendly maintenance staff Feels safe However, there is one major NEGATIVE that I am writing to vent about, and that is the second-hand smoke wafting into our apartment on a regular basis. It is so strong that it smells like we've been smoking in our living room, and we are non-smokers! Very annoying!! When we first moved in, I would often smell a pungent weed smell that I didn't mind, as pure marijuana smoke doesn't smell bad to me (and the weed seemed to be of high quality). But now a nasty cigarette odor is polluting our entire apartment, and it makes me want to scream. I didn't think to ask about a NON-SMOKING policy before moving in because I am so accustomed to public places being smoke-free. It would be great if our surrounding neighbors were also non-smokers, but clear they are not. So, if you don't want toxic fumes invading your living space, you may think twice about moving into Regents. There are definitely a lot of marijuana smokers around, and unfortunately gross cigarette smoke is not contained in the units where people are doing the smoking. read more

The leasing office was very helpful. They showed me every type of apartment I wanted to see, from renovated studios and one bedrooms to non-renovated studios and one bedrooms. They pointed out important aspects of the apartment, like saving costs on electricity bills if the apartment faces south etc. They validated parking as well! read more

I've been living here for 1 and a half years now... Pros: There are a decent amount of amenities (terrace grill, 24 gym, indoor pool) and the most of the concierge employees are friendly. Cons: Everytime something has been broken in my apartment they are super slow to fix it even as I pester them several times. They have "accidentally" charged me for rent twice in a month and when I contacted them about it, I never got my money back and they just pushed it onto the next months payment, whereby I was contacted (finally) and was told I owed them more money. I have contacted their leasing office several times over the phone about several different issues, and none of my problems were ever settled. Generally the rent is reasonable but its still above average for Hyde Park. read more

Allow residents to smoke at main entrance. Smoke from other apartments fill hallways and enter apartments on floor. Do not take second hand smoke concerns seriously. Offer to transfer for 1700 dollar transfer fee. If you have a child I recommend a smoke free environment in Hyde Park. Security is terrible. Stayed for pool because my daughter and I love to swim. When at the pool non residents fill pool area. Children cussing and extremely rude. Not worth the headaches. read more

I currently live in the South Tower and I just moved in yesterday. I have a great experience so far regarding the apartment space, nice lakeview through the window, and the front desk is really helpful too. BUT, I want to share one of the most terrible person-to-person experience I just encountered in Regents Park this morning: so I came to the package pick-up office, and the Korean guy there was barely responsive. I told him my room number, and you guess what, he came back and said he cound't find my packages. THEN comes the worst part. The lady sitting inside shouted out that (literally) "I don't think you live here, because you even don't remember your room number, SO YOU SHOULD GET OUT.".....I mean could any person with a slight evidence of reason and respect would say that? I take it as a personal attack (more than a sign of imprudence). So they refused to keep looking the packages for me. Until I came back again bringing my lease that showed I did live in the room number I told them, they barely started looking again. but no happy ending at all, as they told me the ofice was closed as it's past 10'clock. I don't understand this, and I demand a response from the apartment management. read more

I moved to Chicago in September of last year. I am moving because of location but otherwise, would have stayed in Regents Park. Negatives: - The price is expensive, especially since the fitness center and pool are NOT included in your rent. I was rather peeved about this considering the rent was so high. It is a very nice fitness center and pool but you have to pay for the membership. - Spiders. I've seen other people on here complain, I think it may be because they let the vines on the sides of the building grow up so high. - The windows do not open all of the way. The windows only open about 1/2 a foot. I love leaving my windows open especially since we're right by the lake but it was a pain that they only opened a bit. - Management takes A LOT of holidays. I have NEVER in my life seen a company that takes as many days off as Regents Park. It's kind of annoying if you have a question or need something. - I can't say this would be a problem for future residents but when I moved in, a plus was the included cable and that they provided and changed the light bulbs in your apartment for you. I know it's minor but they took that away. These were the small things that made me make the decision to move to Regents Park. Positives: - I don't know about the review before this as I had FANTASTIC experiences with the front doormen, concierge, parking attendants and maintenance crew. I could not have asked for anyone nicer. The front doormen are so nice and even one opens the door for me when I pull up in a cab. I just love the parking attendants, they are helpful and extremely nice. When I have seen maintenance in the hall sometimes they have helped me carry things to my apartment, get boxes from downstairs and even answered a few things I had asked about with my apartment. - The apartments are spacious. For a one bedroom in Chicago, over 700 sq. ft. is wonderful. Also, the apartments have very large windows which give you a nice view and also my kitchen has upgraded nice appliances. - The Market in the Park is very nice to have. I shop there often and it is such a convenience. - The Terrace Grill was updated recently this year and the food is MUCH better and these cute little boys deliver your food! Haha. I have ordered quite a bit when I am in a rush and they are fast, the food is hot and the prices are cheap. - The location is wonderful, I am only 2 blocks from the Metra, right by the lake and in Hyde Park which is a very charming community. - My favorite thing- The Bergen Garden! I live on the 3rd floor and it is literally like walking into the Garden of Eden out there. It's an amazing place to sit and read, or walk around. I LOVE IT. Overall, my experience at Regents Park has been wonderful, and I am sad to leave. I would recommend this apartment to anyone. read more

Regents Park at 5020-5050 South Lake Shore Drive is in Hyde Park, not Kenwood. If you are a Chicagoan you would know that. It is a prestige thing and Regents Park is a prestige building. The management is easy to talk to. The men at the concierge desk are the ultimate in what they do. The maintenance staff is excellent. Prices are- well everyone wants to pay less. Security is outstanding. It has everything. Basically a small town in a great neighborhood in the greatest city in the world. read more

I very strongly discourage anyone from renting from Regents. While the building used to be a nice, if somewhat expensive place to live, it has recently come under new management. If you notice the reviews on Yelp, the most recent reviews are generally less flattering than past ones. Since it was acquired by Mac properties, Regents has undertaken a policy of shockingly callous indifference to its tenants. It makes negative changes suddenly and without warning or restitution. First, it raised the rent. Then, it fired many of the buildings most beloved employees. Months later, the internet went out in many of the rooms. The managements response was to suggest that if we didn't like it, we should purchase from a private company. But the internet is included as part of the rent, you might say. Regents doesn't care. One day the free printing service was replaced with a fee based printing service that rarely works. This morning, I discovered that they had decided to close the gym for four months. The sound of construction is ubiquitous, and it is rumored that the rent will rise again soon. On the plus side: the employees are very nice. The door staff and maintenance are excellent and make you feel like part of a community. Also, the building is right in front of the 172 and 6 bus lines. That being said, I would still strongly encourage people to look elsewhere for housing options. I certainly will next year. read more

The leasing & management agent MAC leaves a lot to be desired. Avoid giving them business if you can. I negotiated a 9 month lease, but before signing the electronic lease documents sent to me, I challenged a "high risk premium" clause among them. While waiting for a response, the link to these docs ceased working. After getting an explanation of the fee, they sent me a new link, which unfortunately I didn't read carefully - the lease term had been changed to 12 months. (Most likely just a clerical error, reflecting a break down in internal communication - but I was previously quoted a total figure for an alternative lease term that was conspicuously out by $1000, and with this told that a longer term was cheaper overall than a shorter one.) I signed that second lease document in a hurry, in my last day and a half before flying out from Australia to Chicago. I only discovered the problem recently, about a month before my original 9 months was due to end. After showing resident management the email trail that verified what I had originally negotiated plus how the problem arose, I was told that I had forfeited any objection for not raising the matter earlier. That is despite having told resident management of my understanding of the lease term twice within my first 3 months of moving in (once to ask whether I could pay the full 9 months' rent in advance, and the other time when asking if I could extend my lease by a month), and not being corrected on either occasion. I admitted my share of responsibility to them, and asked if they could release me early, or at least slightly reduce the remaining rent on my lease based on a UChicago discount I originally requested but was never given because of the 9 month or less term I negotiated. MAC was unwilling to accept any responsibility. From my experience, I'd say MAC is neither highly competent nor scrupulously ethical. Business is business, but you can't expect customers to recommend you if do things like this. If you're a UChicago grad student, there are decent other alternatives in the area. Don't feel Regents is the only option available. read more

Terrible management company, make it virtually impossible to do anything including but not limited to: getting mail, getting access to storage rooms, and receiving a laundry card, without which you can't do laundry. This place is terrible don't live here. read more

I have been very disappointed in Regents for quite some time now. But first, the good: I have always felt very safe in this building. The front door staff and maintenance people are wonderful; they are so helpful and kind. It's very convenient to have a dry cleaners, market and valet in the building and the people who run those are very nice as well. Now onto the bad: the building is older and a little shabby around the edges. My kitchen is very dated and the appliances take some coaxing to work properly. Water pressure in the shower is not great. These are minor issues that you can work around. The major issue is how (almost absurdly) expensive this building is - and they make you pay through the nose for everything. My rent has gone up nearly $200 in the 2.5 years I've lived here; my parking rates have gone up; they charge you for the gym; they charge you for printing in the business center; they charge you for $2.75 for doing a load of laundry. And I would only expect those rates to increase. I used to recommend this building to incoming students and friends. But honestly, I don't feel like I can do that anymore in good conscience. Given the state of the building and the condition of the apartments, it's just not worth the money. You can get a much nicer apartment somewhere else for considerably cheaper. read more

I'm not even sure where to start with this overly-priced dump of a "luxurious apartment". Plain and simple, this place sucks. Let me paint you a picture of how every event panned out. I moved here from Arizona for Pharmacy School. I knew Chicago would be outside of my norm. Different climate, different people and different life style. Not knowing that disgusting over-priced apartment with horrible staff would come with this change. Like most students, I researched areas near my school that weren't completely crappy or overpriced, but I decided to settle with Regents Park because I liked what I saw and the commute to school was near. Deciding to reserve a unit while I was still in AZ (which was a really stupid mistake, but I had to get the ball rolling to make my move), upon arriving to pick up my keys, I was scolded by the concierge for not knowing where to go, he was upset that I had to interrupt his conversation with his co-worker on their opinion on which resident had a "finer-booty". I found my way to the management office where I was then ignored by the receptionist as she was typing away on her computer to which I finally asked her for assistance, in which she then brought over one of the management leads to assist me. The young gentleman had me sign a few forms, brought me over a fob and key. They managed to somehow lose my mail key prior to my arrival. Next, he asked me what I wanted to do about parking, I wasn't sure what this question was regarding as I have never had to pay to park my vehicle unless I went to an airport parking garage or sporting event. He then presented 3 options: I can risk parking my vehicle outside (where I noticed each car had some sort of dent in it), I could pay $170 for unassigned parking or $200 for a spot. So $200 + 1 bdrm $1,424.00 rent =1624.00 later... Next, after a week, I ordered an additional house key that indicated on the site it should not take any longer than 2 days to be picked up, so silly me I thought that i would be able to pick up my house key and missing mail box key as well, after 1 week from when I placed my order, I decided to pick up both keys. Arriving at the manager's office, I ask for my keys, the receptionist rudely indicates the keys are not present by informing "what I'm tryina tell ya, yo keys aint here"...I said okay great. Next, I was assigned a parking spot with a pillar in it, and the vehicle next to my spot would park on the designated line, making it difficult to maneuver. I put in a request to have this changed, 3 days later still no response. I placed a second call.. Long story short, 2 weeks later, new spot was assigned. Fast forward to two months later, I came home at 10:30pm from school, only to notice a new car parked in my spot. I attempted to bring the situation to the attention of the security guard, but he was too busy karaoke-ing to some song on his iPhone, after a few seconds he noticed I was trying to speak to him. I politely asked him if he could ask the person to remove their vehicle from my spot, he cut me off mid-sentence telling me management implemented a new rule that residents will not be called too late in the evening. (Basically stating parking after 10pm is free game, any spot is yours). Next morning I called management, addressed my concern and I was told I'd get a call back. The call back consisted of someone in the management office dropped the ball and double-assigned my spot and that they issued me a new one, I told them, actually no, I've been parking for a couple months in this spot and I will continue to do so. On to another annoyance, this place requires you to purchase a stupid house phone to hook up to their broken jack that doesn't work to begin with. So I did was I was told, purchased a house phone. I hooked it up, the port did not work. I placed a call to maintenance to service this, they told me they'd come sometime that day and asked if it was okay if they could enter if I was not present, I clearly stated NO. Days go by... still not working phone. I place another call, indicating my times available, and no entry permitted and still NO fix. Weeks go by, to which one read more

current complaints -Slow elevators . repairs take a while, but are uncommon. -broken printer in the business room, computers in the business room are inconsistent, some not connected to the internet, -airhorn-level noises coming through the walls from neighbors. i don't know what it is. it sounds like a BREEEEEEEEEEEEEEEEEEEEEEEE for thirty seconds to a few minutes and happens daily at night -the two women working in the packages room are totally overworked and barely have enough space to run both the dry cleaning and the package handling. the two women and the mailperson usually look visibly stressed - can't adjust temperature with thermostat. only has 'cold' and 'hot', only one of which works depending on the season. usually ends up being okay though - walls are kind of thin so if your neighbor is having a party you have to file a noise complaint like three times to get it to stop - sometimes there's really loud renovation during the work day, which sucks if you work at home. nothing can be done i guess - there is always some unbearable soundtrack playing in the lobbies and elevators.i complained once and they changed it from classical guitar remixes of canon in d to choral music. may i suggset music with no melody, just ambience. brian eno for example - the water pressure in the shower is depressing - wow these rooms can get really dry - windows are impossible to open - tons of spiders crawl outside the windows during the summer, so maybe that previous point is a positive - hope you like spider shadows positives - the terrace grill cafe is really great. pancakes on the weekend are good - so is the convenient store below regents, when it is not shut down by the health inspector for putting rat poison next to the chips section - pool and fitness center - friendly staff - close to 172 and 6 and 28 buses and East Uchicago shuttle. close to metra electric line - will be close to whole foods come may - has building management and security and maintenance and package handling - you can get questions answered pretty fast if you walk to the management office when it's open - the staircase between the laundry room and the 1st floor is kinda cool - a semi-judgey but not super-judgey cafe is a block away - the included closets and stuff have a nice, white, minimal design - internet got pretty good actually after i complained and they did something to the wiring in my room - there is a clubhouse on the roof you can rent for parties read more

Alexandra's comment that "It's impossible to feel at ease here" is right on the mark. Are there positives to the place? Sure. Nice views, reasonably large apartments, close to bus lines and access to some amenities. But the whole place has a corporate-y "don't care about our tenants" feel about it. The walls are all whitewashed. Stuff breaks constantly. Worried about making your bus? Better plan at least a 5 minute elevator-wait-time into your morning commute, and more if it's one of those days where one or more of them is out of order. Want to work out in the gym? Maybe you'll have a nice time, or maybe the equipment will be out of order, or maybe it will even break under you while you are using it (going from a pretty quick run to flat-out-stopped in 2 seconds on a treadmill is a scary situation let me tell you). Trying to move stuff in or out? Start praying that the freight elevator works; my movers were literally stuck in it while a clearly unconcerned maintenance man tried to figure out what was going on. This incidentally extended the move time, resulting in my paying those folks extra money. Regents, of course, was not kind enough to indemnify that loss. I don't have cable, but I hear the TV situation has been a mess since they lost Direct TV (and had the audacity to post immature posters declaring that it was "Their Loss" about it in the semifunctional elevators people take up and down the building every day). When they switched over to the new cable provider, they announced that they'd need to enter every apartment to make sure that everything was functional. They arrived at 9:30 AM on a Saturday morning. I was awake, and let them in to the living room and my room. But my roommate was sleeping, and they insisted on barging in to his room on a Saturday morning and waking him up too, even though they could have just come back an hour or two later. The cable guy didn't even want to do it, but the MAC Property Management bouncer-like tough dude escorting him around didn't care. The internet is very hit or miss. In my case, it was frequently nonfunctional during morning and evening hours for months after moving here. Regents, of course, doesn't take any responsibility for this, but rather just blames it on the internet provider --- even though that's the only internet provider Regents residents have a choice to use (unless you want 3 mbps ATT lol). It still breaks down from time to time, but I've given up calling the internet company as no progress on fixing it is ever made. There's just a sense that "wow, this place wouldn't be so bad if people gave a fudge about the tenants." But as it is, they don't, and the slowly-building avalanche of annoyances is enough to make one lose one's mind eventually. read more

Two weeks ago, I would have given this a 5 star rating but because of what happened on October 27, 2011, I am no longer happy with this building. Unlike some of the previous reviews, I was very pleased with the front desk staff as most of the residents. They were kind, friendly, and helpful. When new owners purchased the building, all staff were fired and replaced with new, unfamiliar people. Most of the tenants were outraged and had a protest meeting to sign petitions. The new owner will come to Chicago on November 8th to meet with the tenants. I have lived here for 5 years and really liked it because of the familiarity with the front desk staff who were like extended family. I no longer feel the same. Tenants were not told anything until the day it happened when a letter was placed on doors from the new management. There was no regards for the tenants or the well liked staff. read more

When I return the sticker to the office, they told me that I lost a tiny 'core' on the sticker and they have to charge me additional $100 of it!!!Plus a month parking fee because I didn't let them know one month before it. 3,They never, ever respond to your email!!! 4,This building is always under construction and noisy. 5,The swimming pool is too dark and smell awful. 6,In rush hour, you may need to wait over 10 min to get your package from the mailing room. 7, The elevators are out-dated, usually skip the floor you pushed. 8, the wifi is sooo slow and usually disconnected 9, the staff is quite mean and just want to charge you more ! Don't trust them at all!!! ... In all, regents park is absolutely NOT a good place to live, try to avoid it. read more

I moved in on October 1st and gave myself some time to settle before writing a review. I will also follow this up in a few months. Move-in experience: For me, it was terrible. It is a long story but I will articulate it into a few comments. Poor communication between leasing staff at 53rd and the on-site team. On-site team on that day seemed to be understaffed and it culminated in a terrible experience. One particular individual called Cory, made my experience particularly bad by simply not caring and telling me essentially "I'm not paid enough to care." The ONLY person who was helpful and professional and provided a solution was the amazing doorman, Jason. I followed up with the new building manager Ranika and the 53rd street sales team leader and she was professional and very corporate. He was silent and there as far as I could tell only because he was obligated. He said nothing substantial. Ranika I think, is likely good at her job, but let's see how things progress. My apartment was dirty when I arrived and I had specifically asked it be cleaned before move-in. Maintenance crew: So far I have had nothing but a fantastic experience! Kenny and his team are good. They responded to my slew of 7-8 requests right after I moved in, promptly and professionally. I think Ranika might well have given them a heads up and I got 5 start treatment, but frankly after my move-in debacle that was absolutely the right thing to do. Elevators: Yes, S2 routinely skips my floor but this building was built in the 50s and it is simply old from a building systems perspective. I don't particularly care. Market: Yes, it is old too and it is not in great shape. I really don't buy much there and if folks are complaining about it, my suggestion is to go elsewhere. I will say however that it is a real missed opportunity. My old neighborhood, South Loop had a couple of really good mini-marts, like Go Grocer and they were able to compete on convenience and assortment. Luxury: No, I would agree that this is not a luxury building and it is also not cheap. For some however, this might well represent a step up in living circumstances. For me it is not but I understand how it is being marketed. I do think the rents reflect a higher standard of living than is real. Apartments: I live in a 2/2, and I paid a little extra for the carpet to be taken up and flooring to be installed. I also live in what RP calls a renovated unit. What does this mean? It only means that the flooring is quasi-wood, and that the kitchen cabinets have been replaced and the appliances are newer than in other units. Stove is fine, and fridge and dishwasher are the cheapest possible. Having said that, they work. I will say that the white floors and counter tops are horrible in that they pick up every single piece of dust and god forbid you should actually walk on them with shoes. You'll want to cover as much of the kitchen floor as possible or you will be mopping it every day. Amenities: I don't actually use them as I opted in elsewhere. Package Handling: I find this whole situation a bit irritating. The package room is managed separately by a couple who also manage very expensive dry cleaning services. I get that they handle a lot of packages and such and there are only windows in the day to do this, with which I have no problem. However, the building really needs to create a larger space and invest in some technology, which is NOT PC based the way it is today. With so many apartments, people and packages, the way it is handled today and the space, is not sufficient. I'm not surprised that a package went missing as per another comment on this page. Other: At the end of the day, this is a high volume, rental property with an enormous range of tenants and more than 1,000 units. You get what you get. It is a good location, the door staff do their jobs - Tempest needs some training on attention and interpersonal presentation - but the main door folks are fine. I like the quietness of the location and there are some wonderful views to be had + fast access to the lake. read more

I enjoy living here and recognize it has clear advantages over other living options in the area for students (we are students with kids): safe entrance, concierge, valet service to hold packages, safe parking garage, gym/pool, okay restaurant, expensive grocery that is helpful in a pinch, close to trail/park/public library. 3 stars only because of some glaring issues with this place. We have lived here a year and just renewed our contract. Regents offers a difficult renewal process and very POOR incentive to renew. The cost of every service increased. Don't they want us to stay?--we may not next year if the pattern continues. Our grad student discount was reduced from $100 to $50. The parking garage charge increased $10 (scooter parking increased $100!!), the heating bill cap increased $25, and our rent was increased $100. And in the past year, cost of the laundry room increased. Renewal process was difficult, they leave a letter at your door over the summer (if your contract ends in the fall as most students do), so if you are on vacation or gone for an internship you may be screwed. The letter tells you when you have to submit renewal information by--so you have to do it all on their time table and the person to send info to via email was difficult and inconsistent to communicate with. I had friends who left for an internship over the summer--they tried to renew before they had to leave, ready to accept any and all rate increases even if they hadn't been set yet, and were turned away and told to wait for a letter. Knowing they had probably missed it over the summer, they attempted multiple times to get in touch with the renewal person and were rudely dismissed multiple times. While in town, we had our own issues with the one renewal person who was very slow to respond to emails and completely unhelpful if you tried to see the guy in person. Maybe more than one person should be on renewal. Trying to go through this process where you were unsure if your place at regents was safe and protected was grating and insulting--I guess they don't care whether or not they retain our business. The employees at Regents are 3/4 rude and unhelpful and 1/4 awesome and above and beyond. Keep trying maintenance until you get someone who will actually address the issue (like fixing a water leak instead of just covering the ceiling water stain with spray paint--yes this happened to my friend a few weeks ago). Keep going down to the 3rd floor resident relations office until you get someone who will smile, listen to, and address your issue instead of someone who will pretend they don't know what you're talking about and turn you away. read more

ew this place is so old and gross. theres fungus inside the walls and the floors all smell like trash chutes. -they have construction at all times of the day - their plumbing is gross -anytime you tell them you think the walls are gross or moldy, they just paint over it -the staff is incredibly rude! they yell at you and also hang up on you when you complain about eh construction... they don't give you a warning when they do construction... I've lived in Hyde Park for 6 years now, and in my opinion this place is a tremendous scam for what you get. Full disclosure - I've only lived here for 3 weeks as a sublet, but I had visited frequently and I've had more than enough problems and complaints in this short time to ensure I would never recommend it to anyone. First off, the packaged internet that comes with the unit is slower than anything I've seen since the mid-90s. Its completely inexcusable for a purported "luxury" building to have such an embarrassingly outdated amenity. Of course you can upgrade it, but my understanding is that you have to go through an outside company and your rent stays the same. Why should you have to pay twice? I assume they figure most people don't know better or care enough to realize they're being swindled. The package pick-up closes at 7pm...I have never lived in a building where you couldn't pick up packages 24/7, and I don't see why it must be different here. Yes there is a gym, and a pool, but they require a MEMBERSHIP - again, have never lived in a building that made residents pay extra to use an amenity such as this. And Regents isn't cheap by any stretch as it is - its one of if not the most expensive apartment building in Hyde Park. This morning I found a cockroach running around on my bathroom sink. I've checked with other friends that live here, and this is not an isolated occurrence. Apparently this is what they mean by luxury. I don't want to lump all the employees here into one, as some have been perfectly friendly, but some of the staff are incredibly rude. When the laundry machine ate my cash it took over an hour to get sorted out (never getting my money back by the way), and I was repeatedly ordered around to and from the laundry room by a maintenance man who wouldn't tell me what was going on. Many people looking to live here are affiliated with the University of Chicago, as am I. It annoys me to no end that the University force-feeds this place to many incoming graduate students and employees because of a special deal they have. While it is admittedly nicer than many places in Hyde Park and in a safe area, it is not at all convenient to the University and you can certainly do better. Do yourself a favor and do some research instead of taking the path of least resistance and I believe you will find better options than this ripoff. Living in RP is a continual exercise in frustration. If it's not one thing, it's another. Broken or poorly working dryers, flooded washing machines, internet outages/poor service (despite being "upgraded"), regular water shutoffs, smelly garbage chutes, noisy neighbors, façade work, etc. All of these things happen no matter where you live, but at RP it's constantly something. Some of the major annoyances: 1) Doing laundry can be downright infuriating. There are 19 dryers for 30+ floors and there is usually at least one down at any given time. The building closed the laundry room for repairs and replaced a number of dryers. Things improved greatly for a little while, but the dryers are back to breaking again. It was not uncommon before maintenance to see 5-7 dryers out of service at any one time (the most I ever saw was 9---they ran out of "out of order" signs). If you get caught in a situation where the dryer isn't blowing hot air and your clothes are not dry, maintenance will tell you that you overloaded the dryer (in my case, this was simply laughable as the loads were nowhere near full). 2) Things may look wonderful when you move in, but don't expect them to stay that way. Within 2 months of moving in there was paint peeling off the ceiling in multiple rooms. The paint is also cheap enough that the walls scuff if you breathe on them wrong. 3) Management was never great in the first place and now that it's associated with MAC, it has gone down even further. I moved in around the time of the transition to the more "consumer friendly" policy. What a laugh! I simply gave up on some things, like poorly working appliances, noisy neighbors, etc. within a month of moving in. It seems as if you have to be as pushy as possible or even downright rude to get the slightest thing done. 4) I did not live in RP at the time of the fire mentioned in another review, but was at a friend's apartment that night. I don't know what their alarm system is like or what is typical for a high-rise. What I do know is that their intercom system, which is mentioned in the reply to the complaint re: the fire, is worthless. We could hear that announcements were being made, but could not understand what was being said, even when standing right by the door (think Charlie Brown's teacher, "woh woh woh..."). We were only a few floors away from the fire and by the time we finally figured out what was going on, a firefighter was in the hallway telling us to just go ahead and stay put. 5) Don't be fooled by the advertised amenities. The printers in the conference center are always broken (one of them has been broken for at least a couple of months). The coffee shop is slow, expensive, and not that great. The valet service will accept your packages, but state that they will only accept 12 packages for free per year. After that, there's a fee. I've heard that this may be changing, but it's worth checking if you are looking at RP. Even if the fee is gone, the valet is far from great. I've had them lose packages because they miswrote my name (pretty outrageously) and didn't give me a package slip notifying me of delivery. The valet and coffee shop are not run by RP, but since RP advertises their proximity, their inadequacy is worth noting. 6) Finally, although not of any real importance, if you are taller than 5'6, the mini-super slow-revolving entrance door will drive you batty within a month. All that being said, if you want the convenience of having everything in one building (dry cleaner, expensive mini-mart, grill, gym, bad coffee shop, etc.), are willing to pay for a great view, and can stomach all the annoyances, then you probably won't hate living in RP. At least check out your other options in Hyde Park, there are many better choices for less money (especially now that they have gutted the student discounts) and less mental anguish. read more

I am a fairly recent resident, but so far I haven't had any problems here - but it isn't a cheap place to live, either. I think the gym is overpriced and the pool area is always too hot so I found a different gym to work out at. Honestly, for what they charge in rent I feel like the pool/gym should be included as a benefit - at least the pool. I do have my own space in the garage, which is a bit pricey at $200/month on top of my rent, but it's worth it to me. I've heard some people just park on the streets around here but they always seem full of cars to me and I'd hate to do that in the winter anyhow. Non-reserved spaces are available for slightly less. I do wish that there were more options for Cable TV/Internet - it's significantly slower than what I am used to - but it gets the job done. I have not noticed thin walls or noisy neighbors - maybe I just got lucky there. Doormen, garage attendants, and anyone else I've had occasion to deal with here have all been professional and friendly. The rec room area at the top of the south tower is a nice place to entertain people, and the park on top of the parking garage is lovely and tranquil. The grill downstairs by the pool has good food and will deliver to your apartment. The coffee shop has good pastries/muffins and is convenient - I like the grocery store as well. All in all, I am happy here, but the rent is fairly high - over $1300 for a one bedroom. I do have a great view, though. read more

I have lived here for several years and am disappointed to comment that they're giving me a hard time breaking out of my lease. Basically, the contract does not specify lease break terms and the management office decides what the condition will be. Two months ago, I would be paying a month's rent if I broke it 30 days in advance. Today, I was told I have to pay two months rent if I break it 30 days in advance. Seriously? We are students and this is purely taking advantage of us and our situation. I'm planning on putting up a fight, showing my contract to my legal department at University of Chicago and let them guide me. It's sad when the people you entrust turn around and take advantage of you, by saying, "Sorry. Not in the contract, and this is our NEW rule." I usually don't post reviews ever... but I totally regret signing a lease with this apartment complex. It is totally not luxury at all. Most of the apartments are not updated, you hear garbage falling down the shoot all day, they are constantly working on the building both outside and inside and constantly making noise as well as the constant creepy creaking noises you hear from the building being old which creeps me out. The spiders live here with us and if you ever call management, I'm sure they are sitting back laughing at you having the audacity to call them and express and concern. I have called several times about the same things and they have yet to call me back, so much to the point that I am now looking to buy a house sooner to get the hell out of here and hire an attorney and I've already spoken with the tenant rights association with next steps. Now..Parking is a MAJOR issue. Either you pay about $180-250 extra month to park in the garage or you have to battle it out on the streets. You will have to get a parking space on the street before 5 pm which is a huge pain because you now have a curfew or have to spend more money to uber just to avoid moving your car out that space. I have circled and circled so much that I said forget it and went to my parents to spend the night. I cant afford to pay $2K a month plus my other bills and then pay an extra to park my car. This is crazy. I moved from out of town and I had no clue about all these little details which is why I'm sharing to help someone else. The elevators are super slow, the pool is full of spiders and the store that's connected to the building has outdated food that they charge an arm and a leg for. My friend literally bought some bread and it had Moths in it. I wish like hell that I would have never moved in this apartment building. I HATE IT HERE! and I cant wait to move. Also, in the winter, you can still feel the air seeping through and you will pay a division of usage for the building, not exactly what you used like normal apartments. So for me, im barely here but my bill is like 100 because it is split amongst all the tenants as a whole instead of what I used specifically. Don't do it. Go somewhere else! read more

This place could be ok if the management were not awful and everything didn't break. The freight elevator always breaks. I have literally been stuck in it. I fear for my life on moving out (surely the apartment building that daily crushes my soul will not let my physical self, or my furniture, out easily). The regular elevators are also often broken. Even when they are allegedly working, they are incredibly slow. Your morning and evening rush hour commute will likely be complicated by waiting several minutes just to take an elevator up and down the building. The gym equipment, especially the treadmills, breaks, and the "remodeled" gym is far inferior to the one that preceded it -- fewer and worse weights and machines. Internet service depends on a sysphian choice between two awful options -- cosmically slow ATT service, or always-unreliable American Wireless Broadband. Never in my year of living here did I have a single day of uninterrupted 15 mbps-speed service like I was supposed to. Regents, of course, blames the internet providers and says to call them, but when they fail to get anything fixed (blaming the crappy wiring in this terrible building), Regents of course doesn't do anything about it or try to bring in a better internet provider. The pool is unhygenic. The laundry room depends on internet-connected credit card readers, and somehow these break, often mid-laundry day (taking your sopping wet clothes out of the washer and then realizing that 0 of 20 dryers are working is a sad experience let me tell you). The people who run the building are by far, however, its worst feature. I am told this place used to be nice to live in 10 years ago. But the team MAC Property put in here is chronically unhelpful and unapologetic. Ex: Manager Person: "oh the dryers are broken? Yeah we know we're working on it." Sad, Broken Tenant: "so why did you not put a sign saying not to use the washers, lest you have wet clothes for days afterwards?" Manager: "Oh, sorry. We'll do that right away." Four hours later: dryers broken, still no warning sign, and several more benighted tenants who could have been warned carrying their wet laundry upstairs with lost, deadened looks in their eyes. The latest indignity is that four days before my glorious liberation from this hellish tenement, my little gray plastic key fob (necessary to pass through the extremely slow and often also broken revolving door at the front of the building) broke off of my key ring. It had been pretty worn for awhile, so I guess I should have gotten a new one earlier. But I didn't do so because I assumed the drones downstairs would charge some outrageous fee for a new one. I was correct: a very fake-apologetic ("I am sorry you feel that way" rather than "I am sorry we are terrible") manager, Ranika Hawkins, explained that there is a $50 replacement fee for a piece of plastic it probably costs $1 to manufacture. Oh, and "we'd be happy to get it to you next week," but not before then as their "system" is, of course, broken. So since I am moving out in a few days, I will be charged $50 for a key fob I will never actually get to use. Note that you will never get the chance to charge them for all the various indignities you will suffer living in what could be but is not a nice building. Some people here say "oh but the views are nice and the location is convenient." Don't fall for it. There are many apartments with nice views and convenient locations), but there are few with so singularly despicable management and unreliable facilities as Regents Park. Note also that all the positive reviews here are years old. The negative ones are more recent. This place is getting worse, not better, over time. Do not live here. read more

Regents Park is AWESOME! The building is well maintained and my views are fabulous. Recently had 2 work orders completed right away. The staff and location are great. Also really like the community. Its made up of working professionals, young families, retired persons and students. Would recommend living here to anyone. read more

My Partner and I moved to Regents Park in August 2017. At first, there were some hiccups. But, I think that comes with the territory. Like with a new pair of shoes, you need to wear them in a bit, right? Once we worked through that phase, things improved drastically. It is really all about communication. If you don't tell Regents Park what is wrong or concerns you, they cannot fix it. You have to be willing to give them the chance to correct issues. Anytime we had a concern and or an issue, it was addressed immediately. Since our 2nd month in the building, things have been a dream. From Ranika and her team in the Resident Services that are so efficient, friendly, and just excellent to work with, to folks at the concierge desk like Latoya and Steve that make it a joy to interact with...these are some of the finer things. Now, on top of that, the views from our apartment are tremendous. Our apartment size is wonderful. We are potentially thinking about asking for a renovation upgrade on a renewal. Hint hint! Again, ask for what you want. It does not hurt to ask...Regents Park believes in taking care of their residents. We are fans and hope to see more fans on here and more social events. read more

Regents Park has a few virtues. You get a fair amount of space for your money compared to what you'd get elsewhere in the city. The location is pretty convenient. Buses to the Loop and to the University stop right outside the door. The Metra line to the Loop is just a block or two away. The building is pretty much on the lake so you have convenient access to the lakefront jogging/biking trail. There's a nice little coffee house down the street. Other than that, Regent's Park has little to recommend it. -The gym is old, cramped, and very expensive. I paid nearly $300 for a three month membership. By comparison, I would pay approximately $375 for three months if I joined the East Bank Club. -The grocery store in the basement is overpriced and very dingy. -The laundry rooms are expensive and lack capacity. -The HVAC system is "two pipe" system, which means that the resident cannot choose between heat and air conditioning. In May, be prepared to swelter before the switch the building to air. (In all fairness, a lot of buildings have this issue, and some places in Hyde Park don't have any central heating/cooling. Still, it's annoying.) -The cable/internet service is awful. The building offers access to DirecTV through an intermediary called MDU Communications. MDU also provides the internet, which is about as fast as the Ameritech DSL my parents had ten years ago. During peak usage times, the internet was so slow that even basic and essential tasks like downloading an email attachment would take forever. -Aside from one individual, the door staff is pretty much indifferent. read more

We moved into Regents last month as my husband is attending Business School at the University of Chicago. We have three young children and moved here from a very nice five bedroom house in the Atlanta suburbs... and needless to say were extremely nervous about such a huge lifestyle change. I also was worried because many reviews were so horrible. I knew I wanted to live in a nice, safe place and was within walking distance to Booth, so after looking ALL OVER Regents was really our best option. What I expected to be an inconvieniance has proved to be just the oposite! Living at Regents has been wonderful for our family so far! It might just be the crowd we run in,, but it seems that many people we have met here are lawschool students, or more "serious" business school students, so the atmosphere is quiet, respectful and friendly. We have never heard our neighbors, or experienced any unfriendly behavior from anyone who lives or works here. My husband is able to walk to school on nice days, or take the bus in a very reasonable amount of time. The elevators are always in working order and do not break down like many of the bad review said they do. Also, my very nerdy and techy husband has not had one complaint about the internet, which means it must be pretty great. The staff here is AMAZING! Equilla, our leasing agent, worked really, really hard to get us an apartment that had enough space in our price range. We are getting a student discount and could not have afforded to live here had she not been so kind and "pulled some strings." The front door men are AWESOME, and know most of the people here by name, which made a huge impression on me. The activity co-ordinator, Jennifer, is super sweet and works really hard so that the kid's club, and other Regents events operate smoothly and are enjoyable. The grocery store here is super sweeeeeet, and while some of the items are overpriced ($7 for a box of cereal, yikes!) the majority of items are average grocery store prices ($2 for a jar of jam, $3 for a bag of cheese, etc.). The parking garage men are wonderful and helpful... I could go on and on as I have honestly not met one staff member here who has not totally blown me away. Coming from the friendly South, that is saying a lot! The convieniance Regents offers for me, a mother, is unparalleled. There is a Dry Cleaner, grocery store, mail room, gym, pool, Kid Club, restaurant, "Starbucks" type coffee shop, parking garage, and laundromat IN THE BUILDING! Not to mention, the area around Regents has parks, grocery stores, and a lovely rooftop garden area. Basic household activities are just so. much. easier. When we first moved in and were unpacking I seriously never left the building, and thought it was really cool that I even had that option. Our apartment is right beside the trash chute, so instead of waiting to take it out once a week, we just convieniantly drop our trashbags down 26 floors and are done. Our bathtub started dripping and the day after letting the maintenance men know, they were over at our house and had it in perfect non-dripping condition. I read about over hundred reviews before moving here, and did not know what to believe. I am a normal mother who has normal expectations but did not want to pay a lot and then be "screwed" by a luxury apartment that wasn't actually luxurious. After living here I believe that Regents has been really awesome for our family, and talking to other residents here, it seems as if we all feel the same. Our family moved here knowing that it was a more pricy option than living in the student housing ($2000 a month for a three bedroom, plus $175 for underground parking), but honestly you get what you pay for. While my husband is busy at school for the next two years, I am happy to pay a little more to live in a happy and super nice place that I absolutely love! read more

PLEASE DO NOT RENT HERE OR AT ANY MAC PROPERTY! This is an awful place to live, we have been very unhappy here. They treat their tenants horribly, and are really overpriced for an old building with little to no upgrades. They do not respond to emails or calls and constantly make mistakes with their accounting. You can easily find a better place to live than these MAC properties!!!! read more
