    I have found cockroaches in my Regents park apartment twice over a 4 year period. Today I found another one, and when I sent a work order to Mac to have it addressed they informed me that it would be up to 72 hours before they could send an exterminator, and that they do not work on weekends, so it would be up to one week before someone could come address the issue. Mac does not care about their tenants, nor do they treat them well. Mac has taken away bike parking, they are closing the pool, the elevators have been under construction for over a year ( and only 1 has worked for the past several weeks, so it takes up to 30 minutes to get to and from your apartment if you live on upper floors), and they have removed guest parking. The view is amazing, but it is NOT WORTH IT! Do yourself a favor and do not rent from Mac Properties.

    Regents Park (RP) is an ok place to live nothing more - nothing less. First, its definition of luxury is not completely w/o backing but it is definitely viewed as slant. If the 90s or early 00s, this would be the epitome of luxury for its price range. Yet it is 2015, so what any normal person would expect to have in 2015, RP lacks and then in the alternative, it has what you would not expect to have.' The GOOD: The area is grand. Hyde Park has a lot to do with a movie theatre and a busy-active 53rd Street around the corner. The park is very nice and across the street. RP's staff is very nice & helpful. Doormen/ladies, maintenance, resident services, and the leasing office are filled with nice people. The pool/hot tub/fitness room (not center/gym) are all very nice and convenient. They are an elevator away, and the grill is a solid effort. Yet with grubhub, you can more variety at your door. And I have had a gym membership for over a decade that I actually use so if you are into fitness, you will be disappointed that the variety is slim to medium and the free weights do not go heavy enough. The in-building store has saved my cooking plenty of nights. It is not low low prices but there is worst. Now to what it does not have in terms of modern convenience, no DVR or ability to customize your television package. And the satellite is inconsistent on a sunny day with no or minimal cloud cover. Either way, I work too much to watch shows when they are actually broadcasted. So there go the shows I really do enjoy. The internet is very fast and included in the rent, which is nice. Yet can probably get a friend's login for online viewing on hulu or something else b/c the building has a single contract with Dish Network w/o online viewing access. Next, sometimes I am surprised when my dishes come out completely clean in the dishwasher. I am not talking about top rack dishes blocked by overfilling the bottom. Dishes rinsed and partially cleaned on the bottom rack going in come out on the dirty side of even. Also, spiders call the exterior of the building home. I have not opened my windows all summer b/c the babies are small enough to get through the screen. I have a toddler child and do not feel risking an allergic reaction if she is bite. Of course, the building sprayed for bugs but it is a problem/infestation I never experienced before. Another thing, the leasing office will tell you that there is a cap on heating/cooling. This is true. But when they tell you that if you use less than the cap that you will pay under the cap, that is a boldface lie. The building charges a pro rata share of your apartment's square footage compared to all the occupied apartments in the whole building against the buildings single utilities bill. The building is not set up for individualized heating/cooling costs per apartment. If the building as a whole uses less heating/cooling to result in a pro rate cost below your cap, then you would pay less. Yet this is Chicago and what are the odds all the residents conserve consistently? If anything, RP will ask you to take its word that it will not overcharge you b/c it is not set up to show you this one mega-bill for the building to prove its utility accounting is fair & accurate. Additionally, do not believe any picture of the inside of the unit. The building is out of date - very out of date. The kitchen is probably mid 90s era. Maybe there are some up-to-date apartments in one of the two towers, but I have not seen one nor was shown one. The parking is atrocious. The building charges more than a office tower downtown. And it is Hyde Park, so parking during the day is not that bad but after 5pm - midnight - pray! Last bit: - I never had any issues with cigarette smoke in the building, that may be isolated based upon certain bad residents. Yet it would be unfair to expect RP to have cameras in every stairwell of over 60 floors of 2 buildings

    Update, this place is so bad and mismanaged that I paid almost $4000 to buy out my lease and leave. Avoid this place!

I wanted to take a…read moremoment to post an update to shine a light on the exemplary property manager, Craig Perry, who oversees this building with kindness and empathy - all within the parameters of the utmost professionalism. Craig runs a tight ship in the best way. He GENUINELY cares about residents' concerns and wastes no time in addressing them and arriving at a solution. As I mentioned in my previous review, I've lived in several rental communities in downtown Chicago - and have worked with a few outstanding property managers, but Craig is head and shoulders above the rest, which is an absolute necessity for a positive living experience. Hands down. Special shout out to Steve Sink (Dir of Leasing) for always taking the time to catch up when we cross paths - another kind human, and consummate professional. And, finally, to the incredible door staff - looking at you, in particular, Mike and Senait, the weekday morning crew; and to the maintenance team - always smiling and friendly, and at the ready to help. I realize this update is primarily about the day-to-day operations team at Aqua, rather than the building itself, which I've already addressed below. I just feel that in a sea of pretty similar rental options downtown, it's the people you interact with on a regular basis who truly make your living experience enjoyable. And this team led by Craig, well, I've yet to experience its equal.

    We chose this building in part because of the advertised amenities, but our experience with them…read morehas been consistently disappointing, as has the level of responsiveness from the management office. * Sauna: To our knowledge, the sauna has been out of service since we moved in. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

The building is conveniently located to everywhere I need to be, the amenities are top notch, the hospitality of the door staff and the office team are exceptional, my friends, who are 5 and 6 year residents, absolutely love everything about living at the Gallery on Wells. My fiance and I have had issues since day 1. To name a few: -The Resident lounge is actually an employee lounge throughout the day as that is the only space the employees have to go to. -The grills have been broken since day 1. You have to bring down your own lighter, pick up the metal grates with your hands, and then light it to actually get it to work. -Once snow started in Chicago, the management team would not have the snow removed from common spaces making the grills, etc. inaccessible. -The key FOBs don't actually give you access to anything. I don't even know why they give them to all the residents when they don't work to get you into any of the common spaces. -They will randomly do renovations on a floor without providing any of the surrounding apartments a notice. This is very frustrating especially during a GLOBAL PANDEMIC when everyone is working from home. When you speak to the management team about these issues, they make you feel like you are the only one with problems and that everything is great about the building. That is not true as I have spoken to several residents who are frustrated with all the same issues. This experience has made me think twice about paying to live in a managed high rise building.

I…read morehave lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North that is totally unsafe. There are ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the overpriced bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. There are a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only apartment I've ever regretted signing a lease with. RUN! The staff is very nice, the maintenance team is very quick - we had one issue and it was easily fixed on the same day. The apartment has nice renovated interior, and it's quiet here. I work from home, and I do not hear any noise except for maybe some trains and traffic outside - but that's pretty much everywhere the same if you live in a big city. They do not have the best bike storage here- it's a tiny room with only a couple of shelves (for such a big building), not super convenient to "park" your bike there, and the spots are not assigned to residents. This was not on our priority list anyway when we were looking for the place, and we have only one bike per family, so that's OK. In general the impression has been good so far, we like it here.

    If you are considering living here, read this first…read more I was charged $300 for two blinds upon move-out, described as "custom-made" and damaged beyond normal wear and tear. I have attached the photos they provided as "evidence". You can judge for yourself whether this justifies full replacement. Over multiple email exchanges, management could not describe the specific damage in writing, could not provide documentation proving the blinds were custom, and when I requested an invoice, admitted they did not have one, meaning I was charged before the replacement was even completed or documented. Draw your own conclusions about how this management company operates. And if you really have to live here, document everything before you move out, photograph every inch of your unit, and know your rights under the Chicago RLTO before signing anything here. p/s: What makes this worse is that none of this came after any prior notice or conversation. Their very first communication after my move-out immediately threatened collections and credit bureau reporting if I did not pay within 30 days. Whether this is intentional or simply a failure in their notification system, I don't know. Either way, tenants are blindsided with a payment deadline and a collections threat before they even know a balance exists.

This building and its halls are kept spotless! Whenever I call maintenance they are always prompt and they get the job done. I am extremely picky about where I choose to live and the Streeter does not disappoint. I especially enjoy dealing with Noah who is always helpful, patient and friendly! The amenities are plentiful. The jacuzzi's are maintained and kept clean. Other buildings have failed in their attempt to keep their jacuzzi clean. Sauna and steam rooms are immaculate! They have a swimming pool adjacent to the jacuzzi. They have an awesome gym too! Close proximity to everything! Unbeatable!!! The Amazon package room is run well and they haven't lost a package yet. This is impressive and difficult to achieve. Elevators run smoothly and I never have to wait. The building really demonstrates how they care about their tenants and they take pride in their jobs and it shows. I have given them a five star rating because they earned it and they deserve to be praised for their work ethic and dedication to their tenants and the community. I highly recommend the Streeter. I cannot say enough good things about them! The Streeter is welcoming and I encourage everyone who wants a good quality of life and a clean environment to move to the Streeter. I stress to you all that this is the only place where I felt comfortable and at home. Highly satisfied.
