DO NOT MOVE HERE, NOT WORTH IT. I've lived here for a while now, and the number of issues I came across is actually ridiculous. 1) Getting in contact with the office is nearly impossible. From when I first moved in to the end of my lease. When calling the office, I've been put on hold and hung up on mid-hold, MULTIPLE TIMES. The office is RARELY UNLOCKED. They're always on break and never there. We've even had the door locked on us while walking up to it. 2) Maintenance requests barely ever go through. We've put up tons of maintenance requests, and there's been several times where the problem was never fixed. At one point we had BLACK MOLD on our bathroom ceiling and in our vents. It took them OVER A MONTH to handle it. Emergency maintenance takes DAYS. Our toilet started leaking like crazy and flooded the master bathroom and it took them 2 DAYS TO COME FIX IT. Our water heater broke in the midst of winter and maintenance took FOREVER to fix it. WE HAD TO SHOWER WITH FREEZING COLD WATER FOR 2 MONTHS STRAIGHT IN THE WINTER. 3) LANDLORD SPECIAL, HORRIBLE APARTMENT QUALITY. Everything is built with horrible quality and always breaking. The towel rack breaks like once a week. The garbage disposal breaks like once a week. The sliding screen door breaks like once a week. The closet doors break like once a week. The ceiling has bubbles and sometimes leaks. Horrible phone reception. The apartments are SUPER HOT IN THE SUMMER. Without blackout blinds or tint, good luck. read more

I had a scheduled tour today I traveled all the way from Houston to search for apartments. The leasing agent who looks like Super Nanny was very rude from the jump. Since I was traveling I had my small dog in a closed off dog stroller, all the way zipped up. And the lady knew I came from Houston to see these apartments in person. She was making a big deal that dogs are not allowed in the leasing office or on the tour. And she said "since she is in that thing I guess it is fine." She then suggested to just show me a virtual tour, and not anything in person. I DID NOT DRIVE 2 HOURS AND 45 MINUTES FOR A VIRTUAL TOUR!!! She then proceeded to tell me the facility does not have any washer and dryer's in any of their units nor do they have a community one. I would have to go off property to wash my clothes lol. The vibes were way off with Super Nanny, I could tell she is intolerable. I said that is way too many no's and just walked out. Very dissatisfied and disappointed in the lack of humanity, customer service and amenities. read more

The property owner is nice initially, but as soon as she has you locked in contract and forced to spend more time on you than she wants she quickly reveals a condescending power tripping two face. If you do live here, avoid her at all costs. if it weren't for her, the space to be great. The maintenance is responsive, the staff at the front office aside from the owner is very helpful and friendly. They always want to go the extra mile to help you out with any concerns (even helping with package delivery (until you know who put a stop to that). However, the property owner does not want to be helpful. It seems like she's more determined to be a bureaucratic pest than restoring function to the facilities. they'll advertise a pool to you, but it's mostly closed and has been for a several months now for no apparent reason. The residents don't do a great job about picking up after their dog poop, so careful where you step. There are frequently car wrecks nearby that have destroyed the mail center and bus stops. Instead of replacing the bus stop, it was moved a block down. They will take every opportunity to surcharge you. Replacing a key cost 150$- which is ridiculous considering they have their own key machine . The rent is too expensive considering how often their facilities where shut down. They also do not enforce their pet leash policies, as I was walking around the area a dog nearly bit me without any consequence by management. I did not feel at home here, and avoided the main office as much as possible. I should not have to pay rent to someone who makes me feel anxious expressing any concerns. They took forever returning our deposit. I do not recommend this complex. Please go anywhere else and do not support their management. I also know for a fact that they are removing negative reviews to skew their ratings. I have noted multiple reviews have gone missing with complaints similar to mine. additionally their application process felt coercive, as they constantly rushed us with the pressure of losing our spot. Setting up utilities was a nightmare, as they gave us no guidance and the utilities we dealt with acted like they have never serviced our complex. Their communication leaves much to be desired, as they entrap you with a failure to notify of moving out a month beforehand without any effort to remind you. If they cared anything about customer service they would offer a reminder like most apartment complexes do. They lie about offering a workout facility- there is not one. Their pictures are inaccurate, as the pool is not as pristine as the photos suggest. Neighbors complain of delivery drivers frequenting the complex with loud music and overstaying Again, anywhere is better than here. please do not rent from here. read more

I love the open spacing in my 2 bedroom apartment. When I moved in at the end of January! It was great!, the maint. staff came quickly and did a thorough job fixing the little things I had asked to fix as it was a danger to my 6 yr old daughter. But now after being here for a month and a half, I have put in 3 major work orders with no response from the staff memebers here. One being water in my walls of shower and cracked molding around the stand of shower, creating growth in my bathroom walls, my floor in my kitchen is also coming up, after mopping it one time, (we now swifter because we do not want to damage it further) And my counter by my kitchen sink is cracking majorly. I like it here, I just wish they were more responsive. -- because if I have to start fixing things, they better start docking it off my rent!! all together nice people. When we applied our rate was $100 less than what they tried to tell us it was. They raised it $100 in a day and then tried to tell us that was the rate on our original application. Now today apparently it's $400 more than what we were told even though we completed our applications 3 days ago. I've been here a year and a half. Shortly after moving in we discovered bedbugs. They had to have been here when we moved in as we bought all new furniture and everything when we moved from out of state. We've been living in misery. They've done 3 chemical treatments with no results (because the crappy pest control company they kept using was not doing a thorough job....they kept saying there were no bedbugs even when I would show them pictures and videos of the bugs and bites all over). We've begged for something more to be done and our pleas go ignored and I can't afford to pay for the treatment myself (and shouldn't have to). We even had a second company come who told them we needed the heat treatment, not the chemical treatment and they still do nothing. The property manager here is horrible. The apartments are gross. The pool has been empty since last spring. The gym has been out of service since I moved here over a year ago. There's dog poop all over the place and it smells like cat urine outside. Do NOT live here. The ONLY reason I'm still here is because I need the bugs to be gone before I move or they'll just transfer to wherever I move. These apartments are an income restricted property located on the far east side of Aquarina Springs. My ex lived here for 2 years and I was over there so often I basically did, too. He moved between 2 units in his time there and I can honestly say I love it here. The apartments are pretty run of the mill. He had a 3/2 with some friends both units he lived in and there were standard toilet clogs and random hardware breakages (like sinks and toilet handles) but overall the units were comfy. I still drive by these apartments and feel at home. The Bad: -Management is ridiculous. They don't get back to you on time regarding applications, work orders, or anything else you can think up. Carrie, the manager, is a charming northerner with a bit of an attitude, but if you can stand sarcastic humor you'll like her...or at least think you do until she leaves you hanging on an apartment application for over a MONTH. The 3/2 is renting for $840 right now. Since it's a low income property there are some sketchy characters that are walking around, but it looks like they've gotten rid of most of the ghetto trash. read more

Yes I am a fan, we moved in about a week in a half ago and we did most of our move in paperwork from California as my job brought my husband and I here to San Marcos. I have been extremely grateful for Hayden's help. He helped us all along the way and was there when we showed up to get the keys right before the close of their office for the day. I am happy with how quickly they fixed everything. One Downside..... We just got a bbq delivered today as a gift from my father. A house warming gift. They do not allow bbq's on their balcony's. This complex treated me terribly. I signed a lease with two roommates, one of whom sexually harassed me from the day I moved in, let their boyfriend move in OFF THE LEASE and threatened to hit me twice. I filed a police report and everything, but these people refused to let me out of my lease even though I was IN DANGER while I was living there. And then the second roommate dropped off some of my belongings to the office, including my mother's class ring from 1986, and they deny my stuff was ever given to them even though i know FOR A FACT it was given to Alyssa and put in her desk. They either threw away my belongings or stole them. These people treated me like it was all my fault and they have been terrible communicators, refusing to talk to me. Also, the entire complex is dirty, with garbage all around. DO NOT SIGN HERE! The management is disrespectful and don't care about their residents safety. read more

This place was great, the apartment was super clean when we moved in and the staff is just plan amazing. Pros: Excellent staff, quiet and very spacious, vaulted ceiling on top floor, nice patio, almost new carpet when we moved in. Rent was so cheap we signed our lease super fast and found a third roommate. The day we moved in the ac was broken and just blowing hot air, so we put in an order and it was fixed with in a few hours. Though some of the stuff was old it still looked really nice. Cons: The speed bumps were killer for my poor mustang, and when it flooded we were told to evacuate but the car did not make it through the water. As far as I know none of the apartments flooded though. We did have this puddle of water appearing in our kitchen overnight which confused us and the maintenance guy. Finally figured out the fridge was leaking and it was fixed. Would live here again for sure, I only left to live with my girl friend. read more

The current management is constantly making me angry. They are trying to run me off because I have lived in an apartment for over three years and I've done very little to fix or repair things that are or would make it more pleasurable and nice to live in cosmetically.I'm sure they wish people of our age bracket 50 and 70 would leave so that they could rent to college kids. But neither me or my mother are going to be shoved to the side. I realize college kids have to go to school and I need a shuttle bus to take him to the school. But the ought to not have those fast shuttle bus is coming in at 100 miles an hour on two wheels about to turn over appear swinging around all day long you're scared even go get the mail thanking you might get run over by a shuttle bus. We tenants have to work around the shuttle buses and we pay rent here not them. No one in their right mind should want to live here. Jacob was our old manager and he ran a very good community and I was very proud do you live here. He made you feel part of the community and was always smiling and always around the community seeing if there was anything he could do to make your stay better. If you like to swim in the swimming pool because it is 105 in the shade everywhere in Texas you probably want to stay somewhere besides River Oaks Villas. The pool is always closed every Monday. If things don't go well with the chemicals in the pool on Monday it might be closed Tuesday Wednesday Thursday Friday who knows when it would be open. If you're a swimmer and you enjoy the pool side I would not stay at this community. It has been shut down for five or more days several times since I've lived here under the new manager Rudy. The 24 hour accessible weight room is a joke. If you want to go to the weight room and perhaps the pool is closed you cannot get to the weight room because the pool gates are locked and the fences to have to jump over if you had hip surgery or if you're 70 years old like my mother. So when your doctor tells you to walk on the treadmill or like in my mother's case tells you to ride a stationary bicycle as much as you can to build strength you can't do so because depending on the pool and the chemicals they're using that day in the pool that's when you get to use the 24 hour accessible weight room. Like I said that's a joke. If you like the water you better stay another community is my opinion. That's what yelp is all about is consumers like me that's paying rent at a rental community I've been here for nearly 3 years maybe longer than that but I pay rent but yet my amenities are basically zero. The Coke machine is held Hostage behind the pool gates. When the pool gates are closed because of the pool chemicals it's what they say you can't get a Coke unless you can jump the fence. Whoever heard of a cup machine being held hostage by gates and fences. I usually go get a Coke just about every day st the pool side. But if I have to go to the trouble to walk up to the pool and get a Coke I have a machine that doesn't usually work that doesn't usually take changed or doesn't usually take dollar bills because it's full then I don't drink as many during the day. Then when you get the Coke it might not be very cold it's a little colder than Luke warm but it's usually not ice cold like you would hope for it to be. Up until today the gates for the pool service and was just closed and you just had to guess whether they were shut down or not. I was told by the district manager that the pool was only supposed to be closed a few hours on Monday morning for pool servicing. Today it's been shut down all day and the best of my calculations and memory it's been close seven days this past week. Today I was met in my apartment by Haydn the asst Mgr , Rudy the manager, and the lead maintenance man for the community. After they nearly beat my door down I answered it to find a hostile Rudy apt manager. He was upset because I had turned in 17 work orders. There was no rush on when they needed to be done but since I walk through that I was promised by the management had not been done since that meeting I had with David and Rudy to work out some problems was not done I felt like that I just needed to notify mgt of the things that needed to be fixed or needed attention. Horrible staff and management. The main manager at the site is completely awful and has an offensive attitude. I have never seen such unprofessionalism and poor customer service in my life. The prior manager Carrie was amazing, but this new one has got to go. The maintenance man accused me of my dog not being on a leash, when he had no evidence, and never approached me. When I politely brought it up to the manager she called me a liar even though I had evidence to prove he was on a leash. I tried to contact resident relations twice and received no answer. I even emailed corporate. In the future I know to stay away from any Eenhoorn apartments. They don't care about their residents. They will be quick to let you know if you owe them but if you have a 60$ credit on your account they will be sure to not have seen that. I am moving out as quick as possible.They charged me $100 for their false accusations and I have made it my mission to inform everyone I can about River Oaks. IN REPLY TO COMMENT BELOW: The manager at the time randomly decided to start enforcing the pet fee because our neighbors dog was killed not because people were not picking up after their dogs. In response to the fee, yes It did drop to $50 but I still had to pay for something I did not do. My husband and I had to make a last minute move so we called 10 different apartments and most were not accepting new tennants or we made too much to live there. We found River Oaks Villas and spoke with the manager, Jakob, and he has so much passion for his job. He told me about all the renovations and was very informative about each apartment type. We drove out the next day and as soon as we walked in we we're given warm welcomes. I have two little ones and they we're a bit antsy after a long drive, but Jakob was very patient and gave them a treat. Given that we had to move within 3 days, he set us up with a luxury that was prioritized to be finished asap. He and his coworker Hayden we're very punctual and informative throughout the whole application and move in process. There were a couple of things that needed to be fixed, and maintenance came within an hour after submitting a request. Update: While the complete leasing staff and management may have changed, nothing has gotten better or worse. This isn't necessarily bad because Jakob was a beast at his job, so it's kind of hard to top. My family has spent nearly 2 years here and I'll proudly say we've renewed our lease for another year. read more

This complex used to be an awesome place to live, and I have been here for 10 years. My intent was to remain here until my children graduated and then move on. Over the past two years the entire facility has gone downhill. The management no longer cares enough to exercise any judgement in who they rent to. The ghetto trash infesting the complex gets worse with every day. Multiple vehicle burglaries that the SMPD will not even bother to come out and take a report on, litter and hypodermics on the playground and vandalism almost daily. You can forget about parking as well. If you go the extra mile and pay for covered parking, the complex will not even have folks towed when they steal your parking space. They seem to be more concerned with not offending guests than in keeping paying tenants. All in all, a wonderful complex that has been allowed to turn in to crap because the management cares more about that last nickle than the quality of their tenants or their facilities. read more
