I've worked with Rentnoho twice in the past and both transactions were super successful. Not only are they organized and fair, but they also have a fantastic, friendly, and incredibly responsive team. I don't understand why so many reviewers complain about "realtor fees" since that is part of the business and they are very up front about it. You either pay it and get the place or you don't because you don't like the fee. I really don't see the big deal. And look, I'm not rich or affluent or anything like that. I just believe that if one doesn't agree with a service, that person is not obligated to partake in that transaction. So anyway, on those two occasions of working with Rentnoho, they were very comprehensive and communicative. Both locations were excellently suitable to my lifestyle and both worked out magnificently. I would give this company zero stars if I could. This company is a parasite to the area. You sign a contract to rent your place through them, they make all these promises, and deliver none of them. I went to great lengths to help my dad deal with the lack of support he got from this company when listing his apartment. The owner is incredibly rude and unprofessional. Based on her behavior and reactions to emails/messages, you can tell she regularly gets negative feedback on the way she runs her business. If she had pride in her company at all, she wouldn't treat her customers in a rude and demeaning manner. I got feedback from many potential renters saying that they would prefer not to work through rentnoho, and now I know why. I do not recommend this company. If you're new to the area, you're better off getting an apartment through Facebook marketplace than this company. read more

If I could give this business zero stars, I would. I applied for an apartment through RentNoho in good faith. I submitted my full application, provided all financial documentation required (including tax documents), and handed over more than $1,000 in money orders as instructed. Over the next week, I experienced repeated delays, shifting standards, and inconsistent communication. Despite meeting every listed requirement, I was later told additional materials (like savings documentation and guarantor income) were required--none of which were mentioned at the start. When I asked for clarification or requested basic accountability, I was met with defensiveness and unprofessional replies. After withdrawing my application due to these disorganized and untransparent practices, I received an email blaming me for the confusion and implying I had been abrasive--when in fact, I had simply been asking for the very professionalism they failed to provide. When I mentioned my experience to a local business owner, they immediately shared that RentNoho has a long-standing poor reputation in the area. After doing further research, I found similar complaints online, including a negative rating from the Better Business Bureau. If you're a prospective tenant in Northampton or the surrounding area, be extremely cautious before working with this agency. They operate with minimal accountability, poor communication, and a pattern of blaming applicants for their internal disorganization. The negative review that I gave and others gave are correct...were shown apartments that were dirty with items left from prior tenants...shown an apartment by Smith College - the renter was still in the apartment - it smelled horrible - filthy - the person who was supposed to show up for the appointment did not show waited for over 2 hours when they said they would get someone to our appointment - NO SHOW and we came up from the middle of CT...wasted time. Friends told me they had the same exact experience...expected us to move into a dirty apartment. It is still on RentNOHO for not explaining to landlords they cannot show their apartments unless CLEAN! But this outfit is out for quick money. Found an awesome apartment through the Gazette...Facebook is another great area for apartments in Northampton and Florence that friends have used. I had a very positive experience working with RentNoho and would recommend them to anyone in the area. I worked with Maura and she went out of her way to find me apartments that met my needs. The money upfront is a lot, but is returned after you find an apartment or get denied. Once my application and references were approved, things moved pretty quickly. RentNoho.com has a very sketchy process that one must follow to get ANY information and/or apply for the listings they supposedly represent. Beyond demanding that you provide them with a non-refundable fee that permits them to pull all sorts of financial information about you BEFORE you can get any information about a place, they also ask for a 60% of a month brokerage fee UPFRONT as part of the application/information gathering process. Really? What happens with the checks you provide to them, should things go awry, is unclear. Rest assured, however, return of your cash is undoubted governed by some sort of compulsory legal document you must sign that is completely one-sided (read: RentNoHo.com's side) as far as outcome. After reading various reviews about these characters - I was leery about dealing with them and the listings they presented on-line. After probing a bit more in several email communications with them - and being presented with their list of financial demands - I decided to pass on any listings they had, irrespective of how good they may have appeared. It's unfortunate that the Northampton rental market has such a questionable brokerage entity playing in this space. Both RentNoHo.com - and the landlords they represent - appear to be just plain lazy. Do yourself a favor: Go direct and forget about anything RentNoHo.com may offer. Horrible experience. Updated: 19 days after applying, 10/6/18 I had applied to rent a RiverRun Condo. I was easily "approved" by both RentNoho and the company managing the condo for the owner 3 days after applying. First problem: I believed this meant they took my $555 in exchange for a binding option to rent the apartment. Well, a few days later, another party, the company managing the condo first said you have an option to rent, we think you may have another apartment. Please decline by end of today. (RentNoho keeps my $555. dollars.) Then, half an hour after the deadline, a co-president of the management company said "we decided we won't rent to you now--you get your fee back though". That's not how options work. You can't refund money and have the option go away. Note RentNoho.com is the party I have the contract with, responsible to tell me what's going on with my option to rent. Last communication from RentNoho.com itself, the company I have the contract with, said wait for the lease, don't do anything. That was 16 days ago. No word to me, despite repeated communication attempts, so far. Today is 10/6/18. That was problem 1. Be prepared for the most frustrating customer service experience of your life. It usually goes something like this: - You find a listing on their site that looks like it would be a great place to live. Awesome! You find the contact information and call their office. - Nobody picks up, but there is a recorded voice saying something along the lines of, "We are really busy now. Leave your info and we'll get back to you." - A day goes by and nobody contacts you, so you find an e-mail address and shoot off an e-mail expressing your interest. - You call their phone number again. - Nobody picks up, but there is a recorded voice saying something along the lines of, "We are really busy now. Leave your info and we'll get back to you." - A few days go by and finally and agent sends you an e-mail that is less than 20 words in length and says something like "Can you meet me for a viewing tomorrow at 10:00 a.m.?" - If you're not available tomorrow at 10:00 a.m., you can e-mail them back and ask for an alternate time, but it will probably take a few more days for them to get back to you. I'm sure their agents work hard and it's more a matter of the company being grossly understaffed than anything else, but still, you are the customer and you shouldn't have to play Where's Waldo? for a week and a half just to schedule a showing. I lived in the Amherst/Northampton area for 7 years, lived in 3 different apartments, and dealt with them several times. Unfortunately, I always had the same experience. read more

Difficult to arrange appointments. Website was clunky and only sent an email to an "agent" who would then reply several days later. Phone only gets voicemail. When I was finally able to set up an appointment to see an apartment, I waited 20 minutes and no one showed up. Having to take time off of work, this was frustrating. When finally contacted by the agent, she said she was sorry to have missed me and uncertain how that happened....but no attempt to set up another time or offer to come meet me as I stood there waiting. When I sent a follow up email asking if she was going to offer me another viewing time, I did not get a reply. Extremely unprofessional, and after living and renting in Northampton for 15 years, the least helpful, friendly and professional rental service I have come across. Highly discourage anyone from using them...and I wish I had read the reviews here before I did. Take warning. read more

Rent Noho misrepresented the lease and agreement that they had facilitated between myself and my landlord. When the dispute over the terms of the lease came to a head, they claimed they had "no legal responsibility to mitigate the dispute." The way their business is run in unethical and mismanaged to the point that if you can avoid them at all costs do so. Only after I had filed the rental application and associated fees with MaryAnne from rentnoho.com, was I informed that the conditions under which I had engaged in that financial transaction were false. They advertised the property as a year lease and then told me it would be a month-to-month arrangement. This has to be a violation of many full disclosure law. They took money from me under false pretenses. The landlords wanted to advertise the property to sell it hence the month-to-month arrangement. Since I had a financial investment at that point, I met with the landlords to discuss an alternative tenancy arrangement. We came to an agreement that I would have a fixed 6-month lease and then would be a month-to-month tenant under the condition that if I were to move out as a result of the landlords' volition within a year I would be reimbursed the reality fee of $720. We communicated this arrangement to Sharon Heston who then wrote our lease. When I was informed I was being asked to leave within a year I assumed I would be reimbursed the reality fee as outlined in the lease. The landlord felt that since the house didn't sell I should not be reimbursed the fee as outlined in the lease. I reached out to Sharon made no effort to help interpret the lease and settle the dispute. Many phone calls into Rent Noho produced no effort on their behalf to from the staff there. Ultimately I decided to not take this to small claims as the time and investment in court is almost not worth the money. The manipulation and unethical behavior on behalf of Rent Noho is simply inexcusable. read more

When we moved up, we really wanted to get a place in Northampton. It seemed that the only company that really dealt with the area was RentNoho. We had already became interested in a bunch of their listings and contacted them before we had read their abysmal reviews on this site, and I immediately became nervous that we were in for a terrible time with them. Luckily, I will say that our experience didn't seem to be anywhere near as bad as what others had. While it was true that they are VERY hard to get ahold of on the telephone (don't even bother trying to call their office; nobody will ever pick up), they did manage to get back to us in one or two days about the apartments we wanted to look at and set up viewing times with us. Overall the people we encountered through RentNoho seemed pretty eager to please, but it has to be said that they are pretty disorganized and even flaky. We were told a showing was going to be an hour long. We ended up running a bit late to the showing due to getting lost. We didn't think it would be a big deal - after all, she said it was going to be an hour long - but when we showed up, we found nobody at the house. After contacting one of the representatives, we were told that she actually had something else to do and had left after showing the house for only 15 minutes! I understand these people are busy but if you tell your clients a showing is going to be an hour long, at least stick to it. We had also set up a third viewing with them for an apartment that was perfect for us. They asked us what our availability was like for Thursday, Friday, and Saturday. We promptly told them that Friday and Saturday were totally open, but Thursday was taken up by a prior engagement. After a few hours, we received an email basically ignoring everything we'd just told them, saying, "How about Thursday at ___?" "No, we just told you we couldn't do Thursday," we said promptly. "Is there any way you can do it on Friday or Saturday?" They never responded. So when we called them to ask why there was nobody at the showing, we also made sure to bring up the scheduling issue for the apartment we really wanted and reminded them that we couldn't do Thursday. We asked if there was any way we could work something out. We were assured that they would do something about it, and that they would get back to us. Long story short, we never heard anything else from them. They held the showing on Thursday anyway, and gave the apartment to someone else. We'd had a terrible time trying to find an affordable apartment in this town, and it about broke my heart going on their site the very next day and seeing that adorable apartment we dreamed of renting with the "UNDER CONTRACT" tag. If they honestly couldn't have made it work for us, we would have understood, but instead they chose to just not keep us informed at all and left us to find out the hard way. Dejected, we stopped doing business with RentNoho and just went back to perusing online listings. Based on our limited experience with them, I can't judge them as a bunch of swindlers and crooks. We never got as far as giving them any money or committing to an apartment since we never got to view the one we really wanted. I can only tell you our general impressions of the company: that although they may try, they're unreliable, disorderly, and somewhat unprofessional. They could probably benefit from hiring more people to help them out, or at least have someone sitting in their office most of the time that could answer the phone! But if you do choose to work with them, make sure you stay on top of things on your end and be aware of what's happening. Chances are, unless you pester the crap out of them and make your voice heard, you'll likely be given the runaround. And when you factor in that you'll have to pay them a substantial fee on top of all your other expenses, why even bother? Just go to Craigslist. read more

It took me over 1 1/2 weeks to get in touch with someone to get an appointment for apartment viewings. I was passed off between 3 people (and ignored mid-email conversation with some) and each time had to re-explain what I was looking for and properties I was interested in. By the time they got us an appointment, it was the day before we were leaving town and all the places were already taken. The agent they put us with didn't have much of a clue about the area, the apartment, or anything else for that matter. We were warned about rental brokerage agencies in this area but the other few we dealt with were pretty great. It's RentNoHo.com you should watch out for. read more

Basically robbing people and the only reason they can continue to do this is because PROPERTY OWNERS give them their business and basically you can't live in Northampton without using them because they have pretty much every rental under contract. Oh the hoops you will jump through. My wife and I were thrilled that a business like this exists in the valley. We just moved out here from Somerville and finding a place that wasn't beat up by college students was proving difficult. First of all its a 60 percent realtors fee. We were showed 3 apartments over the course of 2 weekends. The agent we worked with, Chris, had only a rough idea were the apartments were and had very little information about them. We had gathered more information from online searches than Rentnoho.com provided. It felt like we were leading Chris around to each place so he could unlock it and receive his check. Very disheartening but it still seemed the best option, we figured that with all the effort already put forth, we were bound to end up with a nice place. We found a place a we liked in Northampton, the agent said we had it so we hustled to get together the paperwork. Rentnoho.com called and spoke with three landlords back, they required a letter from my employer and we were rushed into the vet for two healthy indoor cats. After all that, literally doing whatever we were asked, all under strict time constraints, we did not get the apartment. We were deeply let down by the loss of the first place, Rentnoho.com, Sharon specifically, said she would email us with 'any opportunities that pop up' and that we would be taken care of. We never received one email and were left to do all the searching ourselves. We found a new place we thought we would love, we drove 2 hours out and met with Chris (why Chris again I have no idea). He spent 10 mins with us and knew very little about the property. This place we got! We made the move last weekend. We discovered we are pregnant and told the landlord. Everything changed, we have been asked to leave before the baby is born as the landlord would not have rented to us had she known. As though we aren't a young married couple, why would we assume it would be a problem. We write an email to Rentnoho.com asking for our realtor fee back as we clearly moved in under false pretenses and are now being asked to leave. Sharon wrote back, insulted by our request, as though $597 for 30mins of Chris's time was not ridiculous given the outcome. She had the option to be professional and write an apologetic letter back, at least offering up some sympathy if not any refund. Her response instead was an amazing spattering of teenaged angst like "no, not my problem, we are good you are bad, Rentnoho.com is not the problem". Sharon, take a class on communication, it was utterly shocking to have a business respond to an email like a child. Keep your ego in check, it is never to late to learn that you may be in the wrong business (customer service). All and all, don't use this service, it is not worth your time, stress or money. read more

I am still in the process of dealing with Rent Noho, so I'm willing to change my review (for better or for worse) when I am further along in the process. However, I do want to confirm all of the reviews that cite horrible customer service. It's true. You will respond within minutes to an email they send with another question or a request to change a time of an appointment and it will take DAYS to hear back from someone. I see that someone has commented on a few negative reviews here saying that they respond to every email and phone call within 24 hours and it's just plainly not true: I sent an email on June 7th asking to adjust a time of an appointment three days beforehand. On the day of the appointment, I emailed to cancel because no one had said anything to me either way. The next day (today) I received an email saying they couldn't have made six o'clock and they have to give tenants 24 hours' notice before a showing anyway. So I realized there's a weekend in there, but in this day and age, email can be checked on the go and someone definitely could have responded to me on Monday morning about a schedule change of only 45 minutes. Either way - there is not a 24 hour turn around time for scheduling. If it's during their "busy season" expect a three to four day wait before you hear anything. And one of the emails contained a signature that said something along the lines of, "If on the road, replies may be brief" which lets me know someone in the office has a smart phone and I would prefer a brief yes or no response to my scheduling questions than total silence until the day of my appointment. The sad thing is, they manage about 3/4 of the properties available in this town, so you're kind of stuck with them. So stay tuned. Next week hopefully I will have a showing and I will update this review accordingly. As of right now, I am completely dissatisfied with my experience and wishing I had more options. I used Rentnoho to find a place in Northampton over the last 2 months. I read the reviews here and was also warned in person about suspect service, but I can say that has not been my experience. I delt with Maryanne and Sharon and both were very good to me. I flew in from out of town and continued the process of signing the lease and doing the paperwork all from long distance in Florida. The experience was very pleasant from start to finish and Sharon worked with me even as I was thousands of miles away and with out internet and a printer at times. She was very responsive to emails. The selection of apartments was good and she even had a copy of the lease dropped off when I was unable to print one due to being newly moved. The only criticism I have is that it can be hard to get them on the phone, but they'd told me up front it typically takes about 24 hours to return calls as the office is not staffed 24/7 (I imagine because of showings). All the frees and costs were laid out clearly from the beginning and there were no surprises. This is just my experience, but I did not deal with any of the negatives mentioned in the previous reviews. My experience was overwhelmingly positive and I would come back to Rentnoho to find another apartment. read more

I was completely annoyed and as a long time renter have never experienced such a heavy lengthy application process. Plus it was annoying to have to deal with 2 people besides the landlord. Almost a year ago, while I was applying for one of their apartment, my application was denied because they said the landlord refused to clean the apartment before I moved in. I was desperate and I had to find a new place so I said it was fine. Lo and behold, when I got my keys, it was to a dirty, disgusting apartment filled with heroin syringes and the former tenant's belongings. I email RentNoho for help in contacting the landlord and help me resolve the issue. They responded that it was not their responsiblility, and after signing the lease, they have no more involvement. I PAID THEM A LOT OF MONEY TO FIND ME A DIRTY APARTMENT FILLED WITH SYRINGES! Great work! I should have reported them but I was exhausted from the move and wanted to put everything behind. STAY AWAY!!!! These woman are unethical and just plain rude. I consulted Them about renting two units in a multi family I own. While Rent Noho was viewing my units they asked permission to take photos for "office purposes only" which I found odd but allowed. We ended the meeting with no agreement or contract. Therefore I had not given them the listing. The next day I find out that both my units are listed on their website with open houses scheduled. I called immediately and asked them to remove the listing as NO AGREEMENT had been reached. I received a very nasty voicemail with a few digs and insults from them as a response. An apology for listing and posting photos of my property without my permission would have been an appropriate. But I guess integrity and common sense are too much to expect from these women who only value money rather than good customer service. Now I know why they have a horrible reputation. Potential tenants, for good reason, have given Rent Noho horrible reviews. If you are trying to rent out your house, please go elsewhere. For the sake of having decent businesses in the community, you should not go with Rent Noho. For potential tenants- stay FAR, FAR AWAY. You will only face disappointment and frustration with this company. I began apartment searching in late April this year. We needed to move and were set on Northampton. The website showed a few good looking rentals. I called and spoke with someone on the phone. She was polite, and agreed to set up time for us to see Apartments on a Saturday morning, I gave her all of the info about what we were looking for, and told her that we were coming from 2 hrs away and needed to see a few places. We were given a strange address later that week, and we thought it was a rent Noho office. When we arrived, it was a house that they were trying to rent. I had spoken with Shannon, who met us there. The house was far below the rent and criteria I had expressed when I made the appointment. We also found out, the hard way, that Shannon had no plans to show us any other houses. We expressed our desired place to her, again, but she didn't have anything else to show us that day. She seemed almost indifferent that we had wasted an enitre Saturday and plenty of gas driving out. She said she would call us when something came in that met our demands...but...surprise, she never called. A few weeks later we found a few more houses on their website that looked good. I called again and spoke with Jennifer. We expressed our dissatisfaction with our last experience, and Jennifer said she would take care of us. This was a Tuesday, and we planned to visit Saturday again, Jennifer indicated that this would work. We sent her a list of five or six properties and arranged a Saturday showing. Thursday, Jennfier e-mailed us, saying that she would now not be available. I told her that our time frame was getting tight and that we really needed to see some places that weekend. She agreed that she could make time (through e-mail). Friday night, at 10PM, Jennifer texted me saying that she had a family emergency. It was very disappointing that she had no back up plan, and since she had already tried to get out of our showing on Thursday, I wasn't that surprised. I asked that she call us when her emergency was dealt with to schedule some time for early the following week. Surprise, surprise....it's now three weeks later and she never called, followed up, or even apologized. Thankfully, we found someone on another website who was easy to deal with, and we found a great place to live, with no renters fee. I would never, ever, try to deal with Rent Noho again. The lack of professionalism and concern is astounding. It would be throwing money down the toilet to pay them a rental fee. Worst part is, they seem to have a monopoly on apartments in Northampton, which is why I urge homeowners to find another realtor to use, for the sake of the Northampton community and potential tenants. read more

Overpriced, slow to fix any problems, yet quick to attack the tenant about problems not related to the tenant. Plus when I was moving out the realtors showing the apartment emailed me asking me to clean up the place for showing. I WAS MOVING OUT! Yes there were boxes everywhere and bags and such. I am relocating to Northampton for work and it was recommended I use their service, but after reading a couple reviews I think it paints a perfect picture. These people are ridiculous! Trying to find a place to live in Northampton with Rentroho was a waste of my time. After looking at just 2 of their house I found the following things wrong with their houses: NOT UP TO SAFTEY AND HEALTH CODES; Black stuff came out of the tap; Kitchen cabinets looked like they were going to break; flooring looked like it would come of any moment. A lot more wrong with it. Don't even waster your time especially cuz you don't even know who the landlord is if you have a problem while living there. read more

RentNoHo does not provide quality service, good service or for that matter, any service to their customers. Agents do not respond to phone calls, emails or requests to see an advertised property. I have attempted to use them several times ... and only after weeks of multiple emails, phone calls and pleas for someone/anyone to respond concomitant with a visit to the office in Northampton (I sat in the lobby until an agent would speak with me) did I actually see a property. It is such a sad state of affairs that so many properties list with them in Northampton (although according to these reviews, not all listings are legally under contract) when there are so many worthy prospective tenants who could enjoy Northampton properties. My fiancee were shown a few options by a Noho representative. We ultimately did not choose to rent any of their listings, which were of poor quality. The woman was nice, but when she asked us to estimate the square footage of an apartment she showed us because she was no good at estimating these things, it rather soured the experience. read more

Very friendly -that's why 2 stars. However, not prompt with replies, disorganized (didn't know basic information about rental properties), overbooked themselves (we were there to look at an apartment along with another individual- awkward) and left listings up that had been rented. Also, their fees (especially for the caliber of service) are ridiculous. It's a bummer because they have a bit of a monopoly on the rental market in the Northampton, Ma area. My partner and I decided to hold out until we found a place without using Rentnoho. We went with another rental agency that we were very happy with. Good luck with your search! read more
