This was the perfect vacation! Everyone at the Residence Inn was welcoming and hospitable. Their complimentary breakfast was excellent and the dining room attendants always offering a cheery "good morning". The room was nicely appointed. We had a room facing South. It was pretty quiet. I notice the rooms facing the north seemed noisy but some had a view of the Capitol if you have a high floor. The beds were very comfortable. I took away a star due to the coin operated laundry room was expensive and only half of the machines were "out of order". There was a line to use the machines. The indoor pool was small and very loud. The exercise room was adequate but honestly if you're on vacation you'll be doing a lot of walking! The sofa table in the living room and dining table had sharp edges and both my daughter and myself cut our toes on the sharp edges. The location is perfect. The Residence Inn is less than 100 yards from the metro and two major city blocks away from the Nation's Capitol and National Mall. There is a CVS about a 10 minute walk from the RI. The RI also has grocery delivery service available. The room has a kitchenette. We used a combination of the metro and Uber to get around DC. I would definitely stay at this RI again. Great location for visitors. Located very close to the US Capitol and within easy walking distance from the main swath of Smithsonians on the mall. Now if you're wanting to visit the White House or anything in that vicinity, you might want to uber unless the weather is nice and you don't mind a decent hike. I'll admit that Residence Inns are one of my favorite non premium hotel brands, especially in the last 10-12 years. They tend to punch above their weight class and the most recent remodel designs tend to be downright amazing. The lobby at this location is very nicely updated but to be honest, the rooms are on the brink of needing a remodel. The rooms appear to be from the previous design generation and are showing their age. That's not to say there is anything wrong with them, my room was very clean, comfortable and well kept. It's just at some point before a refresh, hotel rooms show their age. Again, I'm comparing this room to more recently refreshed Residences and not to a Motel 6 that need refreshing. This is still worthy of 4 stars. One of the other selling points that Residence Inns have for me is a typically pretty solid breakfast. With Covid, this location offers a bagged breakfast that included a breakfast sandwich, water, yogurt, fruit and granola bar. Very good. Bottom line. This is a great location for visitors to the city or anyone needing to stay in that area. read more

Checked in at 11am, told us the room was going to be ready at 4. It's now 5pm and the manager (who's apparently the only manager) has not a clue when our room will be ready ALTHOUGH they had said 4pm six hours ago and is unable to provide any room in the meantime nor can they set us up in a different Marriott. Customer service here blows to say the least. Would go somewhere where the staff gives a damn about customer satisfaction aka not here. read more

The hotel was very clean and the lobby was open and airy. Of course due to Covid protocols, the restaurant or café were closed. The rooms were nice modern and clean. Although our room had a nice view of the business next-door it was still very spacious for me and wifey. I have stayed at a few residence Inn's in the West Coast and that was my reasoning why I chose to stay at this particular hotel. The reason I am giving this three stars for this particular hotel is due to their poor customer service. Upon arriving, the attendant behind the front desk Barely acknowledged us entering the hotel and seemed like she did not want to be there. I felt she was slightly rude and not very welcoming. Ironic that she works in a hospitality environment When she wasn't very hospitable. Long list! Missed you cockroach! Website still shows pool.. no mention of it being closed. Only reason I booked this hotel was because of pool. Hot water goes down for several hours on a holiday. When we woke up, no more water. No proper intimation of such maintenance. Utensils for 2 people. Had to keep washing them. Dishwasher error and limited dishwashing detergent enough for one wash. Limited housekeeping help - had to go downstairs to grab stuff. Limited coffee pods in the room. Had to go downstairs to get more. Cold and horrible grab n go breakfast. 3 towels in a 6 person room. As a military family we always enjoy traveling, seeing new places, and meeting up with old friends. Because of the size of our family (5) and the need for privacy, we reserved a larger suite at this hotel. We then offered our larger space for games and hanging out once we met up with our friends... So after about 6 hours of traveling with a toddler we arrived 4 hours AFTER you are able to check in believing that we were going to our reserved room to unwind. We were knowingly put into a smaller suite that we realized once we entered the room, so we went back to the front desk to inform them of their "mistake." We showed our reservation as proof of what we type of room we should have, the receptionist pointed out that the bed count was the same, while completely ignoring the fact that we were minus both 1 additional room and 1 bathroom. We were asked to wait in the wrong room for about 20 minutes while they sorted things out, but after more than an hour of no contact we went back downstairs. While waiting more time for this to be sorted out, I noticed similar complaints from other guests having to wait for their reserved rooms to be available. After being given the run around, and told that there were no rooms or upgrades available WE had to suggest compensation for an issue they created! I enjoyed the time spent with loved ones, but needless to say the room, the staff, and the minimal effort put into rectifying their mistake was not the highlight of our stay in D.C. Next time we, and the 2 other families we suggested this place to, will stay somewhere else. read more

6 stars. I could stop right there. This hotel, located near the Capitol (a 10 minute slow walk) and a block from the Metro, did not fail to impress, in terms of location, staff or amenities. From the moment I arrived, Kim at the front desk was friendly, professional, and knowledgeable of all things hotel and all things DC. Not only did she take the time to answer all of my questions, she offered suggestions on where to go during my stay. She was so wonderful that I even extended my stay at the hotel by one day because customer service is key, and she definitely delivered. The one bedroom suite they upgraded me to was very spacious, complete with a kitchen area, a separate bedroom area and a small bathroom. The bed was very comfortable, as most Marriott beds are, and the floor was very quiet; I didn't hear any doors slamming or anything. The area felt very safe and the fact that you need your keycard to enter at night and to use the elevators at all times was a very nice security feature. One hint if you're staying over the weekend, if you have a vehicle, try parking on E street to avoid the parking fees, but read the signs! Will I be back? Absolutely! read more

12 years ago when I first started having to stay for extended periods in Washington, DC, I thought the Marriott Residence was top drawer. A kitchen! A bedroom seperate from the sitting room! Breakfast served downstairs! It was awesome, and it was kind of new so it had that shine on it. It was still a hotel, but staying for a month at the Residence was vastly better than staying for a month in one room with a big bed in it. Flash forward and things are getting a little thread bare. It's still roomy, but there are some stains on the carpet, a little funk hanging in the air, not as many throw pillows (I guess they wore out and were not replaced). Even breakfast looks like it has had better days, although I appreciate the ability to make a peanut butter sammie and take a banana and yogurt for my lunch. And the coffee is good. The coffee is always good. Staff are still great. They work hard and are friendly. But that feeling of faded beauty is omnipresent when I'm in the hotel, and I can't help but remember what it was like when it was shiny and new. read more

The Residence is a perfect little hotel for your stay in DC. Complimentary breakfast with all the usual suspects, a clean room with a kitchenette, 1 block from the metro (Blue Line) and just a few blocks from all the touristy trappings of the city. Prices were reasonable, we crammed three people into a two queen room and came out spending about $100 a day each; which all things considered, wasn't so bad. Front desk could be a little friendlier, perhaps it was just an off day. The concierge was always friendly. Also, and I don't know if this was the hotel, but they had a "$15, take you just about anywhere" shuttle that we used to get us to some of our further out destinations in the city. read more

This hotel is very similar to a Courtyard by Marriott (maybe it has more space and more kitchen space, and that makes it a Residence Inn?) but it is great value for a hotel, especially in DC. I was visiting for a last minute training, and the recommended hotel, (north of the Mall) was well over $350 a night (mid summer rates), while this one was having a deal for less than $150 a night. Granted, it is a several block walk to the main business district, but it was still a good value. When I first arrived, I was placed in a suite that didn't seemed clean, and when I alerted the front desk staff, they immediately apologized and moved me. So, great service. I did not stay for any of the meals, although they have a schedule of dinners, and they also do a continental breakfast. They have laundry facilities, a swimming pool, and fitness area. Since it was summer, I decided to forgo the fitness area for a jog out and really, that is the way to experience DC - from this property, you are a 5 minute jog to the National Mall, and at dusk, when there are few people around, it is really amazing. Makes me wonder if I mis spent my 20's in LA. But I digress. This is another great property managed by Marriott, and highly recommended for the value conscious traveler in DC. Because lets face it, we'd stay at the Four Seasons if we could. read more

Since we were staying in town for a week, this place was the best and cleanest and most decent for the money. - Very close to the capitol... like two blocks Cons: - Kind of on a quiet and dead side of town. Many of the surrounding restaurants and Starbucks were only open for the hours that the surrounding businesspeople's work hours. - GREAT place for families with kids to come but if you are a young married couple like us, you might get annoyed at the breakfast buffet. Tried waiting in line for waffles and had like 7 kids in front of me making a million waffles. Where were their parents? Not only was this hotel conveniently located between the National Park (we came for the Mets vs. Nationals game), but also walking distance from the Capitol and National Mall, etc. We were able to see so much in less than 2 days thanks to this convenient and friendly hotel. GREAT staff, price and experience. Rooms were large, comfortable and clean. Breakfast was enjoyable and there was always a cab available. The only downside was the limited eating options/restaurants nearby as this place is a little off the beat and path. I would still go back. They stored our bags for several hours after we checked out and before we had to head home. Absolutely no issue. The rooms have a Keurig machine with sugar and tea, but no milk or creamers. The lobby offered coffee with creamers all day so stash up on the creamers in your room prior to settling in. read more

Nice rooms -- very spacious and furnished like an actual apartment. Not a bad place to stay for an extended period of time (I spent a couple weeks here). Gym and pool facilities looked mediocre but I did not actually use them. Laundry is coin-operated (annoying) with no coin machine (double annoying); you have to get coins from the front desk. Service is very friendly (when I was expecting a package one day, I asked them to call me when it arrived and they did). The location is very boring -- there is nothing near here at all, and even getting delivery can be a chore. But it is a few steps from a metro station, so you can get to civilization after 5pm (when all the government workers leave). A relatively safe part of town (because it is deserted), though not many cabs come through either. read more

Hmm maybe I am just stuck up but I was not impressed with this dated hotel. I didn't bring my hair dryer because I thought I could count on the one they supplied......WRONG!. It only worked when it wanted to. The bed was uncomfortable, and there was mold in the shower...black mold. There is a small kitchen in the room with a super loud refrigerator. Nothing pissed me off more than when the house keeper banged on my door at 8 AM wanting to clean the room.....8 AM!!!!! Are you phucking nuts!? The continental breakfast is nothing to get excited about. They do something special to eggs I have never seen before, GROSS! The staff at the front desk are very helpful. They allowed us to keep our luggage with them after checkout and store it until our bus arrived. When we came back my friend asked if he could use a restroom and the girl said no, that we could have used it during our complimentary diner but not now that it was 8 PM. WTF? Seriously, if your a cheap ass or have 500 kids you have to pay for then ok.....stay here.....otherwise spend the extra money to stay in a classy hotel. I think this will be our home-away-from-home when Mr. J and I come to visit Washington D.C. from now on. I was thoroughly impressed by this hotel and its location. Located near the National Mall and literally one block from Federal Metro SW station, you can't ask for a better place to stay at when visiting. I think it's better suited for longer term stays like more than two nights. The suites here are complete with a kitchen and we loved the grocery service they had. Make a list of things you want and they will shop for you and stock your room for no additional charge for the service. Buffet breakfast every morning and it really helped keep our expenses down. We really had no complaints about this hotel. Word to the wise, check the Washington D.C. tourism board for great deals on hotels, including this one. That's where I got a terrific deal and we didn't pay $250+/night. Book early and keep in mind that rates are actually higher on the weekDAYS which is very unlike everywhere else. read more

Great hotel with caveats - 4.5 stars if I could The hotel itself is very nice. We recently stayed here for a visit to the museums on the mall and got a huge 2BR with a kitchenette for a very attractive price - with a free breakfast included. The pool/hot tub was great for us and our kids. It is a very short walk to Air and Space and the American Indian Museum (great for lunch BTW) and a not too long walk to everything else on the mall. The staff was polite and helpful. But for a few caveats it would have been five stars... 1) First and foremost be aware that the area around the hotel shuts down at night and on weekends. It didn't in any way feel unsafe - just be aware that unless you are willing to eat pizza for dinner you'll be taking the metro or a cab to go to dinner. 2) The beds were not up to usual Marriott (or even Courtyard by Marriott) standards. Not a problem for the kids...but my back was feeling it after two nights. 3) The breakfast definitely skews southern - there was nothing really that wasn't sweet or fatty (e.g. nuts covered in syrup, no plain yogurt, no lean meats, etc.). read more

Loved our stay here! Our room was very spacious. It was just hubby and me and we really appreciated the space. We usually travel with our two kids and it would have been just fine for four of us. Loved the kitchen/living room area! There was a small stovetop - so cool. We didn't get to use it, but great that it was there. :D We stayed Fri and Sat nights. The place was quiet. On Sun morning, a family with at least two kids moved in to the room next door and man were they having a blast in there - we could here them! The comp breakfast in the morning was great - typical Res Inn breakfast with waffles and pancakes. The sitting area was spacious - plenty of seats for all. Liked having the TVs. read more

The Good: 1) The staff was exceptionally nice. 2) The hotel was lovely, clean, a safe/short walk from the Federal Center Metro stop on the Blue/Orange line, and an short/easy walk to the Capitol/Mall. The Not-so-Good: 1) It's in a boring neighborhood of Federal office buildings. If you want to go out to eat, I almost guarantee you won't be going to dinner (or a weekend meal) within walking distance of this hotel. Everything closes early. Fantastic staff. I was blown away by how friendly and customer oriented everyone is at this location. My check in was the most pleasant I've ever had, the breakfast staff always greeted me, and everyone had a ready smile. The bed was incredibly comfortable, both firm and plush with great pillows. The kitchenette is well stocked with cooking supplies, but I woiuld recommend bottled water for the coffee maker (a Keurig). I did not use the pool, but my daughter said the pool and hot tub were nice. The breakfast bar was satisfying, I especially loved the fresh cut fruit and cheese options, as well as the topping bar for oatmeal or your waffle. Excellent security precautions are in place for the garage and room access. Just one black from the metro and three from the mall, a great location for visiting the city. If you would like to find a reasonably priced and good amenities hotel near the Capitol then this is your destination. James Graham the front desk supervisor set us up in a great suite with balcony views of the Capitol. I can't thank him enough for helping celebrate a 40th birthday. We stayed for 4 days and wished we could stay more. A full breakfast was included which changed each morning. There is also a small market on the premises. I was in Washington DC on a business trip for a couple days and needed a solid place to stay. I am brand loyal to Marriott, and have been for probably 15 years or so. I do this because Marriott is very consistent with clean rooms, friendly staff, & a good rewards program. This rang true for my stay in Washington DC as well. I arrived a little bit on the late side at roughly 11 p.m. The gentleman at the front desk was extremely pleasant, very helpful, and went out of his way to make sure that my experience was a good one, including asking where I would be going the next day and providing directions if needed. The room was clean a decent size and had everything that I needed for hotel stay for a couple days. I left for work each morning and when I returned the beds are made, the bathrooms were cleaned up, and the room actually looked like no one had been in it the night before. This is nothing extraordinary at a hotel but as mentioned before Marriott is always consistent, at least they have been in my experience. If you are in DC and this Marriott is in a good location for what you want to do, I recommend giving it a try. I neglected to mention that there is a bar there if you need a drink at the end of the day to take the edge off, and there is a 24-hour store for snacks drinks etc, and they do serve breakfast and coffee in the morning if you so choose to dine at. I do believe it was a little on the pricey side, but I'm not sure if there are comparabl hotels at a lower price in the city. read more

Good-sized room and a decent breakfast that didn't open until 7 AM, so we had to rush through it. $42+ for parking/night is crazy. Just do Panda Parking and save some serious $ if you aren't on an expense account. I parked overnight nearby for $9. Staff were great, talking to the various folks with bikes going for DC bike ride and encouraging. Nice group of folks early in the morning on a Sunday! The wireless was the pits. It just kept ditching me. Used the same laptop elsewhere 50x without incident. Had to switch to the phone on 4G. Minor headache. read more

Stayed here last night. Nothing special checking in. At 1:24am our smoke alarm started chirping so we called the front desk and to our surprise, nobody on shift is "qualified" to replace the battery so it must wait until 7am. Their option was to have us move rooms rather than just simply replace the 9V battery. Would not even let me have the batter to replace it. How do you not have someone "qualified" on basic maintenance tasks for the sake of your customers?? Sitting as a Platinum member, but seriously considering swapping to Hilton if this is the Marriott idea of customer service! read more

I was very satisfied with my stay here. The hotel is situated in a very convenient location, walking distance from White House and the national mall. The metro was just 2 blocks away. On my way home I took the metro straight to the Reagan Airport for only $3. The suite we stayed in was very clean and spacious, I literally did cartwheels in the living room. The kitchen was fully equipped with good quality appliances, utensils, and other equipments. I feel very at home here. Actually its better than home, since I didn't have to do the dishes or clean. There's complimentary breakfast which we tried twice and it was decent. Staff was pretty friendly and accommodating. read more

We visited this Residence Inn this past weekend (Apr 28-30) and were very pleased with our stay. The room was great, (clean & well appointed) and perfect for our needs. The location is very convenient to all of the DC area. We encountered many different staff members (Front Desk, Engineering, Housekeeping, Breakfast staff, Concierge) and every single associate was extremely friendly, pleasant and very willing to help. Having been in Hotel Management in my earlier life, I was very impressed with this property, especially the staff. The rooms are very big, but also very dated. The furniture itself is acceptable, but clearly of the economy variety. The location is great, and the staff is quite good. It is very clean and hand a good location and breakfest was good and even had some days with free Dinner. We stayed here during Memorial day weeked and had an amazing time. This place has great staff. Rooms and common areas are clean, breakfast was delicious. Great location, walking distance from most museums and monuments. Definitely worth every penny. The only thing that I would improve is the parking, needs more parking space. My 1 day stay at the Marriott turned in to 2, 3...4 not sure yet but at least 2 so far. Flights canceled and snowed in the Marriott team was top notch. Free breakfast is always provided but with the government closed and the snow falling the Marriott team provided complimentary lunch and dinner to all guests that were unable to get out of town.
