    These are decent apartments. Modern appliances. It's close to the tollway. It's not far from…read morerestaurants, auto shops, gas stations, grocery stores, etc. You're mins away from Lisle, Woodridge, Naperville, Bolingbrook, Lombard, and Westmont. I live in a one bedroom with a patio. It's a good size for 1-2 people. You can have cats and dogs. They have a small gym, pool, basketball/tennis courts on the far left, and a sand volleyball court. They have public laundry rooms but if you pay more you can have a washer and dryer in your apartment. It's very useful if you like to do laundry late at night. Some of the apartments will have walk-in closets. If you live upstairs you'll have a nice balcony. Maintenance is very good here, they respond quickly. The apartment staff is very pleasant and helpful. They provide cat sitting in case you're out of town. They can only change the food and water, they can't empty the cat litter. Your neighbors in your building are very kind. They'll bring in your packages and set it by the mail area. That's if it's not too heavy or bulky. Cons: Spacious parking although you'll find that people don't have parking skills. Your "neighbors" also drive like idiots here. They either drive super slow or they pull out in front of you. Be wary that these neighbors also like to walk in front of cars vs using the sidewalks. Like anywhere else, you got morons living close to you. It's relatively safe but you do see a bunch of random weirdos that drive around the parking lots and not really stopping. Overall about a 3.5 due to the incompetent drivers, idiots, and weirdos.

The owner takes great pride with the landscaping. There are beautiful fountains and plants all around the property. Maintenance is extremely prompt. The appliances are updated and the freezer has an ice machine. We are very pleased and plan to stay another year or two. Central AC, baseboard heat, perfect amount of space. This is a very diverse community. There is a wide range of diversity from age group to ethnicity. Everyone I've come across is extremely nice and personable, I can honestly say I have zero complaints.

My mom strongly thinks that this was the work of a lowly maintenance man (I won't say a specific name but it prob wasn't Leo or Ziggy) and not anyone who should have the authority to call a towing place if there was even a reason to have our truck towed in the first place, which there wasn't. Thanks to this ---hole we had to drive all the way to S&S Towing in Melrose Park (a place critically panned by Yelp users) which didn't even have a record on file of our vehicle. The cost was $1,500 to get the truck back. Courts of the Falling Waters, I have posted a review like this before on Yelp which I'm convinced you had deleted. Do not condone what this scumbag did to the both of us for the sake of you not having your apartment complex being given a bad name. I will not recommend you to anybody looking for an apartment.

When we moved in the apartment seemed to be full of young professionals and friendly retirees. It was a pleasant place to live despite the aging structure and hodge-podge upkeep. The primary way they keep things updated here seems to be by slathering on the paint. Most of the construction and amenities here are old and worn out. We did not have high expectations since it was rather inexpensive for the area and the neighborhood was nice. Our final year here we moved to a fully 'renovated' 2 bedroom. Their highest sqft model. Since our careers were taking off and we had some extra money we wanted to live a little better as we saved for a home. However, this last year has been no good for this complex. The young professionals have been slowly moving away over the years and it does seem like section 8 has been moving in. Although we live in the most expensive model, the smell of cigarette smoke and weed is inescapable. We blow a fan at our front door and keep 2 air purifiers running in our bedroom all night yet we cannot keep the smell out. Our belongings have started to smell like it too. We have also found cigarette burn marks and scorch marks running up the walls in the hallways. We only hope that we can move before the building burns down. We've complained many times with no action taken. All of the outer doors are supposed to lock yet have been broken since we moved in. People have knocked on our (inner) door attempting to solicit us multiple times. We can here the neighbors screaming and throwing things regularly as well as taking part in other, more private, activities (thank goodness for the loud air purifiers). Our vehicles have been vandalized multiple times with eggs, dents, and scratches. The mail lady here destroys mail and the boxes are often left open as well (Not the apt's fault just figured I'd mention it). We've never had any issues with the staff being rude. They've only been indifferent and have not helped us with any of our neighbor issues. Maintenance has always been prompt and polite as well as efficient in their repairs. Hats off to them since I'm sure keeping an old place like this running is no small task. I give this complex 3 stars only because our first 3 years here were relatively pleasant and tolerable as we made our way into our careers. This last year however has shown a steep and rapid decline in the quality of residents as I assume the new structures in downtown Downer's take the young professionals away. It has been a bad year and we're excited to move. If I had to grade this complex on our most recent experience I would likely have given a single star. I sincerely hope they can get a new influx of quality residents or do something about the shady and illegal goings-on here before this place goes under completely. At this time I can't recommend it.

    Caution to future renters -- please review carefully before signing…read more Based on my personal experience at Yorktown Apartments: Lease terms: I believed I was signing a 1-year lease, but later discovered the agreement was actually for 1.5 years. When I asked about leaving early for a job in another state and provided proof, I was told my only option was to pay a penalty equal to three months' rent. Because of this, I had to remain for 6 more months to complete the full lease term. Be aware that you are locked in for the entire lease period, no matter what. Rent increases: During my stay, the rent amount was not stable -- it kept going up month after month, which added to the financial burden. Move-out charges & deposit: At move-out, instead of receiving my $1,000 security deposit back, I was billed additional fees (including $355 for painting) that went beyond my deposit. Despite patching the small pre-existing crack myself and returning the unit in good condition, the charges were so high that I not only lost my entire deposit but also ended up owing them money. Be prepared that you may not get your security deposit back. Property conditions: In my opinion, the community is poorly maintained. I often saw puddles of dog urine in hallways and elevators, smelled weed almost daily, and frequently saw Lombard police cars responding to issues, which made me feel unsafe. Takeaway: In my experience, the lease terms were unclear, the rent kept rising, the move-out fees felt unfair, and the property conditions did not meet my expectations. I strongly recommend anyone considering renting here to read the lease carefully, budget for hidden costs, and prepare for the possibility of not getting your deposit back.
