Legal defense for any potential eviction proceedings that might be initiated by the landlord. However, on July 28, 2025, I had a scheduled Zoom court hearing at 1:30 PM at the Maywood Courthouse (Cook County, IL), Courtroom 0112, for my case: Alfred Arroyo v. Dennis Adams, Case No. 2025SC045644. No one from Optima Home Protection appeared or made contact with the court. Their absence placed my legal claims at risk and caused me considerable stress and harm. Since then, I have made numerous attempts to reach them via phone and email. Despite my calls and messages, I have received no response. I believe I have been misled and defrauded by this company, and I am concerned that they are engaging in systematic deception of vulnerable tenants nationwide. Responsiveness (5/5): Steven and the team were quick to get us on the schedule (they had next day availability -- which is what we were looking for). Our realtor was shocked he was around last minute and encouraged us to jump at the opportunity to book him. They sent the contract and outline of the services to be rendered right away and we signed and returned it soon after. Payment (5/5): They accepted several forms of payment so it was very easy to address this. We ended up using Zelle which took mere seconds. Service (5/5): The inspection itself lasted a couple of hours. He went through all aspects of the property and pointed everything out. We've heard some inspectors can be a bit detail-lite in an effort to not hinder the sale transaction. This report was instead incredibly thorough. Steven was very transparent about the things he found, highlighting the areas of biggest concern while also explaining the significance of his broader findings especially compared to his standard inspection discoveries. Value (5/5): Given the time spent at the property and the high attention to detail in the final report this was worth every penny. We now have a solid to-do list with priority as to what we will get fixed and addressed -- and when. Almost every person involved was shady and underhanded, which is why Iucked out by having Chuck and Todd on my side. Todd did a great and thorough job inspecting the home. Because of the hoarder's clutter in the home, a dishonest seller and resentful tenants that would barely let us in, he wasn't able to inspect some aspects of the home, and Chuck volunteered to come back before closing if there was access and inspect the areas/things that were blocked on the original inspection (at no-charge). These are the most straightforward, on the level guys. Reasonable and on your side. The deal ended up going south, and the seller's agent/new buyers tried to pressure Chuck into giving them the inspection report and he immediately called to tell me, I would've never known, but he is so honest and legit--- he's that guy. This entire experience has been extraordinarily disheartening and if it wasn't for the great guys at above grade I would have 1) been doubly screwed over, and 2) lost all faith in humanity. Also, the phone support they provided me and going through the inspection report and talking through the process was beyond expectations. They are seriously great, we are still looking and without a doubt I'm going to be hiring them to inspect the next place.

He schooled us in every room giving us the knowledge of what to look for in our search for a new home. During the inspection Chuck pointed out many things that could be worrisome in the future and eventually found something that was extreme enough to be a deal breaker. He explained to us how extensive a fix each issue would be so we can then decide if the issue was worth it to resolve. Home Advantage Inspections missed a potential fire hazard in the home we purchased…read more We called HAI prior to purchasing our home in Mount Kisco, NY. The results of the inspection produced a few results that we were able to negotiate with the seller. However, HAI saw no issues with the house's boiler chimney. After the purchase of the house, our heating company advised us that the condition of our boiler chimney posed a potential fire hazard. The report HAI provided said there was no issues with the boiler chimney. After the purchase of the home, we had at least three chimney companies inspect the condition of the boiler chimney. Upon a mere visual inspection, all noticed that the boiler chimney could potentially cause a fire in the home. Upon further inspection, they noticed that the chimney would need to be completely replaced in order to make the home safe. They all strongly -- and separately -- suggested that the condition be remedied as soon as possible. The condition of the boiler chimney and the surrounding area was an open and obvious fire hazard that should have been identified in the inspection report provided by HAI. $3,000 later, we were able to remedy the condition without incident. However, had HAI notified us of the condition prior to the purchase of the home, this is something we could have potentially negotiated. We are lucky that we had the boiler company inspect the space, or else the condition of the home may have been much worse. There were other conditions in the home that were missed upon inspection -- but the fact that a safety hazard such as this was missed is extremely disconcerting.
