Aly and Akira are the definition of unprofessional. I've always paid my bills on time and in full, never had another resident complain about me, never caused issues. Aly and Akira STOLE my car today from the resident garage by having it illegally towed this afternoon. There are reserved spaces but I've lived here two years and obviously know where to park. This level of pettiness and unnecessary retaliation for simply asking property staff to do their jobs and maintain the property is unheard of. Rather than do their actual jobs, they took time from their work day to try to make my life harder. DO NOT MOVE HERE. The gates and keypads work on a whim. Hopefully they work when crackheads attempt to follow you into the building. We're right off 75 and theres a nearby Chevron and McDonald's where they all hangout and then walk to our pool and sleep there because again management doesn't care about gates or property security. So I've come out at night or early in the morning to walk my dog and see them in/around the property. They used to mop the floors every day two years ago when I moved in. Now I rarely see the housekeeping staff around the property. Recently I have seen 5 bugs in my VERY clean apartment. It is not bug season... They've recently altered my access to hot water. So when I first moved in, I could do a shower/full shave in ~25 mins. Now I get tops 15 mins before it goes icy. Any time I try to use the bathtub, even though I keep it very clean, I cannot take a bath because the drain stopper does not work. It allows whatever disgusting grime is in the pipes to float up and into the bath water. Appliances constantly break and/or work poorly. I've had to have my fridge and dishwasher replaced and only lived here two years. There was a freeze a few weeks ago and my neighbor had a pipe burst. At first they thought it was my unit but of course later confirmed it was not. Again because I never do anything wrong. However, a few days ago my bedroom carpet became damp and it turns out there is a leak in the stairwell also ruining the carpet in my bedroom. They just shut off water for the entire building on Friday supposedly to do "maintenance" - well then why is it Tuesday and we now have fans that have to sit in my room for the next two days. Apartment staff likely knew of this issue and chose to do nothing until I submitted a maintenance ticket. Now that they're aware of the issue, they're refusing to cover any damages to my property - this includes my bed frame which is cloth lined and absorbed water from the carpet. They want my renters insurance to cover that. SO LAZY AND DISRESPECTFUL. Why would my insurance cover anything when the damage was done because the building is poorly maintained? I found a new place in the oak lawn area and can't wait to move out this month!

The truth is that nearing my move-out date, I wrote a detailed account of the experiences I discuss below, and sent it to the Briscoe management (along with names, dates, and pictures), giving them the opportunity to make things right. Never once during the hellish plumbing situation I dealt with in my time here was anyone at the Briscoe apologetic or made an effort to make things right. Instead, management attempted to pressure me to sign a Non-Disclosure Agreement (NDA) to keep me quiet about my experiences here, and offered me $500 of hush-money. I did not take this money as I believe everyone should be warned about the business practices at this apartment complex*** My experience at the Briscoe was beyond abysmal, and I am thrilled to be out of such a mismanaged, dishonest, and unsafe place to live (someone was stabbed to death right next door, look it up if you don't believe me). Bright-eyed and naive, I moved into the Briscoe in May of 2018. My time there began with an ant infestation that took weeks to fully resolve due to the maintenance team. By the end of the first month, I began to have plumbing issues that would plague me during my entire time at the Briscoe. My toilet began to clog with no warning and become unusable for a few days each month. I didn't want to have to create a maintenance ticket for them to fix it, as I knew response would not be the fastest anyway, so I would wait for the issue to go away on its own. Eventually this issue escalated and my toilet was clogged more of the time than it was functional. Multiple times, I filed tickets and maintenance would close them, claiming the issue was "fixed." Usually within 24-48 hours my toilet would be unusable again. This resulted in many days of waking up at the crack of dawn to use the bathroom at Starbucks and chick fil-a, since I did not have access to a working toilet. My issue escalated again, and I found myself literally wading through sewage on a daily basis. Almost every day, I would be woken up in the middle of the night to a gurgling sound and to find my bathroom flooded with sewage water and chunks of human feces. (See attached). Caught in and endless cycle of overflowing sewage, I was desperate. I made many calls to the front office and to maintenance, and was told over and over again that I must have been causing my own issues by using "unflushable wipes" (despite the fact that a plumber literally snaked a camera into my plumbing and found no such "unflushable wipes"...btw, I don't even use makeup removing wipes...) I communicated to the Briscoe office and maintenance teams that my issues had not been resolved, and that this environment was not safe for me to live in, but they did not take my issues seriously. This caused me to live with non-working plumbing from May 2018 - March 2019. Almost a year. Imagine living in a $2100 a month apartment and not even having working plumbing for a year. Well, welcome to living at the Briscoe! In addition to my plumbing issues, The Briscoe has shown utter disrespect for people with disabilities and has neglected to comply with laws and the Americans with Disabilities act. They do not enforce towing in handicap spaces, and even allow maintenance to park their golf cart in handicap spaces whenever they feel like it. When I've called the office to report that residents were illegally parking in the handicap space, I was told this "wasn't a big deal" by one leasing associate. Tell that to someone in a wheelchair who is unable to access their own home if the handicap spot is taken! Also, don't bother doing a walk-through when you move out. Even if you get a clean check-out like I did, the Briscoe can still charge you whatever they want in the end. Cheers to tenant rights! They also will send over bills to collections even if you have already paid them and have proof you have done so (certified mail).

The leasing staff is ridiculously MEAN, RUDE, INSENSITIVE and unhelpful. They will flip anything and everything on you. I had issues with lockers, toll tag, key fob, lost mail and even freight elevator, automated parking doors and the worst the trolley to use while moving. Garrett the property manager is very mean and sarcastic and condescending. I am moving out because the place is inhabitable and people make it worse to add cherry on top. They will hike up renewals ridiculously and will do everything to not let you speak to higher management. He gave me a faulty email when I asked I wanted to speak to higher up. Dont move here spend a little extra and get yourself a nice place.

The ladies in the office are incredibly helpful and always willing to assist. The water view is absolutely amazing, and I really appreciate how respectful everyone is of each other's belongings. Deliveries left outside doors have been safe, and even the paid parking spaces are respected. I also noticed that they recently updated the kids' playground by adding a cover to help block the sun. That definitely won me over because my family and I use the playground a lot! Overall, I've had a wonderful experience living here and would definitely recommend it. There were no posted reservations, no signage, and no prior notice of any official lessons taking place. The way it was handled felt very rude and entitled. If there are legitimately scheduled lessons or instructors using the courts, that needs to be clearly communicated and managed by the property, not enforced by someone interrupting residents mid-game. If this person is running private lessons without authorization, that's also something management should be aware of, as it affects residents' ability to use shared amenities. Overall, this made the experience frustrating and took away from what should be a relaxed, shared space.

This place was 100% the perfect choice for me. The location of the complex is perfection. We are inside of the Dallas Farmer's Market (not beside it, not near it, in it) which affords us the privilege of having fresh fruits, vegetables, flowers, home cooked foods from our local vendors, restaurants, live music and shopping all within literal steps of our home. Many of these vendors even give us a little discount for patronizing. This area is also very near Downtown, Deep Ellum, Uptown, Oak Lawn, The Arts, etc. The apartments themselves are beautifully appointed. Classic minimalist white with modern finishings in the kitchen, including stainless appliances, and water/ice in the door fridge. Dark brown wood grain cabinets in the bathroom again with modern brushed nickel finishings. The ample storage space in the closet, bathroom and especially kitchen is beyond anything you will find in the area. I moved from a 3/2 home, 1600+ sq ft, with a garage and backyard and there are some cabinets that I do not even use right now. It's shocking how well thought out storage was in the design. Each apartment has at least one entire wall of windows with differing views available. I've never once heard talking, yelling, music or noise of any kind coming from other apartments. My apartment came with a brand new stackable washer/dryer at no additional expense. This complex features a 2-story, state of the art, gym with all the machines, plus free weighs and an appropriate amount of space to work out in. The pool is beautiful with many areas that are designed for laying out in the water or sitting. Also, this complex has very few children, it's more of an adult area and doesn't have a lot of the child friendly amenities. We have a lovely dog park instead!! There are lots of young professionals and opportunities to pet the doggies as we all move throughout our days. The thing that really sold me on this place was the staff! They are all beautiful souls, so considerate and truly caring. In the "big city" it's easy for people to feel disconnected or feel lost among the hustle, but not here. All of the staff know your name, they know when they haven't seen you and will sometimes check in on you. If you're new to the area they make themselves available to point you in the right direction of groceries or anything else that you may need. They are always glad to see EVERYONE, the service definitely doesn't stop after the sell! The residents are also friendly but without being in your business. Right now most residents seem to be keeping to their little pods for safety reasons but again, no resident has ever not had time to answer a question or to say hello. Everyone tends to take your lead and they always let you pet their dogs!! Hopefully my new neighbor is reading this! Don't be shy when you move in, I can tell you all the great places near us!
