While there's been a slight turnover in the past year, every single person who's joined is incredibly nice and friendly. - Perfect location. I wrote a 5-star review two years ago BEFORE even moving into this building. Now that I've been here for nearly 10 months, I can say, they really are as great as everyone else raves. Rincon Green is not the newest luxury building in Rincon Hill, nor is it a high-rise, but it really hits all the marks on what's important when it comes to a home/community. Like other people have mentioned, the entire staff is always available, helpful, and friendly no matter how annoying you are as a resident (hehe)... and I'm not just referring to the leasing office. The maintenance/cleaning staff are also extremely nice and friendly. The facilities are kept SO clean, and they're always looking for ways to improve the community/building. Our dryer started having issues and I had to report it twice, and they just showed up to replace it with a new dryer. No questions asked. In addition, people actually use the gym. It has everything you need, it's clean, and yes, there are people usually in there... which makes it nice because I've experienced some really empty/never-been-used apartment gyms. We've also never had any issues with safety or people stealing things or issues with parking. They've really got a system down here at Rincon Green and everything always seems to run pretty smoothly. And really, price-wise, considering all of that and the neighborhood it is in, you cannot get a better deal! Thanks for such a fantastic year of renting, Rincon Green. We're sad to move out of the area, but otherwise, I'm 100% sure we'd renew/extend our lease. Hoping our next management company is as great as RG! read more

Loved my time living here! A friend of mine recommended the apartment as he had a great experience living here. The team is very responsive and friendly - they are very quick to fix any maintenance requests and are very accommodating/pleasant to work with. The location is also ideal - it's close to FiDi and the office buildings in SoMa and it's right next to the water/close to the Embarcadero/Ferry Building. It's also quiet and very clean. I don't live here, just wanted to write a review about the staff that I encountered! I've been looking for a place to live in SF, and based on the great (but few) reviews on yelp, I chose to contact Rincon Green. When I called, I spoke to someone named Tim who was helpful and took down my information to let me know that someone with more knowledge of the area would get in contact with me and help me find occupancy in ANOTHER tower. So, because Rincon Green was already fully leased, their staff still wanted to help me find somewhere to live. Are you kidding me!? HOW AWESOME. I received a call within 10 minutes, from a lady named Vanessa (actually, sounded more like Venessa) and she was SO HELPFUL. She asked me what I was looking for and when I wanted to move in, and she gave me a list of 3 towers throughout San Francisco. Keep in mind, she is doing this on her own time, for someone that she has never met, over the phone. Needless to say, the 2nd place that she referred me to, I ended up going there, applied and got approved today, and I am moving in this upcoming weekend! ALL THANKS TO HER! By the way, when I went to this second tower, I asked them if Rincon Green and them had the same owner or anything, and the leasing agent said "no, wow....I don't think I've heard of anyone referring people to other towers" So if there is one thing that the staff says about Rincon Green, it is that they are wonderful people. I am freaking jealous of whoever gets to live there, and I can't wait until the lease I just signed expired, because hopefully I am going to Rincon Green for my next lease! Amazing building and staff! The facilities are new and comfortable, the roof top deck is amazing, gym is huge and has everything you need. The building is very safe and the front office has been amazing in a trying move. The maintenance guys were responded quickly (not to a malfunction, just connecting the brand new dishwasher). Ashley, Karl, Shante and the other other gals are great! There have been events involving the residents, discounts for neighborhood restaurants, and lots of enthusiasm. I love living at Rincon Green. The rooftop deck with grills, hot tub, and lounge chairs, is probably my favorite thing about living here. Of course, that's only if I don't include the spectacular gym, which includes every thing you'll ever need except for an Olympic barbell (sorry, Arnold). And that's only true if I exclude the incredibly helpful and friendly staff. And the clean, safe neighborhood within walking distance to Michelin starred restaurants, waterfront dive bars, the home of the World Series champions, and public transportation that can take you anywhere else. Now, I'd be remiss if I didn't mention the strong sense of community that's manifested itself in a long list of friends I still hang out with regularly, some of whom have since moved away for one reason or another. And I wouldn't forgive myself if I didn't at least make a small allusion to the best maintenance team in our tiny corner of the multiverse (what's up, Jerry and Jerrell!). Ok. Maybe I don't know my favorite thing about living at Rincon Green. Maybe happiness is dictated by the journey rather than the tenuous bundle of bricks, steel, and glass that you temporarily call home. Maybe I drink too much. Fade to black. read more

I LOVE THIS BUILDING. Sorry for yelling, but for real. I love this building. The leasing team is fantastic. They are incredibly friendly, and they will always go out of their way to help you with anything you need. The building also has some awesome amenities. There is a 24 hour gym (which prompted me to immediately quit my gym membership) with free weights, weight machines, plyometric equipment, and cardio machines galore. The rooftop deck is perfect for grilling with the friends you will inevitably make at one of the social events put on by the building (Hello Wine and Cheese night!). After you grill, you and your new friends can pop over to the hot tub, which has spectacular views of both the city and the bay bridge. The maintenance staff here is also awesome. In the few instances I've made a request through our online portal (for small things like a light bulb burning out), they have always shown up within 24 hours. And again, they're always super friendly. The building is new, quiet, super clean, and in a great neighborhood. I can easily walk to the Embarcadero, The Ferry Building, Downtown, and The Caltrain station. What more could you possibly want in a residential building?! read more

UPDATE: Recently renewed my lease here for the 2nd time, thanks to the wonderful RG leasing agents & management. Continues to be a fantastic place to live -- have met a lot of people living here the past few years and made many great friends! As far as updated amenities, the building now offers free yoga classes to residents, and features not one, not two, but THREE Zipcars in the garage!!! Triple the fun!!! Neighborhood is shaping up for sure, with lots of high rises -- 399 Fremont is going up across the street, Jasper down the street, Lumina is almost done, and there appears to be another one going up across from 399 Fremont. Through all of the turnover and turmoil, RG continues to be the place for me. Yes, our website doesn't have a fancy B&W Javascripted landing page that looks like it was pulled from either an academy award nominated documentary or just your local hipster's jsfiddle sandbox (*coughJaspercough*), but that's OK! It's a great place to live with friendly people, and a website that you can kind of still use even with Javascript disabled *GASPer*! Love being here! read more

Rincon Green is a fantastic place to live in! It's a brand new building with management and staff that really care about the tenants. Sound like a dream? That's because it is! The building has 24 hour security who is very friendly and helpful, a hot tub, a brand new gym, garage parking, and beautiful rooftop views of SF! The units are beautiful: new appliances, hardwood floors in the kitchen, carpet in the bedrooms, big bathrooms....I could go on. The neighborhood is also great. It's close to the financial district, the SOMA restaurants, the ballpark and the Embarcadero. Prospect is two blocks away, yum! Finally, and probably most importantly for most people, the prices are really good for brand new units in that location. If you're looking for a new building in an awesome location with great neighbors, this place is for you! One star, not because of the management or facilities because they are great. As I approach my year mark living here I'm ready to move out. - Rent increases are insane after your contract expires! no utilities or parking included! and you have to buy insurance, what!!!? -If you drive you have to wait in line to get in and out of the garage because it's located close to all the highway entrances and exists. during the weekdays be prepare to spend at least extra 30 minutes. -Way too much construction in the area and sketchy homeless people roaming about and you will have to walk good 20 minutes before you come to any nice place to grab a coffee or a bite to eat. read more

A Lovely Place to Live, With Super Service and Personnel Rincon Green Apartments is a great place to call home. The community is extremely beautiful, well-kept and peaceful. In fact, everything is so beautiful that I felt like I lived at a resort. The staff always greet residents with a smile, are very attentive to their needs and are quick to attend to any problems that arise. I would like to give special kudos to maintenance worker Andrew and property managers Laila and Janae. Once, I spilled laundry detergent on my apartment's carpet, and I was in a panic because I really don't like the sticky, messy feeling of the laundry detergent residue. I submitted the service request in the morning and Andrew helped me do a deep cleaning of the entire apartment's carpet the same day! What an awesome service! Laila and Janae from the leasing office are super helpful and accommodating. They always try their best to make residents' stay in the community as comfortable as possible. My initial apartment was faced the street, and I couldn't get used to the noise. After learning about the issue, Laila and Janae immediately transferred me to a quiet courtyard apartment at a discounted price. My sleeping quality has since improved significantly! The apartment could not be in a better location and is close to many shops, grocery stores, restaurants, cafes, bars and transportation options. It offers some of the most cutting-edge designs and boutique amenities in the area. Amenities include a community park, rooftop lounge with a hot tub and grill (I have thrown two BBQ parties here, and my guests had a great time and were extremely satisfied), a 24-hour fitness center, concierge and cyber café, on-site Zipcar and panoramic city views. The apartment is within walking distance of the downtown financial district, SOMA, Google, Facebook, Salesforce, Visa, MasterCard, and all the major tech companies. It is also just a10-minute walk to Embarcadero Boulevard, where you can enjoy breathtaking views of the bay and the Bay Bridge! In summary, I really enjoyed my time here, as the apartment was very clean, comfortable and had everything I could need! In addition, the maintenance worker is super-efficient, and the office staff are friendly. I will always recommend this fabulous apartment to others! read more

I was very pleased with my time at Rincon Green. The facility is beautiful, the people are helpful and you feel like you're living in a safe, clean, and friendly environment. The surrounding area is pretty dead given it borders the financial district so there isn't much going on there but Rincon is it's own little oasis. The amenities at Rincon are pretty unrivaled. There's a picturesque rooftop deck equipped with grills, hot tub, and great views of downtown. The gym also goes above and beyond the standards of an upscale apartment complex in the city. The only reason I'm not staying is simply the price. That's not necessarily attributed to Rincon itself but more so the nature of the business. Demand is high as is the market so with what Rincon has to offer, they can rightfully raise their prices. Despite leaving, I would happily recommend Rincon Green! read more

There is no better place to live in South Beach than Rincon Green. We lived here for a little under a year and loved everything about it. A few of the things we loved: -The staff at the leasing office are professional, helpful, nice, and overall really personable and amazing---especially, Tim, Venessa, and Karl. -The building is new and is always sparkling clean. -The walls are super thick- we never once heard our neighbors. -Super convenient location. -The rooftop is a dream! I have been at Rincon Green for more than two years after moving from Brazil to the US. As a foreigner, it was very pleasant and practical moving to Rincon Green. The enrollment/application process was straightforward and very fast. Everything is digital so you don't need to keep tons of paper. It's expensive, but everything in this area it's ultra-expensive. If you plan to live in this neighborhood probably Rincon Green is one of the best cost-benefits places. The staff is very professional, the building amenities are great, especially the gym and BBQ area. You can pay extra for parking, again the parking prices are similar to other parking in the neighborhood, but it's worth it, especially if you have children. The parking has plenty of room and big SUVs can be accommodated easily. Services requests are done via a website and they are handled quickly and professionally. That being said, I highly recommend Rincon Green and if I return to SF, I will consider it as one of my main options. read more

We love living here so much that we have recently renewed our lease. Although it is not cheap to live here, we appreciate all the valuable services that this building provides, at a very reasonable rate. You could surely get cheaper, but you will have to deal with shady landlords. Rincon Green is run by Emerald Fund, who have the most fantastic staff: Laila and Vanessa manage the building, while Sarah and Emyli are the friendliest leasing agents around. Make sure you tell them about my review. They organize monthly get-togethers to introduce you to your neighbours. Joey and Cameron watch over the concierge desk during the day, making sure to sign for our deliveries and greeting guests. At nights, there is very friendly security and the park gates are locked. Jerry and Jairell are maintenance and they make sure everything is in tip-top shape. It's a new building, built in 2012, but when we had trouble with the heat and plumbing, they showed up right away! The building is really lovely, there's Emerald Park as our front yard, with a playground for the little ones to climb on. Inside the building, there's a courtyard with a rock garden and water fountain. If you get a unit with a balcony, it's easy to forget you are actually living in a big city. There is free Philz coffee in the morning, with complimentary tea throughout the day. We really enjoy using the rooftop hot tub after working out in the nice gym on the first floor. And there's also a couple of communal gas grills for quick no-mess dinners. As for the units, they are a little small, but with good furniture a couple can live comfortably in a 1-bedroom apartment. You can find the floor plans on their website. Each unit comes with apartment-sized appliances: washer, dryer, stove and oven, microwave, and fridge. Since this is an eco-friendly building, there solar-powered heat but no air-conditioning. Since SF doesn't get that hot or cold, we keep the windows open most of the time. If you need a parking space, that's extra, but they do have ports for cars to charge. We don't really need one, because there are three Zipcars available in the parking garage. And we ride our bikes, which are safely locked up in the storage rooms. You also get Webpass for Internet, which is speedy and reliable. They have Laundry Lockers downstairs if you want someone else to handle your clothes. You can also rent a storage locker, but I think they have a deal with Omni for on-demand storage. And they have a deal with Zeel for discounted massages. There are a couple of disadvantages though: the sidewalks in the area are often unusable due to the condos popping up all over Rincon Hill. There is also the new Transbay Terminal that is being built, so it does get noisy on the weekends. And since it's close to the Bay Bridge, with its on- and off-ramps, traffic does back up on Harrison St. read more

My wife and I lived at Rincon Green for a year from 2018-19, and we'd rate our experience an A+. Apartment: The unit itself was incredible. Excellent, up-to-date appliances including in-unit washer/dryer. We lived in a 2 BR + 2BA corner 7th floor unit with an excellent view of the Salesforce tower. We truly believe this was one of the best deals in San Francisco and anyone would be lucky to have our unit! Staff: Janae, Allie, Roy, and the rest of the staff are incredibly reliable and friendly. Whether it was letting us into our apartment when we forgot our keys, letting food deliveries / visitors up, taking care of maintenance requests, or anything else, they were prompt and effective. Location: Rincon Green is located in what we believe to be one of the best spots in San Francisco! It's 2 minutes to the Bay Bridge, 3 minutes to the 101, and 5 minutes from grocery shopping at Safeway or Whole Foods. They even opened up a new restaurant/bar called Nommo right across the way. Amenities: We loved having the large and spacious gym which has every piece of equipment you could need. We also appreciated having 24/7 security at the frontdesk and a convenient package room. We didn't spend much time on the roof top but you'll have excellent amenities up there as well including BBQ, ping pong table, and hot tub! I initially moved there because it was close to work, but after getting to know the city, I would have still lived there no matter where I worked. I recently moved, but only because I relocated to another city. Rincon Green is like a beautiful sanctuary in the city with calm, serene green space & amazing amenities, including free yoga classes, balcony apartments, rooftop grills & a hot tub. The building is safe & always kept in immaculate condition from the lobby to the parking garage, rooftop entertainment area & fitness rooms. The staff at Rincon Green all seem to love their jobs. They are extremely pleasant, courteous, helpful & genuinely interested in how you are doing. I've lived in 5 different states, and the management, leasing & maintenance staff are the best of any place I've lived. Everyone is top-notch, especially Sarah, Vennessa and Jairell (whom I truly appreciate for being kind enough to help carry my very heavy sofa when I was moving out). Rincon Green is conveniently located near restaurants, food stores, shopping in Union Square, AT&T Park, BART, & so much more. It has a beautiful view of the Bay Bridge from the front gate, and it's perfect if you like to go for a walk, run or bike ride along the Embarcadero. My actual apartment unit was wonderful, too. It was always quiet, and I loved my dishwasher, washing machine & dryer, quartz countertops and plenty of closet space. Plus, the leasing process was super simple. It was so quick and easy, I became a resident just 1 day after moving to the city with no leads on where I should live. Rincon Green is one of the best parts of my 1 year stay in San Francisco. Sadly after 2.5 years of living at Rincon Green I need to move out. The staff, concierge, and security were all very friendly and professional, willing to answer any question I had. I only had a couple of minor issues in my apartment and maintenance team was able to resolve them very quickly, generally the same day I put the request in. Yes, the apartments are on the smaller size for South Beach, but that also translates to lower rent! I don't think there is better value ($/sf) in all of South Beach. Especially if you care about living in a new building. The parking garage is secure and has wide lanes and spaces, perfect for any size vehicle. The only reason I'm moving out is so that I can move in with my gf and her dog. Otherwise, I would have continued renewing my lease at Rincon Green! I've lived in my Rincon Green apartment since summer 2018, and I have only good things to say about the complex and management team. We're moving out of the city so had to leave this community, but would certainly miss the convenience of the location (close to grocery, pet shop, restaurants and FiDi, etc.), the sense of safety within a gated complex, and the high-end interior furnishing of the units. Compared to the other high rises in this area, Rincon Green has better pricing, equivalent amenities, and a great maintenance team who's always been extremely responsive to requests. I moved to SF over 3 years ago from sunny San Diego. We looked at so many apartments in SF before settling at Rincon Green. We were the 7th tenants ever to move into the building! You can not beat a newly built building with everything new, right off the freeway for easy access, close to FiDi for my husband to walk to work. Also close to the water when I went running or to the Ferry Bldg for Saturday Farmer's market. Other than the prime location, the staff here are great! We know all of them and they know us, they say hi to you everyday. The front desk and back desk Management team (Venessa, Emyli, and Laila) really take care of you. I have lived here over 3 years and lived in an Exe Jr Studio facing Harrison and then moved to the 7th floor to live in a full one bedroom. I really enjoyed my time at R.G. I am sad to leave this place only because we have to relocate to southern California for a great work opportunity. read more

I have lived at Rincon Green for 3 years and LOVE It. So many other apartment buildings in SF are stuffy and feel like hotels. Not so here. It is a young fun and vibrant place to live. The gym is simply fantastic and has every type of equipment you could need. The rooftop with hot tub is excellent and has wifi so you can even work on the roof! Everyone who works at rincon green is also extremely nice and friendly. I've mainly interacted with Laila (leasing) and Joe (front desk) and they are totally awesome! They take the time and effort to get to know everyone in the building on a first name basis and make you feel at home. It also feels remarkably clean, airy, and has lots of nice touches like the perfectly kept lawn/park at the front. You will definitely enjoy living here. read more

I first found Rincon Green when I was looking for an apartment that would be close to my work in SOMA. I was immediately impressed with the facilities and the quality of the staff. They had the perfect space available, and I jumped on it. After living at the building for about a year I can say nothing but positive things about my entire experience of being here. Between the copious property amenities like like the hot tub on the roof and the great on-site gym, as well as the extra details the staff provides (yoga classes, happy birthday cards, ...) it's clear they're focused on building a community--not just renting space. I just want to one more note to my wonderful experience at Rincon Green. One week after I moved out, I noticed that I accidentally shipped a piece of furniture to my old address. I emailed the leasing office before they open and called them later during office hour on the same day. I have lived in Rincon Green for over a year. It is a beautiful building that is always kept pristine. When I enter the building, it lifts my spirits :) The interior is also thoughtfully designed. My unit is designed in a way that maximizes space. Waste management is convenient; waste, recycling, and compost are available on every floor. Above all though, I think the management team is what makes this building the most special. In addition to keeping the exterior and interior of the building in a perfect condition, the management team reliably receives my packages and immediately takes care of my questions and service requests. read more

I moved into Rincon Green when it was brand new back in 2013 and am bummed to be moving out after 5 years (I'm getting married and am moving to the East Bay). I've seen staff change over the years but they've always been super helpful and friendly, especially the front desk folks! Any maintenance requests I've submitted have always been completed with 1-2 days. Packages are always secure inside the locker room or at the front desk. The location is great as it's a 15 minute walk to the Ferry Building, Oracle Park and Union Square. For runners, Embarcadero is only a few blocks away for night or weekend jogs. Also, the Muni stop on Embarcadero/Folsom is super convenient for my every day commute to work. My only complaint is that I had to live through years of construction (new apartment buildings and the Transbay Terminal) and now that it's almost finished I'm moving out. There's also now a new restaurant, Nommo, right across the street that seems promising! read more

My partner and I loved (& lived) here for a little under two years. (We only moved out because we found a house we loved) The team here were so warm and welcoming during our entire time. Moving in was a breeze and felt effortless with the energy from Janae, Roy & Alexandria. The front desk team were also always welcoming when returning home and even up into the pandemic delivering packages everyday to our door and sending alerts if there was anything at the desk for us. The apartment always felt secure especially having controlled access in addition to the added layer of a contained park right off of Harrison st. That added benefit made it feel special to live in SOMA. Generally we had great interactions and very prompt maintenance requests knocked out by the team in a timely manner always. Everyone made it a point to address us by name. We would definitely move in again if we wanted to live in SOMA. read more

I lived here for 2 years and 4 months, and being honest, I thought it would be a temporary place in the beginning, but I loved it! that's why I decided to stay and renew my lease twice. The apartment is amazing: SUPER clean, great amenities, great location, it's close to MUNI, etc. But the best thing about this place is definitely the staff (Laila, Allie, Roy Alexandria), they're always helpful and friendly. After 2 long years, I've only submitted 1 request and the maintenance team was really fast. I'm moving to a different city and I'm really sad to leave this place I called home. Hopefully will be able to live here once again in the future, because I already miss this place! read more

My husband and I move to San Francisco (from Florida) a year ago, needless to say the overwhelming list of things to do was devastasting...but the most important thing in our list was to find the right place to live !!! Well we heard about Rincon Green (with their all green mentality) and we went to tour the property just to find out that this place was absolutely perfect for us. From the first visit Vanessa and Allison were so friendly and helpful and it prove to be the right decision for us since they are always available for just about anything,.... as you can imagine we had tons of questions being new in the area. The building is all about location location location (I can walk anywhere ) we loved the large gym and the hot tub on the roof ! where we made great new friends... I didn't end up getting an apartment here, but I talked to Janae in the leasing office who was extremely helpful in honest. If I had ended up living in a complex, this would have been the place. read more
