Having been sued multiple times, you would think IH would do something to change the way it operates. Sadly, it has not. IH does in fact nickel and dime its tenants for EVERYTHING! I currently pay the following fees every month: $9.95 "administrative fee" which is apparently because the water bill is in IH's name. Hmmmm, I am more than capable of saving that $119.40/year and putting the water bill in my own name and paying it, as I do all my other utilities each month. Then there's the $9.95/month HVAC filter fee. What a joke. I certainly know of some HVAC filters that are less expensive than $9.95!! I am charged $30.00/month for a "smart home" fee. Now, a smart home is supposed to be a digital thermostat, which my home DOES NOT have and a keypad on the front door. Really... Come get your keypad, I'll save the $360/year and put my own keypad on the door. Now, I just received a lease renewal advising me that I have to pay $85/month for Comcast internet and cable. Excuse me! Who the hell is IH to tell me that I have to have cable, how much I have to spend for it, and with what provider? I don't have Comcast because much like IH, they have God awful customer service!!! Moving on to IH's contractors and repairs. Over the course of the decade I have lived there, the dishwasher has never worked, not since the day we moved in. Ever. I have requested maintenance twice. The first contractor came out, turned it on and said it works fine. To which I replied, simply because water starts, doesn't mean it cleans dishes. The second contractor actually made an effort, but the dishwasher still doesn't work. The bathtub spout leaks, the bathtub needs to be refinished...again, there are numerous minor issues all of which I handle myself - screen repairs, moldy siding, flaking paint on the exterior, fascia and soffit repairs needed, etc. because their contractors are awful. However, the biggest issue, the roof leaks, and has for years. Several roofing contractors have advised IH that the roof needs to be replaced and IH refuses to hear this. Instead of doing what needs to be done, they put a band aid on an arterial bleed, patched the drywall inside, painted it the wrong color and a year later, we are back to square one. The roof is again leaking IN THE EXACT SAME SPOT! This is how IH handles everything...half assed! When I advised them to come trim the overgrown trees hanging over the garage and tangled in the electrical lines, they told me no. I replied, that's fine, but when storm seasons comes, and the tree comes down, don't say you weren't warned. I trimmed everything myself. I am 56 years old, a retired contractor and I get on a ladder, chainsaw in hand because IH is a slumlord that cares about nothing more than collecting as much money as possible from its tenants at any cost. I am now attempting to speak to somebody about the lease renewal that was e-mailed to me. The lease renewal states to call XXXX at this number or email him at this address with any questions. The number is no longer valid and the email address comes back as no longer with the company. When you call the local office to speak to somebody, you get someone on the phone you can't understand asking you 100 questions who refuses to transfer you to a lease specialist. You may ask why I am tolerating this garbage. I am at a transitioning point in my life where I am paying off a great deal of debt and then looking to move out of Illinois, otherwise I wouldn't be. Fortunately, I can do most of my own repairs, and what I can't, my son can. I have an excellent attorney and will not let IH screw me out of a dime of my security deposit when I do leave. Future tenants beware.

    You're looking at about 2,000 for a one bedroom one bath with W/D (around 800sqft) and about 2,700…read morefor a 2 bedroom 2 bath with W/D (abt 1,100 sqft). The high prices are because of the area and supposed amenities. For the location near grocery stores, the hwy, and the train on top of the amenities it makes sense, but to be honest it not worth it for the money anymore. Amenities are not maintained well and/or have very restrictive hours. The apartments are not well insulated so your utilities are typically really high no matter the season. The increasing amount of prohibited items on patios is getting out of hand. No rugs (even outdoor ones I guess), lights, bikes, storage items, drapes, or grills are allowed on your patio. You are however allowed to grill if you are 100ft away from the building. For 2,700 a month the inability to decorate your patio or store your bike out there(because the storage included with most patios is no where near big enough) is very disappointing. They put in communal grills to make up for the change of no longer allowing grills on patios, but theyre only close to the leasing office, so you'll have to walk a ways to get to one. They try to offset many downsides with outdoor movies and free donut day every once in a while. In regards to amenities: Gym is 24/7 and equipment is fine, but I really don't thinking its cleaned very well. Every time I go there is hair and dust all over the floor, which is disgusting because they have an area with yoga mats where you are very close to the ground doing your work out. The bathroom in the gym is connected to the pool and its not well maintained either, everything in there is falling apart. Pool next to the gym should be heated when weather drops below a certain temp, however it's not. The main pool was "down for maintenance" the first day it was advertised to be open for the season. They gave no notice other than a small sign taped on the gate. It was down for a while, which is interesting since they had plenty of time prior to it opening for the season for things to get fixed, as the weather had been good for a bit over a month. Sand volleyball area is not maintained at all. There is always goose poop, garbage, or other stuff in there that makes it unusable. There is a dog park that is again not maintained. There are tons patches where there is no grass just dirt, so when its slightly damp out your dog will be a muddy mess. There is supposed to be two tennis courts but one is always locked. Feels like the movie theater is just for show. You really can only use it on the weekends because it's only open during business hours and trying to get a hold of people in the leasing office to make an appointment is next to impossible, I suppose if you email them or go in person you might have better luck.

Worst management EVER, don't ever think to move…read morehere, they don't care about tenants at all, they are rude, not answering the phone, if you send a email wait for replay next year , when you file a request for something (always was for something), they will come maybe or in the next few days, all appliances are older then me (more then 50y) they force us to buy our own dishwasher, I was left without AC more than 10 days in end of April and excuse was that outside must be more than 68 f and it was 78f !!!! There is many many more ....We must contacted their main office in New York because it was not possible to deal with this management here ... Happy to move out finally and I will make sure everyone know about unpleasant living here !!
